Riverfront RV Park Handbook
Welcome
Welcome to Riverfront RV Park! The Handbook is used to inform you of the rules of our park. The goal is for you to enjoy the park!
Definitions
For purposes of the Handbook, “you” and “Camper” shall mean the person who made the reservation of the Site. “Family” is defined as up to two (2) adults, including the Camper, and any children (17 years of age and younger) who reside with either of the adults when not on the Campground. “Visitor” is defined as any person or persons, who are not part of the Family, but are present at the Campground with the invitation from, or approval of, the Camper or Family. “Site” shall mean the specific area within the Campground that you have booked on the Campground.
Site Rental
Sites are limited to one family and one self-contained Recreational Vehicle (“RV”). Sites may also contain the following: two automobiles; one golf cart, and one tent. You must ensure your tent is not less than a distance of fifteen feet from the side of any other Recreational Vehicle or tent on an adjacent Site. Please see the Terms and Conditions for the definition of a RV.
Additional adults may stay overnight, conditioned upon approval from Riverfront, for a surcharge of $5 per night.
RV Age Restriction
All travel trailers, fifth wheels, and motorhomes must be model year 2015 or newer and maintained in good, presentable condition. Recreational vehicles manufactured prior to 2015 are not permitted on the property. The only exception to this policy applies to Airstreams, which may be considered regardless of model year.
Maximum Length of Stay
The maximum permitted length of stay for any guest is one (1) consecutive year at the same site. Exceptions may be granted for guests residing on the property for medical treatment, temporary employment, or home construction, subject to management approval.
Children and Visitors
You or an adult member of your family must be on the Campground at all times while your Visitors are present and are responsible for any Visitors while on the Campground. Riverfront reserves the right to limit the number of Visitors per Site if necessary.
Children, including those of a Visitor, may not be on the Campground without their parent or guardian, and must be supervised by their parent or other responsible adult at all times. Camper’s children’s behavior, as well as Visitor’s children, is Camper’s responsibility. Please advise all Visitors and children of the Campground rules. Children are not to cut or walk through other Sites.
Check In / Check Out
Check in is at 3 PM (EST). If you want to check in before 3 PM on the day of your reservation, please contact Riverfront to see if an early check-in can be accommodated. Check out time is 11 AM (EST). If you do not check out before 11 AM, you will be billed for another night’s stay.
Site Lock
Daily, weekly, and monthly reservations are eligible for “Site Lock” for $25 per stay. If you do not wish to lock in your Site, it may change before your arrival. Please review your reservation before arrival.
Refundable Deposit
There is a $100 refundable deposit for each stay of 30 days or more. This deposit will not be refunded if you, your Family, or any Visitors cause damage to the Campground, leave trash, fail to depart by 11 AM, or fail to pay your utility bills after 10 days.
Long-Term Stay Policy
A stay of more than ninety (90) consecutive days at Riverfront RV Park is considered a Long-Term Stay.
All guests who are eighteen (18) years of age or older and who will be occupying a site as part of a Long-Term Stay must successfully complete a background screening prior to occupancy. The background screening fee is the responsibility of each adult guest. The fee is nonrefundable regardless of the screening outcome or reservation cancellation.
Guests who initially reserve a site for ninety (90) days or less and subsequently extend their stay beyond ninety (90) consecutive days will be required to complete the background screening process before the extension is approved. The applicable screening fee must be paid at that time. The background screening must be completed within forty-eight (48) hours of the date it is provided to the guest(s).
Riverfront RV Park reserves the right, to the extent permitted by applicable law, to deny, cancel, or terminate a reservation or occupancy based on the results of a background screening, failure to complete the screening process, or failure to pay the required screening fee. All screenings will be conducted in accordance with applicable federal, state, and local laws.
Parking
All vehicles and trailers must be parked on the gravel portion of your Site. You may not park or store a RV, vehicles, boats, or personal property in an adjacent site. If your Site is full, please contact Campground management for assistance on where to park your vehicle.
Absolutely no parking on the Campground roads.
RV Protection
We strongly recommend that you use a water pressure regulator for the connection to our water supply and a surge protector for the electrical connection.
Traffic Rules
The Campground speed limit is 5 MPH.
Quiet Hours
Quiet hours are from 11 PM and 8 AM. We ask that you respect your neighbors and try and keep all noise to a minimum during these hours
Metered Electric
Each Site has an electric meter. Monthly and Seasonal guests will be billed for electric usage. Meters will be read each month and/or at the end of your stay. Bills are net 10. If your electric bill is not paid on time, it will automatically be charged to the card on file.
Monthly Guest Payment Terms
Guests reserving a site on a monthly basis are required to pay the first month’s rent along with a $100 refundable deposit at the time of booking. Monthly payments will be automatically charged at the beginning of each month to the card on file. If you prefer to opt out of automatic payments, prior authorization is required. If a balance remains unpaid for more than 10 days past its due date, the card on file will be charged.
Site Appearance
You must inspect your Site upon arrival and prior to hooking up. If there are any issues, please call Riverfront prior to hooking up.
You are responsible for keeping your site clean and free of trash, debris, or excess water. All portable items, including picknick table, must be on the gravel portion of the Site when the Site is unoccupied. Riverfront is not responsible for any items damaged during lawn maintenance that are not properly stored.
Fences, signs, satellite dishes, and other personal property may not be placed or stored on grassy areas. All personal property must be kept within the designated gravel area of your site.
Guests occupying the premises for a duration of 30 days or longer are obligated to maintain the condition of their gravel site. Specifically, no weeds shall be allowed to remain visible on the property.
Special Considerations
Please respect all trees, plants, and flowers. Cutting of shrubs, trees and flowers is not permitted.
No solicitation on the premises. Please do not display any “for sale” signs without permission of management.
No permanent or man-made structures are permitted on the Campground.
Excessive noise by any persons or animals is not tolerated. Please note that excessive noise and/or barking may result in you, your Family, and/or any Visitors being asked to leave without refund.
Campfires
Riverfront provides and allows one fire ring per Site. All wood used for campfires must be purchased in Clermont County. A campfire may only exceed 16 inches above the top of the ring and must be attended by a responsible adult at all times until properly extinguished. Do not burn garbage, lumber, or other debris.
Trash and Waste Disposal
You are responsible for your site. All trash must be put in the dumpster onsite and may not be left out overnight. No hazardous material is permitted generally or to be disposed of in the dumpster.
No gray or black water may be disposed of onto the surface of your Site or the Campground and must be disposed of through the sewage hookup provided by Riverfront. Please ensure that sewage is capped prior to leaving your Site.
Under no circumstance should trash or wastewater be deposited in the river or on the riverbank.
Pets
Quiet, friendly family pets can stay with you on your site. Pets must be current on vaccinations, licensed, and on leash. A maximum of two (2) pets at one time is allowed. Please do not leave your pets unattended. Dogs that bark excessively may be asked to be removed from the park. No aggressive breeds allowed. Please review the Terms and Conditions if you or your Visitors bring a pet.
Golf Carts & UTVs
All golf carts must be registered with the New Richmond Police Department and follow the village’s regulations. You must also provide proof of insurance prior to using the golf cart in the park. Golf carts must be registered annually. Only licensed drivers may drive golf carts. UTVs are permitted pending prior authorization by Riverfront.
Drones & Aerial Equipment
No drones or equipment that flies are allowed without prior authorization from Riverfront.
Fireworks & Firearms
No fireworks or firearms are allowed on the Campground.
Security & Consent
Photography and video may occur at the Campground by Riverfront or third parties on its behalf for security, as well as for general and marketing purposes. The image, likeness, and voice of anyone entering the Campground may appear in final products which may include, but not be limited to, publicity, illustration, advertising, and web content, all of which are the sole property of Riverfront. By entering the property, the Camper, Family, and Visitors all agree to release Riverfront and their agents from all liability connected thereto. Please contact Riverfront if you have any questions.
Safety & Notice
Riverfront does not maintain the riverbank. Under Ohio law, there is no liability for an injury to or death of a Camper, Family member, or Visitor to the Campground if that injury or death results from the risk inherent to camping. Inherent risks to camping include, but are not limited to, the risk of injury inherent to land features, equipment, animals, or the negligent actions of the camper or Visitor. You are assuming the risk of participating in camping.
Terms & Conditions
Please ensure to review the Terms and Conditions, and advise any of your Visitors.
Winter Camping (November – March)
Camper must use a heated water hose and occupy their RV ninety percent of the reservation duration. Do not remove the orange heating device from the pedestal. If the camper is at fault for damage to the plumbing system, they’ll be responsible for the cost of repairs. No RV storage is permitted. Riverfront RV Park has the right to evacuate campers and turn off power at its discretion in anticipation of flooding.
No Sex Offender Residency
Tenant, guest, or any other occupant of the premises shall not be a registered sex offender under any state or federal law. If Riverfront RV Park determines that any occupant or guest is a registered sex offender, this shall constitute a material breach of this agreement, and Riverfront RV Park will terminate the reservation immediately.
Marijuana Use
The use of marijuana is permitted only inside a guest's RV, and only to the extent allowed by applicable law. Marijuana may not be consumed, smoked, vaped, or otherwise used anywhere outside of an RV.
Guests are responsible for ensuring that no marijuana odor is detectable outside of their RV. Any marijuana odor that extends beyond the RV and impacts other guests or common areas is prohibited and will result in a removal from the campground without a refund.

The following are the Terms and Conditions of Riverfront RV Park LLC, an Ohio limited liability company (“Riverfront”), for the campground at 1020 Front St., New Richmond, OH 45157 (the “Campground”). By checking the box to “Place Order” on the RezPlot Systems LLC (d/b/a Campspot), a Michigan limited liability company (“Campspot”) website, at the domain https://campspot.com (the “Website”), or by reserving a Site, as defined below, at the Campground through any other means, you acknowledge and agree that you have read and accept Terms and Conditions herein, and the Riverfront RV Park Handbook, and shall abide by them for the duration of your stay at Campground.
DEFINITIONS
For purposes of these Terms and Conditions:
“You” and “Camper” shall mean the person who made the reservation of the Site.

“Site” shall mean the specific area within the Campground that you have booked on the Campground.
RIVERFRON RV PARK HANDBOOK
These Terms and Conditions are subject to the Riverfront RV Park Handbook (“Handbook”) and incorporated by reference herein, as well as any and all subsequent updates or revisions thereto. By reserving a Site, the Camper acknowledges they have reviewed the Handbook, Camper agrees to abide its terms, and Camper is responsible for ensuring their Family and Visitors abide by terms of the Handbook and these Terms and Conditions.
LICENSE STATUS AND RATE
Your reservation grants a revocable license (hereinafter referred to as the “License”) for the Camper’s and Family’s use of one or more Sites. The License does not extend to any Visitors. All Visitors must be accompanied by the Camper or other adult member of the Family while on the premises.
This License is not a lease of real estate. Neither Camper nor Family are tenants. The License and Terms and Conditions do not create a landlord/tenant relationship. Any violation of these Terms and Conditions or the Handbook by the Camper, Family, or their Visitors may result in the revocation of the License, at Riverfront’s sole discretion, at any time.
The License will be for the period stated by Riverfront when the reservation was booked by Camper through the Website, over the phone, or in person (“License Period”). License Periods are offered for daily, weekly, weekend, monthly, holiday, and seasonal stays.
Daily, weekly, and monthly License Periods are eligible for “Site Lock” for $25 per stay. Camper acknowledges that unless a Site Lock is purchased, the Site you reserved may change before your arrival.
Upon placing your reservation, Camper agrees to pay Riverfront the fee stated through the booking process used to place the reservation (“License Fee”).
SEASONAL CAMPER STATUS
For this section only, a “Seasonal Camper” is a Camper whose License Period extends from the annual opening of the Campground until the annual closing of the Campground (the “Season”). A Seasonal Camper may only reserve a Site in-person or on the phone.
Upon reserving a Site, a deposit of seven hundred and fifty dollars ($750.00) (“Deposit”) will be due and applicable to the License Fee. The Seasonal Camper’s Deposit will secure the Seasonal Camper’s Site for the duration of the Season. The Seasonal Camper has thirty (30) days from the start of the Season to request a refund of the Deposit. If no such refund has been requested, Seasonal Camper is responsible for paying the balance of the applicable License Fee.
The only payment methods accepted for the Deposit is check or cash. Riverfront RV Park does offer a monthly payment plan for Seasonal Campers that is automatically billed to the credit card on file. There is a processing fee for the payment plan. If the credit card is declined, the Seasonal Camper has 5 days to make payment. If payment is not received within five (5) days, the Seasonal Camper will be required to vacate the premise within 24 hours of receiving written or verbal notice thereof from Riverfront or Campground management.
The Seasonal Camper will be required to have a Campspot profile to pay for electricity.
A Seasonal Camper will have the option to reserve the same Site from the previous Season for the subsequent year if an additional Deposit is paid by January 31 of the upcoming Season..
VEHICLES
Camper and Family may bring to the Campground up to two (2) automobiles, one (1) golf cart, and one (1) self-contained contained Recreational Vehicle.
“Recreational Vehicle” or “RV” is defined as a vehicular portable structure that meets the following conditions: (1) it is designed for the sole purpose of recreational travel, (2) it is not used for the purpose of engaging in business for profit, and (3) it is not used for the purpose of engaging in intrastate commerce. Examples of a Recreational Vehicle include travel trailers, house vehicles, motor homes, truck campers, fifth wheel trailers, and park trailers as defined in Ohio Revised Code Section 4501.01. Any additional vehicles or property must be approved by the Riverfront.
PETS
Camper and Family are permitted to bring up to two (2) pets total with up-to-date vaccinations to the Campground. Any pet must be covered by an insurance policy with Camper or Family member as one of policy holders during the License Period. Prior to arrival at the Campground, you must notify Riverfront if you, your Family, or any Visitors intend to bring a pet and ensure the pet is registered or otherwise licensed in accordance with the Ohio Revised Code.
No Camper, Family, or Visitor may enter the Campground with any pet that is considered dangerous, menacing, or a nuisance. Riverfront or Campground management may, in its sole discretion, determine which pets or breeds are dangerous, menacing, or a nuisance. Riverfront or Campground management may direct that any pet(s) be removed from the Campground if said animal(s) is dangerous, menacing, disturbing the peace, or creating a nuisance.
INSURANCE
By reserving a Site on the Campground, the Camper hereby represents and warrants that he/she has General Liability Insurance and, where applicable, Automobile Insurance, and RV Insurance and insurance extending to pets and golf carts, for the duration of the License Period. The minimum required insurance is as follows:
Camper shall have Personal Liability Insurance with policy limits of at least three hundred thousand dollars ($300,000) per occurrence and aggregate.
Camper shall have Automobile & RV Insurance on any vehicles that the Camper or Family bring on to the Campground. Minimum Liability requirements are $100,000 per person for bodily injury, $300,000 per accident for bodily injury, and $100,000 per accident for property damage.
Riverfront reserves the right to request a copy of such insurance policies and a failure to produce a copy of the policies within two (2) days will be a violation of these Terms and Conditions.
No Visitor is permitted to bring a vehicle on the Campground unless the Visitor’s vehicle(s) are also insured. It is the responsibility of the Camper to ensure any Visitors have Automobile Insurance.
FLOODING
It is the Camper’s responsibility to be aware of the river level at all times. Riverfront is not responsible for your RV, other vehicles, or any personal belongings damaged as the result of flooding.
If your Site is at risk of flooding, you must vacate the Site immediately and the Camper shall not be entitled to a refund of any kind.
PROPERTY DAMAGE
Camper is responsible for any damage caused by Camper, Family, and/or Visitors to property owned by Riverfront RV Park. The cost to repair may be charged to the credit card on file.
MISCELLANEOUS
Fresh Water Tank: No person may fill their RV’s fresh water tank without written authorization by Riverfront or Campground management.
Washing: Camper and Family are prohibited from washing their RV, vehicles, golf cart, boat or personal items with water provided at their Site.
Firewood: Only firewood purchased or obtained in Clermont County Ohio can be used or transported to the Campground.
Surveillance Devices: Riverfront may have surveillance devices installed which may have audio-video recording technology. Such surveillance devices include security systems, and other technology, which may be recording audio and/or video of the Campground. These devices may capture you on camera. You herby acknowledge that you are aware that yours and your Family’s conversations and movements may be recorded during the time you are present at the Campground.
Photography and Video Recordings: The image, likeness, and voice of anyone entering the Campground may appear in final products which may include, but not be limited to, publicity, illustration, advertising, and web content, all of which are the sole property of Riverfront. Camper expressly waives any claim regarding such use.
Check In / Check Out: Check in is at 3:00 PM (EST) and entitles you to your Site until 11:00 AM. Early check in on the day of your reservation must be pre-approved by Riverfront. Failure to vacate the Site by 11:00AM at the end of your license period will result in Camper being billed for another night’s stay.
Storage/Parking: The Camper is not allowed to park or store a RV, vehicles, boats, or personal property in an adjacent Site.
Excessive Noise: Excessive noise by any persons or animals is not tolerated. Please note that excessive noise and/or barking may result in you being asked to leave without refund.
Equipment Failure: If the Site has electrical or water issues, you must notify Riverfront immediately. Riverfront may ask you to move to another site. All Campers may be relocated to another site until the issue is fixed with no refund. If there are no available sites, Riverfront will refund the reservation.
Repairs: No repairs to RVs, boats, or vehicles are permitted to be made or undertaken at the Campground without prior authorization from Riverfront.
Cancellation Policy: A full refund of the License fee, minus a $10.00 processing fee, will be provided in the event of cancellation more than seven (7) days prior to the start of the License Period. A cancellation of less than seven (7) days prior to the state of the License Period, or during the License Period, will result in no refund.
DEFAULT AND REVOCATION
Admission and use of the Campground and Site is at the sole discretion of Riverfront and Campground management. Riverfront may determine, for any reason in its sole discretion, that it is necessary for the Camper to leave the premises prior to the scheduled end of the License Period.
Reserving a Site entitles the Camper, Family, and Visitors to the use of the Site and Campground, with the understanding that Camper, Camper’s Family and Visitors obey all rules and regulations established by the Campground.
Riverfront reserves the right to refuse admittance to any and all persons and reserves the right to remove any and all persons from the Campground for any violations of the Terms and Conditions and/or Handbook.
Riverfront reserves the right to change or add rules, ad hoc, at any time without notice, that Riverfront deems necessary for the safe operation of the Campground and the overall enjoyment of all Campground patrons.
If Camper, Family, or Visitors fail to comply with any provision contained in the Terms and Conditions or Handbook, or any rules or regulations that may be hereafter prescribed by Riverfront in Riverfront’s sole discretion, then the Camper shall be deemed in violation of these Terms and Conditions and Riverfront may revoke the Camper’s License.
SURRENDER OF SITE
Upon the expiration of the License Period or revocation of this License, the Camper shall surrender the Site in as good a state and condition as it was at the commencement of the License Period. The Camper shall be liable for any of Riverfront’s expenses incurred as a result of remedying the Camper’s failure to leave the site clean and ready for the next licensee. Riverfront may charge a Camper two hundred and 00/100 dollars ($200.00) for everyday that a Camper occupies the Site after the expiration of the License Period.
ABANDONMENT
Upon expiration, abandonment, or termination of the License Period, the Camper shall remove all of the Camper’s property from the Site and all property any other person placed on Camper’s Site with the permission of the Camper. If the Camper fails to remove all of such property within five (5) days after expiration or termination of the License Period, all of the following apply:
(1) Riverfront shall perform an inventory of the property that the Camper did not remove from the Site;
(2) Riverfront may send a letter to the Camper informing the Camper that the he or she has abandoned the property on the campsite in violation of the Terms and Conditions and that Riverfront will commence an action for the seizure of the property if the Camper does not remove the property from the Site within ten (10) days after the date on which the letter is mailed; and
(3) If the Camper does not remove the property within ten (10) days after the date on which the letter is mailed, Riverfront may file an action for the seizure and disposal of property that remains on the campsite in the municipal court or county court that has territorial jurisdiction over the Site in accordance with Ohio Revised Code Section 3729.13.
LICENSE RELINQUISHED BY CAMPER
The Camper may relinquish his/her License prior to its expiration, but the License Fee and any outstanding additional charges must be paid in full and no partial refund by Riverfront will be issued.
ASSIGNMENT
Camper shall not assign or sublet the License or Site, nor any of the rights granted herein, to any other person or entity. Any assignment or subletting shall be absolutely null and void and shall cause this License to be revoked.
In the event the License is revoked, forfeited, or Camper vacates the Site prior to the end of their License Period, Riverfront retains the right to assign and delegate the benefits and obligations of the License to any third party.
WAIVER
Riverfront’s failure to insist on strict compliance with these Terms and Conditions or the Handbook shall not be deemed a waiver of that term or condition, nor shall any waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right or power for all or any other times.
NO LIABILITY
Camper expressly acknowledges that, under Ohio law, Riverfront, including its owners, agents and employees, cannot be held liable for an injury to or death of the Camper, Camper’s Family, or a Visitor to the Campground if that injury or death results from risks inherent to camping. Inherent risks to camping include, but are not limited to, the risk of injury inherent to land features, equipment, animals, or the negligent actions of the Camper, Family, or Visitor. You are assuming the risk of participating in camping.
INDEMNIFICATION
The Camper reserves the Site and obtains the License on the Camper’s own free will and assumes all risk and liability of any kind resulting from the Camper’s use of the campsite and premises. Neither Riverfront, nor its owners, agents, or employees, may be held liable for any damage or injury of or to the Camper, the Camper’s Family, Visitors, invitees, licensees, agents or employees, or to any person, goods, or equipment entering the Site or premises of which the Site is a part, or in the structure or equipment of the structure of which the Site is part.
The Camper shall defend, indemnify, and hold harmless Riverfront, including its owners, agents, and employees, against any and all losses, damages, breaches of representations and warranties herein, liabilities, deficiencies, claims, actions, judgments, settlements, interest, awards, penalties, fines, costs, or expenses of whatever kind, including attorney fees, fees, the costs of enforcing any right to indemnification under these Terms and Conditions, and the cost of pursuing any insurance providers, arising out of or resulting from any claim of a third party related to Camper’s activities and the activities of its Family, Visitors, and pets on the Premises, including but not limited to any claim related to Camper’s negligence or the negligence of the part of Riverfront and/or its owners, agents, or employees..
FORCE MAJEURE
Riverfront, nor its owners, agents, or employees, may be held liable for any failure or delay in performing an obligation under these Terms and Conditions that are due to any of the following causes, as determined by Riverfront, to the extent beyond its reasonable control: acts of God, accident, riots, war, terrorist act, floods, epidemic, pandemic, quarantine, civil commotion, breakdown of communication facilities, breakdown of web host, breakdown of internet service provider, natural catastrophes, governmental acts or omissions, changes in laws or regulations, national strikes, fire, explosion, generalized lack of availability of raw materials or energy.
GOVERNING LAW
These Terms and Conditions shall in all respects be construed, interpreted and enforced in accordance with, and governed by, the laws of the State of Ohio, without giving effect to any choice of law or conflict of law provision.
VENUE
The sole and exclusive venue for any dispute, claim, or controversy arising from or relating to these Terms and Conditions shall be in Clermont County, Ohio.
SEVERABILITY
If any part or term of these Terms and Conditions shall be deemed invalid or unenforceable by a court of competent jurisdiction, the remainder of these Terms and Conditions shall remain in full force and effect.
LIMITATION ON DAMAGES
To the extent permitted by law, in no event shall Riverfront or any of its owners, agents, managers, affiliates, or employees be liable to you or any third party, whether under theory of contract, tort or otherwise, for any indirect, incidental, punitive, consequential, or special damages, whether foreseeable or not and whether Riverfront is advised of the possibility of such damages.
ENTIRE AGREEMENT
These Terms and Conditions and the information contained in your booking reservation, contains the entire agreement and understanding concerning the subject matter hereof between you and Riverfront and supersedes all prior agreements or understandings.
