Terms & Conditions

By making a reservation at Oaklawn RV Park, guests agree to the following terms and conditions:

Check-Out: Check-out time is promptly at 12:00PM
Check-In: Check-in time is 1:00PM

Reservation Responsibility: The booking party must be a registered guest age 18 years or older. The primary guest is accountable for the conduct and safety of all guests in their party. A credit/debit card and deposit are required for registration purposes. Guests must abide by all park rules and ensure their children, guests, and invitees do the same.

Release of Liability: All guests waive, release, and discharge Kaliber Management and Oaklawn RV Park from liability for injury, damage, or loss. Guests agree to indemnify and hold harmless Kaliber Management and Oaklawn RV Park for any claims or legal expenses.

Speed Limit: Our park-wide speed limit is 5 MPH and is strictly enforced. All guests are expected to take extra precautions and watch for children.

Quiet Hours: Quiet hours are from 10pm to 8am. No loud music, operation of golf carts, barking dogs, or loud conversations that may disturb neighboring guests. All children must remain at their respective campsites during this period.

Vehicle Policy: Guests are permitted a maximum of 2 vehicles per site, each of which must be registered and insured.

Fire Safety: Campfires must be contained within designated areas only. Personal fire pits that are self-contained and elevated off the ground are permissible.

Recreational Activities: Portable and inflatable swimming pools are not permitted.

Fireworks: The use of fireworks of any kind is strictly prohibited.

Bicycles: Bike lights are required after dark. Bicycles must adhere to all traffic rules.

Use of Personal Vehicles: Private golf carts must be registered at the front desk during check-in. Drivers of golf carts must possess a valid driver’s license. Side-by-sides, 4-wheelers, Rhinos, Mules, or any other UTVs or ATVs are strictly prohibited on the property.

Cancellation/Refund Policies:

For Short-Term Reservations-

Cancellations made 7 or more days prior to your scheduled arrival will receive a full-value voucher for a future stay, valid for one full year from the date of issue.

Please be sure to make any changes or cancellations before this 7-day window, as vouchers and refunds are not available within 7 days of arrival.

For Extended Stay Reservations (30 nights or more)-

Cancellations made 30 or more days in advance are eligible for your choice of:

-A full-value voucher valid for one year, or

-A refund, less a $250 extended stay cancellation fee.

Please note: Vouchers and refunds are not available for early departures once you’ve checked in.

Reservations made outside of the cancellation period will forfeit 100% of their reservation.

Holiday Reservations: All sites may require a minimum 3-night reservation. These time frames include Memorial Day, 4th of July, and Labor Day time frames. The reservation must encompass the holiday itself.

RV Sites:

*Only one camping unit is permitted per site.

*4 guests are included in the rental site. 4 additional guests, for a total of 8, can be added for a daily fee. Children 3 and under do not count towards occupancy.

*Monthly RV site rentals include 2 guests. Each additional person, up to 8 total, can be added for $25 per person per month.

*Please keep your site neat and orderly.

Pet Policies:

*Common courtesy regarding guests with pets is expected.

*Pets must be tethered (6ft max) and supervised at all times.

*Pet droppings are to be picked up immediately and disposed of appropriately.

*Free-standing pet fences are permitted with management approval.

Garbage:

Please only dispose of bagged, household trash in the dumpster.

Restrooms:

We ask for your cooperation in keeping the restrooms and showers neat and tidy at all times. Please report any untidiness or unsafe conditions to the office so it may be addressed immediately. Please accompany young children in need of parental guidance to the restroom locations.

Photos:

Guests grant the park and its promotional partners the right to use any photos or videos for marketing purposes.

Laundry Faculty:

*Do not wash pet bedding, pet blankets, or pet clothing in our washers.

*Please remain with clothes or be on time to maintain personal clothing when the cycle is finished. Clothes left in the washers and dryers for extended periods of time will be removed by management, and placed on the laundry folding table for pickup and donated after being left for 24 hours.

Smoking/Vaping/Alcoholic Beverages:

*Common areas are smoke and vape free areas for the health and wellness of our families and children. Please dispose of cigarette butts and help keep our park litter-free.

*All alcoholic beverage cans and bottles must be covered when out of your own campsite.

General Conduct:

*Public drunkenness, illegal drug use, use of foul or offensive language, and nudity are strictly prohibited.

*Music and other noise that can be heard beyond the immediate vicinity of a site is prohibited. Personal sound systems are not allowed in common areas.

*Registered guests are aware that the credit card on file will be charged for damages caused by neglect or intentional abuse of or theft of campground property.

*We reserve the right to remove/eject anyone violating the common rules of good camping, destroying property, or creating a disturbance.

*Registered guests are responsible for ensuring that their children and guests observe all rules at all times.

*Storage of household items & kitchen appliances is strictly prohibited, i.e. tools, household goods, “junk.” This includes but is not limited to washers, dryers, refrigerators, and freezers.

*We do not allow camping tents, picnic table tents, storage buildings, or carports to be used as storage locations on your site.

*Do not cut down ANY tree on Oaklawn property.

*Only customary camping supplies are allowed on your.

*Tarps are prohibited.

*No automotive mechanic work or construction allowed on site.

*The American flag, sports affiliated flags, and flags with a delightful picture and/or family name are welcome. All other flag descriptions are not welcome on Oaklawn RV Park’s private property.

*If staff assist with RV parking, the guest assumes responsibility for any resulting damage for any reason.

This is a private campground. We reserve the right to change and/or interpret our “Terms and Conditions” to maintain a comfortable destination/camping environment for all.

Management reserves the right to refuse service or reject any guest for violations. No refund will be issued in the event that a guest is asked to leave.

*** ADDITIONAL POLICIES FOR MONTHLY STAY GUESTS ***
These policies apply to all monthly guests and are intended to ensure a safe, clean, attractive and enjoyable community for everyone. By occupying a site at Oaklawn RV Park, you agree to comply with these policies as well as any instructions provided by park management.

Reservation & Payment Policies:

Reservation Responsibility: All sites must be reserved by individuals 18 years of age or older. Registered guests are responsible for the conduct of all occupants, children, and visitors. A valid credit card must remain on file for the length of the reservation.

Release of Liability: Guests waive, release and discharge Oaklawn RV Park and Kaliber Management from liability for injury, damage or loss. Guests agree to indemnify and hold harmless Oaklawn RV Park and Kaliber Management for any claims or legal expenses. Guests are responsible for maintaining valid insurance on RV and all vehicles on the property.

Residency & Mail Policy: Guests may not establish residency or claim the park as their permanent address. Guests may not receive U.S. Mail at the park. If you need to receive mail during your stay, you must obtain a P.O. Box or make other arrangements. Because Oaklawn RV Park is a commercial business, mail cannot be forwarded from the park. Packages delivered by carriers such as UPS, FedEx, DHL, or similar services may be delivered to your site when available. Oaklawn RV Park is not responsible for lost, stolen, delayed, misdelivered, or damaged packages and assumes no liability for package deliveries.

Late Payment Policy: Monthly rent is due on the reservation anniversary (arrival) date. Late fees are automatically assessed as follows: 1st week late – $25; 2nd week late – additional $50; 3rd week late – additional $75. Accounts more than one week past due must have a payment arrangement approved by management. Payment arrangements do not waive accrued or future late fees. Repeated late payments are grounds for termination of the reservation and ejection from the park at management's sole discretion.

Occupancy: Only one camping unit per site. Monthly rate includes two occupants. Additional occupants (up to eight total) are $25 per person, per month.

Visitors: Visitors are welcome but must follow all park rules. Registered guests are responsible for their visitors. Management may limit, deny, or require visitors to leave at its discretion.



Site & RV Standards:

RV Condition: RVs must remain in good mechanical and visual condition. Management may require needed repairs or cleaning. If advised by management to change something, guests agree in good faith to do so promptly. No window a/c units allowed. Vehicle/RV washing requires prior approval and a $25 fee.

Site Appearance: Sites must remain clean, neat, and uncluttered. No outside storage of items. Only normal camping furniture and accessories are permitted and must be stored neatly. No permanent structures, carports, storage buildings, tents or automotive repair. We will allow ONE 10x10 dining canopy if the site size allows it without infringing on other neighboring sites. The canopy cannot be a permanent structure and must be taken down during inclement weather. Canopies cannot be used as storage. Canopies must be properly secured. Guests are responsible for any damage caused by a canopy that causes damage to another site, RV, vehicle, person or campground property. No outside appliances. Outside items must be lightweight and easily movable in the event of sudden weather or if asked to be moved by management or groundskeeping. Items must be secured. Guests are responsible for any damage caused by their personal property to the park or another guest's property. No tarps are allowed. Sewer hoses must be elevated off the ground with plastic sewer hose support only (no wood or concrete). No hard-piped sewer connections. Management is the sole judge of whether a site meets park standards. No clotheslines are allowed. No hanging clothes, blankets, etc. anywhere outside. Political flags are prohibited. Any controversial flags may be required to be taken down at discretion of park management. No digging, exterior lines, or satellite dish installations are permitted.

Site Boundaries: Guests must remain on their reserved site or in public areas. Do not drive, park or infringe upon any other site occupied or not without permission.

Generator Use: Use of generators is not permitted except in the event of a power outage.

Storage: Boats, cargo trailers, utility trailers, enclosed trailers, building materials, commercial equipment, or similar items are not allowed unless approved in writing by management.

Trees & Digging: Do not cut trees or dig anywhere on park property.

Waste Disposal: Trash bags and trash cans may NOT be stored outside at campsites at any time. The trash dumpster is located at the entrance office. Only bagged household trash may be placed in the dumpster. Break down cardboard. Never place any trash on the ground. Close the dumpster lid after disposing of trash. 

Wastewater: Only approved sewer connections may be used. Sewer hoses must remain leak-free and guests are responsible for immediately correcting leaks. Use only designated sewer for waste water disposal. Gray and black water tanks should never be discharged in or on the ground.



Vehicles:

Vehicle: Maximum of two vehicles per site unless approved by management. Vehicles must be registered, insured, operable, and free of leaks. Unlicensed, abandoned, or inoperable vehicles are prohibited. Vehicle maintenance and/or repairs are prohibited.

Parking: Park only in designated areas. Do not park or drive on other campsites. No parking on the roadways. Vehicles will be towed at owners expense.

Speed Limit: Maximum speed is 5 MPH throughout the park to ensure the safety of all guests.

Safety & Conduct:

Quiet Hours: 10:00 PM–8:00 AM. No loud music, barking dogs or loud conversations that can be heard by or disturb other guests.

Children: Parents and guardians are responsible for supervising their children at all times. Children may not play on occupied or vacant sites, around maintenance equipment, or in areas that create a safety hazard.

Bicycles: Bike lights are required after dark. Bicycles must adhere to traffic laws and local ordinances. Wearing a helmet is strongly recommended.

Pools: Portable and inflatable pools/spas are not permitted.

Weapons: Possession of weapons such as firearms, knives, chains, etc. while outside of RV or vehicle is not permitted on the property.

Alcohol & Drugs: Public drunkenness, illegal drug use, nudity, and offensive language/conduct are prohibited.

Noise: Excessive noise, loud music, and continual barking dogs that disturb others are prohibited at all times. Personal sound systems are not permitted in common areas.

Fire Safety: Keep campfires and grills within designated site areas and ensure they are properly extinguished after use. Clean up any ashes, food debris or other remnants from campfires and grills. Do not place hot coals, ash or wood in the dumpsters. Refrain from burning anything other than wood in fire pits. Fire pits must be self-contained, elevated off the ground, portable and easily moveable. Please follow any local burn bans.

Fireworks: Fireworks of any kind are prohibited.

Smoking/Vaping: Smoking/vaping is prohibited within all buildings and pool areas. Cigarette butts must not be discarded on the ground on sites or anywhere on the property.

Golf Carts: Golf carts, side by sides, 4 wheelers, rhinos, mules or any other UTV or ATV are strictly prohibited on the property.

Pets:

Pet Rules: Maximum of two pets per site. Small dog fences/pens are allowed but must be picked up for groundskeeping, in the event of inclement weather or when asked by management. Pets must be leashed or in a portable pen, supervised at all times and owners must immediately clean up after them on site and on campground property. Please do not take your pets onto other guests' sites without their permission. Aggressive breeds (whether purebred or partial breed) listed by the park are prohibited:

  • Akita Inu

  • Alaskan malamute

  • American Bulldog

  • Boxer

  • Bullmastiff

  • Chow Chows

  • Doberman Pinscher

  • German Shepherd

  • Great Dane

  • Mastiff

  • Pit-bull

  • Rottweiler

  • Siberian Husky

  • Bull Terrier- all breeds

Pet Violations: Excessive barking, aggressive behavior, repeated complaints, or failure to clean up after pets may result in removal of the pet and/or termination of the reservation.

Park Operations:

Photography: By being on Oaklawn RV Parks property you grant permission for you, your guests and visitors to be photographed or videotaped. Guests also grant the park and its promotional partners the right to use any photo or videos for marketing purposes without compensation for use.

Commercial Activity: Commercial sales and solicitation are prohibited. This includes solicitation of others on the property.

Lawn Care: Guests must pick up all outdoor items when asked by management or groundskeeping to be able to complete groundskeeping such as moving, weed eating, maintenance, etc. Oaklawn RV Park is not responsible for any damage to any personal property, including RV and vehicles from maintaining groundskeeping at sites or in general areas.

Damage or Theft : The registered guest credit card on file will be charged for damage caused by neglect or intentional abuse of or theft of campground property or the same caused by their guests.

Enforcement:

Revocation of Privileges: Management may terminate a reservation and require immediate departure for non-payment, serious or repeated rule violations, illegal activity, threatening behavior, destruction of property, or conduct that interferes with the safety or peaceful enjoyment of others. All local, state, and federal laws apply while on the property.

Management Authority: Situations not specifically addressed by these policies will be decided by management. Management reserves the right to interpret, enforce, modify, and apply these rules as necessary for the safe and orderly operation of the park. Failure to enforce a rule on one occasion does not waive management's right to enforce it later. Management reserves the right to relocate guests to another site if operational needs require it. Management's decisions are final.

Cancellation Policy:

**To receive a Camp Credit for an extended stay cancellation, you must call the office.  Cancelling your reservation online will automatically process a refund minus the $250 cancellation fee.

Acknowledgement:

Agreement: Occupancy of a site constitutes acceptance of these policies. Oaklawn RV Park is private property and reserves the right to refuse service, terminate reservations, or require guests to leave for violations of these policies. You also agree that your electronic signature, whether digital or encrypted, is intended to authenticate the policies, terms and conditions herein and to have the same force and effect as manual signatures. We reserve the right to change and/or interpret our “Terms and Conditions and Policies” to maintain a comfortable destination/camping environment for all. Management reserves the right to refuse service or reject any guest for violations. No refund will be issued in the event that a guest is asked to leave.
