Terms & Conditions

By booking or entering the property, guests agree to comply with these Terms, Rules & Regulations (“Park Rules”). These rules are part of your rental agreement. M&M Outdoors, LLC may update them at any time. Failure to comply may result in immediate eviction without refund.

1) Booking & Payment

Eligibility: Primary guest must be 22+ (unless accompanied by a parent/guardian).
Occupancy: Max 6 guests per cabin/RV site (including children). Overcrowding will result in removal without refund.
Guest List: A complete and final guest list is required before check-in. No substitutions, switches, or additions after arrival. No credit for listed no-shows.
Deposit (non-refundable): Equal to the first night’s stay, due at booking (applied to reservation total).
Final Balance: Due 14 days before arrival.
Taxes/Fees: Added at checkout. Rates subject to change until deposit is paid.

2) Cancellations & Refunds (Central Time)

0–29 days before arrival: No refund.
31–180 days before arrival: 20% cancellation fee of total reservation. Your non-refundable first-night deposit is applied toward this fee.
If deposit ≥ 20%: we keep the deposit and refund amounts paid above it.
If deposit < 20%: we keep the deposit and charge the difference to reach 20%.
181+ days before arrival: Full refund of payments made, excluding the non-refundable deposit.
Refund timing: Eligible refunds are returned to the original payment method within 5–10 business days.
No-Shows / Early Departures: Not refundable.

3) Check-In / Check-Out

Check-In: 2:00 PM (Central). Gate/entry instructions are sent to the primary guest. Do not share codes outside your party.
Check-Out: 11:00 AM (Central). Late check-out may be available by request/fee.

Cabin Check-Out Steps

Trash: Bag all trash and take it to the outside garbage can by your cabin.
Beds/Linens: Strip all beds; place used sheets, pillowcases, and towels in the shower.
Dishes: Wash all dirty dishes by hand and leave to air-dry in the dish rack.
Food/Surfaces: Remove opened food; wipe counters/stove.
Lights/Climate/Doors: Turn off lights, set thermostat to posted setting, and lock all doors/windows.
Fires/Grills: Ensure firepits and grills are fully extinguished and cool.

RV Site Check-Out Steps

Trash: Dispose of trash in designated dumpsters or park bins. Do not leave garbage outside—it attracts wildlife.
Hookups: Disconnect water, power, sewer; replace the sewer cap and secure all hoses/cables. A positive sewer seal is required on both ends of the sewer hose (Alabama law requires sewer connectors/fasteners).
Site Cleanliness: Remove all items, food scraps, and pet waste. Return picnic tables/borrowed items to original positions.
Fires/Grills: Ensure firepits and grills are fully out and cool.

4) Quiet Time

10:00 PM – 7:00 AM.
Please be considerate of others. No loud music at any time.

5) Speed Limit

7 mph at all times.

6) Sewer

Positive sewer seal required on both ends of the hose; Alabama law requires connectors/fasteners.

7) Swimming & Water Areas

Swimming is not recommended. Guests swim at their own risk.
Children must be supervised near water at all times.

8) Children

Children must be supervised by a parent/guardian at all times.
Parents/guardians are liable for children’s safety and behavior.
M&M Outdoors, LLC is not responsible for children left unsupervised.

9) Trash

Dumpster is for personal trash only.
All garbage must be bagged and tied; break down boxes.
Do not leave trash outside by your RV or cabin.
Guests are responsible for disposing of their own trash.

10) Sites & Appearance

Sites must be kept clean and orderly (management discretion).
RVs must be kept clean and in good repair.
Washing vehicles may be restricted if excessive.
No construction or placement of outside storage units.

11) Pets

Where allowed: Pets are welcome in select cabins and RV sites with registration and a fee.
Limits: Maximum 1 pet per site/cabin.
Control: Pets must be leashed, caged, or crated when outside. No tying/chaining to trees/structures.
Cleanup: Guests must clean up after pets ($25 fee per violation).
Behavior: Aggressive breeds prohibited. Excessive barking or disruptive behavior will not be tolerated; after two warnings, pets must be removed within 24 hours.
Cabins: One dog under 40 lbs allowed; $135 pet fee. Pets not allowed on furniture or bedding and must be crated if left alone. $250 extra cleaning fee if hair is found on furniture or bedding.
Service Animals: Permitted with documentation.
Vaccinations: Records must be submitted prior to arrival (email: mandmcampground@gmail.com).

12) Alcohol, Glass & Smoking/Vaping

Alcohol allowed in concealed containers only. For safety, avoid glass.
Smoking/Vaping is prohibited inside cabins. $350 remediation fee for violations.

13) Fires, Fireworks & Firearms

No fireworks.
Use designated firepits only; never leave fires unattended. Follow county burn bans.
Do not place ashes in trash receptacles. Allow ash to cool completely in firepits.
Firearms: Must not be displayed, handled, or discharged on the property; comply with all applicable laws.

14) Parking & Vehicles

Two vehicles per RV space.
Park in front of or behind your RV, out of drives.
No unlicensed or inoperable vehicles.
No major mechanical or long-term repairs on property.

15) Mail & Deliveries

M&M Outdoors, LLC does not accept mail or packages for guests.
Please use a local post office or general delivery.

16) Amenities & Wi-Fi

Wi-Fi: Complimentary, provided “as-is”; performance/coverage not guaranteed.
Pond & Fishing: Stocked with bass and bream; catch-and-release only—no keeping fish.
Nature Areas: Expect natural terrain, wildlife, insects; stay on marked trails.

17) Safety, Risks & Liability

Inherent Risks: Encounters with wildlife (e.g., snakes, mosquitoes, ticks, stinging insects, and other animals); natural terrain and environmental conditions; risks associated with water features, campfires, hiking trails, and recreational activities.
Assumption of Risk: By entering the property, you voluntarily assume all risks of injury, illness, or damage to person or property while on the premises, whether caused by natural conditions, other guests, or otherwise. M&M Outdoors, LLC is not responsible for any electrical components on RVs.
Release & Hold Harmless: In consideration of being permitted to enter and use the facilities, you release, waive, discharge, and agree to hold harmless M&M Outdoors, LLC, its owners, officers, employees, and agents from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury, including death, that may be sustained by you or your guests while on the property.
Medical Treatment: You authorize M&M Outdoors, LLC to secure medical treatment if necessary and agree to assume full responsibility for any related costs.
Responsibility for Minors & Pets: Parents/guardians are solely responsible for the supervision, safety, and conduct of their children. Guests are solely responsible for their pets and any damages caused by them.

18) Conduct

Disorderly conduct, drunkenness, drugs, obscene language, disruptive, vulgar, or threatening behavior will not be tolerated.
Illegal drugs prohibited.
Violations may result in immediate eviction without refund.

19) Management Rights

Management reserves the right to refuse service to anyone.
Management may evict violators without refund.
Management may modify rules, regulations, and fees at any time.
Management may conduct background/credit checks for long-term guests.

20) Acceptance

By booking a reservation or entering the property, you acknowledge that you have read, understood, and agree to these Terms, Rules & Regulations, the Cancellation & Refund Policy, and all posted park notices.
