Thank you for being our guest at Pearls Landing RV Park. To help make your visist a pleasant experiance for you and other guests, we as that you abide by the following rules. 

Check in time- 12pm         Check out time-11am

Quiet hours 10pm-8am, excessive noise or public disturbances may result in eviction without refund.

Reservations include 1 vehicle per site.

Pearls Landing LLC is not responsible for loss or damage of any property. 

For safety reasons, all children must be supervised at all times. 

PETS
Pets are required to be leased and in your control at all times. You must pick up after your animal. Guest must be able to provide proof of vaccination at any time. Excessive barking and aggressive behavior will not be tolerated.  You will get 1 (one) warning regarding any violation of pet rules and 1 (one) warning only before you're asked to leave with no refund. Guest hereby agrees to be completely responsible for, indemnify, and hold Pearls Landing LLC harmless for damage to any person or property caused by the guests pet.

It is the guests responsibility to keep their site clean and in orderly fashion at all times. Please utilize the dumpster conveniently located in the middle of the park. In order to maintain the beauty and visual aesthetics of the park, staff will regularly inspect sites and have the sole authority to enforce improvements, modifications, or changes to individual sites including personal belongings. This includes but is not limited to, materials, decorations, and items around or on each individual site.

Guest is strictly prohibited from trying to lease any site at the park.

NO LANDLORD TENANT RELATIONSHIP
Guest understands and acknowledges that guest is granted a non-exclusive license to park in a site at Pearls Landing LLC, but that guest is not a tenant of Pearls Landing LLC, has no leasehold or other estate in the park, and is rather a transient guest of the park. Accordingly, in the event guest fails to check out at the required time, fails to pay any amount due and owing the park, violates any of the parks rules, or is otherwise asked to leave the park, guest agrees that guest shall be criminally and civilly liable for trespassing, shall be treated like a trespasser, and that eviction proceedings shall not be necessary to remove guest from the park. Further, in the event the park is required to initiate eviction or other legal proceedings to remove guest (despite guest having no leasehold or other estate in the park) Guest shall be liable for park costs, including attorney's fees, incurred in bringing and prosecuting any legal proceedings. 

No large items shall be placed within the dumpster. IE; mattress furniture or hazardous materials.

Smoking/vaping is prohibited in any park buildings. 

You may receive mail here but we are not responsible if something is misplaced. 

Use of laundry services are at your own risk. 

We reserve the right to cancel any reservation at any time for any reason. 

Customer agrees to indemnify, defend, and hold harmless Pearls Landing LLC, its owners, managers, employees, agents, and representatives (collectively referred to as “Park Parties”) from and against any and all claims, demands, liabilities, damages, losses, costs, and expenses, including but not limited to reasonable attorney’s fees and court costs, arising out of or related to:

  • Any damage to property or injury to persons occurring on or about the RV park premises;
  • Any loss, damage, or injury caused by fire, water, wind, storms, flooding, civil disturbance, acts of God, or other natural or unforeseen events;
  • Any acts or omissions of the Customer, the Customer’s family members, guests, invitees, or pets;
  • Any actions or inactions of the Park Parties to the fullest extent permitted by law;
  • Any use, occupancy, or presence of the Customer on the RV park property.

This indemnification applies regardless of whether the claimed loss, damage, or injury is alleged to have been caused, in whole or in part, by the negligence of any of the Park Parties, except where prohibited by applicable law.

We reserve the right to refuse any RV based on appearances. 

Guests staying over 30 days will be placed on auto pay and payment will be taken out on anniversary date. If payment fails, then a $25 late fee will be assessed. 

No tarps or unsightly covers allowed in the park.

Guests are responsible for the actions of their guests.

ELECTRONIC SIGNATURES:
You agree that your electronic signature, whether digital or encrypted, is intended to authenticate the Terms and Conditions contained herein and to have the same force and effect as manual signatures. 

CANCELLATION AND REFUND POLICY 

If your stay is nightly or weekly you must give 48 hours notice to your arrival date to receive 100% of your refund. If you cancel within the 48 hour window, you will receive a 50% refund. 

If you cancel your stay and it's longer than 30 days, you must give 7 days notice prior to your arrival day to receive 100% of your refund. If you cancel within the 7 day arrival window, you will receive 50% of your deposit. 

If you do not show up to your reservation, there are no refunds given. 

If you need to depart prior to your sceduled departure date a refund will be assessed booking to booking.
