Rules, Regulations, and Policies — Transient (Short-Stay) Guests

Welcome to Legacy RV Resort in beautiful coastal Georgia. We are a family-owned and operated facility dedicated to providing a safe, pleasant, and enjoyable stay for all guests. Your cooperation in maintaining our grounds and showing courtesy to others ensures an excellent experience for everyone.

These Rules, Regulations, and Policies apply to transient guests staying 28 nights or fewer. Guests staying longer, or renewing on a recurring monthly basis, are governed instead by Legacy RV Resort's separate Month-to-Month Guest Agreement, which must be signed before an extended stay begins — see “Extension of Stay” below. By signing the Guest Acknowledgment at the end of this document, or by checking in and using Legacy RV Resort's property, facilities, or amenities, all guests agree to comply with the following Rules, Regulations, and Policies, including the Release of Liability, Assumption of Risk, and Indemnification section below.

Identification and Guest Eligibility

Guests may be required to provide valid identification, including driver's license, passport, military ID, or equivalent and RV tag/registration/insurance. Legacy RV Resort does not allow site use by individuals listed on any state sexual offender registry or persons required to report their location to law enforcement.

General Use

We provide a site for your recreational vehicle (RV) and access to amenities designed for your enjoyment. Use of any facility, equipment, or amenity—including group activities or classes—is entirely voluntary and at your own risk. See the Assumption of Risk section below for a description of specific known risks on this property.

Check-In / Check-Out

Check-In: After 2:00 PM

Check-Out: By 11:00 AM

Early check-ins may be approved in advance. Late arrivals should refer to the late-check-in board outside the main office.

Quiet Hours

Quiet time is observed 10:00 PM – 7:00 AM. Please respect your neighbors. Repeated disturbances may result in removal from the park without refund.

Site Standards and Vehicle Policy

  • Sites are assigned or chosen by guest on Campspot. Staff will do their best to accommodate site changes once guests arrive but changes may not be possible.

  • RVs must be well-maintained and less than 20 years old unless otherwise approved.

  • Sites must be kept neat, clean, and free of clutter at all times.

  • Only one RV and two vehicles per site unless otherwise approved.

  • Speed limit: 10 MPH throughout the resort.

  • No parking on grass or adjacent sites.

  • Golf carts must obey the same speed limits and be operated by a licensed adult.

  • Golf carts and other site vehicles are used at the operator's own risk; see Assumption of Risk below.

RV Washing

RV washing is permitted with a $15 fee to be paid in office. Cars may be washed (bucket and sponge only). Professional RV wash service company information is available in the office.

Pet Policy

Legacy RV Resort welcomes well-behaved pets.

  • Pets must be on a leash at all times.

  • Owners must immediately clean up after their pets.

  • Aggressive or disruptive animals are not allowed.

  • Pets may not be left unattended or tied to trees or fixtures.

  • Excessive barking is prohibited.

  • All pets must have current vaccinations.

Failure to comply may result in removal from the resort without refund.

Fire and Smoking Policy

Fires are permitted only in raised, contained fire pits made of non-combustible materials.

  • Never leave a fire unattended. Extinguish completely before leaving or sleeping.

  • Burn only clean firewood or manufactured logs—no trash, plastics, or treated wood.

  • Management may restrict fires during windy or dry conditions.

  • Propane fire pits are permitted and encouraged as a safer alternative.

Smoking:

  • Strictly prohibited inside any building (office, clubhouse, bathhouse, or laundry).

  • No smoking within 25 feet of entrances, playgrounds, the pool, or gathering areas.

  • Dispose of cigarette butts properly—never on the ground or in fire pits.

Violation may result in fines or removal without refund.

Restrooms and Laundry

Restrooms are open 24/7 except during scheduled cleanings. Laundry facilities are available and used at guests' own risk. Please report any maintenance concerns promptly.

Trash and Disposal

Use designated dumpsters for household trash only. No disposal of hazardous, toxic, or bulky materials. Please help keep the resort clean by securing trash in bags and placing it in designated bins.

Electric and Utilities

Electric, water, and sewer connections are provided at each site. Guests may not perform self-repairs. Report all issues to management immediately.

Severe Weather

Guests should monitor local weather updates. In case of official evacuation orders, guests must vacate the property as directed. Legacy RV Resort is not liable for injury, damage, or loss caused by weather or Acts of God. The bathhouse is the most substantial structure on site and may be used at each guest's own discretion during severe weather.

Security

Legacy RV Resort is not responsible for lost, stolen, or damaged property. Report suspicious activity or safety concerns to the office or local authorities. Security cameras are on site and recorded, and cover common areas only. Cameras are not positioned to capture the interior of the bathhouse, restrooms, or any shower or changing area.

Pool Policy and Release

Our pool is for registered guests only.

  • No lifeguard on duty—swim at your own risk.

  • Children under 12 must be supervised by an adult at all times.

  • No running, diving, glass containers, or rough play.

  • Proper swimwear required.

Pool hours and safety rules are posted on-site, including required Georgia Department of Public Health signage regarding lifeguard status and drowning risk (Ga. Comp. R. & Regs. r. 511-3-5).

By entering the pool area, guests and visitors acknowledge and accept all inherent risks associated with swimming. The Release of Liability, Assumption of Risk, and Indemnification section below applies fully to the pool and pool area, and is not limited or replaced by this pool-specific notice.

Children

Children under 12 must be supervised by an adult at all times while on property.

Wildlife and Natural Hazards

Legacy RV Resort is located on coastal Georgia property adjacent to marsh, riverfront, and wooded areas, and is home to native wildlife, including alligators, snakes, insects, and nesting bald eagles. Guests should assume wildlife may be present anywhere on or near the property, keep a safe distance from all wildlife, supervise children and pets accordingly, and never approach, feed, or attempt to handle wildlife. These are inherent risks of staying at Legacy RV Resort and are addressed further in the Assumption of Risk section below

Personal Property

Guests are responsible for their own property, including RVs and belongings. Legacy RV Resort assumes no liability for loss, theft, or damage.

Right to Refuse or Evict (Transient Guests)

Management reserves the right to deny service to, or end the stay of, any transient guest or visitor who violates park rules, creates a disturbance, or poses a safety concern. No refunds will be issued in such cases, except as otherwise required by law.

Photography and Media Release

Legacy RV Resort may photograph or video record guests, events, and activities on the property (including pool events and community gatherings) for use in resort marketing, social media, and promotional materials. By staying at or visiting Legacy RV Resort, guests, and their accompanying minors, consent to such use, unless a guest notifies the office in writing that they decline to be photographed or recorded for these purposes.

Payments

Site fees are payable in advance per your reservation terms. Exceptions require management approval.

Cancellations, Changes, and Refunds

CAMP CREDIT OPTION

In lieu of a cash refund, guests may choose to waive the cancellation fee entirely and apply the

full amount paid as camp credit toward any future stay at Legacy RV Resort.

Camp credit must be used within one (1) year of the original reservation date and has no cash value.

Cancellation, refund, and deposit terms for stays longer than 28 nights are set out in the Month-to-Month Guest Agreement, not in this policy.

No refunds or credits will be issued for early departures, weather events, or evictions due to misconduct. All refund requests must be submitted in writing to management for review.

Extension of Stay

A transient guest who wishes to extend a reservation beyond 28 total nights, or to establish a recurring monthly stay, must sign Legacy RV Resort's Month-to-Month Guest Agreement before the extension takes effect. Until that agreement is signed, this transient policy — including the guest's original departure date — remains in effect, and the guest agrees to vacate the site on that date if the Month-to-Month Guest Agreement has not been signed.

RELEASE OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNIFICATION

PLEASE READ CAREFULLY. This section affects your legal rights.

Assumption of Risk

Guests, their family members, and accompanying visitors acknowledge that a stay at Legacy RV Resort involves inherent risks, including but not limited to: use of RV sites, roadways, and walkways; use of the pool and pool area; fire pits and open flames; uneven or unpaved ground; exposure to weather, including severe weather and Acts of God; use of golf carts and other site vehicles; and contact with native wildlife, including alligators, snakes, and insects. Guests voluntarily assume all such risks, known and unknown, and understand that Legacy RV Resort does not guarantee a risk-free environment.

Release

To the fullest extent permitted by Georgia law, each guest, on behalf of themselves and any accompanying family members and visitors, and their respective heirs, executors, administrators, and assigns, releases and discharges Legacy RV Resort, LLC, its owners, employees, and affiliates (collectively, “Legacy”) from any and all claims, demands, damages, or injuries of any kind arising from or related to the use of Legacy's property, facilities, or amenities, EXCEPT for claims arising from Legacy's gross negligence or willful misconduct, which are not released and remain fully preserved.

Minors

Each adult guest signing on behalf of a minor represents that they are the minor's parent or legal guardian, and signs this release both individually and on behalf of that minor — releasing and waiving the minor's own claims, to the fullest extent Georgia law permits, in addition to the adult's own claims.

Indemnification

Each guest agrees to defend, indemnify, and hold harmless Legacy from any claims, damages, or expenses (including reasonable attorney's fees) arising from the guest's own actions, negligence, or violation of these policies, except to the extent such claims, damages, or expenses are caused by Legacy's own negligence.

Nothing in this section waives any claim that Georgia law does not permit to be waived, including claims for gross negligence, willful misconduct, or a statutory wrongful death claim brought by a decedent's surviving beneficiaries in their own right.

Subletting

Guests may not assign, sublet, or transfer use of their site. Each reservation must be made by the individual or party occupying the site.

Governing Law, Venue, and Severability

These Rules, Regulations, and Policies are governed by the laws of the State of Georgia, without regard to conflict-of-laws principles. Any dispute arising from a stay at Legacy RV Resort shall be brought in the state or magistrate courts of McIntosh County, Georgia. If any provision of these policies is found unenforceable, the remaining provisions shall remain in full force and effect.

Taxes

Applicable taxes include:

  • Sales Tax/fees: 8% paid to state and county governments

  • Hotel Excise Tax: 5% for the first 10 days of stay

These taxes help support the McIntosh County community and tourism development.

GUEST ACKNOWLEDGMENT

I have read and agree to Legacy RV Resort, LLC's Rules, Regulations, and Policies in full, including the Release of Liability, Assumption of Risk, and Indemnification section above, on behalf of myself and any accompanying minors.
