Our policies are designed to reflect our commitment to:

  • Zero Tolerance for Hate Speech: Any form of harassment or bullying based on race, ethnicity, gender, sexual orientation, religion, or ability will not be tolerated.

  • Respect for Others’ Space: Be considerate of your neighbors by keeping noise levels down, honoring quiet hours, and avoiding walking through others’ campsites.

Campground Policies

Check-In/Check-Out

  • Check-in: 2 PM EST. Your site is reserved until 11 AM the following day. Early check-ins are not allowed, as prior guests have until noon to vacate. Please plan accordingly; we do not have a waiting area for early arrivals.

  • Check-out: 11 AM. Late check-out must be approved of 24h in advance.

  • Late Check-ins: Permitted anytime; contact us for instructions.

Site Changes

You are assigned a specific site. If you wish to move, please check with the office. Moves may be restricted due to reservations or maintenance.

Fires

Fires must be in fire pits or designated fire rings. Portable firepits brought by guests (solo stoves, etc.) must be approved by camp staff and placed on gravel or packed earth to prevent damage to sites. You may collect any downed firewood from the grounds for use at your site during your stay; bundled firewood is available for purchase. 

Parking

Only park your vehicle, trailer, or boat in your assigned site. Parking in additional sites will result in extra charges. 

 

Navigation

Respect your neighbors; do not walk through other sites. Use designated paths, sidewalks, or roads. Out of respect for our neighbors, please mind trail signage to see what vehicles are permitted, if any, on trails. 

 

Washing

RV or vehicle washing is allowed only with a bucket and sponge. Hose washing is not permitted.

 

Pet Policies

  • Leash: Pets must be on a leash at all times. If your pet is unleashed you may be asked to leave without refund.

  • Restricted Areas: Pets are not allowed in buildings, the playground, or tied to trees or structures.

  • Clean Up: Use designated pet areas and clean up after your pet. Failure to do so may result in being asked to leave without a refund.

  • Unattended Pets: Do not leave pets unattended or tied up.

  • Vaccinations: All pets must have up-to-date vaccinations.

  • Barking: Excessive barking is not allowed and may result in being asked to leave without a refund.

 

Vehicle Policies

  • Speed Limit: 5 MPH throughout the park. Violations may result in warnings or removal.

  • Parking: One RV and one vehicle per site. Additional vehicles, boats, or trailers require pre-approval and will be charged an extra fee and must be parked in designated areas. Parking on grass or unassigned sites is prohibited.

  • Golf Carts, ATVs, etc.: Use only for getting to/from your site or for campers with disabilities. Recreational use within the park is not allowed.

 

General Park Policies

  • Severe Weather: Seek shelter in the restrooms or lodge room during severe weather. Signs indicate designated shelter areas. Bring pets with you.

  • Visitors: All visitors must register at the office, pay a fee, and receive a parking pass. Day visitors must leave by 10 PM, and overnight visitors by noon. Visitors may not bring pets.

  • Electrical Use: Be mindful of amp usage to avoid tripping breakers. Only park staff may address electrical issues.

  • Restrooms: Open 24/7 except for daily cleaning. Children under 18 must be supervised.

  • Playground: Open 9 AM to dusk. Supervision required for children under 18. No horseplay, glass, or food at the playground. Proper footwear is required.

  • Quiet Time: 10 PM to 7 AM. Loud music is not allowed and may result in removal without refund.

 

Need to Cancel?
Please call 315-929-0128‬ before the deadlines listed below. Text, email, or social media notifications of cancellations without a written confirmation from Carterville Acres staff prior to the dates below may not be seen before the deadlines below.

  • RV Sites: We must be notified by phone or email at least 21 Days prior to arrival to receive a 50% refund in the form of  funds returned to your card. No refunds will be given for cancellations made fewer than 7 days prior to arrival. No cash refunds will be provided as your request to hold a site may result in lost business. Credit must be used within the same season of original booking and will expire at the end of the season. Less than 14 days notice will result in forfeiture of your full deposit and is fully non-refundable.

  • Cabins and Tent Sites: We must be notified by phone or email 21 Days prior to arrival to receive 50% refund credited to the card you purchased with. No refunds will be given for cancellations made fewer than 7 days prior to arrival. No cash refunds will be provided. Less than 14 days notice will result in forfeiture of your full deposit and is fully non-refundable.

  • No Shows: Please ensure you give us a call at 315-929-0128 if you are unable to check-in the first night of your reservation. If you have reserved a site and do not arrive by 9PM and do not advise us of when you plan to arrive, you are considered a no call, no show and we reserve the right to cancel your reservation without a refund. In addition, you will forfeit your site for the remaining duration of your stay. 

  • Holidays and special events.  We fill up on the holidays, and we encourage you to book early! No refunds will be given for cancellations on holiday weekends or for event rentals. Special events have special conditions and deposits/refund policies. Please call 315-929-0128 for details.

  • Early Departures/Mother Nature: Camping is an outdoor activity and subject to Mother Nature. We do not provide refunds on unused days due to early departures for any reason or due to weather, bugs, or nature related cancellations.  

Reservations made after these deadlines require full nonrefundable deposits. Cancellations made after deadlines will result in forfeiture of all deposits.

 

Additional Policies

  • Trash: Dispose of tied trash bags in designated containers. Do not leave trash on the ground. Violators will be asked to leave without refund.

  • Children: Must be supervised at all times, and are not allowed without an accompanying adult in pet areas. Playground closes at dusk.

  • Drones: Not permitted within the park.

  • Clotheslines: allowed only at tent and RV sites; not allowed at cabin sites.

  • Fireworks and Firearms: Strictly prohibited, including sparklers and BB guns. Violations result in immediate removal without refund.

  • Repairs: Vehicle and RV repairs are not allowed. Contact the office for mobile repair service recommendations.

  • Safety: For emergencies, call 911. Notify the office if calling 911 to assist emergency personnel.

CARTERVILLE ACRES FAMILY CAMPGROUND

LIABILITY WAIVER AND HOLD HARMESS AGREEMENT

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.


I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Carterville Acres Family Campground (WTF Realty LLC) its owners and agents (collectively, Carterville Acres Management), from any and all liability to me, my children, my guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Carterville Acres, facilities, amenities, and the pond (including, but not limited to tubing, wading kayaking, paddle boarding and swimming) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, snow, hail, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Carterville Acres Management and owners, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my guests or due to any incidents that may occur during my stay. I understand that, although Carterville Acres Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, electrical pedestals, water spigots, etc. when positioning your RV on the campsite. You agree to indemnify and hold  WTF Realty LLC , d/b/a Carterville Acres Family Campground, its owners and agents (collectively, “Carterville Acres Family Campground Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Carterville Acres Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

The Premises are privately owned and THE CARTERVILLE ACRES MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Carterville Acres Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or
mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Carterville Acres Family Campground Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each
person in my party, I grant Carterville Acres and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date as required and communicated to me.  If I fail to pay the total due, I agree that WTF Realty LLC d/b/a Carterville Acres Family Campground may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.


Motorcycles / Mopeds/ Electric Scooters or Bikes
I understand that motorcycles and mopeds that are legally licensed, registered and insured may be driven from site to road by licensed drivers only and that no unlicensed, unregistered and uninsured mini bikes, motorbikes, motor scooters, or mopeds are allowed in the Campground. I further understand that golf carts, ATV’s, trail bikes, electric scooters, skateboards and battery operated toddler vehicles are not allowed in the Campground. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

Assignment
I hereby agree that I will not assign this lease or sublet the Premises in whole or part. I understand I am also specifically prohibited from sharing or renting out the premises through services such as AirBnB, VRBO, etc.

Additional Terms for Rental Units
I understand and agree as follows:
· At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in one of our dumpsters, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Carterville Acres may charge my credit card with a $75.00 cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Carterville Acres Management may charge credit card for the cost to professionally clean the rental unit ($250
minimum charge).
· All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Carterville Acres Management. Damages for which I will be responsible include, but are not limited to: lost key(s), lost gate cards, broken/lost TV/DVD/AC remote controls, broken items including but not limited to dishes, windows, doors, etc., discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.

 

Additional Terms for Pool Use
· A minimum of two adults, 18 years of age or older, must be present whenever this swimming facility is in use. One adult must be on the pool deck. Never swim alone.
· Don’t drink alcohol and swim.
· Only use this facility during posted hours of operation. Pool Hours are 10am – 8pm.
· Tubes and floats are not allowed in the pool.
· IN AN EMERGENCY, NOTIFY THE STAFF AND CONTACT HELP AS SOON AS POSSIBLE. A free telephone is provided at this facility located in the Ranger Station. Telephone numbers for the nearest emergency medical service are posted.
· Children less than 16 years of age must be accompanied by a parent or guardian (an adult who is responsible for the children and their behavior).
· THERE IS NO SUBSTITUTE FOR ADEQUATE SUPERVISION.

Pet Waiver
I hereby agree to the following regulations and conditions relating to my pets while camping at WTF Realty d/b/a Carterville Acres Family Campground (“Campground”) with my pet(s).
· Limit. A camping pet owner is allowed to have two pets. Visitors are not allowed to bring a pet into the Campground.
· Excluded Areas. I agree to keep my pet out of the following areas including, but not limited to, food and beverage areas, the pond, and playground.
· Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. · Supervision. I agree to keep my pet on a leash or in a carrier while in all public areas of the Campground. I further agree to have my pet with me or a designated individual at all times, or they can be kept in your camper. Pets are not allowed to be left alone in tents. I agree to prevent noise or any other disturbance by my pet, in the interest and respect of other guests at the Campground.
· Vaccinations. We require current rabies vaccination certificates upon arrival. Dog licenses or rabies tags are not acceptable. Entry into the campground will be prohibited until the proper documentation is presented.
· Disturbances. I agree that, should my pet create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my pet elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
· Assumption of Risk and Release. I understand that my permission to have my pet at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my pet is at the Campground or caused by my pet. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or visitors may have against any of the Released Parties arising out of or incident to my pet’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my pet and/or any guest or visitor. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the pet at the
Campground. This provision shall be enforceable to the fullest extent of the law.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

Firearms Policy
I agree, and shall cause my children and guests to obey all federal, state, and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.

Acknowledgment. By accepting the terms and conditions, I acknowledge that I have read the foregoing Assumption of Risk; Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
