BY MAKING A PAYMENT YOU ARE AGREEING TO ALL TERMS AND CONDITIONS

Once payment for a stay has been made, Bay Bayou RV Resort does not issue refunds for any reason.

All payments to Bay Bayou RV Resort are non-refundable.

I agree to read and comply with all park rules and regulations as stated online at www.baybayou.com & campspot.com.

DEPOSIT POLICY

Reservations less than 7 consecutive days: 1 (one) daily rate due at time of reservation.

Reservations 8 to 28 consecutive days: 25% due at time of reservation.

Monthly or Extended Stay reservations must be made by calling the office directly, monthly deposits are $200.

No refunds will be granted for early departure.

All reservations of one (1) month or longer will be charged metered electric.

Refunds are prohibited for weather conditions, acts of nature or evictions.

Electric and automatic payment

Electricity will be billed for any guests staying for one month or longer. The guest meter will be read upon check-in, every month for the remainder of their stay, and then a final reading upon their check-out. All electricity used will be billed at the current Kilowatt rate and automatically charged to the card on file.

By paying and agreeing with the terms of service, I authorize Bay Bayou RV Resort to initiate automatic payments using the credit card saved on my account for all my debts (rent, electric, damages, store charges and misc. items) and will continue until a written notice is submitted to stop automatic payments.

Privacy and Enjoyment/Quiet Hours

Quiet Hours 10:00 PM – 8:00 AM

Excessive noise, aggressive or abusive behavior, intoxication, drug use and profanity will not be tolerated at any time.

Smoking is permitted at your site or in designated areas only, proper disposal required. Please do not throw cigarette butts on the ground. No possession or use of illegal drugs.

Respect the privacy of others by not trespassing on their site. Foot and bike traffic is limited to roadways, sidewalks (no bikes) and pathways only.

Park Policies

All vehicles must adhere to a speed limit of 10 MPH while in the Resort. This includes RVs, cars, bicycles, E-Bikes, golf carts, all motorized and non-motorized vehicles.

Guests under 18 years of age must be accompanied throughout the entire Resort by a parent or an adult at all times.

Visitors and overnight guests need to be registered with the office or security and be issued a car pass.

DO NOT provide the gate code to visitors or vendors for everyone’s safety and security. See the office for additional charges and/or instructions.

RVs 15 years old and newer are permitted, in excellent condition. RV units are to be properly maintained and clean at all times.

Bay Bayou DOES NOT accept drop offs/RV deliveries. The tow vehicle must be present, remain present and owner must accompany all check-ins.

Tents, conversion vans, converted buses, truck campers, pop-up campers, converted storage trailers, canvas pop outs, cargo/box/utility trailers or boats are NOT permitted in the park. Trailers or U-Haul of any kind are not permitted in the Resort or on your site.

Laundry facilities are provided for your convenience. Quarters are available in the office. Clotheslines are not permitted.

Nothing is to be tied to or attached to trees or resort property in any way.

All reservations for four (4) months or longer are for two (2) people. The base site fee included services for up to four (4) people. Visitors over 4 years of age are charged $5.00 per person, daily.

Guests are not permitted to operate a business from their RV.

The complimentary Wi-Fi offered at Bay Bayou is not intended for business use.

FIREWORKS ARE NOT PERMITTED

Covered fire pits with screens are acceptable – ground fires are prohibited. Fires must be attended at all times, properly extinguished and disposed of. Do not dump ashes at your site.

Proper attire must be worn in the Clubhouse, to include shoes and a shirt or a cover up. Shirts are required at all times unless you are at your site or at the pool.

PETS    Non-aggressive dogs and cats are welcome. Two (2) pets are permitted per site. The size and breed of a dog will need to be approved by management. All pets (including cats) must be leashed when outdoors, with the leash not to exceed (6) feet. Retractable leashes are not permitted. Pet owners must provide proof that rabies vaccinations are current if requested by management. Animals may be tied up outside only when attended per Hillsborough County Code of Ordinances Chapter 6, Article II, Section 6-33, with the leash to extend no closer to the road than four (4) feet. Animals are not permitted to run loose at any time per Hillsborough County Code of Ordinances Chapter 6, Article II, Section 6-28. Dog houses, carriers, kennels, dog runs, fencing and invisible pet containment systems are not permitted. Please clean up after your pets. Pet waste stations provided throughout the Resort. Pets are not permitted in the dining area/carpet area of the Clubhouse.

WILDLIFE:  DO NOT FEED DOMESTIC PETS OR WILD ANIMALS OUTDOORS. The Florida Fish & Wildlife Conservation Commission prohibits the feeding of wild animals. RESIDENTS AND GUESTS ARE NOT PERMITTED TO USE ANY TYPE OF ANIMAL TRAPS ANYWHERE IN THE RESORT. POISONS OF ANY KIND ARE NOT PERMITTED IN THE RESORT TO PROTECT THE WILDLIFE IN OUR NATURAL ENVIRONMENT AND ANY POSSIBLE EXPOSURE TO PETS.

POOL Hours: 9:00 AM – 10:00 PM. All posted rules in the pool area must be followed. No glass containers of any kind are permitted in the pool area, and any beverages need to be kept at least four (4) feet away from the edges of the pool to prevent contamination of the pool water from a spill.   Children who are wearing a diaper of any kind or who are not completely potty trained are not permitted in the pool.  There is to be no diving or jumping from the sides of the pool, and only proper bathing suit attire is permitted in the pool. The pool may be closed during periods of severe or cold weather. Only Resort employees are permitted to grill in the pool area and only during events for residents and guests.

Vehicle Policies, Parking Policies, Trash and Utilities

Trash dumpsters are provided at the front entrance of the Resort, for your disposal. If you have a large item to dispose of such as a mattress, appliance, computer, etc., please call the Resort office for assistance. Garbage bags and containers are not permitted outside your RV.

The speed limit is 10 MPH, strictly enforced for safety.

No sleeping in personal vehicles or anywhere outside of your RV.

Please do not park on the grass, landscaped areas or on vacant sites. Vehicles are to be parked in designated parking areas only and nowhere else on the site.

Never drive through an empty site.

Parking for one RV unit and up to two vehicles are permitted per site. For gravel sites, the concrete patio at this site is intended for recreation only no vehicles, RVs, motorcycles, golf carts to be parked on the patio.

Golf Carts and Motorcycles are considered to be vehicles.

The vehicles on your site must be registered to you.

Mechanical repair or service (other than changing a tire) is not allowed on site or any similar disturbing activity on any lot.

The sub-letting of any RV lot or renting of any RV unit by any tenant is prohibited.

Vehicles in a state of disrepair will not be allowed to remain on the Resort property.

RV “For Sale” signs are limited to one max size 14” x 22” attached to the RV only, no yard signs.

Yard sales on RV sites are not permitted.

Please keep your RV site tidy and clutter free.

The following items are not permitted outside your RV unit: refrigerators, freezers, indoor appliances, tarps or plastic covered items, cardboard, stuffed furniture, and/or CB or HAM radios. Air conditioning units, satellite dishes or ANY site improvements must be approved by management.

Management reserves the right of access onto any site at any reasonable time for the purpose of inspection or maintenance.

No storage sheds or wood features (including stairs). One deck box permitted per site and may not interfere with site maintenance and not be placed on the grass.

Gazebos – One (1) permitted per site, placed only on concrete or gravel, maximum size 12 x 12, must be properly maintained (no rips, holes, fading, screen damage), not to be used for storage, no hard tops, may not be fully enclosed (screens showing on three sides) and properly secured for safety.

Report any issues with your site directly to the office, do not interfere with maintenance or housekeeping employees in the field.

Utility connections are to be made at the assigned site only, excluding the buddy site water spigot system.

Plug your RV power cord in firmly with no space between the plug and the pedestal.

NO permanent fixtures or installations permitted on RV sites.

Florida Electric Code 1026 states that there must be a “Clear Working Area” with access to all electrical panels, control units and power supply with a minimum of 36” in from and back and a minimum of 30” on each side. No locks of any kind are permitted on the electrical pedestal at the site.

All guests must comply with the water use restrictions as stated by the Southwest Florida Water Management District. Bay Bayou will contact you for any leaks at your site, if necessary the water may be shut off to avoid waste (when a leak is present).

RV wash $10 / Car wash $5 including the use of mobile services. Fees are paid at the front desk and a pass will be issued. Use water-restricting valve or auto-shut off nozzle.

Temporary pools or irrigation systems of any kind are not permitted in the Resort.

SEWER CONNECTION     A sewer hose seal must be used on your sewer connection.   Do not place the sewer hose directly into sewer connection. Total seal (threaded) connection is required by State & Federal Law. In the event of a hurricane evacuation, disconnect your sewer and replace the sewer cap at the site to prevent a system overload AND contamination in the Resort. If you are leaving your rig or site for any length of time, disconnect sewer and cap the sewer connection.

PROPANE   Propane tanks are limited in size to 40 pounds and are to be concealed on your site (other than those attached to a gas grill or “extend-a-stay” connection). Propane tanks must be in date in order to fill, 12 years or newer. Hillsborough County does not offer mobile propane delivery.

FACILITIES     Use of the pool, fitness equipment, kayak launch site, clubhouse, and other recreational facilities is at your own risk.  The Resort is not responsible for personal injury or property damage to our guests, their families, or visitors.  Anyone found to have tampered with or vandalized utility meters or damaged or destroyed property, including any Resort equipment, laundry facilities, street lights, shower heads in the bathhouses, etc. will be expected to make restitution and may be fined and/or asked to leave the Resort.

ZONE A EVACUATION    A mandatory Hillsborough County Zone A evacuation requires that all residents/guests must evacuate and remove their RV, vehicle(s) and personal belongings from the resort. Bay Bayou requires all RVs to have a tow vehicle on site (or drivable Class A, B or C). It is your responsibility to have an evacuation plan, monitor the local weather and news, and contact the office with any questions before the storm. Upon evacuating, be sure to disconnect AND cap your sewer, disconnect any electrical components at the site and take all personal belongings with you. Monitor Facebook or the BAY BAYOU APP for updates regarding when it is safe to return.

LIABILITY     In consideration of the Resort performing it’s duties and obligations, the guest acknowledges and agrees that The Resort shall not be liable to guest, or any other person or entity, for any damage or injury to any person, any loss of income, goods, wares, merchandise, or other property of guest, or any other person or entity, whether such damage, or injury to person, loss of income, goods, wares, merchandise, or other property, is caused by or results from: (a) vandalism, terrorism, pollution, smoke, wind, ice, snow, fire, steam, electricity, water, sewer, gas, or rain or other acts of God; (b) the breakage, leakage, obstruction or other defect of pipe, sprinklers, wires, appliances, plumbing, heating, air conditioning, lighting fixtures, hookups, systems or any other cause, unless directly caused by and resulting from The Resort utility obligation; (c) conditions arising on or about the premises of the community, or from other sources of places; or (d) any act or omission of any other person or entity.  The Resort shall not be liable for any such injury or damage, even though the cause of or the means of repairing such costs, expenses, liability, damage, or injury are not accessible to guest.
