GENERAL RULES & REGULATIONS

CALL 911 FOR ANY MEDICAL / PERSONAL EMERGENCIES

Quiet Time:   10:00 PM TO 7:00 AM

  • Registered guests have access to all amenities. Amenities, including the pool and bathhouses are for the use of PAID guests only. Family or guest(s) must be accompanied by PAID guests.
  • All buildings and pool deck are smoke free/vape free.
  • There is to be NO cutting of any trees or plants in the resort.  No tree climbing.  Please do NOT deface any tree or plant in the resort with screws, bolts, nails, or chains.
  • Park at your site only. Vehicles of any kind are not allowed to drive or park on any grassy areas inside the resort. 
  • No oil changes or vehicle repairs in the resort. No uncontrolled vehicle leaks.
  • Out of respect for your neighbors please do not walk or ride bikes through the yards of occupied sites.
  • Management reserves the right to refuse or discontinue rental for any reason.
  • Golf Cart use only; NO ATV’S, DIRT BIKES, OFF ROAD VEHICLES.
  • The registered guest is responsible for the actions/behaviors of all guests at their site.
  • Fireworks are prohibited on the property. 
  • ESCORT TO YOUR SITE:  Should you leave the Resort with your RV for maintenance, fuel, etc. – Please contact the office prior to leaving your site and let us know you are doing so.  You must be escorted back to your site.
  • All resort keys must be returned to the office at the time of departure.  Any missing/lost/unreturned keys will result in a $20 charge at time of departure. 

RV SITE GENERAL INFORMATION:

Check in time 1pm.  Check out time 12noon

  • RV sites must always be kept clean, free of clutter and orderly.  There can be no changes or modifications to an RV site without prior consent of the resort management.
  • Sewer hose connections and water hoses must be sealed tight and have NO leaks.
  • All hoses, electrical and satellite cords must be kept off the ground.
  • Satellite dishes/poles cannot be permanently affixed to the ground.
  • Showers and restrooms are in two locations within the resort. ANY type of PET care is not permitted in these.  PET WASH is located behind the South Laundry Room.
  • RVs must have NO visible damage or be in disrepair at any time. There can be no window AC units or torn awnings. RV’s must be manufactured and self-contained.
  • NO FIREARMS are to be discharged on any of the Bentsen Palm Village RV Resort property.
  • Absolutely no feeding of stray or wild animals.  Bird feeders are ok.
  • Do not place rugs, tents etc. on the grass that may cause damage or appear unsightly.
  • Electricity is charged at 17cents/kw for stays of 2 weeks or longer.  Electricity is charged monthly for all RV site stays of 2 weeks and longer.  We read the electric meter on the 24th of each month.  The charge is added to your account and due on the 1st of the following month for stays of 30 days plus.  If your reservation is less than 30 days, your metered electric is due at checkout.      

WASTE DISPOSAL:

  • Our resort dumpsters are for household trash only. Break down all boxes before disposal.
  • No trash cans are allowed outside at your site/Casita/Cabin. Never leave any trash outside. Non-trash items that are prohibited: Tires, Mattresses, Fire Pits, Furniture of any kind, RV parts.

POOL:

  • POOL/SPA – Open 24/7 - DO NOT ADD ANY LOTIONS OR OILS TO EITHER THE HOT TUB OR POOL. 
  • No lifeguard is on duty; children under 18 years of age in the pool area must be accompanied by an adult.
  • Use the pool at your own risk.  SoTex Bentsen Palm Village, LLC assumes no liability.
  • No glass containers at the pool. (Plastic containers are allowed) No smoking or vaping. No food in the pool area.
  • No running, jumping, diving or rough housing in or around the pool.
  • No playing on or around the fence.
  • Guests must leave the pool immediately when a resort representative requests that they do so.
  • No pets at or around the pool.

RESERVATIONS made for less than 30 days are considered a short stay and require payment in full at time of setup.  RV reservations of 2 weeks and more will have to pay the electricity at 17cents/kw for the length of stay.  

 

CABIN & CASITA RULES – TERMS & CONDITIONS

Require a 3 night minimum stay. 

Check in time is 3pm.  Check out time is 10am. 

Registered guests have access to all amenities.  Family or guests must be accompanied by PAID guests. 

Two sets of bed linens and 5 towels, wash cloths and hand towels are provided.  Housekeeping will pick-up and replace with clean each Tuesday morning.  A laundry bag will be provided.  Laundry is picked up at your front door between 8:30 a.m. and 9:00 a.m.

PARKING is permitted in designated areas only.  To avoid damage to the irrigation system, parking or driving on the grass is not permitted.  You will be charged for any damage.

NO SMOKING OR VAPING in any buildings within the Resort at any time.

PET DEPOSIT of $250.00, separate from your $250.00 Damage Security Deposit, is to cover any additional expenses such as professional cleaning of carpet or bed linens. You are responsible for your pet and any damage they incur.  For example:  furniture, rugs, Tables, chairs.  You will be charged separately for this damage.

CANCELLATIONS/EARLY DEPARTURE are subject to forfeiture of deposit and any payments made.  Early departure:  If a 30 day notice is given for early departure, security deposit will be applied to last month rent.  If less than 30 day notice given, lose 100% of security deposit as early departure fee.   

NO REFUNDS after arrival

Damage Security Deposit will be refunded as well as pet deposit (to your credit card) after your departure & upon inspection by housekeeping/management.  You will be charged for any damaged or missing items such as linens, appliances, or furniture, etc.

At Checkout, you must return all keys to the office or there will be a $20.00 charge per key.

Please notify the office of any repairs needed.

 

PET POLICY & DOG PARK RULES

There is a limit of 2 Pets per RV – unless prior approval by management. No aggressive breeds will be allowed such as Pit Bulls, Chows, Rottweilers, Wolfs, Doberman Pinchers or German Shepherds.

Collect & dispose of your dog’s waste both INSIDE and OUTSIDE of the dog park.  Use designated waste containers.  Do not dispose of waste in laundry and pool containers.

You are responsible for your pets and any harm or damage they may cause.  This includes chewing on the fence at Dog Park. 

Always keep your pet on a leash.  Pets are unpredictable and can escape quickly.

ABSOLUTELY:  No Pets allowed in Club House, Laundry Rooms, Pool area. 

As a courtesy to your neighbors, do not walk your pet in grassy area directly behind their RV.  This space belongs to the person occupying that site. 

Dog Park Rules:

  • Hours:  7:00 a.m. until dusk.
  • Please keep dogs leached when entering and leaving Dog Park
  • All dogs must have current rabies shots and all other required vaccinations. You must provide documentation upon check in.
  • Puppies under 4 months of age are prohibited in the dog park due to Parvo.
  • Dogs must wear current license tags.
  • Never leave dogs unattended in Dog Park.
  • Dogs must be spayed or neutered if they are going to be in the dog park.
  • Use of the dog park is at your own risk.  Dog owners are responsible for the actions and behavior of their dogs at all times.
  • Dogs showing any signs of aggression must be immediately leashed and removed from the park.  Please use the designated area for smaller dogs to keep issues to a minimum. 

Management reserves the right to deny access to Dog Park

 

RELEASE AND WAIVER OF LEGAL LIABILITY & POLICY ACCEPTANCE

This is your release and waiver of liability (The Release). You release SoTex Bentsen Palm Village, LLC, Bentsen Palm Village RV Resort, its owner, directors, officers, employees, agents, workcampers and/or others acting on its behalf of any legal liability.  You agree that this Release is effective immediately upon signing.  Do not sign this until you have any questions answered.  If you wish to know more about the possible dangers and risks, please inquire at the Office prior to signing.

I provide this release freely and without duress under the following terms:

  1. General Release: I hereby release SoTex Bentsen Palm Village, LLC, Bentsen Palm Village RV Resort, and hold them harmless from any, and all claims that may arise from activities that I may be involved in.  These include, but are not limited to canoes, kayaks, exercise equipment, swimming pool, spa, woodshop, craft room or all other facilities or activities either approved or unapproved.  I am providing this Release and Waiver of Liability to SoTex Bentsen Palm Village, LLC, Bentsen Palm Village RV Resort so that I may be allowed to participate in and use the facilities and equipment.
  2. Assumption of Risks:  I hereby expressly and specifically assume all risk of injury, illness, death, or property damage resulting from my activities while using or participating in any activities or function.
  3. Personal Property: I hereby release SoTex Bentsen Palm Village, LLC and hold them harmless for all claims of damage to any personal property (RV, Vehicles, Lawn furniture, etc.)
  4. Insurance: I understand I am expected to have my own health insurance and personal property insurance.  I am not relying on SoTex Bentsen Palm Village, LLC, Bentsen Palm Village RV Resort to maintain insurance coverage should I be injured or become sick or have damage to any personal property.
  5. Photographic Release: I consent to being photographed and to allow SoTex Bentsen Palm Village, LLC, Bentsen Palm Village RV Resort, to use photographed; please let the person know that he is taking pictures.
  6. Everyone using a canoe or kayak MUST wear a Coast Guard Approved Life Vest at ALL times.
  7. All bicyclists participating in sponsored events MUST always wear an approved helmet.

 

WOODSHOP:  I understand that woodshop activities, particularly those involving woodworking equipment, can be dangerous.  While Bentsen Palm Village RV Resort takes steps to maintain safety, I agree that I am not relying on them to do so.  By signing this Specific Release, I agree that I understand the risk. I also agree that Bentsen Palm Village RV Resort is not liable for any damage or loss to my personal tools, etc.  No person will be allowed in the woodshop without signing this release. The shop is only open when a monitor is available.  No one is allowed in the shop alone.

The USA and Mexican border is in the center of the Rio Grande River.  If you cross the center of the river, you may be stopped by Mexican authorities.  I understand and agree.                  .

I AGREE TO COMPLY WITH ALL OF THE Campground Rules and Regulations I have received and as posted in the office and/or on the grounds, including Dog Park Rules.

Disclaimer:  You and your party are responsible to comply with Rules and Regulations of Bentsen Palm Village RV Resort.  If you choose not to abide by them, it can result in termination of your reservation.  Per our policies there will not be any type of refund upon termination.

Cancellation Policy

  • Cancellation of the reservation less than 30 days prior to the reservation will result in no refund of deposit
  • Cancellation of the reservation 30 days or more prior to the reservation will result in a $100 cancellation fee deducted from the security deposit. If the reservation is moved to a later date no penalty will be applied to the deposit.
  • ALL SHORT STAY RESERVATIONS: A short stay is any stay less than 30 days; require payment in full at reserve time.  Short stay reservations will NOT be refunded if you cancel the reservation at anytime.  

Refund Policy

NO REFUNDS ON SITE FEES, OR EARLY DEPARTURES; NO REFUNDS ON ANY SHORT STAY

Departure without 30 day notice will result in an early departure penalty of $200 or not to exceed the amount of the security deposit. (circumstances of departure may be considered as an exception)
