Terms & Conditions
TERMS & CONDITIONS — RULES & REGULATIONS
These rules ensure a safe, comfortable, and enjoyable stay for all tenants. Failure to comply may result in eviction without refund.
1. General Campground Rules
Check‑In Time: 11:30 AM–5:00 PM.
Check‑Out Time: 11:00 AM.
Late check‑out may be available with management approval; fees may apply.
All guests and visitors must check in at the office upon arrival.
This is an adult‑only (55+) campground. Children may stay 2–3 days with prior approval.
Lease rules supersede these rules; verbal agreements follow these terms.
All RVs, motorhomes, and travel trailers must be in good working order and appearance.
Management may refuse access to any unacceptable vehicle.
Tent camping is allowed only in designated tent sites.
Maximum occupancy per site: 6 people at any time.
Visitors are welcome 9:00 AM–10:00 PM.
Visitors may not stay overnight without prior approval.
Overnight parking or storage of trailers, boats, jet skis, or utility trailers requires management approval.
Guests assume all risks and agree to hold management harmless.
Guests are responsible for any damage or injury caused by themselves, their children, or pets.
The park is not responsible for injuries, loss, theft, or damage to personal property.
Management may evict anyone who violates rules or policies.
Obnoxious, abusive, or harassing behavior of any kind is prohibited.
Speed limit: 5–10 mph.
Vandalism of any kind may result in eviction.
Blow‑up mattresses, sleeping bags, and cots are not allowed outside.
RV or vehicle maintenance is prohibited unless approved by management.
RV/vehicle washing allowed 3–4 times per year; no more than once per month.
Use of paint products or chemicals is prohibited.
Deep fryers and tiki torches are prohibited.
Clotheslines are not allowed.
Do not hang items from trees.
Sites must remain neat and clean. Up to $200 cleaning fee may apply for trash, appliances, or furniture left behind.
Leaves/pine needles may be raked into piles for staff pickup.
Lawn mower and weed eater may be used at tenant’s own risk.
Excess storage under RV must be hidden by tubs, vinyl, or wood skirting (no lattice).
Regular household trash must go in the dumpster. No large items allowed.
Only 1 RV and up to 2 vehicles per site unless otherwise approved.
Do not leave trash outside overnight.
Tenant will NOT hook up any RV or outdoor washers to the RV Resort’s septic tanks or sewer lines.
Boats, cargo trailers, and dollies are not allowed on sites; storage lot available for a fee.
Drones or remote‑controlled devices are prohibited.
Pets and small children must always be supervised.
Firearms are prohibited.
Archery, paintball, slingshots, and air guns are prohibited.
Fireworks are prohibited.
Illegal drug use is prohibited.
Motorcycles must travel at idle speed.
Vehicles may not block any roadway.
Parking is allowed only in designated spaces.
Do not cut across sites; damage to water/sewer lines will be the tenant’s responsibility.
Only licensed drivers may operate motor vehicles, golf carts, scooters, etc.
Mail and packages must be picked up at the office. Tampering with mail will result in eviction and legal action.
2. Long‑Term / Permanent Resident Policies (1‑Year Minimum)
In the event the initial one‑year occupancy agreement, whether verbal or written, is terminated prior to completion of the full twelve‑month term, any and all promotional or discounted rates previously applied shall be deemed null and void. Standard published rates shall be retroactively assessed for the actual duration of the occupant’s stay
Management reserves the sole and exclusive right to assess a cancellation fee for any early termination, withdrawal, or non‑renewal initiated by the occupant. The imposition, amount, and calculation of any such fee shall be determined at management’s discretion, taking into account the administrative burden, operational disruption, and any financial impact resulting from the cancellation. The occupant acknowledges and agrees that a cancellation fee, if imposed, constitutes a reasonable estimate of costs incurred by management and is enforceable as a condition of tenancy.
3. Florida Statute §83.57 — Required Notice to Vacate
Failure to provide proper notice results in a 50% penalty of site rent.
Year‑long leases: 60‑day notice.
Quarter‑long leases: 30‑day notice.
Month‑to‑month: 15‑day notice.
Week‑to‑week: 7‑day notice.
Florida law will be enforced as agreed upon at the start of residency.
4. Campfires & Grilling
Campfires are allowed only in fire rings.
Do not dump charcoal on the ground or in fire rings.
Do not pour oil or grease down drains, on the ground, or at tree bases.
Burning trash, leaves, pine needles, or plastic is prohibited.
Campfires and grills must always be supervised.
5. Security
Management is not responsible for lost, stolen, or damaged items.
Report site issues to the office immediately.
All state, county, and local laws are enforced on the property.
6. Quiet Hours
Quiet hours: 8:00 PM–8:00 AM.
Be courteous to neighboring guests.
Loud music or objectionable noise is prohibited at all times.
Inconsiderate guests will be evicted.
Profanity, abuse, or violence toward guests or staff results in immediate eviction.
Guests evicted for rule violations will not receive refunds.
7. Pet Policy
Management may refuse pets that pose safety or serenity concerns.
Pets must be leashed and under control at all times.
Limit: 2 pets per site. Dogs over 45 lbs require approval.
No exotic or oversized pets (reptiles, large birds, etc.).
No dangerous breeds: Pit Bulls, Rottweilers, German Shepherds, Cane Corsos, Dobermans. Mixed breeds require approval.
Pets may not be left unattended or tied outside at any time.
Owners must clean up after pets.
Proof of current vaccinations must be available.
Owners are responsible for all pet‑related injuries or damage.
The Two Permissible Questions for Service Animals:
Is the dog a service animal required because of a disability?
What work or task has the dog been trained to perform?
Rules and Restrictions for service animals:
No documentation: Staff cannot ask for medical papers, proof of certification, ID cards, or specific training proof.
No disability details: Staff cannot ask about the specific nature or severity of the handler's disability.
No demonstration: Staff cannot ask the dog to prove its task or perform on demand.
Obvious tasks: If it is readily apparent that the animal is a service animal (such as guiding a person who is blind), these questions should not be asked
Rules for Removal Under the ADA
Under the Americans with Disabilities Act, public accommodations—including privately or publicly owned campgrounds—must allow service dogs, but the animal must meet specific behavioral standards. A campground staff member may ask you to remove a service dog if:
Aggression or Direct Threat: The dog growls, snaps, lunges, or bites people or othernimals. Genuine aggression or reactivity means the dog fails the public safety test.
Out of Control: The dog barks excessively and uncontrollably, wanders away, jumps on people, or ignores the handler's commands, and the handler does not take effective action to regain control.
Not Housebroken: The dog relieves itself where it should not.
Handler Rights After Removal
Behavior-Based Only: Removal must be based on the specific animal's actual conduct, not on assumptions, stereotypes, or breed.
Continued Access for the Person: If the dog is removed, the campground must still give the handler the opportunity to use the campground facilities and services without the animal present
Pets are not allowed in restrooms or shower facilities.
Animal cruelty is prohibited and subject to Florida Statute §828.12.
Excessive barking, aggressive behavior, or any instance of disruptive behavior is strictly prohibited and may result in non‑renewal of the lease and/or eviction. All pets must be properly socialized, well‑trained, and consistently under their owners' control to ensure the safety and comfort of all residents. Failure to correct disruptive or unsafe pet behavior will be documented and addressed in accordance with community policies and Florida law.
Reservation and Payment Policy
Full Prepayment Required: To secure your booking, all new reservations—regardless of the length of the stay booked—require full prepayment (100% of the total reservation cost) at the time of booking.
Cancellation and Refund Policy
We understand that plans can change. However, due to the nature of our park reservations, we strictly adhere to the following cancellation policy:
Four (4) Weeks' Notice or More: If you cancel your reservation at least four (4) weeks (28 days or more) prior to your scheduled arrival date, you will receive a 50% refund of your total prepayment.
Less Than Four (4) Weeks' Notice: If you cancel your reservation with less than four (4) weeks' notice (27 days or fewer) prior to your scheduled arrival date, no refund will be issued, and the full prepayment is forfeited.
Guest Wi-Fi Acceptable Use Policy:
We are offering this guest Wi-Fi service (the “Service”) in accordance with this Guest Wi-Fi Wireless Networking Acceptable Use Policy (the “Policy”) as a free, non-public service to its visitors for the duration of their official visits. We do not guarantee the Service or specific speed rates. We also have no control over information obtained through the Internet and cannot be held responsible for its content or accuracy. Use of the service is subject to the user’s own risk. We reserve the right to remove, block, filter, or restrict by any other means any material that, in our sole discretion, may be illegal, may subject us to liability, or may violate this Policy. We may cooperate with legal authorities and/or third parties in investigating any suspected or alleged crime or civil wrong. Violations of this Policy may result in the suspension or termination of access to the Service or other resources, or other actions as detailed below.
Responsibilities of Service Users: Users are responsible for ensuring they have up-to-date antivirus software installed on their wireless devices. Users must be aware that, as they connect their devices to the Internet through the Service, they expose them to worms, viruses, Trojan horses, denial-of-service attacks, intrusions, packet sniffing, and other abuses by third parties. Users must respect all copyrights. Downloading or sharing copyrighted materials is strictly prohibited. The operation of programs, services, systems, processes, or servers by a single user or group of users that may substantially degrade network performance or accessibility is not permitted. Electronic chain letters and mail bombs are prohibited. Connecting to "Peer to Peer" file sharing networks or downloading large files, such as CD ISO images, is also prohibited. Accessing another person's computer, computer account, files, or data without permission is prohibited. Attempting to circumvent or subvert system or network security measures is prohibited. Creating or running programs designed to identify security loopholes, decrypt intentionally secured data, or gain unauthorized access to any system is prohibited. Using any means to decode or otherwise obtain restricted passwords or access control information is prohibited. Forging the identity of a user or machine in an electronic communication is prohibited. Saturating network or computer resources to the exclusion of another's use, for example, by overloading the network with traffic such as emails or legitimate (file backup or archive) or malicious (denial of service attack) activity, is prohibited. Users understand that wireless Internet access is inherently insecure and should adopt appropriate security measures when using the Service. We strongly discourage users from conducting confidential transactions (such as online banking or credit card transactions) over any wireless network, including this Service. Users are responsible for securing their own devices.
Limitations of Wireless Network Access: We are not liable for any damage, unintended resource usage, or adverse effects that may occur to a user's device and/or software while the user’s device is connected to the Service. The user is responsible for any actions taken on their device, whether intentional or unintentional, that damage or otherwise affect other devices or users of the Service. The user hereby releases the Company from liability for any loss, damage, security infringement, or injury which the user may sustain as a result of being allowed access to the Service. The user agrees to be solely responsible for any such loss, infringement, damage, or injury.
Terms of Service: By clicking the accept button, below, the user agrees to comply with and to be legally bound by the terms of this Policy. If this Policy or any terms of the Service are unacceptable or become unacceptable to the user, the users only right shall be to terminate his or her use of the Service.
Lawful Use: The Service may only be used for lawful purposes and in a manner which we believe to be consistent with the rights of other users. The Service shall not be used in a manner which would violate any law or infringe any copyright, trademark, trade secret, right of publicity, privacy right, or any other right of any person or entity. The Service shall not be used for the purpose of accessing, transmitting, or storing material, which is considered obscene, libelous or defamatory. Illegal acts may subject users to prosecution by local, state, federal, or international authorities. We may bring legal action to enjoin violations of this Policy and/or to collect damages, if any, caused by violations.
The user specifically agrees to the following conditions: The user will use the Service only as permitted by applicable local, state, federal, and international laws. The user will refrain from any actions that we consider to be negligent or malicious. The user will not send email containing viruses or other malicious or damaging software. The user will run appropriate anti-virus software to remove such damaging software from his or her computer. The user will not access web sites which contain material that is grossly offensive to us, including clear expressions of bigotry, racism, or hatred. The user will not access web sites which contain material that defames, abuses, or threatens others.
Changes to Service: We reserve the right to change the Service offered, the features of the Service offered, the terms of this Policy, or its system without notice to the user.
