RV PARK POLICIES,
(Rule & Regulations)
WE HOPE THAT ALL OUR GUESTS ENJOY OUR RV PARK. THE FOLLOWING POLICIES WILL HELP US ENSURE YOUR ENJOYMENT AND ASSIST US IN KEEPING THE PARK CLEAN & HARMONIOUS FOR ALL.
PLEASE OBSERVE OUR 5 MPH SPEED LIMIT THROUGHOUT BOTH PARKS
SITE LIMIT: A maximum of 6 Persons
EARLY DEPARTURE: We require 3 Days’ Notice when deciding to leave earlier than the length of your original reservation to avoid a cancellation fee. If unable to give a 3 Day Notice, we will have to retain a 1 night Cancellation Fee and will issue a credit for the remaining nights. If you are able to give us the 3 Day notice you will be entitled to a full refund.
PARKING: On your own site (gravel area) only. Do not encroach on your neighbors site! Deluxe Sites may park 2 vehicles per site. Standard Sites may park 1 vehicle per site only. All other additional vehicles will have to park on the street. This includes your guests that may come to visit.
CAMPSITE USE: Only (1) RV is allowed per site (California Code of Regulations Title 25, Sub-Chapter 2). Washing of any vehicles without the Managements approval is prohibited! Washing of vehicles by bucket and sponge only - No Hosing Off. Working on vehicles is also prohibited anywhere on the premises.
TENTS: No Tents or sleeping outside the rigs are permitted. This RV Park is not permitted for tent camping.
CHILDREN: Children must be directly supervised by an adult at all times. This applies especially to the use of the restrooms, showers and laundry rooms.
PETS: Dogs must be kept penned or on a leash (max six (6) feet in length) at all times. All pets must not be left unattended while away from the RV Park or at night. Pet licenses and/or rabies certificates must be current. By California law you are strictly liable for injuries caused by your pet. No pets allowed in bathrooms or laundry rooms. Please pick up after your pet and please do not use our garden area or back or sites. There is plenty of areas around the periphery of the RV park where you may potty your pup. A $25 FEE will be charged for waste left behind in your site. Guests who have consistently noisy pets or who do not obey the rules may forfeit their rights of residency to assure the maximum pleasure of all guests.
FIRES: Small fires in stoves, BBQ's or fire rings are permitted (on gravel areas only). You are responsible for leaving the BBQ clean for the next guest. No large fires at any time! Fires must always be attended to and extinguished prior to retiring for the evening or leaving your site. No hot embers in dumpsters. Please no hot items on picnic tables or benches.
WiFi: All online activity is tracked by our ISP for compliance with federal laws governing internet piracy. Any illegal activity including the streaming, download or sharing of copyrighted materials is prohibited and may result in the permanent loss of WIFI privileges.
GENERATOR USAGE: Is prohibited in the RV park since we are a full hook up park unless there is a power outage or in the case of extreme emergency.
SEWER: Use sewer hookups to dispose of all water. It is illegal to dump on the ground. Please do not flush baby wipes, personal hygiene towelettes, paper towels or dog poop bags down in site sewer or in restrooms. They plug our system and will cause a sewage overflow! Any sewage spills will incure a $50 clean up fee.
TRASH DISPOSAL: Your site shall remain clean at all times! Dumpsters are located at the north end of Park 1 behind the fence next to Site #10. Park 2 dumpsters are located at the south end behind wall by Site #1. Please recycle and separate your trash. Breakdown all cardboard boxes before depositing in recycle bin. Do not use the dumpsters to clean out your rig and to toss large items (old TV's, mattresses, furniture, awnings etc.). In our effort to keep the RV Park looking nice, we ask that you not leave boxes of items at the foot of the dumpsters thinking someone may want them. It would be best to take these items to Goodwill located in the Spencer's Market parking lot. Otherwise these items will be put in the trash.
SHOWER AND RESTROOMS: Please help keep the restrooms clean! Rinse off all sand at the outdoor showers before entering the restrooms. Do not use bathroom sink for washing dishes or clothing.
OUTSIDE SHOWERS: Please rinse off sand prior to using restrooms & showers. Outdoor shower in RV Park 1 is located at the bottom of the west steps near the office deck. Outdoor shower in RV Park 2 is located on the deck between the men's restroom & the laundry room.
LAUNDRY: Coin operated laundry facilities are available for your convenience. Wash is $3.75 & dryers are $2.00 and takes quarters only. For your convenience we sell quarters in the office. Please no clothes lines at your site as they are hazardous and unsightly. Please do not ties any lines or ropes to our fences or trees, not hang anything on the fences.
SMOKING: Please NO SMOKING in office, restrooms and laundry rooms. A $25 Clean-up Fee will be charged to your credit card on file if your site is not free from cigarette, cigar butts or tobacco chews.
FISHING: Fish cutting stations are provided at the boat launch at Tidelands Park located at the south end of the Embarcadero. Please do not cut your fish on the premises and throw the fish cuttings in our dumpsters or recycle cans.
FIREARMS AND FIREWORKS: Local ordinances prohibit the use of firearms, firecrackers or other explosives in or around the RV Park.
DRONES: The use of Drones are prohibited to fly in and above the RV Park grounds. This policy is to protect our guests privacy and minimize the noise in the park.
SOLICITING: The soliciting, selling, peddling of goods or the distribution of circulars are prohibited. We do have a space in the office that you can leave a circular for the guests with the management’s approval.
NON-COMPLIANCE: At the Morro Strand RV Park, it is our intention to have a clean, quiet, peaceful park; Therefore, our park policies are those which extend courtesies to your neighbors. We reserve the right to evict anyone (without Refund) who refuses to abide by park policies, violations or laws or ordinances or for creating a disturbance or nuisance. Registered guests will assume all financial responsibility for any damage or injury caused by any member of their party or visitors.
NON-RESPONSIBILITY: The owner & management assumes no responsibility for accidents, injuries or losses of any kind from any cause.
WE DO OUR BEST TO ACCOMODATE REQUESTS; HOWEVER, WE DO NOT GUARANTEE SITES UNLESS YOU'VE PAID A LOCK SITE FEE! WE RESERVE THE RIGHT TO CHANGE SITES WITHOUT NOTICE OTHERWISE!
CANCELLATION / REFUND POLICY
CANCELLATIONS: Received less than the required cancellation period (13 Days) or if you are a No Show, your deposit will be retained as a Cancellarion Fee and your reservation will be automatically cancelled. Deposits are not transferable to a future reservation unless cancelling within the required cancellation period or with approval from Management. A 2 week notice (14 Days) is required for all monthly stays or a $100 Cancel Fee will be retained from your deposit with a refund of the remaining deposit amount .
Should you need to leave the park early for any reason, the 3 day cancellation policy applies year round. For example, if you are staying in the park for 10 days and on the 8th day you decide to leave, we will retain one nights stay for not giving 3 day notice and issue a credit for the remaining 1 night toward a future stay. A refund or a credit will be given for any deposits paid in advance when canceling within the required cancellation period.
$7.00 PROCESSING FEE: Will be charged on all cancellations made in less than 32 hours of placing the reservation.
AVAILABILITY: At Morro Strand RV Park we do our best to accommodate your needs in any way possible. Keep in mind that summer months and holidays fill up fast! We will take reservations up to 400 days advance. However, often times plans change and space will open up. We do keep a Wait List and do call when we have cancellations before taking a new caller

• If any of these policies are an issue for you or don't meet your needs, please give us a call ASAP to cancel your reservation.
By making reservations & or checking-in for your reservation here at the Morro Strand RV Park you are agreeing to follow these Policies & Guidelines. Failure to do so and or arguing in disagreement of these policies with management and or staff will result in being asked to leave the RV Park without a refund.
MONTH-TO-MONTH RENTAL AGREEMENT FOR RECREATIONAL VEHICLE TENANTS
TERMINATION OF RENTAL AGREEMENT BY TENANT: Tenant(s) understands that this Rental Agreement will remain in effect and Tenant(s) will be liable to pay rent as set forth in this Agreement whether or not the Tenant(s) occupies the space or maintains a recreational vehicle at the space for the term of this Rental Agreement, unless the Tenant sells the recreational vehicle to a purchaser who is approved by the Park and who executes a new Rental Agreement or unless the Tenant removes the recreational RENTING OR SUBLETTING: Tenant(s) shall not sublease or otherwise rent all or any portion of Tenant(s)'s recreational vehicle or the premises. Tenant(s) shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment, encumbrance, sublease or other renting shall constitute a further waiver of the provisions of this paragraph. If Tenant(s) consists of more than one person, a purported assignment, voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph.
PETS: Special permission to keep a house pet in the Park must be obtained from Park Management. A house pet is defined as a pet that spends its primary existence within the RV. Park Management reserves the right to deny a Resident a pet if a proposed pet would pose a threat to the health and safety of Residents of the Park. The Pet Rules are incorporated herein by reference as though fully set forth at this point. Tenant(s) agrees to comply with all Pet Rules that now exist and such additional Rules as may be promulgated by the Park from time to time.
MEGAN'S LAW DISCLOSURE: NOTICE: The California Department of Justice, sheriff's department, police department serving jurisdictions of 200,000 or more, and many other local law enforcement authorities maintain for public access a data base of the locations of persons required to register pursuant to paragraph (1) of subdivision (a) of Section 290.4 of the Penal Code. The data base is updated on a quarterly basis and a source of information about the presence of these individuals in any neighborhood. The Department of Justice also maintains a Sex Offender Identification Line through which inquiries about individuals may be made. This is a "900" telephone service. Callers must have specific information about individuals they are checking. Information regarding neighborhoods is not available through the "900" telephone service.

GOVERNMENTAL RESTRICTIONS: (1) The use permit issued by the city/county of Morro Bay restricts the occupancy of any recreational vehicle or space in the Park to persons. Tenant(s) shall not violate these restrictions by having more than 5 persons residing in the recreational vehicle or on the space.
USE PROHIBITED: The recreational vehicle and premises shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon.
WAIVER: The waiver by the Park, or the failure of the Park to take action in any respect because of any breach of a term, covenant or condition contained herein of the violation of a Park Rule or Regulation shall not be a waiver of that term or rule. The subsequent acceptance of rent by the Park shall not be a waiver of any preceding breach of this Rental Agreement by the Tenant(s) or any violation of Park Rules or failure of Tenant(s) to pay any particular rent, regardless of the Park's knowledge of the preceding breach or violation of Park Rules or Regulations or failure to pay rent.
ATTORNEY'S FEES AND COSTS: In any action arising out of Tenant(s)'s tenancy or this Agreement the prevailing party shall be entitled to reasonable attorney's fees and costs. A party shall be deemed a prevailing party if the judgment is rendered in his or her favor or where the litigation is dismissed in his or her favor prior to or during the trial, unless the parties otherwise agree in the settlement or compromise.
INTERPRETATION: Each provision of this Rental Agreement is separate, distinct, and individually enforceable. In the event any provision is declared to be unlawful or unenforceable, the validity of all other provisions shall not be affected.
EFFECT ON THIS AGREEMENT: Tenant agrees that this Rental Agreement contains the entire Agreement between the parties regarding the rental of space within the Park. All prior negotiations or stipulations concerning this matter which preceded or accompanied the execution of this Agreement are conclusively deemed to have been superseded by this written Agreement. This Agreement completely supersedes any prior Agreement of the parties, whether in writing or oral.
SUCCESSORS AND ASSIGNS: This Agreement and each and all of its terms, provisions, covenants, conditions, rights and obligations shall be binding upon and inure to the benefit of the parties hereto and their respective successors, assigns, heirs, executors, and administrators.
ALTERATION OF THIS AGREEMENT: This Agreement may be altered by Tenant only by written agreement signed by both of the parties or by operation by law. This Agreement may be altered by Owner by written agreement signed by both of the parties, by operation of law or in any manner provided by the Recreational Vehicle Park Occupancy Law or other applicable law. ACKNOWLEDGMENT: Tenant(s) acknowledges that he and/or she have read, understood and received copies of this Rental Agreement, together with a copy of the Park Rules and Regulations, and further, that he and/or she have read and understand each of these documents. Tenant(s) understands that by executing this Rental Agreement, he and/or she will be bound by the terms and conditions thereof.
Tenants who are listed above agree to lease the space listed above in Morro Strand RV Park referred to in the balance of the document as "Park," according to the term set forth in this agreement.
TERM: this Rental Agreement shall establish a month-to-month tenancy and is to begin on shall the term of this Agreement be for a period to exceed 89 days Tenant acknowledges and agrees that he or she will vacate the space which is the subject of this Agreement no later than the date specified herein.
RENT: Tenant(s) shall pay rent in the amount of $X per month due on the X day of each month, commencing on the start of the term of this Agreement. The rent and all other charges must be paid in full without deduction or offset. A late charge may be assessed by management in the amount of $ 100 whenever rent is paid more than five (5) days after it is due. A check return charge may be assessed by management in the amount of $ 100 for rent or any other charges is returned unpaid from a bank or other financial institution.
All rent and utility charges due and owning hereunder shall be made payable to Morro Strand RV Park whenever a check or money order and be delivered either personally or by U.S. Mail to the following person and address (or to such other person and/or address as provided by Landlord upon notice to Tenant(s):

If rent payment is to be made personally, the Park office is usually open from: 10AM to 5PM on all days.
RENT INCREASES: Notices of rent increases during the term of this Agreement will be in accordance with the terms and conditions of any law in effect, buy no rent increase shall take effect less than thirty days from the date of written notice from the Park. UTILITIES AND OTHER CHARGES: Included in the rent are the monthly charges for: $5/day for park services.
In addition, the following utility services or other charges will be billed by the Park to the Tenant(s) on a monthly basis: $0
The charges for these services are due and payable on the X day of each month following the billing under the same terms and conditions as they payment of rent. If these charges are changed by any governmental or quasi-governmental agency, the increase or decrease for such charges shall be billed directly to the Tenant(s) at the same time as they become effective. The responsibility and payment for any additional utility service not enumerated above are the obligation of the Tenant(s).
ADDITIONAL SERVICES: Additional services to be provided by the Park are: Mens and Womens bathrooms, sinks and showers.
SECURITY DEPOSIT: Tenant(s) shall pay the amount of $0 for a security and/or utility deposit, which shall be refunded upon termination of the Tenant(s)'s tenancy in the Park to the extent that the amount is not necessary to remedy the Tenant(s)'s default in the performance of this Agreement and/or to repair damages to the space or Park caused by the Tenant(s), not including ordinary wear and tear.
PARK RULES: The Park Rules are attached as Exhibit A and incorporated herein by reference as though fully set forth at this point. Tenant(s) agrees to comply with all Park Rules that now exist, and such additional Rules as may be promulgated by the Park from time to time.
CHANGES IN RULES, STANDARDS OF MAINTENANCE, SERVICES, EQUIPMENT OR PHYSICAL IMPROVEMENTS: The Park's rules and regulations, standards of maintenance of physical improvements in the Park, together with services (including utilities), equipment and physical improvements within the Park may be changed from time to time as provided by any law then in effect. ENTRY UPON RESIDENT'S SPACE: The Park shall have a right of entry upon the land on which a recreational vehicle is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the Park at any reasonable time. However, such entry shall not be in a manner at a time which would interfere with the occupant's quiet enjoyment. The Park may enter a recreational vehicle without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned the recreational vehicle.
