Raccoon Mountain Caverns and Campground Terms & Conditions

Payments

20% of total stay is required at the time of the reservation and is nonrefundable for any reason. The remainder 80% is charged to the Credit Card on file two weeks before check in date and is at that point nonrefundable . All reservations must be paid in full two weeks prior to check in.

 

Cancellations

Reservations canceled 14 days or less before scheduled arrival are required to pay the full reservation amount. Reservations canceled more than 14 days before scheduled arrival will only be assessed the original 20% deposit fee. We will fight all credit card disputes. Early departure does not constitute a basis for a refund.

 

Guest Check-In:

To keep our resort secure and enjoyable for all, we ask that all visitors check in at the office and pay a $10 per person guest fee. Each guest will receive a wristband-and a vehicle parking pass. For everyone's safety, only guests with wristbands may use resort amenities. Vehicles without a visible tag will be subject to towing.

 

Vehicles & Parking

Each site includes parking for one vehicle and one camping unit, Additional vehicles and trailers are $5 per day and must be parked in overflow. Please avoid parking on unoccupied sites. Violations will result in a $50 fine.

 

Pool Area

For everyone's enjoyment and safety, please note:

Children under the age of 16 must be accompanied by an adult.

  • No food or glass containers

  • No smoking or vaping

  • No pets

Quiet Hours

To maintain a peaceful environment, the quiet hours are 10:00 PM to 8:00 AM and are strictly enforced. Thank you for respecting your fellow guests!

 

Campfires

Campfires are welcome but must be contained in designated fire pits. Gathering or burning downed limbs is not permitted.

 

Smoking

Smoking is not allowed in any of our facilities.

  • Smoking inside cabins will result in a $250 cleaning fee.

  • Marijuana use is strictly prohibited by law

Speed Limit & Vehicle Safety

For everyone's safety, the speed limit is 10 MPH throughout the resort. Only licensed drivers 16 years or older may operate any vehicle, including golf carts and ATVs.

  • Allowing an unlicensed driver to operate a vehicle or golf cart will result in a $50 fine.

  • A second violation may require you to leave without a refund.

Tent Camping

For the comfort of all guests, tents are not permitted on RV or cabin sites. However, canopies (without ground stakes) are allowed.

 

Laundry

Our laundry facilities are open 24/7 for your convenience. Please do not hang clotheslines or laundry at your site.

 

Caring for Our Trees

To preserve the beauty of our resort, please do not:

• Hang items (feeders, plants, hammocks) from trees

• Carve, cut, peel, or damage trees or foliage

 

Trash & Cleanliness

  • Trash bins are conveniently located near the office and clubhouse. Please do not burn trash in fire pits.

  • Daily trash pickup is available between 8:00 AM and 4:00 PM—please do not leave trash outside overnight.

Water Usage

  • Please connect your water hose only to the designated spigot and RV water tank.

  • Washing of vehicles, RVs, or boats is not permitted. Washing may result in a $50.00 fine

Sewer & Dumping

To keep our facilities running smoothly, please do not flush the following items:

  • Wipes, towels, feminine products, food, grease, or any items that may cause blockages.

  • Dumping of black/gray tanks must be done properly using the correct fittings. Dumping onto the ground is illegal and may result in fines.

Firearms & Safety

For the safety of all guests, brandishing firearms or weapons is strictly prohibited.

 

Respectful Behavior & Courtesy

We strive to create a welcoming environment for all! Please keep this in mind:

  • Be respectful. Rowdy, abusive, or destructive behavior will not be tolerated. Guests who violate this will be asked to leave

  • Children under 16 & pets must be supervised at all times.

  • Pets must remain on a leash and cannot be left unattended.

  • Camping courtesy is expected—be mindful of noise and fellow guests.

  • Pets are allowed in the laundry room, store, or bathhouses.

  • Unauthorized pets or excessive messes, including pet pens may result in up to a $200 cleaning fee.

  • Lost or stolen cabin keys will incur a $50 replacement charge.

  • Pet waste must be cleaned up—failure to do so may result in a $50 fee.

Keeping Your Site Beautiful

  • No rugs or mats on the grass.

  • Yard art (NO GLASS), decorations, and temporary fencing should be kept to a minimum to allow for mowing and maintenance.

Site Reservations

If you'd like to guarantee a specific site, we offer a Lock Site Fee of $100.00, ensuring you won't be moved. If this fee isn't paid, we may relocate your reservation to a similar site in the same pricing area.
