Terms and Conditions

We are excited to have you as our guests at the 30A Farm and RV Park. This guide outlines
the amenities, activities, policies and rules established to maintain high standards of
cleanliness, safety and maintenance. Your cooperation is appreciated and will help ensure a
smooth and enjoyable stay for everyone.


Check In / Check Out / Arrivals

  • Check in: Between 12:00 pm and 4:00 pm CT.
  • Check out: Before 11:00 am CT.
  • All arrivals must check in at the park office.
  • No arrivals permitted after 4:00 pm CT unless preapproved by park management.
  • Guests who do not arrive within the approved check in time will be required to move check in to the next day. There will be no refund given for the missed prior day.
  • Late check out requires approval and will incur additional fees.
  • There will be NO REFUND for early departure.


General Information

  • Park office hours are 9:00 am to 4:00 pm CT.
  • Bathhouse and laundry facilities are open 24 hours.
  • Alcohol must be discreetly concealed in a plastic cup or koozie.
  • Fireworks and other offensive noisemaking items or activities are prohibited.
  • No public indecency or drunkenness is permitted.
  • No solicitation, peddling or business enterprises are allowed in the park, nor are signs for the sale of products or services allowed unless approved in writing by park
  • management.
  • Fishing ponds are catch and release only.
  • No taking or destruction of any flora or fauna from the park or the Point Washington
  • State Forest is permitted.
  • Trails in the Point Washington State Forest are for walking and bicycle use only. No
  • motorized vehicles or E-bikes are permitted.
  • Quiet hours are from 10:00 pm to 8:00 am CT. No generators, running motors, loud music or other disruptive conduct is allowed between these hours.
  • Bullying, harassment, intoxication, profanity or illegal drug use are strictly prohibited.
  • The park has a zero-tolerance policy and violations will result in immediate eviction with no refund.
  • Respect the privacy of other guests and the park staff.
  • Threatening behavior towards other guests or park staff will result in immediate eviction with no refund.
  • Converted vans, converted busses and/or live-in trailers of any kind are prohibited.
  • No RV exterior maintenance of any kind is allowed unless agreed to by park staff.
  • No sleeping in vehicles other than an RV is permitted.
  • Smoking is allowed on your assigned pad only.
  • All weapons shall be kept in compliance with state and federal laws. No firearm discharge or use of weapons within the park is permitted.
  • Do not feed wild or domesticated animals. Doing so will result in immediate eviction with no refund.
  • If you see something, say something. Contact the park staff with concerns about any guest.

Cleanliness of Park

  • Please do not litter.
  • No trash, including cigarette butts, may be thrown on the ground.
  • Place all your garbage in the provided dumpster.
  • Please do not place food in bathhouse trashcans or wash dishes in bathhouse facility.
  • Report any fuel/oil/human waste spills immediately to park staff or emergency contact number. Do not wait. Time is of the essence for cleanup of park grounds.
  • Any one of these offenses will incur a $25.00 charge per offense to be billed to the credit card on file.

Bathhouse and Laundry

  • Bathhouse and laundry facilities are open 24 hours.
  • Please use common courtesy and clean up after yourself.
  • No smoking/vaping or eating in or around bathhouse or laundry facility.
  • No leaving food or drinks in bathhouse or laundry facility.
  • Animals are prohibited (except certified service animals) in bathhouse or laundry facility.
  • Remove beach sand before entering facilities.
  • No washing/drying of towels covered with beach sand is permitted.
  • No bathing animals or washing of pet bedding is permitted.
  • No washing of outdoor rugs is permitted.
  • Children aged 16 and under must be accompanied by an adult while using these facilities.
  • No washing dishes in these facilities is permitted.

Reservations

  • Reservations are non-transferable.
  • A non-refundable reservation fee applies as disclosed at booking. The reservatio fee will be applied to your stay upon arrival.
  • No prorating or refunds for early departure.
  • No refunds for weather other than when directed by an evacuation order. In the event a mandatory evacuation is ordered by government authorities the 30A Farm and RV Park will issue a future reservation credit for paid nights missed (not a cash refund), subject to availability and the park’s credit rules. Such reservation credit must be used within one year of the missed stay due to an evacuation order.
  • Reservations may be changed (subject to availability) up to 30 days prior to the reservation date.
  • Reservations may be changed a maximum of two times in a 365-day period, starting from the original reservation date.

Cancellations

  • All cancellations must be done by phone. Absolutely no text message or email cancellations will be accepted.
  • Reservations cancelled prior to 30 days of arrival date will be fully refunded less a $50.00 cancellation fee, or full refund issued by camp credit that must be used within one year of the cancellation date.
  • Cancellations made within 15-30 days prior to arrival date will incur a 50% cancellation fee. The remainder will be issued as a credit to be used within one year of the original reservation.
  • Cancellations made 14 days or less prior to arrival date are non-refundable.
  • No subleasing, licensing, renting or transferring of sites or reservations is permitted.

Rates and Guests

  • Rates, fees, rules, and policies are subject to change. Applicable taxes apply.
  • By booking and staying you authorize 30A Farm and RV Park to charge the payment method on file for:

- Rent, taxes, and reservation fees

- Remaining balances due

- Add-ons include additional persons, additional vehicles, overflow/storage, fines/fees for rule violations, damage, cleaning, or repair costs caused by you, your party, your guests, pets, or vehicles.

  • Nightly rate is for one RV and two vehicles. A vehicle is anything other than a bicycle, mobility chair or E-bike.
  • Base overnight occupancy rate includes up to six people per site (including infants and children) and a maximum of two animals.
  • Overage occupancy may be allowed only with park management approval and may be limited by site, utility capacity, and facility usage, and if allowed, will incur a fee of $50.00/person/night, automatically billed to the credit card on file.
  • Visitors will be limited. All visitors must comply with park rules. Visitors must check in with the office and park vehicles only in designated areas.

Site Selection

  • A reservation guarantees you a site, but not a specific site number.
  • You can guarantee a specific site number by choosing the lock feature during the reservation process or by calling the office prior to your arrival. There is an additional fee to lock the site which is non-refundable and due at time of site lock.

Parking/Traffic/Deliveries

  • Follow posted traffic pattern signs for ease of entry to and exit from your assigned pad.
  • Speed limit on property is 7 mph.
  • One RV and two vehicles are allowed to park on site.
  • Each vehicle must register and receive a parking pass which must be displayed at all times.
  • Vehicles include motorcycles, scooters, golf carts and any other motorized vehicles.
  • ATVs are prohibited.
  • All vehicles and bicycles are to stay on the street at all times and are not permitted to drive on the grass, landscaping, walking trails or in the State Forest.
  • Guests must be 16 years of age or older to operate a vehicle on the property.
  • Vehicles and bicycles are required to have working head and taillights to operate at night.
  • Additional vehicles/trailers over the two-vehicle limit will incur a one-time fee of $25.00/vehicle and will be required to park in overflow parking as directed by park staff.
  • No parking on grass, landscaping, patios, curbs, roadways, asphalt or on adjacent/vacant concrete sites.
  • Visitors, if approved by park staff, are required to park in the designated visitor parking area.
  • Visitors and their vehicles must be off property by 10:00 pm CT (quiet time),
  • Unauthorized vehicles or parking violations are subject to being towed.
  • Delivery drivers are prohibited from entering the park. Arrange to meet delivery
  • drivers at 30A Farm and RV Park front office.
  • Please store all items on pad because the park has irrigation that surrounds the site and runs at night.
  • No adjustments to the irrigation system or landscaping are permitted.

 

Utilities/Sanitation/Water usage

  • The park offers full hookup of city water/gravity sewer and 20amp, 30amp and 50amp power.
  • Surge protectors are required when connecting to park provided electricity.
  • Florida law mandates the use of a sewer hose seal (threaded connector/rubber donut).
  • Please cap the sewer when not in use.
  • No wipes or feminine products are allowed in the park sewer system.
  • No oil or food are to be put in drains.
  • Guests and their visitors will be liable for any damage to utilities or equipment belonging to the park.
  • No tampering with pedestals or security cameras is permitted. A fine and eviction from the park will result.
  • Park management retains the right to come on-site and correct any leaks or improper hookups.
  • Washing of vehicles/RVs are limited to cleaning the front windshield of normal driving debris. If you wish to wash your RV or vehicle, you can do so once for a fee of $20.00 plus tax, per vehicle.
  • Dumping grey water or wastewater on the ground is prohibited.

Pets

  • We welcome your pets on the condition that you inform us at the time of booking, and agree to and sign the 30 Farm and RV Park pet owner agreement.
  • No more than two pets per site are allowed.
  • Dogs must always be on a leash (six feet or shorter) when outside the RV and under the control of an adult.
  • Cats are allowed, but may not roam freely.
  • Owners must immediately pick up after their pet and deposit waste into a bag and place into the dumpster.
  • If there is a pet mess on your site, we will assume it is from your pets; therefore, its important you inform the office if other pet owners are bringing their animals onto your site.
  • No pets are allowed to be left outside of the RV unattended at any time. You cannot leave them crated, tied, or otherwise left alone for any amount of time.
  • No temporary fencing for your pets is permitted.
  • No visible pet crates are permitted.
  • Pets must not be a nuisance to other guests; no constant barking while outside. Pets must adhere to quiet time hours.
  • Do not leave doors and/or windows open if you are gone from your site and your animals are inside your RV.
  • Pet owners must clean up after their pets immediately, even when on their own site, and on walking paths or in the State Forest.
  • Aggressive animals will not be tolerated in the park. You will be asked to leave with
  • NO refund if your pet shows any aggressive tendencies or complaints are verified.
  • Pet owners are fully responsible for any costs, including attorney fees, arising from claims made due to their pets.

Outdoor items

  • Portable gas grills are allowed. Wood/charcoal grills are prohibited.
  • No sheds, porches, decks, tents, tarps, inflatable bounce houses, slides, pools, hot tubs or utility buildings are allowed.
  • Items such as fences, kennels, stakes, outdoor lighting, or any item that covers or punctures into the ground are prohibited.
  • Guests will incur all costs associated with repairs from damage they or their visitors caused.
  • Approved campfire pits must be completely caged and have a solid metal top, preventing an exposed flame and the releasing of embers or sparks. Contact the office for questions regarding approved firepits.
  • No clotheslines or hanging of laundry outdoors is permitted.
  • No hammocks, clotheslines, pets, ropes, or chains are to be tied or attached to trees in any way.
  • No tents allowed anywhere on property.
