It has lots of potential, the people who run it hard, but it is very rundown there are a few dogs in the neighborhood that bark incessantly and a few of the long-term residence have shantytown areas The clubhouse and showers and washer and dryers are closed and have not been working for a while

This place has a great location. The camp host was great. She checked on us and asked if we needed anything and was so nice. Ben is her helper and he also was very helpful. On the downside….the silt from the flood last year is horrible. Your shoes and anything you put outside is covered in very fine powdery black dirt. No tables at camp spots! The web site needs to update and tell the actual condition of the grounds. No restrooms, public area, or laundry. They are all severely damaged from the flood and still debris piled behind the torn up building. Kudos’ to the camp host for making do with what she has to work with. If the owner would spend a little money on this place, it would be nice! We will not be back until things have been repaired and the roads have gravel . The place needs something put down to help with the dirt. We spent two days in our new spot in town cleaning up all our camping equipment so we could continue on our trip . Good luck to these people!

While the camp host was very sweet, and the on site maintenance man seemed to be out and about, I was disappointed. This camp ground was hit (incredibly hard) by the floods over the past years. The loss was devastating and the few employees they have are working hard to bring the grounds back to their former glory, but they are not there, yet. None of the facilities that we booked this site for - the restrooms, laundry, public areas- were in existence any longer. Dirt and fine silt covers the entire campground and the roads that once existed are no longer. There were weeds appx 2’- 3’ high everywhere, and there were huge (6’ tall) piles of dirt piled everywhere. The laundry machines that were formerly in use are just sitting outside the main building on the dirt “road” with the compartments open and continuing to rust. The smell of marijuana emanates from multiple sites as you walk through the grounds, accompanied with the ever present barking of the resident dogs. The main building is completely destroyed and you need to locate the camp host’s tiny camper to check in. The majority of the campers there were residents, not recreational campers. There were crude lean- to type areas and many campsites with junk (old cars missing windows and bumpers, washing machines, abandoned dog kennels, etc) While the staff were kind and the grounds have wonderful potential, I don’t believe we will be back. The website was misleading, as it has not been updated since the floods. We would’ve preferred being told that the facilities and grounds were in the current shape and having the choice to come with the knowledge, rather than to show up with no other options than to stay in a facility that isn’t quite prepared for recreational visitors. We may have chosen to stay at this location, having been informed of the current status on the website (in order to support the rebuilding of a once welcoming location), but to be advertised as one experience while only offering a far less habitable one was an experience that made the overall visit memorable in a less favorable way. I do want to reiterate how helpful and kind the staff were. They truly could not have been more wonderful, despite the circumstances.

It's not like as described. There is no longer a office, store or laundry. No bathrooms or public showers. 70 percent of the people who are there are long term or permanent renters. You cannot fish in the river because after a flood in 2024 it will not sustain life and for the same reason that's why the park now in the shape its in. Don't believe what you read online, it is not even worth the drive. Much better places to stay then this. On a scale of 1 to 10 I give it a 1.

Place needs some serious upkeep. Amenities such as bathroom, showers and laundry facility are still closed from flood last year. Rules state no add on structures, yet plenty of sites had sheds and built on patios. Rules also state dogs are not to disturb others. Yet I had 2 dogs run up on my dog on my site after being there for 10 minutes. Also had multiple other dogs run up on my dog while walking her. Dogs left tied up outside barking at anything. Park managers can clearly hear it, yet they do not enforce the rules. Seems long term tenants can do whatever they want as long as they provide a steady income to the park. Thus driving customers from returning. This is also a low flood zone so ensure there's no heavy rain expected during your stay. The flash floods can overtake the site in minutes.

The staff is super friendly and we really enjoyed our stay. This park has so much potential. The flood in Ruidoso really did a number on this park. The silt was in everything. But great park with awesome views.

This place needs a full renovation. No amenities as described. Loud noises, smelly sewage.

Still some damage from the flood last year, so showers/restrooms were closed. The site didn't have any gravel, so all the dirt blew around and got tracked into the RV. One side of the 50-amp connection did not work, but we used the 30-amp connection without any problem. We understand the renovations are a work in process and would consider staying here again once the work is done.

The host was very friendly and gave us a beautiful site next to river. WiFi worked great and electric sewer and water were all good. Only thing missing were showers

For the price there is was no amenities.

Such a peaceful place! They are cleaning up after the devastating floods but the owner is as humble as can be! She was awesome!

Nice site. Very friendly people. Recent flood so there is mud everywhere. I would consider staying there again as long as the weather cooperates. Sometimes mountain top is better than riverside. Enjoyed the area.

Very nice hosts, plenty of shade and very clean bathrooms. Not much room to park. Lots of extended stay guests and long term residents.

Good location, scenic site. Very quiet. Site was a touch small. Overall enjoyed the stay.

The stuff was very friendly and helpful. We use the laundry, everything was clean. Great stay 👍👍

Staff(n 1 guy) was great and very friendly, even brought us a picnic table. Unfortunately the park was very junky and unattractive. Also had a lot of bugs and deer poop around. This park has no scenery other than metal and garbage.
