Please see directly below the terms and conditions for DAILY, WEEKLY AND MONTHLY Campers ONLY:

Separate terms and conditions apply for SEASONAL Campers.  (See as noted below)

ALL guests must register (Minnesota State Law).

TENANTS and GUESTS are RESPONSIBLE for any damage or injury caused by themselves, their children and/or pets.

CHILDREN under 16 must be supervised by an adult at all times.

ELECTRICITY for seasonal reservations, electricity will be metered and billed monthly.

MAX number of VEHICLES per site: 2 Car/truck

EACH additional vehicle, or tent, is subject to ADDITIONAL charges and is at the Management's discretion.

MAX site occupancy is 10 people.

Out of Season bookings are allowed at Management's discretion. Please contact the park for instructions for check in after 5:00pm.

QUIET TIME: 10:00 pm - 08:00 am.

PLEASE be courteous to other guests around you.

LOUD music or objectionable noise is not allowed at any time

NO trespassing through other guest's campsites.

GUESTS COMING WITH PETS MUST READ AND SIGN PET POLICY for Breed and other Restrictions.

TWO pets maximum; additional pet is subject to additional charge and is at the discretions of Management.

NO CUTTING TREES/BRANCHES. Firewood is available for sale at the office.

CAMPFIRES are allowed inside the fire ring only. Do not move fire ring. Please refer to the FIREWOOD POLICY for firewood restrictions.

PLACE ALL TRASH INSIDE RECYCLING OR DUMPSTERS.

DO NOT leave trash bags out OVERNIGHT.

DO NOT BURN TRASH IN THE FIRE RING!!! DO NOT PUT TRASH or FOOD in the FIRE RINGAdditional Charges will be imposed!

DO NOT wash dishes in the bathroom sink, DO NOT leave your personal trash in the bathroom trash can. Dumpsters are available by the entrance.

NO fireworks or motorized scooters.

ALL sites are to be kept neat and clean for the duration of your stay.

FIVE-MILE/hour speed limit within the campground.

DISORDERLY CONDUCT WILL NOT BE TOLERATED.

Trout Lake Campground is NOT RESPONSIBLE for personal injuries, theft or damage, loss or theft of any personal property or vehicles or pet.

MANAGEMENT reserves the right to evict any person(s) who does not comply with these rules and policies.

MANAGEMENT reserves the right to change any of these rules and policies without notice.

PRICES are subject to change without notice.

NO ATV- riding on private property.

PET POLICY

To all persons bringing pets to Trout Lake Campground

Trout Lake Campground is a family-friendly camping experience, which will be a safe environment for children and grandchildren to visit and enjoy.

Pit Bulls, Rottweilers, Akitas, Wolf Hybrids or crossbreeds thereof are NOT permitted in this campground.

Vicious or aggressive dogs will not be tolerated.

No more than 2 pets per site are permitted.

Visitors of guests are not permitted to bring pets into the campground.

Pets should never be left unattended outside.

Pets must be on a short leash at all times when being walked or on a strong durable rope or chain that will not allow the pet to extend off the campsite in any direction.

Pets creating a disturbance or being a nuisance will not be tolerated.

ALL pet droppings are the responsibility of the pet owner to clean up.

No pets are allowed in the Restaurant, Store, Office or Restrooms.

Children under 10 will not be allowed to walk pets unsupervised in the campground.

Trout Lake Campground Management has the right to refuse any pet that may threaten the safety of our campers.

Monthly campers are agreeing to pay for the time period selected regardless of how many actual days stayed.  There is no pro-ration or return of payment for guests leaving early under any circumstance.  Monthly campers will also be billed for actual electic usage and that amount due is auto charged to the card on file upon receipt of bill.

Note: Bad manners or disregard for our policies will result in your being asked to leave without a refund.

SEASONAL CAMPGROUND AGREEMENT

Management and Campground Guest(s) further agree as follows:

1. Rent - Full payment for the lot is due by April 1. Deposits for next season will be
due on Oct. 1 for the following season accompanying the contract for that year. Failure to pay the deposit
when due shall constitute a material default and breach of the lease which will result in you losing your
deposit and possibly your lot. Any personal items on the lot must be out by October 15 th if you are not
coming back next year. There is not to be any sub leasing of any tenants to a third party without prior
approval.
2. Electrical Services - Electric is individually metered for each campsite. Meters will be read monthly showing usage and usage dates.  Bill is due by the 1st of the following month. (Generally allowing 7-10 days for repayment.)  A $10 late fee will be assessed if not
received by the 1st . It is your responsibility to see that this is paid.
3. Property Taxes - Any property taxes assessed to any personal property belonging to the Campground
Guest(s) is the responsibility of the Campground Guest(s). Personal property may include decks, sheds,
storage units, bunkhouses, etc. located on the Campground Guest(s) lot. MN State law requires tags on
your camper to be current and that is your responsibility. All sheds must be 100 sq. ft. or smaller, and must
be built portable. Remember you don't own the land, you just lease it. The 100 sq. ft. rule is a MN State Law
and it has to be obeyed. No exceptions!
4. Use of Premises – The Campground Guest(s) shall use and occupy the Premises in a clean and wholesome
manner and in compliance with all applicable governmental requirements. No boats or utility trailers or
miscellaneous items allowed on the campsite lot. Management will provide parking during the season on
the property as to not congest the campground. The Campground Guest(s) shall be responsible for the
maintenance of their own lots. This includes mowing, weed whacking of your own lot and washing your
camper. If we have to mow your lot there will be a $25 charge to you and we are not liable for any damage
accidentally done while mowing. There is to be no burning of garbage, plastic or cardboard boxes in your
fire pit. Wood only! Your lot is a reflection of the whole campground so it must be kept neat and clean. The
Campground Guest(s) shall also use and occupy the Premises in compliance with all the applicable rules and
requirements set forth by the Trout Lake Campground Rules. A copy of the Campground Rules is attached
and can also be obtained from the office. 3 written campground rule violations will result in the eviction
from the premises. Upon notice of the eviction, you will have 30 days to remove personal property.
Seasonal payment will not be refundable. Subleasing is not allowed. If a tenant is selling his or her camper, the lot cannot be sold with the camper. Garbage dumpsters are for campground garbage only, do not bring
your trash from home or throw items you know don’t belong in the garbage.
5. Management’s Non-Liability - The Management shall not be held responsible or liable to the Campground
Guest(s) for any loss or damage to any personal property. Personal property may include campers, vehicles,
decks, storage units, boats, etc. Management shall not be responsible or liable for any injuries to a
Campground Guest(s) You are using the campground at your own risk. Campground Guest(s) are waiving
their right to hold Management liable.
6. Improvements - Any improvements to a Campground Guest(s) lot must be submitted in writing and
approved by Management prior. Improvements may include building of decks, sheds, installation of docks
and tree or bush removal. This will be at the Guests’ expense and non-refundable.
7. Guests – Guests means any person not staying at the campground on a regular basis and listed as a Tenant.
Tenant must be present at all times with guests at the property.
8. Winter Storage – Tenant may leave their camper or trailer on the rented lot after October 15 th free of
charge IF the non-refundable $300 deposit for the following year has been paid by Oct. 1. In the event the
deposit has not been paid, your lot will be rented for non-payment and your camper will be towed. Any of
the tenant’s property that is stored on the property during this time period is being stored at the sole risk of
the tenant. The landlord is not responsible, nor liable for any of the tenant’s property that is lost, stolen or
damaged in any way. It is the sole responsibility of the tenant to winterize their own campers or trailers. All
water hoses must be removed from the water line at the completion of the season which is October 15th.
Any breach of any rule or regulation shall be a material default and breach of this lease and will result in eviction from the premises.

It is our goal at Trout Lake Campground to provide services and products which enable all of
our guests to enjoy seasonal camping in a family-friendly, safe, secure and enjoyable environment.
These (hereafter, referred to as “Rules and Camping Etiquette) are written in everyone’s best interest to
achieve that goal. If you are ever in doubt about any issue within the campground, please do not hesitate to speak to a member of Management.

RULES and CAMPING ETIQUETTE

1. The campground is your home for 5 months. It is expected that you will keep your lot
neat, mowed, trimmed and your camper always washed and presentable. If you are
gone for an extended period of time, please ask someone to mow for you or you will be
charged $25 if we do it for you. The camping unit is for seasonal use only. This is not a
permanent or principal residence.
2. No garbage is allowed outside of your camper. Please bag and dispose of trash in the
provided dumpsters.
3. Any appliance removal must be done by the tenant. Do not put microwaves, carpets,
chairs, vacuum cleaners etc. in the dumpsters.
4. Fish guts are not to go in the dumpsters. A freezer on site can be used for disposal. Do not bury fish guts.
5. A tenant may have no more than two dogs on the property. Pit bulls, Dobermans,
Chow Chows, Rottweilers or similar breeds are not allowed. Tenants must clean up
after their dog(s) and see that they are always leashed. If you see a dog loose, please ask
the owner to leash them up. If they are still running loose, please call the campground
phone. You are responsible for any claim, loss or damage caused by your pet(s).
Management, at any time, may request a pet to be removed from the property or the
campground.
6. The speed limit in the park is 5 miles per hour. If you see someone not observing the
speed limit, please ask them to slow down or report to Management.
7. Quiet time is from 11:00 PM until 8:00 AM. Please be respectful of others
8. Tenant is not allowed to cut or remove any trees, flowers, shrubs, foliage or any other
similar item without prior approval from the landlords. If a tree is dead and it needs to
come down, we will assess it to see if we are able to do it ourselves safely. If not, you
are responsible for hiring a contractor to down it for you with Management permission.
PLEASE do not let children remove the bark from the trees.
9. Tenant must occupy/supervise at all times children under the age of seven (7) on the
property, beach or in the campground. Please see that kids are off the beach before
dark. There is no lifeguard on duty and the tenant is responsible for any claim, loss or
damage caused by or to tenants’ children, guests, invitees or any other family members.

10. All fires are to be within the fire pit, fire ring or fireplace. No garbage burning is
allowed!
11. Sewer totes are available to borrow or you can contact Site 18 (Tony Jones) separately to sign up for that service for a small
fee. Payment is due in advance.
12. Only park vehicles in Management approved and specified parking areas. Tenants are
allowed (2) personal vehicles to be parked at their lot. Due to the limited space of some
campsites, we respectfully ask that all trailers and boats are parked in the parking lot in
an organized fashion per Management. Visitors must park in the parking lot if you
already have two cars at your campsite. NO EXCEPTIONS!
13. No extra campers are allowed on your lot. Any additional sleeping quarters including
tents on the lot may only be used upon Management approval.
14. ATV's and golf carts are allowed on the campground roadways. All golf carts and ATV's
are to be accompanied by an adult or someone 16 years or older. (This is for everyone's
safety.) Management reserves the right to ban riding in park for any reason.
15. Dangerous materials are not allowed on the property or in the campground. Tenants
shall not at any time have anything of a dangerous, flammable or explosive character on
the property or in the campground
16. Firearms are not allowed on the property or in the campground by Campground
Guest(s)
17. The goal of this campground is to provide a family-friendly environment. Unruly, rowdy,
immoral, lascivious or intolerable behavior is not allowed on the property or in the
campground. Tenant and tenant’s guests, invitees and or family members are to
conduct themselves in a respectable manner including no use of aggressive or foul
language will be tolerated.
18. Landlord reserves the right to remove any person from the property or the campground
for any violation of these rules or regulations at any time. (You can be asked to leave at
the owners discretion.) Those who are told to leave the campground must do so
immediately.
19. If the police are called to your site for disturbance, the offender will be asked to leave
immediately without a refund.
20. Firewood can be purchased at the campground or through a certified DNR location.
21. A shed may be on your lot if it is 100 sq. ft. (10 x 10 max) or smaller. A shed is a building
for storage, not a place to sleep in (bunkhouse) and should not obstruct the view for
people across from you. Approval must be given by Management before they are
constructed. The State Green Space Rules allow only 25% of your lot can be buildings or
decks.
Violation of any rules may result in tenant(s) being told to leave the campground immediately without a refund.
