Welcome to Old Fort RV Park, THANK YOU for allowing us the opportunity to exceed your expectations. Although we will employ every effort to provide the site you selected we reserve the right to move you to another site.

Old Fort RV Park is the premier RV park in WNC and has very strict rules that we expect all of our guest to adhere to.

By checking the box to indicate your acceptance of these Terms and Conditions, using, accessing and/or requesting a reservation on the RezPlot Systems, LLC d/b/a Campspot website "Campspot") at the domain https://www.campspot.com, any mobile application for such website or any other website operated by us on which these Terms and Conditions are posted via a link or otherwise (each referred to herein as a "Site"), you acknowledge and agree that you are subject to the following terms and conditions, as well as our Privacy Notice, which also governs your use of the Site, and is incorporated by reference (these Terms and Conditions with the Privacy Policy shall be referred to as the "Terms"). Please read these Terms carefully. The Site is operated by RezPlot Systems, LLC d/b/a Campspot. Unless otherwise specified, the entity controlling the Site you are accessing is referred to herein as "Campspot", "we", "us" or "our". The term "you" refers to the user visiting the Site, requesting a reservation on this Site, and/or seeking assistance from our customer service agents. You should read through all the Terms carefully. The Terms constitute a legally binding agreement between you and Campspot. IF YOU DO NOT AGREE TO THESE TERMS, YOU SHALL NOT USE THE SITE. ARBITRATION NOTICE: EXCEPT FOR CERTAIN TYPES OF DISPUTES DESCRIBED IN THE ARBITRATION CLAUSE BELOW, YOU AGREE THAT DISPUTES BETWEEN YOU AND CAMPSPOT WILL BE RESOLVED BY MANDATORY BINDING ARBITRATION AND YOU WAIVE ANY RIGHT TO PARTICIPATE IN A CLASS-ACTION LAWSUIT AND/OR CLASS-WIDE ARBITRATION.

Owners and staff of Old Fort RV Park take pride in our state-of-the-art community and work hard to create the most beautiful experience for our guest. Each site includes a level gravel pad providing ample room for satellite dishes, extra vehicles, furniture, games and Solo Fire pits. For this reason we don't allow items to be used or left on the grass area.

General Appearance Old Fort RV Park is licensed as a RECREATION VEHICLE COMMUNITY. Entry steps and roll-up type awnings with mosquito netting or canvas enclosures are permitted. Aftermarket collapsible fences for pet area are permitted and must be installed on gravel lot. At this time we do not allow any after markets decks or sheds. For your protection, NO combustible material may be stored under your RV.

It is important that no one leave anything on the grass. Please understand with the our type of soil the grass is easily damaged or destroyed by anything left on the grass for extended periods of time or animals scratching the ground. To maintain the pristine appearance, Old Fort RV Park asks each guest to not allow anything to remain on the grass for extended periods. The Guest is responsible for keeping their site neat and clean.

David Heekin and John Safar have invested a great deal to design and develop the nicest RV Destination possible complete with oversized pads and 30 feet wide asphalt roads, private bathrooms and showers, coin operated laundry facility. Should a guest damage property the cost of the repair will be deducted from their credit card. Examples of such damages include but are not limited to; Damaging the grass by driving on or starting a fire, Damaging the electrical pedestal, Wi-Fi pedestal or frost free water spigot. Breaking or Defacing Old Fort RV Park property.

Though we do not have an age restriction on guest RVs, we DO have an appearance restriction. Guest may bring older RVs as long as they are in good working order and are maintained with pride to have a nice appearance as determined by Old Fort RV Park staff. In other words, RVs must remain in good appearance and condition as determined by Old Fort RV Park staff. If a guest RV is determined to be in need of repair or cleaning the guest will be given seven (7) days to correct the situation or be asked to leave Old Fort RV Park.

Express Check In

After long days of travel we understand how quickly our guest are ready to relax. Old Fort RV Park offers express check-in for all our guest. Enjoy hassle free contactless, check-in. Complete your reservation online and drive directly to your RV site. No offers check-in required. The office is currently closed until further notice. Call 828-655-6333 for any needs you may have.

Safety

Safety is paramount at Old Fort RV Park. We have several full time residents that are senior citizens and/or single ladies. Old Fort RV Park doesn’t tolerate any non sense or harassment. Anyone causing any discomfort to any of our guest will be immediately removed from the park.

Bath House/Landry Facility

Open 24 hours. Laundry facility is coin operated. Anyone under the age of 16 is not permitted without adult supervision. No smoking in any of our facilities. No food or drinks allowed in any of our facilities. Please DO NOT throw your dog poop bags in any of the trash cans in the bath house or laundry room. NO pets of any kind are permitted inside the bath house or laundry facility. Everyone is required to clean up after themselves for example, throwing hair in drain away in shower, cleaning toilet if you make a mess, cleaning lint in dryer, etc. please close doors firmly behind you once you enter or exit any of our facilities so the AC or heat or nice for all guest.

Sanitation

No guest is permitted to flush wipes, paper towels or feminine hygiene products in the rv tanks or at the bath house. This not only destroys the rv’s sanitation tanks and system but also will destroy the parks septic system.

General Store

Check in and Check out times

Guest check in after the hours of 2:00 PM. In order for each site to be available for the next guest, check out time is 12:00 PM.

Visitors

Old Fort RV Park management and staff consider each paying customer our guest. When our guest have relatives and visitors come to our community they are visitors of our guest and must comply with the same rules as our guests. If our guest have visitors that remain in the park overnight, our guest is responsible for registering them through the Reservation Software. It is important to have an accurate account of who is in our community in the event of an emergency. There is no charge for extra people up to the maximum allowed which is ten (6) per site.

RV Lots

All RV’s are to be parked on gravel lots. No part of RV is be parked on grass or pavers. Leveling jacks are NOT to be on any portion of the pavers. On all back end lots, the RV back end must not be past the pavers. This allows plenty of room for our landscapers to do what they need to do. All driver side slides must be 2 feet away from pedestal, water hydrant or sewer drain.

Vehicles

Only one habitable unit is permitted per Site. Two additional vehicles are allowed (any additional vehicles will be towed at the owners expense). Because our guest have no way of knowing when the vacant site is scheduled to be occupied, NO GUEST may park anything on a vacant site. Because Old Fort RV Park allows the road for bicycles and scooters NO ONE may park on the street.

Please do NOT drive on pavers that outline each lot, nor park on pavers.

Our community speed limit of 10 miles per hour is strictly enforced. Our camera system reads license plates and detects speed.

No loud vehicles or motor cycles revving their engines that could cause other residents to be woken up. A lot of residents work different shifts so this rule is a 24 hour rule. 

Any vehicle that leaks oil must at all times have an oil pan underneath. 

No major mechanical repairs are to be done ANYWHERE at Old Fort RV Park. Vehicles with abnormally loud exhaust systems will be restricted from use inside the park. Due to the park being on a well system, Washing of RVs or vehicles is NOT permitted.

Children (short term stay only)

All children are to be supervised at all times. Any child seen unattended or seen damaging property to any part of the park, will cause management to immediately remove the entire family from the park.

Pets

Pets must be on a leash at all times (6' maximum length). No pet be unattended and tied outside at any time. One end of the leash is attached to the dog the other end to a human. The only area a pet may be off a leash is in our privately owned dog park named Central Bark. Your rental agreement may be revoked if your pet is judged to be noisy or dangerous by management. Old Fort RV Park must take all precautions to protect our guest.

Please DO NOT throw your dog poop bags in any of the trash cans in the bath house or laundry room. NO pets of any kind are permitted inside the bath house or laundry facility.

Fecal matter must be picked up immediately and disposed.

The following breeds are expressly prohibited at Old Fort RV Park: Akitas, Alaskan Malamutes, Bulldogs, Cane Corso, Chows, Doberman Pinschers, German Shepherds, Great Danes, Mastiffs, Pit Bulls, Rottweilers, Siberian Huskies, Terriers, and Wolf Hybrids

Quiet Time

Quiet time is between the hours of 9:00 PM and 9:00 AM every day. All loud activity is prohibited all the time including loud music and noisy pets. We have many traveling nurses and workers that work odd hours, so we strive to keep the noise during the day to a minimum. Old FortRV Park is a quiet, safe community for mature people to enjoy.

Sewer Connection

The sewer line from your RV to the sewer must be sealed. (See Health Department Requirements). No water is allowed to leak from your waste system.

Electrical Charge

Currently electricity is included in nightly and monthly rate.

Water Usage

Due to Old Fort RV Park having high water pressure and rv plumbing having PEX plumbing, we require each rv to use a water pressure regulator. This ensures your rv to not have any damage to your plumbing system. Old Fort RVPark ask each site to limit their water usage to 65 gallons a day. This helps our septic system to not be over saturated and keeps it working properly.

Trash

Dumpster is located at the front of the park. Dumpster is for kitchen trash only. NO boxes are to be put into dumpster. Don’t place open containers or to go boxes in dumpster, everything needs to be in a bag and sealed. Please make sure all trash is placed in a bag and tied off. This minimizes the smell and flies. Thank you for being considerate of this area.

Grills - All types

We require all grills to have a catch/grease pad underneath. This is in order to keep all grease and/or food droppings from getting into our rock RV lots, keeps insects from coming into our RV lots and keeps all odors to a minimum. 

Fire Pits

All Fire Pits must be used on gravel RV lot and never used on any grass area. Owners using their own fire pit must use firepits that are self containing like a Solo fire pit. Owners are required to clean up all ash that may get onto rock RV lot. Old Fort RV Park has complementary smokeless solo fire pit which can be checked out in our general store.  Firewood available for purchase. 

Drugs and Alcohol

Drugs are strictly prohibited by anyone in the park. Alcohol is permitted as long as all guest are being responsible and not bothering any other guest. Be kind to your neighbor.

For All long term or full time guest

Monthly Billing

Guest staying more than one month will be charged for 50% of one month's rent when they book and the remaining 50% of one month when they arrive. Guest will then be charged each month on their arrival anniversary date.

Late Payments

Rent is due in advance, on the "recurring" date of the reservation. If payment is not made on the due date, Old Fort RV Park may charge a late fee of $50 per day until the account is brought current. If an account is delinquent after 48 hours, the guest may be asked to vacate the premises immediately.

Background checks

Old Fort RV Park reserves the right to conduct a back ground check on any guest wanting to stay 30 days or longer. Guest with felony records will not be permitted to stay at Old Fort RV Park.

Guest with children

Old Fort RV Park is not a resort and does not have facilities for children (i.e. play ground, pool, etc). Although Old Fort RV Park is a family friendly park, it is not recommended for families with children stay at this location.

Other

Guests must comply with oral instructions by Old Fort RV Park management and staff. Old Fort RV Park is a DRAMA FREE ZONE.

Cancellation / Modification fee

Old Fort RV Park realizes plans change and cancellations happen for any number of reasons. We respect our guest and do not ask for an explanation why guest choose to cancel. Should you decide to cancel we allow you to apply any money you paid to a future date or do our best to refund as much of your money as possible. The Credit Card processing company employed by Old Fort RV Park charges over 3% both when you made your reservation and when we refund due to your decision to cancel. Therefore, we must pass on to you 6% for cancelling. Usually, people know a few days in advance if they must cancel so any reservation cancelled 7 days or greater from the scheduled arrival date is refunded 94%. Guest who cancel 6 - 4 days prior to the scheduled arrival date are refunded at a 44% rate. Cancellations 3 days or less prior to the scheduled arrival date receive no refund.

Early Departure Refund Policy

In the event that an RV guest who has already arrived determines they must depart prior to their communicated departure date, the guest must communicate in writing, as soon as possible, their new intentions. Seven (7) days will be added from the date that management receives the written communication and any refund will be calculated from the new calculated date. The refund will be calculated at the appropriate daily and weekly rate.

• Old Fort RV Park does not have a holding area for early arrivals.

• Guests who shorten their stay are liable for charges on cancelled nights.

• There is a limit of 6 visitors per site per day. Visitors are not able to bring pets into the park. For their protection, visitors must be registered through the reservation software.

• To ensure a peaceful environment and prevent overcrowding, sharing of sites is not permitted.

• Quiet hours are 9:00 PM to 9:00 AM. Late arrivals will be asked to be considerate of quiet hours while setting up in an effort to reduce distractions to your neighbors.

• Dogs must be kept on a leash at all times. State law mandates dogs must never be left unattended and must not be disruptive. Owners must carry proof of current vaccinations.

• Visitors are unable to bring pets into the park.

• Campfires are permitted on the gravel pad in authorized fire rings such as Solo Stoves and should always be attended and properly extinguished. Firewood pallets are not permitted.

• Though highly unlikely we may experience outages including water, electric, wireless internet and any other utilities that might apply, which are beyond our control. No refunds or compensation will be given for any outages.

• Alcoholic beverages may be responsibly consumed by adults 21 and older. Any minors caught drinking are subject to immediate eviction.

FOR YOUR SAFETY, YOU NEED TO KNOW:

• The bordering creek is not a pool or designed for swimming of any kind.

• Never leave children alone, even for a minute!

• Be aware of safety equipment.

• Call 911 for emergency help.

• Obey all posted rules and any verbal rules of Old Fort RV Park staff.

Old Fort RV Park doesn’t believe in giving multiple warnings, the only warning is given the day you move in. All residents must sign our terms and agreements so there in no misunderstanding to our rules. 

We strive to keep our park the nicest park in WNC and plan to keep it that way, if these rules don’t work for any tenant, we understand that this may not be the place for you to reside at. 

It is my responsibility to keep my property and PERSONAL BELONGINGS secure. Old Fort RV Park is not responsible for lost or stolen items. I am aware that my camping party may be PHOTOGRAPHED and their comments may be used in publications and/or website.

Old Fort RV Park is PRIVATELY OWNED AND THE MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Old Fort RV Park reserves the right to ask any person or party it deems necessary, to leave the community based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Guests are responsible for their own safety; please abide by all rules and regulations and observed posted 8 mph speed limit. I understand that, although Old Fort RV Park makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility, and I agree to hold Old Fort RV Park harmless in any and all claims arising from any incidents that may occur during my stay. I have read this notice and agree to it as well as all Old Fort RV Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any relatives, guests or visitors that visit during my stay.

DOG PARK/TRAIL: I (we) agree to hold Old Fort RV Park, their members, directors, officers, agents, volunteers and employees harmless from any claim for loss or injury that may be alleged to have been caused directly or indirectly to any person or thing by the act of other persons, owners, guardians and/or their dog(s) while in or upon the grounds or near any entrance thereto and I (we) further agree to hold the aforementioned parties harmless from any claim for loss of our dog(s) by disappearance, theft, death or otherwise, and from any claim for damage or injury to our dog(s), whether such loss, disappearance, theft, damage or injury, be caused or alleged to be caused by the negligence of Old Fort RV Park or any of the parties aforementioned or by the negligence of any other person or any other cause or causes.
