Terms & Conditions
Nature of This Agreement
This Extended Stay Licensing Agreement (the "Agreement") creates a revocable license to use the assigned campsite at Red Rock Ponds RV Resort (the "Resort") for the designated period. This Agreement does not create a lease, tenancy, or any landlord-tenant relationship. The Camper (the "Licensee") acknowledges that they are not a tenant and waive any rights or protections that may otherwise be afforded under New York Real Property Law or any other landlord-tenant statute. The Resort retains full control over the premises and may revoke this license in accordance with the terms herein.
Campground Rules
The following rules apply within the campground premises for all types of stays.
ETIQUETTE – Observe good camping etiquette; be respectful of nature and communal spaces, be considerate of noise, respect others' privacy and space (and do not walk through campsites), be mindful of light pollution and others' safety.
SPEED LIMIT – The speed limit is 5 MPH, including golf carts. We will enforce this rule for you and any visitors you have. Please watch out for children. Safety first!
QUIET HOURS – Quiet hours are between 10:00 PM and 8:00 AM. No loud voices, music, or generator operation is permitted during quiet hours.
GENERATORS – Portable generators are prohibited except during power outages. During outages, generators may be operated between 8:00 AM and 10:00 PM only and must comply with all applicable noise and emissions standards.
CHECK IN/OUT – 1:00PM and 11AM. Early check in or late check out available for additional fee.
CAMPFIRES – Campfires are permitted only in fire rings or fire pits and must be kept at a manageable size at all times. Never leave a campfire unattended, and ensure it is completely extinguished before leaving or going to sleep. Do not move the fire rings without management approval. Only use locally sourced firewood or firewood sold on-site. Do not burn pallets, treated, or painted wood. Use only seasoned firewood to minimize smoke.
ALCOHOL – Consume alcohol responsibly. Underage drinking is prohibited. No foul language or belligerent behavior of any kind will be tolerated and may result in immediate removal.
DRUGS – The possession, distribution, or use of illegal drugs is strictly prohibited.
CHILDREN – The safety and enjoyment of all children are paramount. Parents or guardians are responsible for the supervision and behavior of their children at all times. Children should not be left unattended, especially near water bodies, playgrounds, or other potentially hazardous areas. Children are prohibited from playing in the bathrooms or laundry rooms. Children must respect quiet hours. Motorized vehicles, bicycles, and other recreational equipment should be operated with caution. NYS bicycle laws must be followed, including helmet use, safe speeds, and a lighted bicycle after dusk.
TREES – Cutting, nailing decorations, or otherwise causing damage to the trees and/or plant life is prohibited. Climbing trees is prohibited. Hammocks or clotheslines cannot be tied to the trees. Free-standing hammocks are permitted.
GOLF CARTS – All golf carts must be electric and registered in the office with an insurance certificate. Only licensed drivers can operate golf carts. All passengers must remain seated at all times. Children cannot operate a golf cart while sitting on an adult's lap. All carts must be equipped with headlights, which must be turned on at dusk. The 5 MPH speed limit is enforced.
LAUNDRY – Laundry facilities are open 24 hours. Change is available at the office. Clotheslines are not permitted at your site (including using your awning). Do not overload washing machines or dryers. Remove your laundry promptly after the cycle is complete. Do not use the washer for items heavily embedded with pet fur.
FIREARMS – For the safety and comfort of all campers, the possession and discharge of firearms is strictly prohibited. This includes but is not limited to handguns, rifles, shotguns, and air guns.
STAKES – Due to shallow underground utilities, no stakes are to be driven into the ground without prior approval. You are responsible for any resulting damages and repairs.
PATIO LIGHTS & BUG LIGHTS – Should be turned off when leaving the RV Resort. Bug lights should be kept at a distance from the RVs on adjoining sites and turned off when retiring for the night. Spotlights are prohibited.
DRONES & UAV – Flying drones and unmanned aerial vehicles are prohibited over the campground airspace due to privacy and safety concerns.
TRASH & RECYCLING – Place trash in designated dumpsters. Do not leave trash or recyclables outside the dumpster. Large items require management approval before disposal.
GRAY WATER & SEWAGE – Dumping gray water, sewage, or any waste on the ground or into any body of water is strictly prohibited. All waste must be disposed of through proper sewer connections.
PROPANE & LP GAS – Freestanding propane tanks must not exceed 40 lbs. Tanks larger than 40 lbs are only permitted if permanently mounted to the RV. All tanks must be stored upright and secured at all times.
CAMPGROUND WIFI – Campground-wide WIFI is provided on a best-effort basis. Coverage may vary between campsites. A bandwidth of 12 Mbps is allocated for each connected device, with no data cap. Destructive network activities such as P2P and Tor are prohibited. Violators will receive a temporary or permanent ban from the network. An integrated interior WIFI repeater is available for purchase. Third-party WIFI repeaters and boosters will cause network disruption and will result in a permanent ban upon detection. You are responsible for your guests' network activities under the same login.
CANCELLATION/EARLY DEPARTURE – No cancellations once checked in. No refunds for early departure. This policy applies regardless of payment method or length of stay.
Extended Stay Rules
The following rules apply to extended stay camping, defined as any stay lasting a minimum of 7 days.
OCCUPANCY – Weekly and monthly rates cover two (2) adults and up to three (3) children or grandchildren under 18. If additional guests do not meet these criteria, there is a fee of $25 per week or $50 per month per person. The maximum occupancy per site is six (6) people, with no more than four (4) adults.
SITE ASSIGNMENT & SUBLETTING – This licensing is solely between the weekly and monthly camper(s) and Red Rock Ponds RV Resort. Campers may not allow others to use their site when they are not present. If an immediate family member (spouse, child, parent, or sibling) wishes to use your RV in your absence, a site fee of $50.00 per night applies. Stays exceeding 14 nights require management approval. If you vacate the site before the end of your reservation, it will be forfeited back to Red Rock Ponds RV Resort with no refund of any payments made.
MAINTENANCE – Weekly and monthly campers are required to keep their site clean and uncluttered. Trash must not be left at campsites overnight, and you are responsible for properly disposing of large items. Do not leave any trash outside the dumpster.
PETS – A maximum of two (2) pets are allowed per site, and they must be on a leash at all times. Clean up after your pet immediately and be considerate of your neighbors—leaving pet waste on your campsite is both offensive and a health hazard. Pets cannot be left unattended, and any pet causing a disturbance will not be allowed to stay. Pets are not permitted in the swim area, main building, or bathhouse, and they should not be tied to trees. A valid rabies certificate must be provided for each dog before entering the campground. Breed restrictions apply: no pit bulls or dangerous breeds per NY law. ADA service animals are exempt but must have current rabies vaccination.
VISITORS – Weekly and Monthly campers will be given 4 visitor passes per month of stay. Passes are not transferable. For any additional visitors beyond the allotted passes, the following fees apply:
Adults: $5 per day, plus an additional $5 per night for overnight stays. Children: $3 per day, plus an additional $3 per night for overnight stays.
All visitors must register and obtain a visitor's pass during office hours. After-hours visitors entered with your access card must be registered the next business day. Visitors with pets (including service animals) must present a valid rabies certificate.
TENTS – A two (2) person pup tent may be erected on your site for a $25 fee per night. A larger tent is charged at a $35.00 fee per night.
ELECTRIC – Each site is metered for electric. Monthly campers are responsible for their electric usage and agree to pay for their electric bills in a timely fashion. The camper authorizes the use of their credit card on file to settle any electric bills that are overdue. Electric is metered at 22¢ per kilowatt-hour. This rate is subject to adjustment upon 30 days' written notice to reflect changes in utility costs.
GATE PASS – An access card is required to enter the park, with up to two cards assigned per site. Misuse of the card will result in it being disabled. Access cards must be returned at the end of your stay, and any unreturned cards will incur a $10 charge per card.
INSURANCE – Valid RV insurance with a minimum of $100,000 in liability coverage is required and must remain active throughout your stay. Proof of insurance must be provided at check-in and kept on file. Red Rock Ponds RV Resort is not liable for damage or loss due to uninsured RVs.
RIGHT OF ENTRY – Management reserves the right to enter any campsite at any time for emergencies, safety inspections, utility maintenance, or to enforce the terms of this Agreement.
MISCELLANEOUS – No hot tubs or inflatable pools are permitted on your site. For-sale signs are not permitted in the park; you may post your items on the bulletin board in the main room. Only one mini fridge per site is permitted for outdoor placement; full-sized fridges are prohibited.
