Magnolia Fields RV Park Rules and Guest Guidelines

Check-In and Check-Out Policies

  • Standard Check-In: 1:00 PM
  • Standard Check-Out: 11:00 AM
  • Early Check-In / Late Check-Out: Available by prior arrangement only; additional fees may apply and are subject to availability.

Reservation, Payment, and Cancellation Policies

  • Reservations: Advance reservations are recommended, especially during peak seasons. Reservations can be made online, by phone, or in person.
  • Payment: Full payment is required at the time of booking for daily and weekly stays. Monthly guests must pay the first month’s rent upon arrival; subsequent payments are due on the same day each month.
  • Cancellation Policy: 
    • 14+ Days Before Arrival
      • Full refund, minus a $10 cancellation fee.
    • 8–13 Days Before Arrival
      • 50% refund of all payments made.
    • 0–7 Days Before Arrival
      • No refund.
    • On or After Arrival
      • No refunds for early departure or unused nights.

Refunds: Refunds are processed according to the cancellation policy and may be subject to administrative fees. Please allow up to 10 business days for processing. Refund is issued to the original payment method.

Quiet Hours and Noise Control

  • Quiet Hours: 10:00 PM – 7:00 AM
  • Noise: Please keep noise to a minimum at all times. Loud music, parties, or disruptive behavior are not permitted.
  • Generators: Use is permitted only between 8:00 AM and 8:00 PM, unless otherwise approved by management. Inverter generators are preferred for their low noise levels.

Pet Policies and Pet-Friendly Guidelines

  • Pet Limit: Maximum of 2 pets per site. Additional pets may be permitted with prior approval and applicable fees.
  • Leash Requirement: Pets must be kept on a leash no longer than 6 feet at all times, except in designated off-leash areas.
  • Supervision: Pets must not be left unattended outside your RV. No tethering or portable pet fences without approval.
  • Waste Disposal: Owners must clean up after their pets immediately and dispose of waste in designated receptacles.
  • Aggressive or Noisy Pets: Aggressive breeds or excessively noisy pets may be asked to leave the park at management’s discretion. Breed restrictions may apply.
  • Vaccinations: All pets must be up-to-date on vaccinations. Proof may be required at check-in.
  • Restricted Areas: Pets are not allowed in park buildings, or other posted locations. Service animals are exempt as required by law.

Vehicle, Parking, and Speed Limit Rules

  • Speed Limit: 5 MPH throughout the park. Please drive slowly and watch for children and pedestrians.
  • Parking: Park only in designated areas. Do not park on grass, in other sites, or block roadways. Overflow parking is available by request.
  • Vehicle Limit: Maximum of 2 vehicles per site. Additional vehicles may require prior approval and may be subject to fees.
  • RV Age and Condition: RVs must be in good repair and no older than 25 years, unless approved by management. All vehicles must be currently registered and operational.
  • Vehicle Washing and Repairs: Washing vehicles or RVs on site is not permitted. No major repairs allowed on premises. Emergency maintenance must be approved by the office.

Site Use, Setup, and Outdoor Storage Rules

  • Site Maintenance: Keep your site clean and free of litter. Dispose of trash in designated dumpsters; do not leave trash out overnight.
  • Outdoor Storage: Only outdoor furniture and approved items are allowed. No storage boxes, tires, extra propane tanks, wading pools, or clotheslines.
  • Setup: Do not make changes to your site without written consent from management. All personal items must be neatly arranged to avoid clutter or safety hazards.
  • Decorations: Seasonal decorations are welcome but must be removed promptly after the holiday. 

Generator, Fire, and Grilling Policies

  • Generator Use: Permitted only between 8:00 AM and 8:00 PM. Inverter generators are preferred. Position generators away from neighboring sites and direct exhaust away from others.
  • Campfires: Allowed only in designated fire pits or grills. No open fires, wood, or charcoal burning outside approved areas. Propane grills and fire pits are permitted.
  • Fire Bans: During local fire bans or high-risk periods, all open flames may be prohibited. Please check with the office for current restrictions.
  • Grilling: Use grills in designated areas. Do not leave grills unattended. Clean up after use and dispose of ashes properly.
  • Fireworks and Firearms: Strictly prohibited to be used throughout the park.

Amenity Use Rules

  • Amenity Use: Follow posted rules for laundry, clubhouse, and other facilities. Respect occupancy limits and usage hours.

Safety and Emergency

  • Emergency Contacts: Emergency numbers are posted throughout the park and provided at check-in. Please notify staff immediately in case of emergency.

Waste, Sewer, and Environmental Guidelines

  • Trash Disposal: Place all trash in plastic bags and deposit in designated dumpsters. Do not leave trash outside overnight.
  • Sewer Hookups: Use approved sewer hoses with secure connections. A sewer “donut” or a threaded connector is required by law.
  • Gray and Black Water: Dump only at designated stations. Ground dumping of gray or black water is strictly prohibited and may result in fines or eviction.
  • Chemical Use: Only RV-safe chemicals are permitted for waste tanks. Do not use formaldehyde or other harmful substances.

Behavioral Conduct, Alcohol, and Smoking Policies

  • Respect for Neighbors: Please be courteous and respect the privacy and space of others. Disorderly, loud, violent, or unlawful conduct will not be tolerated.
  • Alcohol: Alcohol may be consumed at your site in moderation. Public intoxication, loud parties, or alcohol in common areas is prohibited. Underage drinking is strictly forbidden.
  • Smoking: Smoking is not permitted in any building, or other common areas. Please use designated smoking areas and dispose of cigarette butts properly.
  • Illegal Drugs: Possession or use of illegal drugs or paraphernalia is strictly 

Overnight Guests, Visitors, and Occupancy Limits

  • Registered Guests Only: Magnolia Fields is for registered guests and their invited visitors. All visitors must check in at the office and may be subject to a fee. Up to two adults per site.
  • Overnight Visitors: Additional guests beyond the registered party must pay $10 per person, per night at the office.
  • Occupancy Limits: Maximum number of  persons per site is 2 adults unless otherwise approved. Exceeding occupancy limits may result in penalties or eviction. 

Long-Term Stay and Extended Residency Rules

  • Occupancy Limits: Two adults per site, additional adults (up to 3) are $100 per person for additional guests staying 5 days or more in any 30 day period.
  • Extended Stay Agreements: Long-term guests must sign a site service agreement outlining payment terms, utility charges, and park rules.
  • Site Maintenance: Long-term guests are required to keep their RV and site clean and in good repair. Annual washing and waxing may be required.

Prohibited Activities and Items

  • Fireworks and Firearms: Use strictly prohibited throughout the park. No display, discharge, or possession of weapons in a manner that may alarm others.
  • Illegal Activities: Drug use, vandalism, theft, or other illegal acts will result in immediate eviction and may be reported to authorities.
  • Hazardous Materials: No storage of explosives, toxic chemicals, or hazardous substances on site.
  • Business Operations: Operating a business from your site is not permitted without written approval.

Security, Surveillance, and Privacy Notices

  • Security Cameras: Magnolia Fields utilizes video surveillance in common areas for guest safety. 
  • Privacy: Surveillance is for security purposes only. Personal information is protected in accordance with applicable laws.
  • Reporting: Please report suspicious activity or safety concerns to staff immediately.

Legal, Liability, and Terms & Conditions

  • Release of Liability: Guests release Magnolia Fields, its owners, and staff from any claims of loss, injury, or damage while on property.
  • Indemnification: Guests agree to indemnify Magnolia Fields for any liability or costs resulting from their actions, damages, or violations.
  • Terms & Conditions: By staying at Magnolia Fields, guests agree to abide by all park rules, policies, and applicable laws. Failure to comply may result in eviction without refund.

Accessibility and ADA Compliance

  • Service Animals: Service animals are welcome in all areas as required by law.

Staff Authority, Enforcement, and Eviction Procedures

  • Staff Authority: Magnolia Fields staff and management have the authority to enforce all park rules and policies.
  • Eviction: Failure to comply with rules may result in termination of your site agreement and immediate removal from the property, without refund.
  • Notice: Guests will receive written notice of violations and may be given an opportunity to correct issues, except in cases of severe or repeated infractions.
  • Legal Process: Evictions are conducted in accordance with state and local laws, including notice requirements and dispute resolution procedures.

Additional Guidelines and Best Practices

  • Environmental Stewardship: Please respect nature by avoiding damage to trees, plants, and wildlife. Do not feed animals or cut branches.
  • Leave No Trace: Leave your site cleaner than you found it. Dispose of waste properly and minimize your environmental impact.
