CAMPGROUND POLICIES

These policies are in place to make Shady Acres a safe, secure place to stay. Please respect them, be courteous to all residents, and ask your visitors to do the same. If you have any concerns or complaints, please advise us directly and we will resolve them to the best of our ability.

RENT

  • Rent is invoiced and due on the 1st of each month. Payments received after the 1st will be deemed overdue, resulting in the lease agreement being cancelled and the resident being asked to leave the park.

LEASES

  • After a lease agreement expires, the lease may be renewed on a month-to-month basis.

  • There can be no subletting of sites, cottages, or RVs.

  • All trailers must be in good condition and able to be moved at any time.

PARKING

  • Parking for up to two vehicles is available at most sites.

  • No parking or driving on the grass.

  • All vehicles, including RVs, cars, and golf buggies, must be fully insured. Vehicles are the sole liability of their owner — not Shady Acres RV Park.

  • DO NOT PARK VEHICLES ON CONCRETE SLABS OR VACANT SITES

SPEED LIMIT

  • The speed limit throughout the park is strictly 5 mph. Please always obey the one-way traffic system.

VISITORS

  • Visitors are welcome and may drive into the park if parking is available at your site. If no space is available, they must park in the visitors' car park at the entrance.

  • While in the park, visitors are the sole responsibility of the resident and must always be accompanied.

CHILDREN

  • Children must be well behaved and, for their own safety, must be always supervised — especially around the pond and roadways.

QUIET HOURS

  • Quiet hours are from 9:00 pm to 8:00 am. No loud noises or hi-fi radios at any time.

VEHICLE MAINTENANCE

  • Vehicle maintenance, including car washing, is not permitted on park grounds.

NO FIREARMS OR FIREWORKS

  • Firearms and fireworks are strictly prohibited on park grounds.

CONDUCT

  • Anti-social behavior — including fighting, cussing, drug use, or drunkenness — will result in immediate eviction.

  • Guests and tenants must wear clothes at all times including shirts.

PETS

  • All pets must be approved by management before being brought into the park. Dangerous breeds are not permitted under any circumstances.

  • Keep pets leashed, except in the pet playground, where supervision and cleaning up are required.

  • Pets are not allowed in any park buildings and must never be left unattended anywhere on park grounds, including the pet playground.

  • YOU MUST CLEAN UP AFTER YOUR PET AT ALL TIMES.

  • All pets must have current vaccinations. Cats must be spayed or neutered.

Shady Acres is not liable for any incidents or damage caused by pets or people. Use of the pet playground is at the option of management and may be revoked.

SEWER SYSTEM

  • Only biodegradable items may be flushed into the sewer system.

  • Cleaning cloths, disinfecting wipes, cotton buds, and personal hygiene items must be disposed of in the dumpster along with normal household waste.

TRASH

  • Trash is not to be left outside sites. A dumpster for household garbage only is located near the park entrance for your convenience.

  • Do not leave trash or scrap items around your site. Items other than household garbage must be taken off-site and disposed of at the local dump on Bayou La Croix Road.

SITE STANDARDS POLICY

Lease Addendum — Shady Acres RV Community

This Site Standards Policy is incorporated into and made a part of the Shady Acres RV Community Lease Agreement. By signing below, the resident acknowledges and agrees to comply with these standards as a condition of continued occupancy.

1.  GENERAL SITE APPEARANCE

  • Each site must be kept clean, orderly, and free of clutter always.

  • Items stored on or around the site must be neatly arranged and within the boundaries of the assigned site.

  • Management reserves the right to determine whether a site meets acceptable appearance standards.

2.  PERMITTED ITEMS

The following items are permitted on each site, provided they are well-maintained and neatly kept:

  • One patio/outdoor furniture set (table, chairs, loungers)

  • One approved storage shed, not to exceed 10 x 10 feet, in good repair and condition (select sites only)

  • One personal vehicle per licensed driver in the household, parked within site boundaries

  • Well maintained Potted plants, decorative items, and doormats. Strictly on slab or stone area to allow for mowing. Any items must be removed on departure.

  • One standard propane tank stored safely per applicable fire code

3.  PROHIBITED ITEMS & CONDITIONS

The following are not permitted on any site:

  • Inoperable, unregistered, or unsightly vehicles

  • Excessive accumulation of personal property, scrap, or debris

  • Unlicensed structures, additions, or permanent fixtures without prior written management approval

  • Open storage of tools, equipment, or building materials

  • Waste, recyclables, or garbage left outside the site at any time.

4.  VEHICLES & PARKING

  • Vehicles must be always parked within the assigned site boundaries.

  • No parking on grass, common areas, or roadways.

  • Inoperable vehicles must be removed from the park within 30 days of becoming inoperable.

5.  STORAGE SHEDS

  • One storage shed on certain perimeter sites is permitted with prior management written approval.

  • Maximum size: 10 x 10 feet. Sheds must be structurally sound and in good visual condition.

  • Park-owned sheds, if provided, remain the property of Shady Acres RV Community and must be left upon departure.

  • Resident-owned sheds must be removed upon departure unless management approves otherwise in writing.

6.  LANDSCAPING

  • Residents are encouraged to maintain neat landscaping around their site.

  • No permanent ground alterations (concrete, gravel, fencing, decking, planting) without prior written management approval.

  • Dead or overgrown vegetation that creates a hazard or eyesore must be removed promptly upon request.

7.  LONG-TERM OCCUPANCY REQUIREMENT

  • Shady Acres RV Community is a long-term residential park. A minimum stay of three (3) months is required for all residents.

  • Short-term, nightly, or weekly stays are not offered and are not permitted.

  • Any subletting of sites, RVs, or structures is strictly prohibited.

8.  COMPLIANCE & ENFORCEMENT

  • Management will conduct periodic site inspections to ensure compliance with this policy.

  • Residents found in violation will receive a written notice with a reasonable cure period (typically 5-10 days).

  • Failure to cure a violation may result in lease termination per the terms of the Lease Agreement.

  • Management may arrange removal of prohibited items at the resident's expense if not addressed within the notice period.

RESIDENT ACKNOWLEDGEMENT

By signing below, I/we acknowledge receipt of these policies and the Site Standards Addendum, and agree to comply with all terms as a condition of my/our occupancy at Shady Acres RV Community.

Booking Policy:

A $100 prepayment is required at the time of booking for all stays, regardless of length.

Cancellation and Refund Policies:

  • Reservations cancelled at least 30 days prior to arrival will receive a full refund.

  • Reservations cancelled less than 30 days prior to arrival remit the $100 prepayment.

  • No shows and early departures receive no refund.
