DIXON LANDING RV RESORT - Terms and Conditions with Long-Term Rental Addendum

1. General Responsibilities - Tenants and guests are responsible for any damage or injury caused by themselves, their children, or their pets. Children under 18 must be supervised by an adult at all times. Horseplay, running, or diving in the river is prohibited. Riding bicycles without a parent or on the main entrance road is not allowed. The playground closes at dark. Children must return to their sites by dusk and may not use the restrooms without a parent or guardian. Quiet hours are 10:00 PM to 7:00 AM. Noise complaints or disorderly conduct will result in a warning; repeated violations will result in eviction without refund. Tenants assume all risks associated with resort activities and agree to hold Dixon Landing RV Resort (the “Resort”) harmless from any injury, loss, theft, or damage to personal property or vehicles.
2. Guest Registration and Visitor Policy
All guests and visitors must register at the office upon arrival.
Only registered guests are allowed on the property.
Visitors must obtain a parking pass and may not bring pets.
Day visitors must leave by 10:00 PM EST; overnight visitors must depart by 12:00 PM EST the next day.
Registered guests are responsible for their visitors’ conduct.
The Resort reserves the right to limit visitor numbers and evict non-compliant guests.
3. RV, Vehicle, and Site Standards
All RVs, motorhomes, and travel trailers must be in good working order and appearance.
The Resort may deny access to any unit deemed unsafe or unsightly.
Tent camping is allowed only in designated tent spaces (maximum of two per site).
Each site may have only one RV and up to two vehicles unless otherwise approved.
Maximum occupancy per site is 8 people.
Repairs, washing, painting, or use of chemical products on-site is prohibited.
Clotheslines and hanging items from trees are not permitted.
Sites must be kept neat, clean, and free of clutter.
4. Trash and Waste Disposal
All trash must be bagged and placed in designated trash cans or dumpsters.
Do not leave trash outside overnight due to wildlife.
Recyclables (aluminum and cardboard) can be dropped off at the office.
Do not dispose of oil, wires, furniture, mattresses, or hazardous materials in Resort trash bins.
A dumpster is located near the entrance for approved use.
Improper disposal will result in charges for cleanup or disposal fees.
5. Prohibited Items and Activities
Deep fryers, tiki torches, fireworks, firearms, slingshots, air guns, or illegal drugs are strictly prohibited.
Open fires are allowed only in approved fire rings.
Propane grills and propane fire pits are permitted.
Drones may not be operated within the park.
6. Safety Policies
No glass containers allowed at the waterfront.
No lifeguard on duty – swim at your own risk. No swimming in the pond.
Speed limit throughout the park is 5 mph.
Only licensed drivers may operate vehicles or golf carts.
No blocking of roadways or parking in unassigned areas.
Obnoxious, threatening, or unsafe behavior will result in eviction without refund.
Report any unsafe conditions or emergencies immediately to the office.
7. Check-In / Check-Out
Check-In: 1:00 PM
Check-Out: 11:00 AM
Late check-outs must be pre-approved; fees may apply.
Early arrivals may be allowed if the site is available.
Long-term stays (30 days or more) require a signed rental addendum.
8. Quiet Hours - Quiet hours are 10:00 PM to 8:00 AM. Please respect your neighbors. Profanity, loud music, or aggressive behavior towards guests or staff is not tolerated and may result in eviction without refund.
9. Pet Policy
A maximum of three pets per site.
Pets must always be leashed except in designated dog parks.
No exotic or oversized pets (including reptiles or large birds).
Pets may not be left unattended or tied outside.
Proof of vaccinations must be available.
Pets are not allowed in Resort buildings, pond areas, or playgrounds.
Owners must clean up after pets or face eviction.
Excessive barking or aggressive behavior will not be tolerated.
Service animals are welcome per ADA guidelines.
10. Wildlife Notice - Dixon Landing RV Resort is located within a natural habitat containing deer, foxes, coyotes, raccoons, birds of prey, and reptiles. Guests are advised not to feed, approach, or disturb wildlife. Supervise small children and pets at all times.
11. Utilities and Electrical Safety
Each site provides up to 50 AMPs of electrical service.
Guests are responsible for monitoring their usage.
Do not tamper with electrical pedestals—report issues to management immediately.
Lessees are responsible for their monthly utility bills as outlined in the long-term addendum.
12. Parking and Traffic
One RV and one vehicle per site unless otherwise approved.
Extra vehicles must be parked in designated overflow areas.
Do not park on grass or common areas.
Blocking of driveways or amenities is not permitted.
ATV’s, dirt bikes, and unlicensed vehicles are prohibited on Resort property.
13. Laundry, Restrooms, and Amenities
The laundry room is open from dawn until dusk (subject to cleaning closures).
Restrooms are open 24/7 (subject to cleaning closures).
Please keep these areas clean.
Guests under 18 must be accompanied by an adult in restrooms and playgrounds.
Playground is open from 9:00 AM until dusk. No lifeguard on duty.
Anyone wishing to use the kayaks or boat please stop by the office to pay the rental fee before using them. Please bring your own life preserver.
14. Security and Emergencies
Management is not responsible for lost or stolen items. Keep valuables locked up.
Report safety concerns to (252) 617-1010.
Emergency contact forms are required for monthly guests.
In case of emergency, call 911 first, then notify the office for staff assistance.
15. Enforcement and Termination - The Resort reserves the right to evict any guest who:
Fails to pay rent or utilities.
Violates Resort rules or local laws.
Engages in behavior that endangers others or property.
No refunds are issued for evictions or early departures.
16. PLAYGROUND USE & LIABILITY WAIVER ADDENDUM
Acknowledgment of Risk: The Guest understands and acknowledges that the use of playground equipment and surrounding areas involves inherent risks, including but not limited to:
Slips, trips, and falls
Equipment malfunction or failure
Improper use of equipment
Injury caused by other children or individuals
Weather-related conditions (wet surfaces, heat exposure, etc.)
The Guest voluntarily assumes all risks associated with the use of the playground facilities.
Parental/Guardian Responsibility
All children under the age of 18 must be supervised at all times by a parent or legal guardian.
The Resort does not provide supervision.
Guests are fully responsible for the conduct, safety, and behavior of their children and any minor guests.
Rules of Use: Guests agree to:
Use equipment only as intended.
Follow all posted rules and safety signage.
Report any damaged or unsafe equipment immediately to campground management.
Refrain from rough play, climbing on non-designated structures, or misuse of equipment.
Ensure children wear appropriate footwear.
The Resort reserves the right to restrict playground access for any violation of these rules.
Release and Waiver of Liability: To the fullest extent permitted under North Carolina law, the Guest, on behalf of themselves, their minor children, heirs, assigns, and representatives, hereby releases, waives, and discharges Dixon Landing RV Resort, its owners, members, managers, employees, contractors, and agents from any and all claims, liabilities, demands, actions, or causes of action arising out of or related to the use of the playground facilities, including claims of negligence, except in cases of gross negligence or willful misconduct.
Indemnification: The Guest agrees to indemnify and hold harmless Dixon Landing RV Resort from any claims, damages, or expenses (including attorney’s fees) resulting from:
Injury to the Guest or their children
Damage caused by the Guest or their children
Violation of playground rules
Condition of Equipment: Guests acknowledge that playground equipment is used at their own risk. Guests agree to inspect the area prior to use and to notify management of any hazardous condition.
17. LONG-TERM RENTAL AGREEMENT ADDENDUM
Lessor: Dixon Landing RV Resort, 135 John Pollock Road, Grantsboro, NC 28529
Lessee (Guest)
1. Term and Payment - Lessee agrees to rent RV Site #_________ for $________ per month beginning __________ and ending __________(see attached Invoice for details). Rent is due monthly without demand. Late fees of $25 per day apply until full payment is received. Returned checks incur a $35 fee. A valid credit card must remain on file for monthly charges and utilities. Zelle payments are accepted (contact office for setup).
2. Utilities Utilities are billed monthly and payable upon receipt. Departing guests will be invoiced for final usage at checkout.
3. Maintenance and Cleanliness Lessee must keep the site clean and sanitary. At departure, the site must be returned in good condition, normal wear excepted.
4. Compliance Lessee and their guests agree to comply with all rules and regulations of Dixon Landing RV Resort. Violation of Resort policies may result in immediate termination of tenancy.
5. Insurance and Documentation Lessee must maintain valid RV insurance, registration, and driver’s license on file. Copies must be presented at check-in.
6. Indemnification Lessee shall indemnify, defend, and hold the Resort harmless from any claims, damages, or costs (including attorney’s fees) resulting from their stay or activities on the property.
7. Termination Failure to comply with this agreement or to pay rent and utilities when due may result in eviction without refund.
