Registration & Check-In

·         By making a reservation you acknowledge and agree to these Rules and Regulations.

·         All guests and visitors must register with the office.

·         RV Check-In: 12:00 PM | Check-Out: 11:00 AM

·         Casita Check-In: 4:00 PM | Check-Out: 11:00 AM

·         Notify the office if arriving after 5:00 PM.

·         Management may relocate guests to an equal or higher-priced accommodation if operationally necessary.

·         Surge protectors and water pressure regulators are strongly recommended.

Occupancy & Visitors

·         RV sites include 2 adults and 2 children; maximum occupancy is 6 people.

·         Casitas allow a maximum of 8 occupants, including visitors.

·         Additional adults: $10/day. Additional children: $5/day (under 3 free).

·         Visitors must register in the office before entering the resort.

·         Pool wristbands are required for visitors ($10/day). Maximum of 4 visitors per site.

·         Registered guests are responsible for the conduct of their visitors.

Resort Hours

·         Pool: 9:00 AM–9:00 PM

·         Quiet Hours: 9:00 PM–9:00 AM

·         Speed Limit: 5 MPH. Observe one-way traffic and yield to pedestrians, bicycles and golf carts.

Vehicles & Parking

·         Park only in your assigned site.

·         Street, grass, overflow and vacant-site parking are prohibited unless authorized.

·         One vehicle per RV site unless additional parking is purchased. Pull-through sites may accommodate an extra vehicle. Casitas may park up to 3 vehicles if they fit the driveway.

·         Vehicle repairs and maintenance are prohibited.

·         Vehicle washing requires office approval. Fees apply.

Children

·         Parents are responsible for supervising children and any damages they cause.

·         Children under 14 must be accompanied by an adult in the pool, clubhouse and common areas.

PETS

• Pets require Management approval and current vaccinations.

• Keep pets on a leash no longer than 6 feet and clean up waste immediately.

• Aggressive or continuously barking pets are prohibited. No pets inside Resort buildings, Casitas or the gated pool area.

• Aggressive breeds are prohibited, including the following: Pit Bulls, Rottweilers, Doberman Pinschers, Chows, German Shepherds, Akitas, and wolf hybrids.

Pool & Resort Amenities

·         No lifeguard on duty. Swim at your own risk.

·         No pets, food, smoking or glass containers in the pool area.

·         No diving, cannonballs or horseplay.

·         Swim diapers are required for infants and toddlers.

·         Fitness Center is open 24/7. Guests under 16 must be accompanied by an adult.

·         Laundry and restroom facilities are for registered guests and registered visitors only.

·         During peak season, large pool floats, inflatable toys, organized games, and oversized recreational equipment are not permitted in the pool area to ensure all guests can safely enjoy the facilities.

Site Standards

·         Keep your site neat and free of clutter.

·         No indoor furniture, appliances, storage, trash or combustible materials outside or under the RV.

·         No clotheslines, tents, pop-ups, fireworks, drones, illegal substances or commercial signs.

·         RVs over 10 years old require management approval.

·         Only approved, self-contained RVs meeting utility requirements are permitted.

Fire, Garbage & Smoking

·         Campfires are allowed only in designated resort fire pits or approved chimeneas.

·         Grills must remain on concrete surfaces.

·         Bag all trash and place it inside dumpsters.

·         Smoking is prohibited inside buildings, restrooms, the pool area and within 15 feet of resort buildings.

Safety & Weather

·         Call 911 for emergencies. Resort office: (361) 920-2267.

·         Fishing is catch-and-release only. No swimming or boating in the pond.

·         During freezing temperatures, protect water lines. If Port O'Connor is within the NOAA 3-day warning cone for a named storm in the Gulf of America, RVs, vehicles, and outdoor equipment must be removed from the Resort as directed by management.

·         In the event of severe weather or a named storm affecting the area, refunds will not be issued due to weather conditions. Management may, at its sole discretion, allow reservation dates to be rescheduled.

Monthly Guests

·         Monthly rent includes site rent plus electricity.

·         Late payments are subject to late fees and may result in removal in accordance with Texas landlord tenant law.

Deliveries & Mail

·         UPS and FedEx deliveries must include your site number and be delivered directly to your site.

·         Guests must maintain their own P.O. Box for mail service.

·         Operating a business from the resort is prohibited.

Package deliveries may be made directly to Casitas. Deliveries to RV guests must include the site number and be delivered directly to the assigned site.

Liability

·         Guests are responsible for their own safety, property and the actions of their visitors.

·         R&R RV Resort & Casitas is not responsible for loss, theft, damage or injury.

·         Guests agree to comply with the License Agreement and applicable Texas law.

Common Fines

·         Parking Violation: $25

·         Rutting Grass: $25

·         Concrete Staining: $50 or actual cleanup cost

·         Returned Check: $30

·         Fire Pit Ash Cleanup: $50

·         Excessive cleaning or damages may be charged up to $300.

Acknowledgement

·         Management reserves the right to modify these Rules and Regulations, refuse service, or terminate occupancy for violations in accordance with applicable Texas Laws.

·         By remaining at the resort, guests acknowledge they have read and agree to comply with these Rules and Regulations.

Bicycles, Golf Carts & Recreational Vehicles

• Bicycles, golf carts, motorized vehicles, e-bikes, scooters and other recreational vehicles must remain on designated roadways and concrete driveways. They are not permitted on sidewalks, grass, landscaped areas or through occupied RV sites.

• Operators must obey the 5 MPH speed limit, yield to pedestrians at all times, and operate their vehicles in a safe and courteous manner.

• Guests operate these vehicles entirely at their own risk and assume all responsibility and liability for their operation. R&R RV Resort & Casitas, its owners, employees and agents shall be held harmless from any claims, injuries, damages or losses arising from the use or operation of these vehicles on Resort property.

Additional Resort Policies

·         Outside vendors (including mobile washing, detailing, repair, maintenance, or similar services) must register with the Resort office before entering the property and provide current proof of liability insurance.

·         All mobile washing or detailing units must be fully self-contained.

Cancellation & Refund Policy

Reservations Made Within 48 Hours of Arrival

Reservations made within 48 hours of the scheduled arrival date are non-refundable.

Site Lock Fees

All Site Lock Fees are non-refundable.

Daily & Weekly Reservations

·         0–14 days before arrival: $40 cancellation fee plus forfeiture of any Site Lock Fees.

·         15–30 days before arrival: $25 cancellation fee plus forfeiture of any Site Lock Fees.

·         More than 30 days before arrival: Full refund less any non-refundable Site Lock Fees.

Monthly Reservations

·         0–14 days before arrival: $100 cancellation fee plus forfeiture of any Site Lock Fees.

·         15–30 days before arrival: $50 cancellation fee plus forfeiture of any Site Lock Fees.

·         More than 30 days before arrival: Full refund less any non-refundable Site Lock Fees.

Additional Cancellation Policies

·         No refunds will be issued for early departures.

·         No refunds or credits will be issued due to inclement weather, travel delays, utility interruptions beyond the Resort's control, or removal for violation of Resort Rules.

·         For named storms or emergency situations, Management may, at its sole discretion, allow reservation dates to be rescheduled in lieu of a refund.

·         Approved refunds will be issued to the original method of payment.
