Rules & Regulations

So That Everyone Can Enjoy Their Stay

Welcome to Landing RV Resort

We’re delighted to have you with us! Landing RV Resort is an active 55+ community where guests come to relax, connect, and enjoy Florida’s beauty. To ensure a pleasant experience for everyone, please take a moment to review and follow our community rules and regulations.

GENERAL INFORMATION

You must check-in at the office upon arrival.  If arriving on the weekend you must come to the office first thing Monday morning.  No arrivals after dark.

Age Requirement
Landing RV Resort is an active 55+ RV community. At least one registered guest must be 55 years of age or older.

RV Requirements
All RVs must be 10 years old or newer, unless prior approval has been granted by management.  All sites are BACK-IN.  

Seasonal Booking Policy
During our high season (January–March), a three-month minimum stay is required. January, February, and March must be booked together.
All other months may be booked individually.

Lot Rent Policy
Lot rent is non-transferable and non-refundable for early departures or late arrivals.

GENERAL CONDUCT AND COMPLIANCE

These rules apply to all guests, residents, and visitors (“Guests”).
All Guests must comply with the rules and regulations below, as well as any rules posted at the property or issued by management.

Management reserves the right to remove from the resort any individual who violates these rules or who fails to comply with staff directions.
No refunds will be issued for voluntary departures, evictions, acts of nature, or removals in accordance with these rules or by law enforcement.

RESERVATION & PAYMENT POLICY

  • Reservations under 30 nights: require a deposit equal to 50% of the stay.

  • Reservations 30 nights or longer: require a $300 deposit.

  • Deposits are non-refundable as stated under the terms of the Cancellation Policy.

  • The remaining balance is due upon arrival.

  • A valid credit card must remain on file and may be charged for unpaid balances or damages in accordance with applicable law.

  • Personal checks are not accepted at check-in.

CHECK-IN & CHECK-OUT

  • Check-in: 1:00 PM (no arrivals after 5:00 PM)  We do not have drive thru lots.  All Lots are Back-in

  • Check-out: 11:00 AM

Early check-in or late check-out may be available upon request. Late check-outs are subject to a $20.00 fee and availability.
Guests who have not arrived within 24 hours of check-in time and have not contacted management will be considered no-shows and will forfeit their deposit.

REGISTRATION REQUIREMENTS

All motorhomes, fifth wheels, travel trailers, park models, and vehicles must have valid registration and tags.
Guests without proper registration must provide proof of renewal or a valid temporary tag before entering the resort.

SITE LOCATIONS & CONDITIONS

  • Site assignments may change prior to arrival unless a site lock fee is paid.

  • Only certified RVs (Class A, B, or C motorhomes, fifth wheels, or travel trailers) are permitted.

  • Tents, pop-up campers, and conversion vans are not allowed.

  • Each site accommodates one RV unit.

  • All sites must be kept clean and free of debris. Guests will be charged for excessive cleanup.

  • Restrooms and showers may be closed periodically for cleaning—please plan accordingly.

  • No parking outside the restroom or shower facilities.

OCCUPANCY & VISITORS

  • Site rates include up to two registered guests unless otherwise approved.

  • Visitors must register at the resort office and may be subject to guest fees.

  • Visitors may stay a maximum of two weeks per year at a rate of $5.00 per night per person.

  • Visitors may not bring pets.

  • All guests under 18 must be accompanied by an adult in all common areas.

  • Residents are responsible for the behavior of their visitors.

AMENITIES & FACILITIES

Resort amenities are for the exclusive use of registered guests and their visitors.
All facilities are used at your own risk.
Management may temporarily close facilities for maintenance, weather, or safety reasons.
Please follow all posted rules in the recreation hall, pool area, and shuffleboard courts.

QUIET HOURS

Quiet hours are from 10:00 PM to 8:00 AM.
Please respect your neighbors and avoid excessive noise.
Motorcycles and other loud vehicles may not be started before 8:00 AM or arrive after 10:00 PM.
Profanity or disruptive conduct will not be tolerated.

RESPECT YOUR NEIGHBORS

Please be considerate of others—do not walk through or across another guest’s site.
Landing RV Resort promotes a welcoming, inclusive, and respectful community.
Harassment or offensive behavior of any kind, including actions based on race, religion, gender, orientation, or political views, will not be tolerated.

Flags, signs, or symbols containing vulgarity, depicting the Confederate flag, or promoting political candidates are prohibited.
Failure to comply may result in immediate eviction without refund.

WILDLIFE & ENVIRONMENT

Please enjoy our local wildlife from a distance.
Do not feed ducks, cats, turtles, birds, or any wild animals.
Feeding or harming wildlife is prohibited and may be against state law.
Guests who feed or disturb wildlife may be immediately evicted without refund.

SITE SAFETY

  • No wood or charcoal fires.

  • Gas or propane grills only.

  • All personal equipment must be used safely and kept in good condition.

EMERGENCY ACCESS

If a resort team member determines that an emergency or dangerous condition exists on your site, they may enter to prevent harm to persons or property.

PETS

Landing RV Resort is pet-friendly—but we must keep it clean and courteous for everyone.

  • Maximum two pets per site; each under 30 lbs.

  • Pit Bulls or Pit Bull mixes are not permitted.

  • Pets must be leashed (max 6 ft) at all times, including on golf carts.

  • No tie-outs or unattended pets outdoors.

  • Pets must stay off other guests’ lots.

  • Owners must clean up immediately after their pets — “Pick it up or pack it up.”

  • Vaccination records must be available upon request.

  • The dog park is located near the resort entrance.

  • Management reserves the right to require removal of any aggressive or disruptive pet.

SEWER CONNECTIONS

All sewer hoses must be in good condition with a rubber seal at the connection.
Hoses must slope downward to the hookup to prevent spills.
Guests will be held responsible for any damage or cleanup due to improper connections.

ELECTRICITY

  • Electrical pedestals are resort property—tampering is prohibited.

  • Guests may not overload circuits and must use approved outdoor cords.

  • Please conserve energy by turning off lights and A/C when away.

  • EV charging is permitted only at designated stations.

  • Monthly stays are billed for electricity around the 18th of each month, including a $6.50 meter fee.

  • Final readings are due upon check-out.

MAIL & PACKAGES

Locked mailboxes are available.
Lost key fee: $5.00.
Unreturned key fee: $25.00.
Landing RV Resort is not responsible for delivery errors.
For reliable service, we recommend obtaining a local PO Box.

SPEED LIMIT

The speed limit throughout the resort is 10 MPH.
Please drive carefully and stop fully at marked intersections.
Violations may result in removal from the property without refund.

SMOKING POLICY

Smoking is not permitted inside any buildings, including the office, clubhouse, laundry, bathhouse, or pool area.
Please dispose of cigarette butts only in designated outdoor receptacles.

POOL RULES

  • Pool hours: 9:00 AM to dusk.

  • Registered guests and their visitors only.

  • No running, diving, or horseplay.

  • Shower before entering the pool.

  • Please use earbuds for personal music while sitting or laying out.

  • Pool facilities are not a substitute for bathing—please use showers instead.
    Additional pool rules are posted at the pool and must be followed at all times.

GOLF CARTS

  • Operators must be 18+ with a valid driver’s license.

  • Headlights must be used after sunset.

  • No operation after dark without lights.

  • Drive only on paved roadways—no cutting through sites or behind homes.

  • Passengers, including pets, must remain seated and secured at all times.

  • Reckless driving, racing, or horseplay will not be tolerated.

SUBLETTING

Subletting or renting out your lot is strictly prohibited.
All sites must be owner-occupied.

PARKING

  • Park only on your assigned lot, directly in front or to the left of your RV near the road.

  • Maximum one vehicle per site..

  • Overflow parking is available at the clubhouse.

  • No parking on sidewalks, or walkways, and handicapped spaces require proper placards.

TRASH & DISPOSAL

  • Break down all boxes before disposal.

  • Access code to the dumpster area will be provided at check-in.

  • Do not enter on bicycles or golf carts through the walk gate.

  • No furniture, appliances, propane tanks, or large items in or around dumpsters.

  • If the dumpster is full, place sealed bags neatly beside the fence.
