Terms & Conditions

1. Check-In / Check-Out

  • Check-In: 3 p.m.

  • Check-Out: 11 a.m.

  • Late check-out may result in an additional fee or removal from the park.

2. Site Occupancy

  • Each RV site is for one RV and up to two vehicles (unless otherwise approved).

  • Maximum occupancy: 6 persons per site.

  • Tents are permitted only with management approval.

  • Sites are not transferable or sub-leasable.

3. Payment & Rates

  • All rent, fees, and utilities are due in advance.

  • Late payments may incur a $35 late fee.

  • No refunds for early departure, weather, or unused days.

  • Returned checks will result in a $35 fee.

4. Utilities & Hookups

  • Water, sewer, and electric connections must meet park standards.

  • Sewer connections must be sealed with a proper adapter or donut ring.

  • Guests may not tamper with utility connections or share hookups with other sites.

5. Quiet Hours

  • Quiet hours are from 10:00 PM to 7:00 AM.

  • No loud music, parties, or disruptive behavior during these times.

6. Speed Limit

  • The park speed limit is 5 MPH at all times.

  • Pedestrians and children always have the right of way.

7. Pets

  • Pets are welcome but must be leashed at all times.

  • Owners must clean up after their pets immediately.

  • Aggressive breeds or nuisance animals may be prohibited at management’s discretion.

  • Maximum of 2 pets per site unless approved.

8. Trash & Cleanliness

  • Keep your site clean and free of litter.

  • Dispose of garbage only in designated dumpsters.

  • No dumping of gray or black water on the ground.

  • No storage of junk, debris, or non-working vehicles.

9. Fires & Grills

  • Fires are allowed only in designated fire pits or grills.

  • Fire bans may be imposed during dry or windy conditions.

  • Never leave fires unattended.

10. Behavior & Conduct

  • Disorderly conduct, intoxication, illegal drugs, violence, or harassment will not be tolerated.

  • Guests are responsible for their visitors’ behavior.

  • Management reserves the right to remove any person(s) for violation of park rules without refund.

11. Liability

  • Guests agree to release and hold harmless the park, its owners, and employees from any loss, damage, injury, or accident occurring on the property.

  • The park is not responsible for lost, stolen, or damaged property.

12. Repairs & Maintenance

  • Guests must immediately report leaks, damage, or unsafe conditions.

  • No unauthorized digging, construction, or alteration of sites or utilities.

13. Vehicles & Parking

  • All vehicles must be operational and display current registration.

  • No vehicle repairs or oil changes on park property.

  • Extra vehicles, boats, or trailers must be parked only in approved areas.

14. Mail & Deliveries

  • Mail service is provided for deliveries sent directly to the lot.

  • The park is not responsible for lost or delayed mail or packages.

15. Long-Term / Extended Stay

  • Guests staying longer than 28 days must sign a long-term agreement and may be required to pass a background check.

  • Long-term guests must maintain their sites to park standards.

16. Termination of Stay

  • Management reserves the right to terminate occupancy for violation of any rule or failure to pay fees when due.

  • Guests must vacate immediately upon termination.

17. Governing Law

  • These Terms and Conditions shall be governed by the laws of the State of Tennessee.
