Welcome & Guiding Principles
Welcome to McIntyre RV Resort. We are excited to continue to provide a truly special place for our guests as well as an enhanced resident experience. In order to ensure we are able to do so, we have updated the Park’s Community Guidelines. These Community Guidelines are an integral piece of our efforts to improve and bring renewed pride to the Park. They have been developed to ensure a safe, clean, harmonious, and enjoyable environment for all our guests.
We are proud owners of your resort and trust we will have your cooperation in maintaining the high standards set by these new Community Guidelines. We expect that all within the community shall follow them. As with other parks we own, please trust that we will interpret and enforce these guidelines in a fair and reasonable manner.
Please carefully read the new Community Guidelines below, and keep them for reference. A copy will always be available on our website and in the on-site office. As noted in our Welcome Letter, while not every improvement will happen overnight, we are committed to steady, thoughtful progress.

Section 1: Definitions
The definitions below apply throughout this document and are established in accordance with the California Recreational Vehicle Park Occupancy Law.
- Park: McIntyre RV Resort, LLC., located at 8750 Peter D McIntyre Ave, Blythe, CA 92225.
- Park Management: The owners of the Park, their partners, directors, representatives, officers, employees, and agents, including the resident manager.
- Premises / RV Lot: The real property (RV lot or designated tent site) rented to the RVer.
- Recreational Vehicle (RV): A motorhome, park model, travel trailer, or park trailer as defined in California Health and Safety Code Section 18010.
- RVer: The person registered for occupancy who lawfully occupies an RV or tent in the Park.
- Guest: All of the RVer’s agents, invitees, or other persons on the Premises at the invitation or tolerance of the RVer. The registered RVer is responsible for their Guests.
- Recreational Vehicle Park Occupancy Law: California Civil Code Sections 799.20, et seq.
- Occupant: An RVer who has occupied a lot in the Park for 30 days or less.
- Tenant: An RVer who has occupied a lot in the Park for more than 30 consecutive days.
- Resident: A Tenant who has occupied a lot in the Park for nine (9) months or more.
- Vehicles: Any motorized or non-motorized means of transportation, including Recreational Vehicles (RVs), passenger vehicles, boats, and utility trailers.
Section 2: Reservations, Payments, and Cancellations
- Reservations & Payment: All reservations must be paid in full a minimum of three (3) days prior to the scheduled arrival date.
- Cancellation Policy:
- Cancellations made 3 or more days before arrival will incur no charge.
- Cancellations made less than 3 days before arrival will be charged for one (1) full night's stay.
- No refunds will be issued for early departures for any reason, including discomforts of nature or weather.
- Management Cancellation: Park Management reserves the right to cancel any reservation. If a cancellation is initiated by Management for weather or maintenance issues, the guest will be eligible for a full credit.
Section 3: Check-In, Check-Out, and Site Access
- Check-In Time: 11:00 AM PST
- Check-Out Time: 11:00 AM PST
- Late Check-Out: A late check-out may be possible with prior approval from Park Management. An unauthorized late check-out will result in a $50.00 fee. Please plan for a prompt departure.
- After-Hours Check-In: Please contact Park Management in advance to make arrangements. A map with your site assignment will be available outside the office. You must formally check in at the office the following morning.
- Guest & Visitor Policy:
- Only registered RVers and their listed occupants are permitted to stay overnight.
- All visitors must register at the front office, pay any applicable fees, and obtain a visitor parking pass.
- The registered RVer is personally and financially responsible for the conduct of their visitors.
- Visitors must depart by 10:00 PM PST unless approved by Management.
- Visitors are NOT permitted to bring pets into the Park. This rule is strictly enforced.
- Park Management reserves the right to limit the number of visitors per site.
Section 4: Site & RV Standards
4.1 RV & Vehicle Condition
- Age & Condition: RVs must be no more than 10 years old unless approved in writing by Park Management. All RVs must be well-maintained, in good operating condition, and have a clean, presentable appearance, free of visible defects (e.g., rust, peeling paint). The use of tarps, ropes, or exposed plywood as exterior coverings is strictly prohibited.
- Photographs: For stays longer than 30 days, applicants must submit recent photos of all four sides of their RV and any tow/passenger vehicles for approval prior to arrival.
- Licensing & Insurance: All RVs and vehicles must be properly licensed and registered. Proof of current liability insurance must be provided upon request.
4.2 Site Maintenance & Landscaping
- Responsibility: Each RVer is responsible for keeping their assigned RV Lot clean and free of weeds, litter, debris and maintaining the lawn at all times.
- Ground Penetration: You must obtain Park Management’s consent before digging or driving any stakes into the ground, this includes canopies/awnings. The RVer is financially responsible for any damage to utilities.
- Landscaping: RVers may not plant any trees, shrubs, or other permanent landscaping without prior written approval.
4.3 Storage & Outdoor Items
- Prohibited Storage: Storage of any items beneath, behind, or on the outside of the RV is strictly prohibited. This includes boxes, wood, tools, ladders, paint cans, etc.
- Permitted Items: Only outdoor patio furniture and commercially manufactured gas/propane barbecue grills in good condition are permitted.
- Outdoor Appliances: No external appliances (freezers, refrigerators, washers, etc.) may be placed outside the RV.
4.4 Accessory Structures
- Approval Required: Decks, porches, or storage sheds are prohibited without prior written approval from Park Management.
- Permanent Buildings: The installation of any cabana, garage, or other permanent building is strictly prohibited.
- Storage Sheds: One approved storage shed (max 120 sq. ft. area, 10 ft. height) may be permitted with written approval.
- Antennas/Satellite Dishes: Must be approved in writing and mounted directly on the RV or an approved stand.
4.5 Canopies, Awnings & Covers
- All canopies, awnings, sunshades, and covers must be manufacturer-made, structurally sound, in good repair, and properly secured at all times. Tarps are prohibited as permanent covers.
Section 5: Vehicle, Parking & Traffic Rules
- Speed Limit: The speed limit throughout the park is 5 MPH. This is strictly enforced.
- Vehicle Limit & Passes: The rate includes one (1) RV and one (1) passenger vehicle. All vehicles must be registered to the RVer and display a valid parking pass. Additional vehicles require a paid pass and must park in designated areas.
- Parking Regulations:
- Park entirely within your assigned RV Lot's driveway/parking pad.
- Parking on streets, grass, landscaped areas, fire lanes, or vacant sites is strictly prohibited.
- Do not block roadways or neighboring sites.
- Vehicle Condition: All vehicles must be licensed, insured, and in good operational/cosmetic condition. Leaking vehicles must be repaired immediately. No vehicle repairs or oil changes are permitted on site.
- Restricted Vehicles: ATVs, Side by Sides, RAZRs, dune buggies, dirt bikes, mini-bikes, or any unlicensed off or on road vehicles are strictly prohibited from operating over the speed limit in the park. Boats and utility trailers require prior written approval for storage. Anyone under the age of 18 is subject to fines and or removal from the property.
- Mobility: All RVs and vehicles must be kept in a mobile condition, capable of being moved within one (1) hour if required.
- Enforcement: Vehicles parked in violation of these rules may be towed at the owner's expense without notice.
Section 6: Community Conduct & Safety
- Quiet Hours:
- Sunday - Thursday: 10:00 PM to 7:00 AM
- Friday - Saturday: 12:00 AM to 7:00 AM
- During this time, all noise must be kept at a level that does not disturb neighbors. Excessive noise at any time is not permitted.
- RVer Responsibility: RVers are personally and financially responsible for the conduct, safety, and any damage caused by themselves, their family, occupants, and visitors.
- Children: Children must be supervised by a responsible adult at all times.
- Fire Safety:
- Open wood-burning fires are strictly prohibited.
- Commercially manufactured, self-contained propane fire pits are permitted.
- Gas, propane, or charcoal grills are permitted. Dispose of cold ashes in designated metal receptacles only.
- Fireworks of any kind are strictly prohibited.
- Prohibited Activities: Dangerous or disruptive activities (e.g., public intoxication, fighting, profanity) are not permitted. The use or display of weapons (firearms, BB guns, etc.) is forbidden.
- Business Activity: No business or commercial activity shall be conducted from any site without prior written consent.
- Harassment: A zero-tolerance policy is in effect for harassment, threats, or hate speech. Violators will be required to leave immediately without a refund.
Section 7: Pet Policy 🐾
We welcome well-behaved pets and responsible owners. The following rules are strictly enforced.
- Registration & Limits: All pets must be registered at the office upon arrival with proof of current vaccinations. A maximum of two (2) domestic pets are permitted per site.
- Breed & Size Restrictions: The following breeds (or any mix thereof) are not permitted: Pit Bull (all types), Rottweiler, Doberman Pinscher, Chow Chow, Akita, German Shepherd, Mastiff, Great Dane, Siberian Husky, and Alaskan Malamute. Pets must not exceed 40 lbs at maturity. Management reserves the right to refuse any animal that demonstrates aggressive or disruptive behavior.
- Leash & Control: Pets MUST be on a leash no longer than six (6) feet and under physical control at all times when outside. Pets may not be left unattended outside.
- Waste Disposal: Owners must immediately clean up and properly dispose of all pet waste. A minimum fee of $75.00 will be charged for failure to clean up.
- Noise: Excessive or continuous barking will not be tolerated and may result in the RVer being asked to leave without a refund.
- Prohibited Areas: With the exception of certified service animals, pets are not permitted in any Park buildings (restrooms, laundry, clubhouse).
- Liability: Pet owners are 100% responsible and financially liable for any injury or damage caused by their pet.
Section 8: Use of Park Facilities & Amenities
- General Use: Park facilities are for the exclusive use of registered RVers and their accompanied guests. Posted hours and rules must be followed.
- Restrooms & Showers: Please help keep these facilities clean. Children under 16 must be supervised. No smoking.
- Accommodations per site: each registered campsite is limited to the following:
- For RV Sites: The primary accommodation is (1) RV, Motorhome, or Travel Trailer. No tents are permitted.
- For Tent Sites: The primary accommodation is a maximum of two (2) tents) provided they are within the site’s designated boundary and the occupancy limit is not exceeded.
- Tenants and guests are responsible for understanding the amperage of their vehicles and equipment. Tripping breakers may result in a fine.
- Tenants and guests must only hook up to their assigned pedestals. Unauthorized hook ups to unassigned pedestals will result in a $100 first offense fine and further unauthorized electrical access will result in expulsion from the property.
Section 9: Utilities & Environmental Responsibility
- Electrical Usage: You are responsible for knowing your RV's electrical requirements. For safety reasons, guests are strictly prohibited from performing any work on Park electrical pedestals.
- Water & Sewer: A sealed sewer connection is required. Do not flush anything other than RV-safe toilet paper and human waste. Prohibited items include paper towels, feminine hygiene products, grease, and chemicals. Vehicle and RV washing is prohibited.
- Trash Disposal: All household trash must be placed in sealed plastic bags inside the dumpsters. Do not leave trash on the ground. Disposal of large items, hazardous materials, or construction debris in Park dumpsters is strictly prohibited.
- Wildlife & Environment: Do not feed or approach any wildlife. Secure all food and trash. Please help us conserve water.
Section 10: Legal Terms & Conditions of Occupancy
- Liability & Indemnification: Your use of Park facilities is at your own risk. The Park is not responsible for accidents, injuries, or losses from any cause. RVer agrees to indemnify and hold harmless McIntyre RV Resort, LLC. from any and all claims arising from the RVer's use of the Premises.
- Specific Warnings & Assumption of Risk:
- The Colorado River: Swimming is at your own risk. No lifeguards are on duty. Underwater hazards and wildlife may exist.
- Wildlife: The Park is in a natural desert environment. Snakes and other wildlife may be present. Exercise caution.
- Security: The Park does not provide security personnel and is not responsible for loss due to fire, theft, or criminal acts.
- Insurance: RVer is required to maintain liability and casualty insurance on their RV, vehicles, and personal property. For tenancies over 30 days, RVer must provide proof of insurance naming "McIntyre RV Resort, LLC." as an additional insured party.
- Right of Entry: Park Management has the right to enter the RVer's Premises for utility maintenance, rule enforcement, or in an emergency.
- Rule Violations & Enforcement: Violation of these rules may result in the termination of your stay. All actions will be carried out in accordance with the California Recreational Vehicle Park Occupancy Law.
- Attorney's Fees: In any legal action, the prevailing party shall be entitled to recover reasonable attorney's fees and costs.
Section 11: RVer Acknowledgment & Agreement
BY SIGNING BELOW, I/WE ACKNOWLEDGE THAT I/WE HAVE READ, UNDERSTOOD, AND AGREE TO BE BOUND BY ALL OF THE RULES AND REGULATIONS OF MCINTYRE RV RESORT AS SET FORTH IN THIS DOCUMENT. I/WE UNDERSTAND THAT THESE RULES ARE A BINDING PART OF MY/OUR OCCUPANCY AGREEMENT.
I/WE FURTHER AGREE TO THE TERMS OF LIABILITY, INDEMNIFICATION, AND ASSUMPTION OF RISK OUTLINED HEREIN. I/WE HEREBY RELEASE, WAIVE, AND DISCHARGE MCINTYRE RV RESORT, LLC., ITS OWNERS, AND AGENTS FROM ANY AND ALL LIABILITY FOR LOSS OR DAMAGE TO PERSON OR PROPERTY ARISING OUT OF MY/OUR USE AND OCCUPANCY OF THE PARK.
I/We understand that I/we are responsible for the actions and any damages caused by all persons in my/our party, including any children and any guests that visit during my/our stay. I/We grant McIntyre RV Resort and its partners the right to include any photographic or video portrayals of persons in my/our party in any medium for any lawful purpose.
This agreement is entered into in Blythe, California, and will be governed by the laws of the State of California.
