Down By The Bay RV Resort & Campground - Rules and Regulations 

Effective Date: 1/1/2026

These Rules and Regulations are incorporated into and made part of the RV Site Lease Agreement between Down By The Bay RV Resort & Campground ("Park") and all guests and residents. Violation of these rules may result in termination of the Lease Agreement and removal from the property. 

GENERAL CONDUCT 

All guests, residents, and visitors are expected to conduct themselves in a courteous and respectful manner at all times. The Park reserves the right to refuse service to anyone who engages in disruptive, threatening, or illegal behavior. Any conduct that disturbs the peace and quiet enjoyment of other guests may result in immediate termination of the lease and removal from the property. 

QUIET HOURS 

Quiet hours are in effect from 10:00 PM to 7:00 AM daily. During quiet hours, all guests must: 

• Keep noise levels to a minimum 

• Turn off or lower music, televisions, and radios 

• Avoid loud conversations, shouting, or other disruptive activities 

• Refrain from operating generators, power tools, or other loud equipment 

Excessive noise at any time of day that disturbs other guests is prohibited. The Park reserves the right to enforce quiet hours and address noise complaints at any time. 

SPEED LIMIT 

The speed limit throughout the Park is 10 MPH. All vehicles, including golf carts and bicycles, must observe this speed limit. Children riding bicycles, scooters, or skateboards must be supervised and follow all safety rules. 

PARKING AND VEHICLES

• Only vehicles registered with the Park are permitted on the property.

• All vehicles must be parked on the assigned RV site or in designated parking areas.

• No parking is allowed on roadways, grass areas, or other guests' sites.

• All vehicles must be in good working order with current registration and insurance.

• Vehicles that are inoperable, unlicensed, or abandoned may be towed at the owner's expense. 

• No vehicle repairs or maintenance (other than minor emergency repairs) are permitted on the property. 

• No commercial vehicles, trailers, or equipment may be stored on the property without prior written approval from Park management. 

RV AND SITE STANDARDS 

• RVs must be maintained in good condition, free of structural damage, rot, or deterioration. 

• RVs must be clean and presentable on the exterior. 

• Sites must be kept clean, neat, and free of clutter, debris, and fire hazards.

• No storage of items under RVs or in common areas. 

• Awnings, slide-outs, and other RV features must be properly maintained and secured.

• No additions, structures, or permanent modifications to the RV site are permitted without prior written approval from Park management. 

• Clotheslines are not permitted. Clothes must be dried inside the RV or in designated laundry facilities. 

PETS 

• A maximum of two (2) pets per site are permitted. 

• All pets must be registered with Park management at check-in. 

• Pets must be leashed at all times when outside the RV. Leashes must not exceed six () feet in length. 

• Pets must never be left unattended outside the RV. 

• Owners must immediately clean up after their pets. Waste must be disposed of in designated receptacles.

• Pets must not be allowed to bark excessively or create a nuisance.

• Aggressive or dangerous pets are not permitted and may result in immediate termination of the lease. 

• Owners are fully responsible and liable for any damage or injury caused by their pets.

• The following breeds are prohibited: Pit Bulls, Rottweilers, Doberman Pinschers, Chow Chows, Akitas, and any mixed breed containing these breeds. 

GUESTS AND VISITORS 

• All guests and visitors must check in at the Park office upon arrival.

• Residents are responsible for the conduct of their guests and visitors.

• Guests and visitors must comply with all Park rules and regulations.

• Overnight guests are not permitted without prior approval from Park management. • Visitor parking is available in designated areas only. 

CHILDREN 

• Children must be supervised by an adult at all times. 

• Children under the age of  are not permitted to operate golf carts or motorized vehicles. 

• Parents are responsible for their children's conduct and any damage caused by their children. 

• Children must respect the property and privacy of other guests. 

UTILITIES 

• Residents are responsible for proper use of all utilities including water, electricity, and sewer. 

• Do not leave water running unattended. 

• Do not overload electrical circuits or use unsafe electrical equipment.

• Sewer hoses must be properly connected and maintained. No dumping of waste on the ground. 

• Report any utility problems or leaks to Park management immediately.

TRASH AND RECYCLING 

• All trash must be placed in designated dumpsters or trash receptacles.

• Do not leave trash bags outside your RV or on your site. 

• Recycle when possible in designated recycling bins. 

• Large items or bulk trash must be disposed of off-site or with prior approval from Park management. 

• Do not place hazardous materials, chemicals, or batteries in trash receptacles. 

FIRES AND GRILLS 

• Campfires are permitted only in designated fire rings or fire pits. 

• Fires must be attended at all times and completely extinguished before leaving the site or going to bed. 

• Charcoal and propane grills are permitted but must be used safely and away from RVs and structures. 

• No burning of trash, leaves, or other materials. 

• Fireworks are strictly prohibited. 

SWIMMING AND WATERFRONT AREAS 

• Swimming and water activities are at your own risk. The Park is not responsible for accidents or injuries. 

• Children must be supervised by an adult at all times in waterfront areas.

• No glass containers are permitted in waterfront areas. 

• No lifeguard is on duty. Swim at your own risk. 

• Observe all posted rules and signage in waterfront areas. 

WEAPONS AND FIREARMS 

• Firearms and weapons must be stored securely and in compliance with all federal, state, and local laws. 

• No discharge of firearms or weapons on the property. 

• Hunting is strictly prohibited on the property.

ILLEGAL ACTIVITIES 

• No illegal drugs, drug paraphernalia, or illegal activities are permitted on the property.

• Violation of this rule will result in immediate termination of the lease and notification of law enforcement. 

ALCOHOL 

• Consumption of alcoholic beverages is permitted for guests  years of age and older.

• Excessive drinking or intoxication that disturbs other guests is prohibited.

• No public intoxication or disorderly conduct. 

SMOKING 

• Smoking is permitted only in designated areas or inside your RV. 

• Cigarette butts must be properly disposed of in designated receptacles.

• No smoking in common areas, restrooms, laundry facilities, or other enclosed public spaces. 

MAIL AND PACKAGES 

• Mail and packages may be delivered to your RV site. 

• The Park is not responsible for lost, stolen, or damaged mail or packages.

• Residents must provide forwarding address information upon departure. 

MAINTENANCE AND INSPECTIONS 

• Park management reserves the right to inspect RV sites and RVs for compliance with these rules and regulations. 

• Park management may enter your site for emergency repairs, maintenance, or safety inspections with reasonable notice. 

• Residents must report any maintenance issues or safety concerns to Park management immediately.

SUBLETTING AND ASSIGNMENT 

• Residents may not sublet, assign, or transfer their RV site to any other person without prior written approval from Park management. 

• Short-term rentals (such as Airbnb or VRBO) are strictly prohibited. 

AMENDMENTS 

The Park reserves the right to amend, modify, or add to these Rules and Regulations at any time. Residents will be provided with written notice of any changes. Continued occupancy of the RV site constitutes acceptance of any amendments to these Rules and Regulations. 

ENFORCEMENT 

Violation of these Rules and Regulations may result in: 

• Verbal or written warning 

• Fines or penalties 

• Suspension of privileges 

• Termination of the Lease Agreement 

• Removal from the property 

• Legal action 

The Park reserves the right to determine the appropriate enforcement action based on the severity and frequency of violations. 

ACKNOWLEDGMENT 

By signing the RV Site Lease Agreement, I acknowledge that I have received, read, and understand these Rules and Regulations. I agree to comply with all rules and regulations and understand that violation may result in termination of my lease and removal from the property.

Booking Policy:

For stays less than one month, the full reservation total is required at the time of booking. For stays of one month or more, a prepayment equivalent to our weekly rate is required at the time of booking.

Cancellation and Refund Policies:

Daily/Weekly Reservations

• Reservations cancelled at least 7 days prior to arrival will receive a full refund.
• Reservations cancelled less than 7 days prior to arrival receive no refund.
• No shows and early departures receive no refund.

Monthly Reservations

• Reservations cancelled at least 14 days prior to arrival will incur a 20% cancellation fee.
• Reservations cancelled less than 14 days prior to arrival receive no refund.
• No shows and early departures receive no refund.
