🕒 CHECK-IN & CHECK-OUT
RV Sites: Check-out is by 11:00 AM.
Cabins: Check-out is by 10:00 AM.
Please contact the office if you wish to extend your stay; extensions are subject to availability and at the discretion of the management. Extensions are not guaranteed.
🤫 NEIGHBORLY CONDUCT & AMENITIES
Quiet Hours: 9:00 PM – 8:00 AM.
Speed Limit: 5 MPH at all times. Please watch for children and pets.
Alcohol: Consumed at your site only. Please keep it in a cup or koozie.
Smoking: Strictly prohibited inside Cabins and Park Buildings. Please dispose of butts in designated receptacles, not on the ground.
Guns and fireworks: no discharging of fireworks, firearms, bow & arrow, or any other kind of projectile on resort property
Bathrooms: bathrooms must be left clean and in order. Please notify the resort manager if maintenance is needed.
Dog-walking park: All poop must be picked up. Dogs must be on leash.
Driveway: Guests may only use designated driveways and roads through the RV resort. Guests may not drive through grass in the RV resort or park on any vacant lot. $25 fee if caught per violation
Grounds use: guests may use commons area and must clean up after use. No use of property beyond the developed rv park area is permitted.
Visitors: visitors of RV park guests must sign in on the clip board on the porch upon entry. Name, date, time, and license required. Visitors must park in designated “visitor/guest parking” areas
Mail: Guests need to rent a PO Box of their own at the post office or rent a PO Box from the RV Resort if available. Guests may not receive mail directly to the RV park.
$ LATE RENT: Rent is due on the 1st with a grace period until the 5th of each month. Any rents paid after the 5th of the month will accumulate a $10/day late fee. Rent will not be accepted without the late fees. Park management is not responsible for notifying you of due dates and unpaid rent, the rental agreement serves as notice.
🐕 PET POLICY (Small Pets Only)
Size and count: No one may have more than 3 pets per site consisting of a dog or cat.
Leashes: All pets must be on a leash (6ft max) when outdoors. Pets may not be leashed to the structure of the cabin or to the utility hookups of the rv sites.
Fences: Guests are permitted to leave their dog in a “temporary” fenced area only while a guest is present on site.
Cleanup: Please pick up after your pet immediately. You are responsible for bagging all dog poop.
Behavior: Excessive barking or aggressive behavior will not be tolerated. Do not leave pets unattended outside or tied to trees/posts. Owners of animals found loose outside will be given one written warning. The second offense will result in revoking the license to occupy.
Breed: Pitbulls and other aggressive breeds are not allowed. The decision to determine what deems an “aggressive breed” is at the sole discretion of park management.
Fees: No dogs permitted in cabins without a pet fee of $25/stay per pet. Guest staying monthly pay $50/m.
🎣 THE POND
At Your Own Risk: Use of the pond is “at your own risk” and Oasis RV Resort, LLC is not to be held liable for any animal attack, accident, injury, or fatalities that may occur as a result of use. There is no lifeguard on duty.
No Swimming: For your safety, swimming or wading in the pond is strictly prohibited.
Fishing: Catch and release only. Please do not clean fish or any other animal at your site or in the pond.
Supervision: Children under 15 must be accompanied by an adult when near the water.
Boating: Use of non-motorized kayak, canoe, or like-kind of boat is permitted in the pond. No alcohol on the water.
🧹 SITE CARE & TRASH
Firepits: Guests may have a fire in an approved firepit.
Trash Disposal: Please place all bagged household trash in the park dumpster located at the front of the park. NO BURNING OF TRASH ALLOWED
Prohibited Trash Items: Do not dispose of furniture, mattresses, or hazardous materials (batteries/oil) in the dumpster, or anything else that cannot fit in a trash bag.
Permitted outdoor items: Keep your site tidy. Permitted items. . .
outdoor-rated furniture, no indoor furniture
recreational vehicles (bikes, scooters, golf carts)
typical rv resort yard games (corn hole, etc)
Outdoor cooking equipment
Non-permitted outdoor items: these items may not be stored, left, or kept outside
Broken down vehicles
Construction materials and tools
Basketball goals
Storage of personal items not listed above
Gym equipment
Utility trailers may not be stored or parked at rv resort
There is a dump located behind taco bell in larose on LA-1
Vacant sites: Vacant sites may not be used or parked on for any reason by current guests. We receive new reservations regularly.
Boat Parking: Guests may park a boat parallel with their rv on the door side of the rv.
Vehicles: Guests may have no more than two vehicles in the RV resort. The vehicle will be given a guest pass for parking.
🏠 CABIN & RV GUESTS
Cabins: Please do not move park owned furniture. Guests are responsible for any damages or deep-cleaning fees ($150 minimum) if smoking or pet violations occur inside. Guests are required to report damages and maintenance issues promptly.
RVs/Campers: RVs must be kept in good repair. Sewer hoses must appear such as one you would purchase new from a store. Hard pipe plumbing into your camper is not permitted
Any repairs done to RVs must be factory repairs or factory-like repairs. Repairs done with wood, foam, duct tape, wire, string, excessive silicone, or anything deemed a non-professional repair will not be permitted and will constitute a violation of the resort rules. First violation will result in written warning, then 2nd violation will constitute revoking of license to occupy.
Utility Hookups: A guest may never perform maintenance on any of the resort’s electrical or water utilities servicing the rvs and cabins. A guest may never remove electrical or plumbing features (breakers, spigots, etc) from any rv site or cabin. Guests are required to report damages and maintenance issues promptly.
