Important Booking Information

• Please ensure your RV or camper fits the site you select when booking.

• The Campground cannot be held responsible if you must be relocated or cannot be accommodated due to an incorrectly booked site.

 

2026 Season Dates & Times

• Season: May 1, 2026 – October 15, 2026

• Check-In: 2:00 PM

• Check-Out: 11:00 AM

Early arrival (before 2 pm), if available, is $25.00. Please call the office on the day of your arrival to check availability.

 

Occupancy & Site Limits

• Rates include up to 2 adults (18+) and 4 children (under 18)

• Maximum 6 people per site

• Maximum 2 vehicles per site

• Maximum 2 pets per site

• Primary renter must be an adult 21 years or older

 

Tent Policy (Strictly Enforced)

• Tents are NOT permitted alongside campers or RVs

• Please do not request exceptions—this policy is strictly enforced

 

Site-Specific Allowances

RV Sites

• Max: 2 Adults / 4 Children (6 total)

• 1 camper + 1 shade cover

• No tarps

• No tents allowed

 

Tent Sites

• Max: 2 Adults / 4 Children (6 total)

• 2 tents + 1 shade cover

• No tarps

 

Holiday Minimum Stay Requirements

A 3-night minimum stay is required for:

• Memorial Day

• Fourth of July

• Labor Day

• Columbus Day

 

Speed Limit

• 10 MPH throughout the campground

• Applies to all vehicles, bicycles, and e-bikes

• Violators may be asked to park or leave the property

 

Quiet Hours

• 10:00 PM – 8:00 AM

• Noise must not be heard beyond your campsite

• Failure to comply may result in removal from the campground

 

Generators

• Generators are not permitted at any time

 

Children

• Parents/guardians are responsible for children at all times

 

Pool Rules

• Children 16 or younger must have an adult present at all times

• No lifeguard on duty

• No jumping or diving

• No food/drinks, alcohol, or glass in the pool area

• Swim at your own risk

 

Pets

• Pets must be leashed, attended, and under control at all times

• Maximum 2 pets per site

• Pet Fee: $5 per pet

• Pets may not be left unattended

• Not permitted in buildings, playground, or pool area

 

Visitors

• All visitors must check in and register at the office

• Visitor fee: $10 per adult, $5 per child

• Visitors must leave by 10:00 PM

 

Vehicles & Parking

• Maximum 2 vehicles per site

• No parking on roads or vacant sites

 

Fires & Firewood

• Fires permitted in fire rings only

• Out-of-state firewood is prohibited by law.

 

CANCELLATION POLICY:

All Reservations:

Cancellation After Arrival – No Refund

RV/Tent/Transient Sites:

Cancellation – (0-14 Days from reservation start date) – No Refund.

Cancellation – (15-30 Days from reservation start date) - Full Refund, minus a 25% cancellation fee on reservation total.

Cancellation – (31+ Days from reservation start date) - Full Refund, minus a 12% cancellation fee on reservation total.

Holiday Weekends:

No refunds will be issued for cancelled holiday weekend reservations.

2026 Holidays:

Memorial Day Weekend - (05/22/2026 - 05/25/2026)

4th of July Week - (07/01//2026 - 07/05/2026)

Labor Day Weekend - (09/04/2026 - 09/07/2026)

Columbus Day Weekend - (10/09/2026 - 10/12/2026)

 

Liability & Disclaimer

Bear's Pine Woods Campground, operated by Bears Pine RV LLC (the “Campground”), reserves the right to refuse service and to remove or evict any guest, camper, day user, or group at its sole discretion for violation of campground rules, safety concerns, or any other lawful reason. Modern America Campgrounds further reserves the right to remove any renter, occupant, or guest subject to a lifetime state sexual offender registration requirement.

By accepting a reservation, Guest agrees to comply with all campground rules and policies outlined under these Terms & Conditions and assumes all risks associated with camping and use of the Campground property and facilities.

To the fullest extent permitted by law, Guest waives and releases the Campground, Bears Pine RV LLC, Modern America Campgrounds, and their owners, employees, and agents from any liability for personal injury, death, property damage, theft, or loss arising from Guest’s use of the property. Guests are responsible for securing personal belongings and for the conduct and safety of all persons in their party.

Guest agrees to defend, indemnify, and hold harmless the Campground from any claims, losses, or expenses, including attorneys’ fees, arising from Guest’s use of the property.
