Terms & Conditions

Park Rules:

  • No golf carts

  • No hunting

  • No discharging firearms or fireworks

  • No outside appliances (examples: freezers, refrigerators, air conditioners)

  • No permanent structures

  • No clothes lines

  • No smoking in any facility

  • No illicit drugs allowed on property

  • No swimming allowed (creek or pond)

  • No broken down vehicles

  • No large trucks or heavy equipment

  • No Limit ONE vehicle per unit

    • Do NOT park in vacant sites

    • Do NOT park in road

  • RVs must be in good repair - Manager discretion FINAL!

    • No remodeling of RV on site (minor repairs only)

    • No window units

    • No tarps

  • Children - Must be supervised by an adult

    • In ALL buildings

    • On excercise equipment in the multi-purpose room

    • Around creek and pond

  • Pets

    • No Pit Bulls, Pit Bull mixes, Rottweilers, or aggressive dog breeds allowed

    • Pets MUST be on a leash

    • Pets cannot be left outside unattended

    • Pick up all pet droppings immediately

    • Pets are NOT allowed in buildings

    • Place liter in a separate trash bag outside of the garbage can, to assist with garbage collection

  • Do not liter

  • Do not grill on picnic tables

  • No rugs allowed on grass

Quiet Hours: 10:00p.m. - 8:00a.m.

Acknowledgement of Rules:

I/we have received a copy of the park rules, expectations, and management responsibilities.

I/we agree not to hold this facility, or its owners liable for accidents, fire, theft, or vandalism.

Management recommends RV owners have personal insurance to cover damage to individual

RVs.

BY SIGNING HERE, I AGREE TO THESE RULES AND EXPECTATIONS. I ACKNOWLEDGE

THAT I HAVE RECEIVED, REVIEWED, AND BEEN GIVEN A COPY OF THE RULES.

Long-term:

  • I understand that I cannot bring others to live here without permission from Management

  • I understand that this is an RV Park, and I agree to follow the park’s rules.

Magnolia Sands RV Park

The following is agreed to be renter and landlord.

  • Rent is due on the 1st of the month. If renter is unable to pay, he/she agrees to move peacefully and without any incident.

  • Renter agrees that the landlord may remove and dispose of any goods left in and on the property.

  • A security deposit will be paid prior to moving in. The deposit will be refunded if:

    • There are no damages to the property caused by renter or visitors. IF damages are more than the deposit, the renter will be responsible for additional cost.

    • The property has NOT been smoked in.

    • All furnishings are in place and haven't been moved, removed, or damaged.

  • Renter agrees to keep property clean.

  • Landlord may enter property at reasonable times to make repairs or perform needed functions.

  • It is recommended that renters have renters’ insurance through their own insurance companies. No insurance is provided for the renter's property in case of fire, storm, or other damage.

INDEMNIFICATION: Renter hereby covenants and agrees to save, indemnify, and hold Lessor

and his insurers, agents and employees harmless in the event of any accident, occurrence,

injury of loss to renter, renters family, co-occupants, employees or guest, and to also defend,

save, indemnify and hold Landlord/Lessor and his insurers, agents and employees harmless in

the even of loss to such persons or anyone due to burglary, theft, robbery, fire, wind, rain or

other causes whatsoever. It is understood and agreed that Lessor and his insurers, agents and

employees shall not be liable to renter, renters family, co-occupants, friends, guest, invitees or

anyone person for injury, damage, or loss of any nature which may occur at a time on account

of any defect in the renter premises, the improvements therein and the appurtances thereto,

whether such exists at this time or arise subsequently hereto and whether such defect was

known or unknown at the time; that Lesson, his insurers, agents or employees, shall not be

liable for any injuries or damages to a person or property sustained by renter, family, co-

occupants, guest, friends, or any other person upon the premises or any damage to any other

person upon the premises or for any damage to any person or property by or from any broiler,

plumbing, gas, water, steam, or other pipes, sewage or any gas or electrical fixture or appliance

or the bursting of leaking thereof.

Magnolia Sands RV Park

Only approved persons are permitted to occupy the premises. Additional occupants will be

considered a violation of the rental agreement, and renter will be asked to vacate the property

and may forfeit the deposit. If there are damages, the renter agrees to cover the cost of

damages and will not receive a deposit refund.

Cancellation & Refund Policy:

7 or more days notice - full refund

less than 7 days - no refund

no show/early departure - no refund
