Terms & Conditions
Monthly Site Service Agreement
This site service agreement (the “Agreement”) is made and entered into to be effective as of the date electronically signed (the “Effective Date”) by the undersigned parties (defined below).
1. RV Site: Canyon Springs RV Resort (“Campground”) at this moment provides services (the “RV Site”) of the Campground Canyon Springs RV Resort at 21965 Chicago Street, Caldwell, ID 83607 {the “Property”), which has the right upon twenty-four (24) hours’ notice to relocate User to a substantially equivalent Lot at the Property.
2. Term: The initial Term of this Agreement shall commence on the date the reservation starts and end one (1) month after the Effective Date. Unless terminated by either party after the expiration of the Initial Term, this Agreement shall automatically continue on a month-to-month basis beginning on the 1st. Thirty-day written notice to vacate must be given before departure, or charges for the following month will still apply. Thirty-day written notice must be submitted on the 1st of the calendar month.
3. Park Rates, Other Charges, and Late Fees: The User shall pay Campground the site’s monthly rate. The initial payment will be due for one month’s Fees before arrival. The second month and all months going forward, plus any additional fees, will be paid via Automatic Payment on the 1st of the month. The Fee amount may be increased by giving a 3-day notice to the User. Campground will assess a $25.00 late fee for payments not made by the 3rd, plus $10 per day past that date if the total amount of Fees or any other charge due under the terms of this Agreement is not received by the due date. A $35 fee will be assessed for checks returned. Campground will not accept partial payments of Fees or other charges.
4. Deposit: Upon the Effective Date of this Agreement, the User agrees to pay Campground’s First Month’s Rent Deposit. The deposit becomes non-refundable if the reservation is not canceled 30 days before the arrival date.
5. Storage Sheds: The User shall pay $50 monthly for a storage shed when available per site. If shelving or other devices are permanently placed in the shed, it will become the Property of the Campground upon your vacating the Property. The Manager must approve any modification or alteration to the shed.
6. Rules and Regulations: User and their guests, invitees, and all occupants shall comply with the written rules and regulations provided to User (a copy attached hereto as “Resort Rules & Guidelines” and incorporated herein for all intents and purposes). User agrees to comply with all state and federal laws, rules, ordinances, and regulations applicable to the Property.
7. Campground’s Right to Terminate Agreement: Campground may terminate this Agreement for any or no reason by providing User a notice to vacate the RV Site (“72-Hour Notice to Vacate”). User agrees to render peaceful possession of the RV Site to Campground within three (3) days of the date provided on the Notice to Vacate. The three (3) day notices shall not be required to terminate if termination results from an Act of Default (as defined below).
8. Early Termination by User: Campground may recover as damages for User’s early termination of this Agreement an amount equal to the number of Fees and any other amounts owed that remain outstanding for the Term of the Agreement.
9. Default by User: The following acts constitute defaults by User (“Acts of Default”):
a. Failure to timely pay Fees or other lawful charges when due under this Agreement.
b. Giving false information on any application to the Campground.
c. User, User’s guests, and occupants fail to comply with any rule, regulation, Term, covenant, or condition of this Agreement.
d. User has materially breached the terms of this Agreement by any action such as violating provisions of this Agreement or committing severe misconduct or criminal acts.
e. User holds over after giving notice of termination and intent to vacate; and
f. User holds over after Campground gives notice of termination at the end of the Term or a Notice to Vacate during the Term by paragraph 6 of this Agreement.
10. Condition of RV Site: By execution of this Agreement, User acknowledges and agrees that the RV Site is neat, clean, and adequate for User’s use. Upon termination or expiration of this Agreement, the User agrees to surrender the RV Site to Campground in a neat and clean condition. The User is responsible for the daily removal of trash, weeds, debris, etc.
11. Assignment: The User shall not have the right to assign or sublet the RV Site to anyone.
12. Attorney Fees: In the event any legal proceedings of any kind are instituted to collect unpaid Fees, electrical charges, or for possession of the RV Site, Campground will collect from the User all reasonable costs and attorney fees incurred by Campground in pursuing such action.
13. Waiver: Campground’s Failure to insist on strict compliance with the terms, covenants, or conditions of this Agreement shall not be deemed a waiver of that Term, covenant, or need, nor shall any waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right or authority for all or any other times.
14. Notices: All written notices and communications regarding this Agreement should be sent to the designated undersigned persons at the addresses or via facsimile as set forth below unless notified in writing by the receiving party. The notice shall become effective as of the date of mailing by regular or certified mail or when a facsimile transmission is received.
15. NO LIABILITY: USER AT THIS MOMENT INDEMNIFIES, RELEASES, AND HOLDS THE CAMPGROUND, ITS OFFICERS, MANAGERS, OWNERS, EMPLOYEES, AND AGENTS (THE “CAMPGROUND PARTIES”) HARMLESS FROM ANY PROPERTY DAMAGE, PERSONAL INJURY, CLAIMS, CAUSES OF ACTION, DAMAGES, LOSS, EXPENSES, AND LIABILITIES (HEREAFTER COLLECTIVELY, “LOSS”) ARISING OUT OF OR RELATED TO USER’S USE OF THE RV SITE, THE PROPERTY AND ANY CONDITION THEREON, REGARDLESS OF WHETHER SUCH LOSS WAS CAUSED BY THE NEGLIGENCE OF ANY OF THE CAMPGROUND PARTIES.
16. Cancellation Policy:
RV Guests: First Months deposit - no refunds for early withdrawals. ALL SCHEDULED STAYS MUST BE CANCELLED 30 DAYS BEFORE ARRIVAL DATE, or all deposits become non-refundable. Thirty-day written notice to vacate must be given before departure, or charges for the following month will still apply. Thirty-day written notice must be submitted on the 1st of the calendar month. Thirty-day written notices that are not given on the 1st of the month will be subject to paying tha daily rate of $50.00 per day.
An electronic signature is an acceptance of these terms and conditions of this Agreement are agreed to and accepted.
Resort Rules & Guidelines
The following rules were established to maintain high cleanliness, safety, and maintenance standards, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Your compliance is much appreciated and will ensure a pleasant stay for all guests. We reserve the right to refuse service to anyone.

Cancellation Policy:
ALL SCHEDULED STAYS MUST BE CANCELLED 30 DAYS BEFORE ARRIVAL DATE, or all deposits become non-refundable—no refunds for early departures.
Deposit schedules are below:
RV guests scheduled to stay:

Pets:
All pets must be registered at the office. You will be issued the “Pet Rules and Guidelines,” and compliance is mandatory. Cats are pets, too, and the rules apply to them. They are not to be let out to run loose.
Maximum of 2 pets per site allowed. Upon manager approval, a third pet may be considered. 3rd pet will be an additional fee of $25 monthly.
Visitors:
The registered guest must always accompany visitors.
You must call the office to notify them you are expecting a guest BEFORE arrival.
Overnight visitors must be registered at the office and are charged a fee.
Permission for your visitor to use the facilities may be obtained in the office and are subject to a fee.
Visitors can stay a maximum of 7 nights if management approves. The fee for a visitor is $3 per day.
Common Areas: (Recreation Room, Laundry Facilities, Restrooms, and BBQ Area)
NO PETS in Restroom/Recreation Room.
All guests & visitors must be fully clothed, including children.
After using showers, bathroom, and laundry facility, clean up excess water on the floor, etc.
Be respectful of other guests and employees.
NO SMOKING in common areas; smoking is only permitted on your site. All cigarettes must be appropriately disposed of.
Company events will be posted in the hallway/laundry room.
No Recreation Room Rental.
Recreational Vehicles:
No more than one RV may be parked on a site.
The RV must be well-maintained and in excellent overall condition.
Federal law mandates the use of sewer gaskets. Sewer hoses on long-term rigs must be raised off the ground.
Commercially made wheel covers are allowed.
You may wash your RV, providing you conserve water and do not overspray on other sites.
No washing of cars or trucks in the resort.
If you sell your RV, if the new owners wish to remain in the resort, management must approve it – it is not automatic.
Rigs older than ten years must be removed from the resort when sold.
Resort staff must direct the parking of all rigs. Resort staff must also direct moving to another site and repositioning rigs.
Personal Vehicles & Parking:
Maximum speed is 10 MPH.
Upon arrival, all vehicles must register at the office and obtain a parking pass if required.
No more than two personal vehicles are allowed on a site.
Additional overflow parking is available in the office at $6 daily or $60 monthly.
Any vehicles without a parking pass will be towed at the owner’s expense.
All vehicles must be well maintained (no oil leaks) and operated safely.
No repairs or maintenance on vehicles.
Repairs on RV,
Inoperable or unlicensed vehicles are not permitted.
Canyon Springs is not liable for any damage to vehicles while on-site.
Never park in an empty site, on the grass, on a concrete slab, or in the street.
Drive only on the roadways and never through an empty site.
No long-term parking in visitor spaces. No overnight parking. Maximum of 2 hours.
All vehicular noise is to be kept to a minimum. Please be mindful of your neighbors.
Recreational use of motorized bikes, motorcycles, or ATVs within the resort is prohibited.
Site Improvements:
Altering sites in any way is prohibited, including:
o Patio floors
o Storage sheds
o No Gazebos, enclosed porches, canopies, or commercial-type shade screens
o No aluminum awnings and skirting (skirting allowed ONLY during winter months. Professionally installed vinyl skirting is allowed year-round)
o No latticework
o No attaching shade material to RVs
o No staking anything in the grass/rock strips in between RV sites
Sites:
Our rates are based on 2 Occupants; $60 per month is charged for each additional Occupant.
Maximum of 3 guests per site for monthly guests.
Cable and Wi-Fi are provided as a courtesy but not guaranteed.
No parking in neighboring vacant sites.
Sites must be clean and free of weeds, garbage, and debris.
Only furniture and items intended for outdoor use are allowed and must be kept to a minimum.
Clutter and eyesores, such as boxes, tools, wood, empty flowerpots, etc., will not be allowed.
No babysitting regularly.
Five small outdoor plant pots maximum per RV site.
No Subletting or timesharing.
Registered guests must always accompany their visitors, including overnight in their RV.
All of your items must be on the paved site. NO items are allowed in the grass/rock strips between RV sites, the rock area behind RV sites, or the grass end caps.
The following are not allowed on sites (including under the rig):
o Open storage containers (Storage containers are permitted under your rig if kept orderly).
o Concrete blocks to form structures or brace awnings.
o Clothes lines or hanging of laundry.
o Appliances outside the RV.
o Boats, Cargo, or other trailers.
o Sleeping in personal vehicles, sheds, or out-of-doors.
o Walking through or crossing over another occupied site.
o Campfires are allowed only in enclosed fire pits raised off the ground.
o Dog kennels or dog crates.
o Fencing. (pet fencing is allowed if approved by management)
o Management approval is needed before installing air conditioners. If approved, it must be done in a fashion that is neat in appearance.
o Tires, furniture not intended for outdoors, trash, etc.
Emergency and Safety:
If you need to call 911 and time allows, please contact the office afterward so the courtesy patrol or maintenance staff can be prepared to escort the emergency personnel to your site.
If you observe any activity you believe to be of concern, call 208-402-6630; if after hours, please leave a detailed message (No soliciting is allowed).
Emergency Contact Information forms are required from all monthly guests. This information remains private and is used only when a situation arises where we need to contact someone in the event of an emergency or is sought by law enforcement agencies.
All monthly guests must have a current contact number in the office.
Any activity which may endanger another is prohibited. No bicycling, skateboarding, rollerblading, firearms, BB guns, or fireworks are allowed.
Anyone under 12 must always be supervised by an adult, 18 years or older.
No one is allowed to “play” in the streets
No smoking in or around any facility building.
Smoking is only permitted at your RV Site.
Automatic Payment Agreement
Monthly guests are REQUIRED to have a card on file. The credit card on file will be charged on the 1st of each month for your site rent and any other outstanding charges. The use of automatic payment is optional.
I authorize Canyon Springs RV Resort to automatically bill my credit card on the 1st of each month for my site rent and, if applicable, late fees and damages. By signing this form, I agree to pay all charges by the card issuer agreement. This authorization is valid until I provide Canyon Springs RV Resort with a written cancellation notice.
Parking Rules & Regulations
Upon arrival, guests must register at the office and provide all vehicle information.
At most, two personal vehicles are allowed per RV Site. Please be advised that some sites can only accommodate one car.
Vehicles must be in good running order and not leak any fluids. The owner must possess proof of current registration and insurance.
Overflow parking is available at $50 monthly, which will be assessed in the monthly fees paid via Automatic Payment on the 1st of each month.
Non-payment will result in the vehicle being towed at the owner’s expense.
Vehicle owners are responsible for any tow fees for improper parking and not following RV Resort policies. Canyon Springs RV Resort is not responsible for any theft, loss, or damage to your vehicle.
Pet Rules & Guidelines
All rules are designed to make every guest’s stay at Canyon Springs RV Resort pleasant and maintain our high standards of cleanliness.
A maximum of 2 pets is allowed per site. Additional pets will be subject to approval from management. Upon approval, a fee of $2 per day for daily and weekly guests and $25 for monthly guests.
Upon check-in, you must provide veterinarian certification that your pet’s vaccinations are current.
Pets must always be on a leash at most 6ft outside the RV.
Owners must always be in control of their pets and never leave pets alone when outside of the RV.
Pet areas are provided; please use them and help keep them clean. You must pick up your pet immediately. Please do not allow your pet to use any area on your neighbor’s site. Only designated pet areas are to be used.
Excessive barking and nuisance of animals will not be tolerated.
No aggressive breeds (Pitbull, Rottweiler, Doberman, etc.)
Pets in Canyon Springs RV Resort common areas, such as the Recreation Room, bathrooms, or laundry facilities, are prohibited. Pets are allowed in the front office and mailbox area for our guest’s convenience. Pet treats are provided in the front office.
Management reserves the right to amend rules as needed. Please adhere to the pet policies to avoid being asked to leave without a refund.
Everyone must pre-register at https://dnawpr.com/reg/f9lecv prior to arrival, regardless of pet ownership.
Dogs must be swabbed in the front office and have a DN tag before entering the property.
If you do not pick up your dog's waste, you will be fined $200.
All fines must be paid within 72hrs with a cashier's check or debit/credit card.
If you have an unregistered pet on the property, the fine is $200 per day.
Mailbox Key Deposit
I agree to the terms for the mailbox key deposit; the $10 deposit is refundable after the key has been returned to the office.
If my key is lost or stolen, I will pay an additional $10 for a key replacement, and if the mailbox needs a new lock, the fee is $60.
Permission to use Photographs
I now permit Canyon Springs RV Resort to use photographs taken of me for marketing, sales, publicity, promotions, and other purposes. I understand that the image may be used in brochures, advertisements, web pages, flyers, and other marketing communications and submitted to other publications. I know that I will receive no monetary payment now nor in the future for the reproduction and use of these photos.
Emergency Contact Information
All registered guests must come into the office and complete emergency contact information.
HOT TUB AGREEMENT AND RELEASE OF CLAIMS FOR USE OF HOT TUB AT CANYON SPRINGS RV RESORT
Guests agree to use extreme caution and care in the hot tub on the premises and to pay all repair charges for damage caused by the guest or household member.
If any items, such as soaps, bath products, food, glass, etc., are found in the tub, you will be charged a cleaning fee of $500.00.
Damage to any hot tub cover will result in a $500.00 charge. The hot tub cover should always remain on the hot tub when not in use.
The guest authorizes Canyon Springs RV Resort to charge the credit card on file for any of the above charges. If the card on file is declined, the guest agrees to call the front office to make payment (no checks accepted for damages to the hot tub or hot tub cover) within 72 hours.
Our hot tub is inspected, chemicals adjusted and refilled regularly. It is normal to see white particles in the water, the bromide sanitizing.
The guest further agrees to defend, indemnify, and hold Canyon Springs RV Resort harmless. Owners and employees from all claims’ damages liabilities or losses arising out of or in any way associated with the guest’s use of the hot tub, including but not limited to death, personal injury, or property damage.
The Agreement and release are, at this moment, incorporated into and made a part of any other agreement between the guest and all household members and Canyon Springs RV Resort in the event legal action is commenced to interpret or enforce the terms of this Agreement and costs, whether incurred during litigation, at trial, or on appeal. By signing this document, the renter acknowledges and represents that (s)he has read the terms hereof and understands the legal effect of their signature.
HOT TUB RULES AND GUIDELINES
▪ NO ONE UNDER THE AGE OF 18 YEARS IS ALLOWED IN THE HOT TUB
▪ ALL HOT TUB USERS MUST SIGN AND AGREE TO THESE TERMS AND CONDITIONS BEFORE USE
▪ HOT TUB HOURS WILL VARY AND WILL BE DETERMINED BY THE FRONT OFFICE
▪ HOT TUBS WILL BE OPEN AND AVAILABLE TO ALL REGISTERED GUESTS (no visitors are allowed to use the hot tub)
▪ YOU MAY USE THE HOT TUB AT YOUR OWN RISK
▪ ALL HOT TUB USERS MUST RINSE OFF IN THE CANYON SPRINGS RESTROOM BEFORE ENTERING THE HOT TUB. REMOVE ALL BODY OILS AND DEODORANT, AND CLEAN YOUR FEET
▪ WE DO NOT RECOMMEND THE USE OF A HOT TUB FOR PREGNANT WOMEN, PERSONS WITH HEART DISEASE, DIABETES, OR HIGH BLOOD PRESSURE PROBLEMS. WE ALSO RECOMMEND, HOWEVER, NOT REQUIRING, DOCTOR’S PERMISSION BEFORE THE USE
▪ HOT TUB TEMPERATURES CAN NOT, BY LAW, EXCEED 104 DEGREES
▪ WE DON’T RECOMMEND USING A HOT TUB OR SPA ALONE
▪ LIMIT TIME IN THE HOT TUB OR SPA TO NO MORE THAN 15 MINUTES.
▪ NO GLASS PRODUCTS WHATSOEVER IN OR AROUND THE HOT TUB
▪ DO NOT USE A HOT TUB IF THE WATER TEMPERATURE IS MORE THAN 104 DEGREES FAHRENHEIT.
▪ THE HIGH-WATER TEMPERATURE IN A HOT TUB OR SPA WILL ACCELERATE DROWSINESS IF A PERSON HAS CONSUMED ALCOHOL OR IS TAKING DRUGS, INCREASING THE RISK OF DROWNING
▪ ANYONE WHO DOES NOT FOLLOW THE RULES AND GUIDELINES WILL HAVE THEIR RIGHT TO USE THE HOT TUB REVOKED AND BE AT RISK OF RECEIVING A NON-RENEWAL NOTICE AND BE ASKED TO VACATE THE RESORT
▪ NO HORSEPLAY IN THE HOT TUB, AND DO NOT SIT ON, JUMP ON, OR MISUSE THE HOT TUB COVER IN ANY MANNER
▪ NO OILS, BUBBLE BATHS, SOAPS, OTHER LIQUIDS, OR HARMFUL MATERIALS WILL BE USED IN THE HOT TUB ANYTIME. NO GLASS PRODUCTS ARE ALLOWED IN OR AROUND THE HOT TUB
▪ THE HOT TUBS ARE FOR THE USE OF REGISTERED GUESTS ONLY. NO VISITORS ARE ALLOWED TO USE THE HOT TUBS
▪ THE GUEST AGREES THAT WITHIN 10 MINUTES OF ARRIVAL, THE GUEST WILL REPORT ANY HOT TUB PROBLEMS TO CANYON SPRINGS FRONT OFFICE AT (208) 402-6630 OR AFTER-HOURS COURTESY PATROL
