CIENEGA SPRINGS PARK RULES

  1. All rents are due and payable in advance on or before the first day of each month. All rents will be considered past due if not received in the office by the 10th of the month. A $5 per day late fee will be charged for any rent received after the 10th and the late fee will be retroactive to the rental due date.

  2. No rent refunds will be made for partial month occupancy unless the Tenant gives Management thirty (30) days’ notice of departure.

  3. Trailer space is not subject to transfer.

  4. Basic rental rates are for two persons only. No additional persons are to reside in any trailer unless the management grants permission in writing. Any Guests staying longer than 5 days must register with the office.  An additional charge of $5 per day will be added to tenant’s rent for each guest that stays more than 5 consecutive days. Guests will be allowed use of all park facilities when accompanied by the Tenant. The Tenant will be responsible for the conduct and supervision of his/her guest at all times.

  5. If anyone will be using your mobile home, RV, boat or any other of your belongings located in the Resort without you present, you must notify the office and have your guest register in the office upon their arrival.

  6. All dogs and cats are to be kept on a short leash and you must clean up after them. Two pets maximum per site.

  7. No items may be stored outside your mobile home or RV. Everything outside must be in a storage shed including washers, dryers and refrigerators. Permission must be in writing from management for any exceptions.

  8. Our Recreation Hall is for the use of all tenants; However, those tenants using the facility will be responsible for cleaning the facility after each use and making sure that it is left in clean and orderly condition. Our Park is equipped to accommodate adults, if children are visiting, they must always be accompanied by an adult.

  9. Kitchen in clubhouse is for club activities only, no personal use.

  10. No one may sleep outdoors or in vehicles or boats. Tents and tent trailers are not permitted.

  11. The Management will make every reasonable effort to provide a clean and safe environment. No Violation of any law or ordinance of City, County or State will be tolerated. No acts shall be committed which would place management or owner of these premises in violation of said laws or ordinances.

  12. Autos shall be Parked only in the designated places. Parking of two or more cars within the Park requires special arrangement with the management. No one is allowed to Park on spaces other than their own. Extra guests must Park in areas designated by the office. A Parking fee of $10 per vehicle will be assessed for every vehicle over two (2) when approved by Management.

  13. Trash and garbage disposal are made by the Tenant into centrally located bulk containers. No home furnishings or appliances shall be placed in the containers at any time.

  14. Each space will remain under the direct control of the Management. Standard lawn furniture, bicycles, barbecue and storage shed are the only items permitted to be stored outside the mobile home. Tenants shall maintain their space in a clean and orderly fashion and care for all plantings, trees and shrubs (except palm trees). Plantings may not be removed without Management approval. Additional planting must be approved in advance to prevent disturbing underground utility lines.

  15. It is the Tenant’s responsibility to arrange for upkeep and maintenance of their mobile home/RV and space. Should a unit or space need care, the Tenant will receive a notice to this effect and be given ten (10) days to remedy the situation. After that time, if the work is not completed, it may be done, and the Tenant will be charged for the work.

  16. No personnel of CIENEGA SPRINGS is allowed to do maintenance relating to any trailer or RV in the Park without express written permission from the office. $35 per hour will be charged for the services of Cienega staff. (Minimum charge $35)

  17. No dumping of any sort on Cienega Property, our hill is not a dumpsite for your discarded belongings.

  18. All plans for improvements or additions to sites such as, but not limited to, concrete, semi-permanent awnings, screened rooms, detached air conditioners, vegetation, etc., must be submitted to management for approval prior to starting the work. This includes paint colors for the exterior of the units. Drawings are required to show the dimensions and locations as well as materials, if applicable. All improvements including landscaping and concrete shall at once become part of the realty and belong to Cienega Springs if the resort so desires. If not, improvements shall be removed upon departure at the renter’s expense and the site returned to its natural state.

  19. When selling your mobile home or RV, please notify Management, as they must approve any new purchaser. In addition, you must receive written permission from Management to sell your home “on site.”

  20. Prior Management approval is mandatory for any mobile home/RV over ten years old that is being sold and wanting to stay in the Park.

  21. Parking of motor homes, trucks, busses, trailers, travel trailers, campers and any non-operable or unlicensed vehicles, etc. is not permitted in the park.

  22. All travel trailers and RV’s are to be equipped with wheels, tires and current license as provided by state law. It is the Tenant’s responsibility to have Liability Insurance.

  23. Permanent mobile homes must have axels attached, must be skirted and have Liability Insurance. All skirting material must be intact, without holes, and neat in appearance.

  24. All outside electric wiring must comply with all state and local requirements and be constructed of weatherproof material.

  25. No towels, wearing apparel or laundry of any description is to be hung in any place except on the lines provided for this purpose outside the laundry room.

  26. The Speed Limit is 5 Miles per Hour. While driving in and around the premises, all regulatory signs such as Stop, No Parking and Tow Away Zone must be obeyed. Owners/drivers of golf carts using excessive speed will be banned from using them in the Park. Golf carts are a privilege, that privilege can be taken away due to actions by you or your guests.

  27. It is prohibited to remove barbecues, picnic tables or chairs from any area in the resort without Management permission.

  28. Open fires are not allowed in any site at any time. Propane fire pits are acceptable.

  29. No loud talking, radio or other noises between the hour of 10 PM and 6 AM is permitted. No disturbing noises at any time.

  30. We promote a clean, healthy environment; therefore, smoking is not permitted in any public building or room or within 20 feet of any entrance, open window or ventilation system. This includes but is not limited to, the recreation hall, and laundry room. Per ARS§36-601.01

  31. We are not responsible for any loss due to fire, wind, flood, earthquake or any other act of God, accident or theft.

  32. Signs, other than the Tenant’s name and space number, are prohibited from placement on individual home or lots. Should the Tenant wish to place a small “for sale” sign in the window of the home, this is permissible.

  33. The Tenant holds Cienega Springs harmless and releases Cienega Springs from all liability arising from any and all activities that the Tenant may engage in/or be involved in during their stay including but not limited to, all social gatherings and use of all common areas, such as the Recreation Hall, and Laundry.

  34. Management has the right to prevent access to the Park and to remove anyone deemed objectionable other than approved residents. Objectionable persons include but are not limited to, persons previously denied residency at the Park or evicted from the Park, persons engaged in criminal activity in the Park and Persons who have previously violated Park Rules or have been disruptive in the Park. Tenants permitting any guest(s) who is objectionable to be on the premises are subject to a notice of termination of tenancy for violation of Park rules.

  35. Management reserves the right to control the use of any resort facility as to hours, purpose and conduct. Management must approve scheduling of events for resort guests or any group thereof.

  36. Failure to comply with these policies may result in you being asked by management to leave the resort with no refund intended and future reservations being cancelled.

  37. 3.5% Fee for all CC transactions will be added to your total bill. ACH is included in your monthly service fee and is our preferred form of payment.
