Terms & Conditions
1. GENERAL PROVISIONS
1.1 Scope and Applicability
These Rules, Policies, and Terms of Use (“Agreement”) apply to all guests, visitors, occupants, vendors, and any other persons entering Rice Wood RV Resort (“Resort”). Entry onto Resort property constitutes acceptance of these terms.
1.2 Management Authority
Resort management retains sole and absolute discretion to interpret, enforce, modify, suspend, or waive any portion of these rules at any time, with or without notice, for operational, safety, or conduct-related reasons. Management decisions are final and binding.
Management reserves the right to deny entry, refuse service, remove individuals, restrict access, or terminate stays at any time.
1.3 Assumption of Risk
All persons enter and remain on Resort property at their own risk. Guests assume all risks associated with natural conditions, wildlife, weather, utilities, recreational facilities, and actions of third parties.
1.4 Limitation of Liability
To the fullest extent permitted by law, Rice Wood RV Resort, its owners, employees, and agents shall not be liable for injury, death, loss, theft, or damage to persons or property arising from use of the premises, facilities, or participation in activities, regardless of cause.
1.5 Indemnification
Guests agree to indemnify and hold harmless the Resort from any claims, damages, liabilities, or expenses arising from their conduct, including conduct of their children, visitors, or pets.
2. CONDUCT AND GENERAL RULES
2.1 General Conduct
Guests must conduct themselves in a lawful, respectful, and safe manner at all times. Harassment, threats, violence, intoxicated disorderly conduct, or disruptive behavior may result in immediate removal without refund.
2.2 Registration and Identification
All guests must register upon arrival. Management may require identification wristbands or access credentials to be worn at all times.
2.3 Visitors
All visitors must register at the office prior to entry. Guests are responsible for all actions of their visitors. Management may limit visitor access at any time.
3. PROPERTY ACCESS AND USE
3.1 Authorized Areas
Guests are permitted only in designated public and guest-use areas. All staff-only, maintenance, and restricted areas are strictly prohibited.
3.2 After-Hours Contact
Emergency or urgent issues outside business hours must be directed to the posted after-hours management number. Non-emergency use is discouraged.
4. VEHICLES AND PARKING
4.1 Speed and Operation
Maximum speed limit is 5 mph throughout the property. Unsafe or reckless driving is prohibited.
4.2 Permitted Vehicles
Passenger vehicles, SUVs, pickup trucks, motorcycles, and properly registered RV tow vehicles are permitted.
4.3 Prohibited Vehicles
Commercial trucks exceeding one-ton capacity (unless authorized), unregistered vehicles, inoperable vehicles, leaking vehicles, construction equipment, and unsafe vehicles are prohibited. All gas-powered recreational vehicles (excluding approved golf carts) are prohibited from use.
4.4 Parking Rules
Each site includes parking for one (1) RV and two (2) vehicles, unless otherwise approved. Each site also includes two (2) additional parking passes for designated areas. Parking on grass, roadways, vacant sites, or fire lanes is prohibited. Overflow parking must be used where designated.
4.5 Enforcement
Unauthorized vehicles may be towed or relocated at owner expense.
5. UTILITIES
Guests shall not tamper with, modify, or repair electrical, water, sewer, or other utility systems. Only authorized Resort personnel may perform repairs or adjustments. Guests must use properly maintained and compliant equipment. Damage resulting from misuse is the guest’s responsibility. Utility issues must be reported immediately to management.
6. NOISE AND QUIET HOURS
Formal quiet hours are not enforced. At all times, noise must not unreasonably disturb other guests. This includes music, voices, generators, televisions, and vehicle noise. Management retains sole discretion in determining noise violations. Violators will be given reasonable warning of offense and may be asked to leave if complaints aren’t resolved.
7. RECREATIONAL FACILITIES
7.1 Clubhouse
Clubhouse amenities (Lobby, Office, Camp Store, Indoor Restrooms, and Grounds Coffee Co.) are open between the hours of 8:00 AM - 5:00 PM
7.2 Overnight Camping
Overnight Camping Check-In: 1:00 PM
Overnight Camping Check-Out: 11:00 AM
All visitors must be checked in with the office during business hours
7.2 Concessions
Concessions are available for purchase from 10:00 AM - 6:00 PM (later hours subject to event schedule).
7.3 Pool
Day Pass for Pool Use: $10/day. All day pass visitors must be at least 18 years old or accompanied by an adult.
General Pool Hours: 10:00 AM - 6:00 PM (later hours subject to event schedule)
No lifeguard is provided. Use is at guest’s own risk. Children under 18 must be supervised. Glass, running, diving, and unsafe behavior are prohibited.
No ice chests permitted in the pool area.
7.4 Event Venue
The Reserve at Rice Wood is an event-based venue. Hours of operation and charge for entry are determined by individual events.
No outside food or beverage is allowed in The Reserve at any time.
7.5 Playground
Children must be supervised at all times. Unsafe or destructive behavior is prohibited.
7.6 Golf Carts
Golf Cart Rental: $65/day
Personal Golf Cart: $15/day
Operators must be at least 16 years old with a valid driver’s license. Maximum occupancy is the number of available seats per cart. Reckless or impaired operation is prohibited.
Owners are responsible for all damage or injury caused.
8. PETS
Pets must be leashed at all times (maximum 6 ft leash) and under control of the owner. Aggressive, disruptive, or uncontrolled pets are prohibited. Pets are not allowed in buildings, pool areas, or restricted facilities. Owners are responsible for cleanup, damage, and behavior of pets. Pets may not enter ponds or water features. Management reserves the right to remove any pet or require removal from property. Pets are allowed only for guests with overnight access. Maximum pets per site is two (2).
9. FIRE SAFETY
Open ground fires are strictly prohibited. Approved propane grills and contained fire devices are permitted if used safely and in compliance with manufacturer instructions. Burn bans and emergency restrictions supersede all permissions.
10. PROHIBITED ITEMS AND ACTIVITIES
The following are strictly prohibited: fireworks of any kind, firearms, BB guns, airsoft, pellet guns, illegal drugs or controlled substances, hazardous or explosive materials, vandalism, or property damage
Violations may result in immediate removal without refund.
11. PRIVACY AND RECORDING
Guests are entitled to reasonable privacy within their campsite and throughout the Resort. Recording of other guests without consent is prohibited. Drones and aerial recording devices are prohibited unless expressly authorized in writing. Management may require deletion of unauthorized recordings.
12. CLEANING, MAINTENANCE, AND SITE USE
Guests may perform light, non-disruptive exterior cleaning of RVs and automobiles only. Prohibited activities include mechanical repairs, painting, welding, sanding, hazardous material use, and major maintenance work. All activity must remain within assigned site boundaries.
Reserved sites must be left as found. Any abandoned items, trash, or otherwise non-native items left in campsite will incur a $25 removal/cleaning fee charged to the booking party.
13. WEATHER AND EMERGENCIES
Guests should follow posted shelter procedures during severe weather events. The Resort is not responsible for weather-related disruptions or damages.
14. RESERVATIONS AND PAYMENTS
Cancellation Policy:
7+ Days Advanced Notice: Full Refund, minus $25 Cancellation Fee
1-6 Days Advanced Notice: No Refund
No-Shows: No Refund
Early Departure: No Refund
No refunds are issued for weather, natural events, or early departure.
Management may cancel reservations for safety or operational reasons at its discretion.
Open Tabs Policy
All guest tabs, including but not limited to bar, concessions, merchandise, and other deferred charges, must be reviewed and paid in full prior to checkout.
If a tab is not closed before departure, the registered guest has 48 hours from the time of checkout to contact or visit the resort to review and settle the outstanding balance.
Any tab that remains unpaid after the 48-hour period authorizes management to charge the outstanding balance to the payment card on file that was used for the campsite reservation. A 20% gratuity/service charge will be added to the total balance before processing.
15. ENFORCEMENT
Violations of any Resort policy may result in warnings, fines, loss of privileges, utility disconnection, or immediate removal from property without refund.
16. FINAL AUTHORITY
In all matters of interpretation or enforcement, Resort management decisions shall be final.
