Below you will find the rules and regulations for Oak Wood Acres Campground.
The owners reserve the right to change rules at any time without notice. Any camper or guest who does not comply with the rules and regulations will be removed from the campground, without refund, immediately.
We appreciate your business and collaboration around the campground to make it a fun and safe environment for all. The signed last page of this document is required before camping at Oak Wood Acres Campground, LLC.

Oak Wood Acres Campground Rules and Regulations
A. Risk and liabilities of registered campers and guests
1. Registered campers and their guests agree to relieve the Oak Wood Acres Campground, LLC., its Members, Manager, Owners, Officers, Employees and Agents from any and all actions, claims, or demands that they may have now or in the future resulting from personal injury or death and damages to personal property of the registered campers and their guests.
2. Registered campers release the Oak Wood Acres Campground, LLC, its Members, Manager, Owners, Officers, Employees and Agents. from responsibilities for electrical problems arising from the mismatch of electrical amperages and or unauthorized tampering.
3. The Oak Wood Acres Campground, LLC. grants the registered camper exclusive rights to their numbered site and nonexclusive rights to the use of common areas throughout campground as long as the following terms are followed.
B. General
1. The Oak Wood Acres Campground, LLC will have zero tolerance for fighting, illegal drugs, consumption of alcohol by minors, guns or weapons, theft, vandalism and inappropriate actions influenced by the misuse of drugs or alcohol. Inappropriate actions will be determined by ownership and anyone including registered campers and their guests will be prosecuted. Their property including their camper will be removed from the campground immediately.
2. Camping season will be from April 1st to October 31st. The campground will be securely locked and under surveillance during the winter months. Access will be granted during winter months as the weather and roads allow by appointment only.
3. Tent camping will NOT be allowed.
4. Campers under the age of 18 must be in their camp by dark or accompanied by an adult.
5. Quiet time will be 11:00 pm on weekends or holidays and 10:00 pm on weekdays.
6. Registered camper guests are expected to read and adhere to all campground rules and regulations. All guests not staying overnight are expected to leave by 11:00 pm on weekends and holidays and 10:00 pm on weekdays.
C. Registration Restrictions
1. Management reserves the right to refuse service to anyone and the right to remove anyone without refund for not following the rules and regulations.
2. Site registration is non-transferable. Permanent campers may not use their site as an inducement to sell their camper. If you plan to sell your camper with the intent of not replacing it, the camper must be removed from the campground before being listed for sale, unless otherwise approved by ownership.
D. Monthly Rent Electric
1. Rent and electric are due the first of every month. After 7 days a $25 a day late fee will be applied. After a month your camper will be removed from the campground.
2. Payment schedule is as follows:
- April – October payments are for in season camping.
- The November payment secures your camping spot for the following year.
3. Electric meters will be read monthly by campground management. Site inspections will happen when meters are read.
E. Site Rules and Maintenance
1. Campers are responsible to mow and trim their own lots. A $50 fee will be charged each time a camp ground employee mows your lot.
2. Campers are responsible for removing all personal belongings from their lot that can’t be put inside their camper or personal shed. There can be absolutely NO clutter laying around the lot or under the camper including vehicles, tires, bikes, grills, extra sewer piping, any trash or debris, etc. If you have a deck or patio you must neatly stack and secure your belongings. All Firewood must be stored 6” off the ground.
3. Camp fires are only allowed inside a fire ring.
4. No permanent camper may install fencing, decking, or patio without the permission of campground ownership prior to doing so.
5. All permanent concrete or other non-movable decking or patio must be paid for by the campers and will become property of the campground if lot is vacated.
6. Tree trimming is NOT allowed. If you need something trimmed please notify ownership.
7. Campers are responsible for disposal of their own trash into the provided dumpsters. Absolutely no trash or debris can be brought in from outside the campground and disposed of in the campground dumpsters.
8. Legal use of marijuana is to be consumed only in your campsite either inside your camper or on your patio out of sight from minors.
9. Pets must be kept on leashes or inside at all times. Pets must not be left unattended. Pet droppings must be picked up and disposed of immediately. Pets are not allowed in or near any buildings, bathrooms, pool, or playground areas. Maximum of 3 pets per camper.
F. Golf Carts
1. Golf carts ONLY, no ATVs or side-by-sides allowed.
2. The campers site number must be visible in at least 3” letters on both sides of the golf cart
3. Driver of golf cart must be 16 years of age minimum.
4. There will be ZERO tolerance for operation of a golf cart while intoxicated.
5. Speed limit for golf carts is 5 mph.
6. Golf cart capacity is determined by the number of seats. No standing or riding on the back of golf carts is allowed.
7. Golf carts are only allowed to be operated on the hard roads, no driving thru sites or grassy areas
8. Golf carts are to be parked by dark. If you are at an event or party after dark, you are allowed to drive your golf cart straight back to your camper. Abuse of this law will result in a strictly enforced curfew for all golf carts.
9. Golf carts are a privilege and not a right. If you are caught disobeying the rules the first offense will be the removal of your cart. The second offense will be removal of your camper from the campground.
10. Operation of your personal vehicle should follow all golf cart rules.
11. Golf carts are a privilege of registered campers only and Oak Wood Acres Campground, LLC. is not responsible for any injuries or damages to other camper’s personal belongings or vehicles.
G. Swimming pool, lake, and playground
1. Absolutely no swimming or wading in the lake.
2. Playground hours are dawn until dusk for ages up to 12 and must be accompanied by an adult. Misuse of playground equipment will not be tolerated.
3. Pool rules are posted at the pool and must be strictly followed or the guilty party will be removed from campground without refund.
2022 Limitation of Permit
Oak Wood Acres Campground, LLC.
Registered campers and guests assume all risks involved while occupying and using Oak Wood Acres Campground, LLC property. Registered campers and guests here by release the Oak Wood Acres, LLC its Members, Manager, Owners, Officers, Employees and Agents from any and all actions, claims, or demands that they may have now or in the future of all liabilities of every kind for death or injury to persons or damage or theft to property resulting from or arising out of the exercise of the rights granted under this registration. The undersigned acknowledges receipt of the rules and regulations of Oak Wood Acres Campground, LLC and agrees to be bound by them while enjoying the rights granted by this permit.
Release, Indemnification and Hold Harmless Agreement
In consideration of participating in campground activities, and for other good and valuable consideration, I hereby agree to release and discharge from liability arising from negligence and its owners, directors, officers, employees, agents, volunteers, participants, and all other persons or entities acting for them (hereinafter collectively referred to as "Releasees"), on behalf of myself and my children, parents, heirs, assigns, personal representative and estate, and also agree as follows.
1. I acknowledge that participating in campground activities involves known and unanticipated risks which could result in physical or emotional injury, paralysis or permanent disability, death, and property damage. Risks include, but are not limited to, broken bones, torn ligaments, or other injuries as a result of falls; burns from campsites; drowning in pools or other bodies of water; falls from play equipment or caused by uneven surfaces; medical conditions resulting from physical activity; and damaged clothing or other property. I understand such risks simply cannot be eliminated, despite the use of safety equipment, without jeopardizing the essential qualities of the activity.
2. I expressly accept and assume all of the risks inherent in this activity or that might have been caused by the negligence of the Releasee. My participation in this activity is purely voluntary and I elect to participate despite the risks. In addition, if at any time I believe that event conditions are unsafe for that I am unable to participate due to physical or mental conditions, then I will immediately discontinue participation.
3. I hereby voluntarily release, forever discharge, and agree to indemnify and hold harmless releases from all claims, demands, or causes of action which are in any way connected with my participation in this activity, or my use of their equipment or facilities, arising from negligence.
4. I represent that I have adequate insurance to cover any injury or damage I may suffer or calls while participating in this activity, or else I agree to bear the cost of such injury or damage, myself. I further represent that I have no medical or physical condition which could interfere with my safety in this activity, or else I am willing to assume and bear the cost of all risks that may be created, directly or indirectly, by any such condition.
5. In the event that I file a lawsuit, I agree to do so solely in the state where Releasees’ facility is located, and I further agree that the substantive law of that state shall apply.
6. I agree that if any portion of this agreement is found to be void or unenforceable, the remaining portion shall remain in full force and effect.
By signing this document, I agree that if I am hurt or my property is damaged during my participation in this activity, that I may be found by a court of law to have waived my right to maintain a lawsuit against the parties being released on the basis of any claim for negligence.
I have had sufficient time to read this entire document and, should I choose to do so, consult with legal counsel prior to signing period also, I understand that this activity might not be made available to me or that the cost to engage in this activity would be significantly greater if I were to choose not to sign this release, and agree that the opportunity to participate at the stated cost in return for the execution of this release is a reasonable bargain. I have read and understood this document and I agreed to be bound by its terms.
