Terms & Conditions
Park Policies
Check in / Check out
Check in is at 2pm and entitles you to your site until 11am the day after check in. Early Check in is not permitted under normal circumstances; but if your site is available we may make exceptions. If your early there is normally room to park at the public boat ramp just feet from the park. Check out time is 12 PM. You do not need to contact the office for checking out.
Late Fee's
Ultilities: $10 after the 5th of each month. If after 2 weeks you have not paid, you will be chared an addional $10 and repeat untill it has been paid.
Rent: $20 after the 5th of each month. If after 2 weeks you have not paid, you will be chared an addional $20 and repeat untill it has been paid.

Please do not come to the office or call park phone before 7:30am or after 5:30pm. Incase of Emergancy, please contact only park phone via call if noone answers, please send a text. Do not contact Trey (CEO). Please only call Park mananger Kelcie via 979-529-1516
Site Changes
You have been assigned a specific site, if you wish to move, please check with the office or management team. Due to Reservations and maintenance, moving may not be possible. Please inquire before moving sites.
Open Fires
Open fires are not allowed in our park. Fires must be contained in a firepit or designated fire ring. if your charcol is on the ground/ gravel and is not cleaned, we will charge a cleann up fee.
Parking
Please do not park your vehicle, trailer, boat or ect in an adjacent site. Use of more than one site will result in additional charges.
Storage
Storage is allowed around Rv, however, you must keep it neat and tidy. No clutter, No trash, No cardboard boxes, no bikes or vehicles that arent operatable.
Park and site Navigation
Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use the main road and designated public paths to walk around the campground.
When walking to the office, please do not walk through shop. You must walk around to the designated office door. If park manager Kelcie or CEO Trey is not in the office or shop please do not distract workers, instead exit office area/ shop, please send a text message to the phone of what you needed.
Rugs
Rugs bigger than 3’ x 2’ are not allowed as it kills the grass and we want your site to look good for both you and the next guest.
Pet Policies
Leash
We ask that you keep your pets on a leash at all times. This helps, you, your pet, and other guests, to keep everyone safe.
Building
Pets are not allowed inside the building for their and our safety. Please do not tie your pet(s) to our posts, trees, or doors.
Pet deposit
$45 non refunable
max amount of pets allowed per spot is two.
Clean up after pet
We kindly ask that all pet owners be good neighbors and clean up after their pets at all times. Please ensure that your pets do not deposit waste in other guests’ sites or in the gravel driveway.
Failure to clean up after your pet may result in a clean-up fee. If we are unable to identify the responsible party and this becomes a recurring issue, we will have to implement another pet deposit.
Leaving pets unattended
Pets may not be left unattended in our park. Please do not tie your pet(s) to a tree and leave. Leaving your pet(s) unattended is dangerous for your pet(s) as many factors including weather, power outages, ect. can affect your pets well-being while you’re away. if pets are found off a leash and with no collar/ tag well call the county or we will take it to SPCA.
Vehicle Policies
Speed Limit
The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.
Parking
Covered RV spots are approximately 30 feet wide and 44 deep with room to park 1 RV, vehicle, boat, jet ski or other trailer as long as you stay within your designated area. Parking in front of spot that is not yours, is not permitted, as it will result in blocking the driveway, and other guests' sites. Most concrete pads have room for one RV and two personal vehicles. Do not park in sites that you did not register for. Parking on the grass is NOT permitted at RV sites.
General Park Policies
Electrical
If any problems occure, Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Even if you’re an electrician, law prohibits you from working on our pedestals unless hired to do so.
Quiet Time
Quiet time is 10PM to 7AM. Anyone playing loud music will be warned only once and then asked to leave without refund.
Trash disposal
A dumpster is on site for guests to use. Please tie trash bags completely closed before putting it into the dumpster. Please be aware that only guests and long term tenants are allowed access to the dumpster, visitors are not allowed. Any visitors caught disposing of trash into the dumpster will be warned once. Then, if caught again, visitor(s) will be asked to leave and will not be permitted back on the property.
If the dumpster is full please notify the office. Do not place your trash on the ground or over fill the dumpster. Woodland creates like possums, wild cats and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visitor(s) at your site. When disposing of boxes, please break them down before placing them into the dumpster. This will allow more room in our dumpster.
Please do not dispose of motor oil, cooking oil, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.
Children
Children under 14 must be supervised by an adult at all times. Horseplay, running, diving into the river is not permitted. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of your children and our RV guests.
Clothes lines
Clotheslines will not be permitted in our park. There is a local laundromat off HWY 36 if you need services done.
Fireworks and Firearms
Fireworks and firearms are strictly prohibited in our park. The Prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibition of firearms includes all guns including air soft, BB, and pellet guns. If these items are found outside your RV, you will be asked to leave immediately without a refund.
Repairs
Repairs to RVs and vehicles are allowed, however they must clean up afterwards. No trash is to be left outside. If there is trash left behind there will be a fee.
Safety and Emergencies
In case of emergencies dial 911. Emergency information contact form will be required from all monthly guests. This information remains private and used only when a situation arises.
If you observe any activity you believe to be a concern, call or text (979) 529- 1516, 24 hours a day. (no soliciting is allowed)
Dock & Peir Policies
Tenants must be with their guests at all times when at the dock/ peir.
Picking up after yourself is very vital this includes trash, bait, fishing tackle and ect. We do not want trash going into the river.
No vehicles are allowed down by the docks. Golf carts, buggies and bikes are allowed, however they are not allowed between the T-posts due to our septic system.
Cancellation Policy
If cancellation is made 30 days in advance of the reservation start date, guest will incur a $25 cancellation fee
If cancellation is made 14-29 days in advance of the reservation start date, guest will receive a 50% refund
If cancellation is made 7-13 days in advance of the reservation start date, guest will receive a 25% refund
No refunds are provided for cancellations made less than 7 days in advance of the reservation start date.
If guest is a no show there will be no refund.
A credit or debit card will be Kept on fill.
Henry's Hideout Policies & Rules
General:
Tenants and guests are responsible for any damage or injury caused by themselves, their children and/ or pets.
Tenants assumes any and all risks associated with foregoing and agrees to hold Landlord harmless from indemnify Landlord against the same,
The resort is not responsible for any personal injuries or damages, loss or theft of any personal property or vehicle.
We reserve the right to evict any person(s) who does not comply with the camp rules and policies.
All guests and visitors must register in the office upon arrival.
All motorhomes, RVs, Travel trailers must be in good working order and appearance.
We reserve the right to refuse access to any guest whose vehicle is deemed to be unacceptable.
Tent camping is permitted only in RV spaces only when available or in the forest.
Total number of guests in any space cannot exceed the maximum capacity of 5 people for that site.
Visitors are welcome at the guest sites between the hours of 9am & 10pm.
Overnight parking or storage of trailers, boats, jet skis or utility trailers is allowed in designated areas.
Propane grills and propane fire pits are allowed. charcole is not allowed as it results to guests dumping in grass & gravel.
Blow up mattresses, sleeping bags and coats are not allowed outside.
cigeratte Butts MUST be cleaned up and kept off the ground. If found on the ground, We will charge a clean up fee.
Washing RVs or vehicles on property is permitted.
The use of any paint products or chemicals is prohibited
Clothing lines are not allowed
Guests may not hang items from trees
All guests must keep their site neat and clean for the duration of your stay
Only 1 RV, 2 vehicles, 1 trailer or utv/ golf cart allowed per site unless stated otherwise
Do not leave trash out overnight
All trash must disposed of into designated dumpsters.
Drones or other remote controlled machines may not be used at any time while you stay on our property
Henry’s Hideout is in a natural habitat area. There are coyotes, birds of prey and reptiles. All guests should ensure pets and small children are supervised at all times.
Safety:
The use of firearms of any kind is prohibited in the resort.
The use of archery, paintball, slingshots,or airguns is PROHIBITED.
Use of illegal drugs is PROHIBITED
Obnoxious behavior of any kind is Prohibited, and you will be asked to leave without refund.
Speed limit on property is 5 MPH
Motorcycles must be in idle speed when traveling through the resort
No vehicles can block any portion of the road.
Vehicles may park in designated spaces only
Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort
Kids are not allowed on peir/ dock without parental supervision
Hideout Tenats guests' must be acconpanied by Henry hideout tenants at all times when at the dock/peir.
Security:
Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
Report any problems with your site to the main office immediately
We adhere to and maintain all state, county, and local laws on property
Quiet Hours:
Quiet hours are from 10pm to 7am
Please be courteous to other guests around you
Loud music or objectionable noise is not allowed at any time
Inconsiderate guests will be evicted from park
Violence towards other guests or resort staff will result in immediate eviction from park
Guests violating rules that result in eviction notice will not receive any refunds for their stay.
Pet Policy:
We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/ safety of our guests or the resort
Pets must be kept on a leash under the control of someone who can always manage all animals
There is a two pet limit in the resort
No exotic or oversized pets are permitted, this includes reptiles or large birds
Pets may not be left outside unattended
Guests are responsible to “clean up” after their pet(s)
Guests should carry proof of pet(s) vaccinations & flea treatments
Pets are prohibited from entering the building
Resort is not responsible for and will not be held accountable pet owners for any injury or damage caused by pet(s).
Service animals may accompany a disabled person without any person without any proof of disability or certification for service animal
I agree, and shall cause my children, guests, and invitees, to abide by the park rules, including those rules and policies published on the park website, or otherwise communicated in any manner by Hunter’s Hideout Park management.
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Hunter’s Hideout, LLC, its owners, agents or park management team, from any and all liability to, my children, my invitees/ guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Hunter’s Hideout property, facilities and amenities (collectively, the premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lighting; temperature fluctuations; falling trees; tree limbs; ice; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Henry’s Hideout Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Henry’s Hideout Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.
As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Henry’s Hideout , LLC, its owners and agents (collectively, "Henry’s Hideout Management'") harmless from any loss, liability, damage or cost (including attorney's fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Jellystone Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Henry’s Hideout , LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and HENRY’S HIDEOUT MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law.
Henry’s Hideout Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Henry’s Hideout Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay.
On behalf of each person in my party, I grant Henry’s Hideout and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any
Animal Waiver
I hereby agree to the following regulations and conditions relating to my dog while camping at Henry’s Hideout Park/ Camp-Resort ("Campground'") with my dog.
○ Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, boat ramp and building.
○ Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
○ Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.
○ Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
○ Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
○ Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees ("Released Parties") from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog's presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney's fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
○ Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
