  •  Access codes for gated amenities (e.g., restrooms and laundry room) are issued individually. Please contact the Park Manager or Office upon arrival to receive your current, unique access code. While we strive for 100% uptime, amenities are provided as a courtesy.

Payments

  • Short-Term Guests: Payment in full is required at the time of booking.  
  • Long-Term Guests: The first full month’s rent must be paid at the time of booking; access to the park will not be granted until this payment is received.
  • Monthly Payments: Subsequent monthly rent is due on the 1st of each month. Payments not received in full by the 3rd of the month will incur a $35 late fee.

 

Mandatory Background Check and Guest Screening Policy:

 

Guest Stay Limits and Mandatory Absence 

  • Maximum Duration of Stay: No guest or visitor may occupy the premises for more than seven (7) consecutive days, or a total of seven (7) days within any thirty (30) day period. 

  • Mandatory Absence Period: Following any stay of seven (7) days, all visitors must vacate the premises for a mandatory minimum of fourteen (14) consecutive days before they are eligible to return for another stay of up to seven (7) days. 

  • Transition to Long-Term Stay: Any visitor intending to stay beyond the initial seven (7) day limit, or who attempts to return before the mandatory 14-day absence has concluded, will be classified as a "Long-Term Occupant" and must immediately undergo the mandatory background screening process outlined below.  

APPLICABILITY AND SCOPE:

A satisfactory comprehensive background screening is a mandatory condition for all long-term stays (defined as stays exceeding 7 days), regardless of how the reservation is made (e.g., online booking platform, website, telephone reservation, or in-office booking). This requirement applies to all adult occupants aged 18 and older who will be residing in the property. 

PROCESS AND TIMING:

The required information and authorization for the background check must be submitted and successfully cleared by our screening provider prior to the scheduled arrival date and check-in time, or the guest's 8th day of stay. Failure to complete the background check process or receiving an unsatisfactory result will result in immediate denial of further access to the premises. 

REQUIRED CONSENT:

By either submitting a reservation request or by continuing to occupy the premises beyond the seven (7) day mark, all prospective guests explicitly acknowledge and consent to this mandatory screening process. A separate, formal Background Check Authorization form must be completed and submitted to management prior to the screening process beginning.  


The screening may include, but is not limited to:

  • Verification of identity and personal information.
  • Criminal history check.
  • Eviction history check.
  • Review of any applicable sex offender or violent offender registries.

 

NON-DISCRIMINATION:
All background checks are conducted and evaluated according to strict, non-discriminatory criteria, adhering to all fair housing and anti-discrimination laws enforced.

 

Internet

The Wi-Fi service provided is a free, shared amenity subject to limitations.

  • This is a shared network for basic use (email, web browsing). It is not a guaranteed utility service, and availability may be limited or interrupted without notice.
  • Streaming of video content (e.g., Netflix, YouTube), online gaming, and downloading large files are strictly prohibited to ensure fair bandwidth sharing for all users.
  • The Park is not responsible for any loss of data, security breaches, or damages incurred while using this network. Use is at your own risk.

Longer than one week stay (7 days) require a $100 Electric Deposit

Electric is charged back to guest in the rears monthly for stays longer than 7 days

If applicable you should receive a refund of the remaining deposit within 10 days

 

Mail Delivery:

All mail and packages are delivered to the park office. The Park assumes no responsibility or liability for the safekeeping, loss, theft, or damage of any mail or packages after they have been delivered by the carrier (e.g., USPS, UPS, FedEx, etc.). This includes items left at the office door or in any common area.

Residents receive packages entirely at their own risk and are solely responsible for retrieving their deliveries promptly.

Mail and packages that accumulate and remain unclaimed for more than seven (7) days (regardless of the guest's length of stay) will be marked "Return to Sender" and placed back into the mail stream. It is the guest's responsibility to manage their incoming mail regularly.

Recommendations:

  • We recommend that all packages and mail include your specific lot number in the address line to help delivery drivers and staff correctly identify the recipient.
  • The Park will not sign for packages that require a signature unless explicitly agreed upon in advance, and doing so does not transfer liability to the Park.

 

Fireworks and Firearms:

The safety and peace of all guests are paramount. The possession, use, or display of certain items is strictly prohibited within the boundaries of the park, including all private lots, common areas, and facilities.

  • This includes, but is not limited to, sparklers, smoke bombs, aerials, firecrackers, and any other pyrotechnic devices.
  • This includes all guns, whether real or replicas, including airsoft, BB, and pellet guns.
  • If any prohibited items are found in use, displayed, or openly visible outside of your secure RV/vehicle, you will be asked to leave the park immediately without a refund of any fees paid. The park reserves the right to contact local law enforcement.

 

Laundry Room:

Our laundry facilities are provided as a shared amenity. Please use them courteously.

  • The laundry room is open 24 hours a day, 7 days a week, unless under maintenance.
  •  Move laundry promptly when cycles are complete to allow access for other residents. Do not leave items unattended for extended periods. Items left unattended may be removed by staff to facilitate use by others.
  • For safety and efficiency, you must clean the lint trap of the dryer after every use.
  • Please maintain a tidy area. Wipe up spills, drips, and machines immediately after use. Dispose of all dryer sheets, detergent packages, and trash in the provided receptacles.
  • The Park is not responsible for accidents, damage, theft, or loss of personal items within the laundry facilities. Use of the equipment and the room itself is entirely at your own risk.
  • Pets are strictly prohibited in the laundry room.
  • Smoking or vaping is not permitted within the laundry facilities or within 25 feet of the entrance. 

 

Restroom and Shower Facility:

The restrooms and showers are provided as a shared, communal amenity for registered guests. We appreciate your cooperation in maintaining their cleanliness and functionality.

  • Facilities are intended for single-person use only to ensure privacy and prompt availability for all guests. The sole exception is a parent/guardian assisting their minor children.
  • Facilities are available 24/7. Please use the provided access code (obtained from the Park Manager) to enter.
  • Guests are required to leave facilities in a clean and sanitary condition after each use. Please dispose of all trash, used towels, and personal hygiene products in the provided receptacles.
  • Restrooms are intended for personal hygiene use only. Do not wash dishes, clothing, or pets in the sinks or shower stalls.
  • Pets are strictly prohibited inside the restroom and shower buildings.
  • Children must be accompanied and supervised by an adult at all times within the facilities.
  • Smoking or vaping is not permitted in the facilities.
  • Please report any maintenance issues, spills, or supply shortages to the Park Office immediately via one of the following methods:

In-person: Visit the Park Office during posted business hours.

Phone Call: Call or text us at (405)253-4504 for immediate assistance outside of office hours or if the office is closed.

  • Failure to follow these guidelines or any park rule will result in the immediate deactivation of your individual access code, revoking your access to all gated amenities.
  • Use of these facilities is entirely at your own risk. The Park assumes no responsibility for accidents, injuries, or the theft/loss of personal items left in the facilities.

Speed Limit:

For the safety of all guests, children, and pets within the park premises, the following speed limit is strictly enforced:

  • The maximum speed limit throughout the entire park is 5 MPH (Miles Per Hour). This limit must be observed at all times by all motorized vehicles, including golf carts, motor bikes, or four wheelers, etc.
  • Safety is our number one priority. This low speed limit policy is actively enforced to prevent accidents and ensure a safe environment for everyone.

Exceeding the posted speed limit is a serious violation of park rules and will result in the following action:

  • First Violation: A formal violation warning will be issued to the registered guest/site holder.
  • Second/Continued Violations: A fine of $250.00 will be charged to your account.
  • Continued violations pose a risk to the safety of others and will result in immediate removal from the park premises without a refund.

 

Open Fires:

To ensure the safety of all guests and park property, all fire activity within the park is subject to the following rules:

  • Open ground fires are strictly prohibited throughout the park. Fires are only permitted within commercially manufactured, self-contained fire pits or designated community fire rings provided by the park.
  • When using a personal fire pit, it must be placed exclusively over gravel or concrete surfaces.
  • Placement of a fire pit directly on grass is strictly forbidden, as the heat will cause damage. Guests are financially responsible for the repair of any damaged grass or property resulting from improper fire pit placement or use.
  • All fires must be constantly attended by an adult and fully extinguished before leaving the site or going to sleep.
  • The park reserves the right to impose a complete fire ban during periods of high wind or dry conditions as mandated by local fire authorities or park management discretion.

 

Rent:

All payments for site occupancy are subject to the following terms:

  • All space rent is due in advance.
  • Any stay that extends beyond the prepaid term without prior authorization and payment is subject to a late charge of $10.00 per day, which will be immediately applied to the account balance.
  • Failure to pay outstanding balances promptly will result in the immediate termination of utilities and the suspension of all park privileges. Continued non-payment is grounds for immediate eviction proceedings.
  • The Park Management reserves the right, at its sole discretion, to deny the extension or renewal of any guest’s term of occupancy. This is a private park, and a paid reservation does not guarantee the option to extend the stay indefinitely.

 

Quiet Hours:

To ensure a peaceful and respectful environment for all guests, the following rules regarding noise and conduct are strictly enforced:

  •  Quiet hours are strictly observed from 10:00 PM to 7:30 AM daily. During this time, all activities must be conducted discreetly.
  • Loud parties, excessive noise, loud music, or any disruptive behavior is prohibited at all times, not just during quiet hours. Please be considerate of your neighbors at all times of day.
  • Public intoxication and disorderly conduct are strictly prohibited within the park premises.
  • Registered guests are entirely responsible for the behavior and adherence to park rules by all of their visitors, children, and pets. Violations by visitors will be treated as violations by the registered guest and subject to penalties, including fines or eviction.

 

Children Policy:

Our services/premises are intended for a general audience, but children are welcome to use them under adult supervision. Children must be supervised by a parent or legal guardian at all times. The parent or legal guardian assumes full responsibility and liability for the actions, behavior, and safety of their children and their guests' children while using our services or on our premises. 

By allowing a minor to use our services, you represent and warrant that you are the parent or legal guardian and you agree to be bound by these Terms and Conditions and assume liability for any harm or damage caused.

 

Pet Policy:

We welcome well-behaved, indoor pets that adhere to these rules.

  • Only common household pets kept strictly indoors are permitted. Outdoor-only pets, kennels, or permanent outdoor enclosures are strictly prohibited.
  • All dogs and pets must be kept on a leash and under the immediate physical control of an owner/handler whenever they are outside the confines of the owner’s RV.
  • Owners are responsible for the immediate cleanup and proper disposal of all pet waste.
  • Noisy, unruly, or disruptive pets are not allowed. Continuous barking or aggressive behavior will not be tolerated.
  • The park maintains a Zero Tolerance Policy for aggressive pets. If your animal displays aggressive behavior toward any person or animal, you will be asked to permanently remove the animal from the park premises immediately.
  • Pet owners are solely responsible for any damage or injury caused by their pets and must adhere to all local and state animal control laws.

 

No Parking:

  • Vehicles (including RVs, cars, trucks, and visitor vehicles) must only be parked in the designated parking area provided within your rented site.
  • Parking on open, unoccupied sites or on the roadway/drive areas is strictly prohibited unless explicit prior approval has been granted by Park Management. Vehicles parked improperly may be towed at the owner’s expense.
  • Guests must respect the privacy and boundaries of fellow guests. Do not walk through occupied sites; please use designated roads and pathways only.
  • The base rate covers the use of one designated site only. The unauthorized use of more than one site or extending your belongings/vehicles into an adjacent vacant site will result in immediate additional daily charges applied to your account.

 

RV Site:

To maintain the quality and safety standards of our park, all guest RVs are subject to the following rules:

  • All recreational vehicles must be kept in good working condition, maintained, and clean in appearance.
  • Management reserves the sole right to refuse service, entry, or continued occupancy to any rig based upon its appearance and/or condition. This includes vehicles that are visually dilapidated, damaged, or otherwise pose a safety or aesthetic concern.
  • Please ensure all utility connections (cords, cables, and hoses) are neatly coiled and positioned entirely out of the way of grass areas and pathways to allow grounds maintenance crews unobstructed access.
  • The repairing or overhauling of vehicles or RVs is not permitted within the park premises.
  • Specifically, NO OIL CHANGES or dumping of automotive fluids is allowed on site. Minor, non-intrusive repairs may only be performed by a licensed, on-site RV Repair company with prior management approval.

 

Water and Sewer Disposal:

Adherence to the following rules is mandatory to maintain the functionality of our septic system:

  • A positive and secure sewer seal/connection is required at both the RV drain outlet and the park’s sewer inlet pipe on all sites. This prevents odors and spillage.
  • Our facility operates on a septic system. It is critical that nothing interferes with this system’s operation.
  • Do not flush anything in your toilets other than biodegradable toilet paper.
  • Sanitary products (e.g., wipes of any kind, paper towels, feminine hygiene products), diapers, grease, or chemicals must never be flushed or introduced into the park’s plumbing system.
  • Guests are financially responsible for any damage or blockages to the park's plumbing or septic system caused by non-compliance with these rules.

 

Site Appearance:

To maintain the aesthetic and safety standards of the park, all guests must adhere to the following site upkeep policies:

  • No permanent fixtures, including but not limited to wood or metal canopies, sheds, or permanent fencing, are permitted on any site.
  • The construction or placement of temporary porches requires the express prior written approval of Park Management before installation.
  • The cleanliness and orderliness of the park are important to us. All sites are to be kept clean, orderly, and free of clutter, as determined solely by management discretion.
  • Storage of any items (including bins, equipment, and personal belongings) under or around your RV, picnic table, or on the ground is strictly prohibited.
  • A communal garbage dumpster is available for guest use at all times. This dumpster is strictly for standard household garbage only. The disposal of large items, furniture, automotive parts, hazardous materials, or commercial waste is forbidden.
  • Upon departure, the site must be left in a clean and orderly condition, free of all trash and personal property. A $250.00 cleaning fee will be assessed and charged to any guest who leaves behind trash, debris, cigarette butts, pet waste, or any other mess requiring staff remediation. By staying at the park, you authorize management to charge this fee to your payment method on file if your site is found in an unsatisfactory condition.

Violations:

Guests who violate park rules will be subject to the following progressive enforcement process:

  • Step 1: Verbal Warning: A single verbal warning explaining the infraction and required corrective action.

  • Step 2: Written Warning: A written violation issued to the Guest that documents the infraction and includes a clear warning of a fine if the behavior continues.

  • Step 3: Fine Added to Account: A subsequent violation after the written warning will result in a fine that is added to the Guest's account balance due.

  • Repeat Violations: Each additional violation after the fine is imposed will result in an additional fee of $150 per violation added to the Guest's account balance.

  • Removal and Eviction: Guests with three or more violations may be asked to leave the park and may be subject to the eviction process.

Enforcement details -

  • Resolution requirement: Fines and fees assessed under this policy must be paid as specified on the account statement or within the timeframe provided in the written notice.

  • Formal Violations: Formal written violations will be issued as needed and recorded in the Guest's file.

  • Collection: Unpaid fines and fees will remain on the account balance and may be subject to collection actions consistent with park policy.

 

Right to Evict:

  • The Park Management reserves the right to refuse service, entry, or continued occupancy to any person or guest who violates park rules, displays a disregard for park policies, creates a disturbance, or poses a safety risk to themselves or others. Violations resulting in removal from the premises will be processed without a refund of any prepaid fees.
  • All park facilities, amenities, and equipment (including the laundry room, fire rings, recreational areas, etc.) are provided for the convenience and enjoyment of our registered guests.
  • Any and all persons using these facilities and equipment do so entirely at their own risk. The Park is not liable for any injury, accident, or damage to person or property that occurs during the use of park facilities. Guests assume all liability for their own safety and the safety of their visitors.

 

Not responsible:

The RV Park explicitly disclaims responsibility and liability for any accidents, injuries, losses, or damages that may occur to guests, visitors, or their personal property (including RVs, vehicles, and belongings) during their stay. 

By utilizing the park facilities, guests agree to hold the RV Park harmless from and waive any claims resulting from, but not limited to, the following:

  • Fire, wind, flood, lightning, weather events, power outages, or other unforeseen acts of nature.
  • Damage to property, unauthorized entry, or loss of personal belongings.
  • Incidents involving animals, whether domesticated pets or wild animals.
  • Accidents or injuries resulting from a guest's, visitor's, or third party's personal negligence, failure to follow rules, or improper conduct. 

Guests assume all risk of loss or damage to person and property.

 

Cancelation Policy:

 

Short Term Stays -

Reservations cancelled more than 30 days in advance incur a $10 cancellation fee.

Reservations cancelled 14 days in advance of arrival will incur a $25 cancellation fee.

Reservations cancelled 14 days or less in advance of arrival will incur a cancellation fee of one night’s stay.

 

Long Term Stays (Monthly Reservations) -

Reservations cancelled more than 45 days in advance incur a $10 cancellation fee.

Reservations cancelled more than 14 days in advance will incur a $25 cancellation fee.

Reservations cancelled 14 or less in advance of arrival will incur a fee of one night’s stay.

 

Rights Reserved:

  • Park Management reserves the right to make changes, amendments, or additions to these rules, regulations, and all associated fees that we deem necessary or appropriate. Any changes will be posted or distributed to guests promptly.
  • We require advance notice prior to your intended departure date.

 

Acknowledgement:

By completing the reservation, you attest that you have read the Terms & Conditions and understand it is your responsibility to abide by the Rules. You further understand that it is your responsibility to ensure that your guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in your removal from the Campground without refund.
