 Terms and Conditions/ Site Occupancy Agreement

Silver Oaks RV Park is a recreational RV park. Site use is provided as day-to-day, week-to-week, or month-to-month occupancy only, depending on the reservation or payment arrangement. Guests/registered site guests of the park do not acquire any right to continued occupancy beyond the current paid occupancy period. Management reserves the right, subject to applicable law, to refuse, terminate, or decline renewal of any occupancy period at its discretion.

"Guests" or "Registered Guest" means the person registered to the site and responsible for payment, guests, visitors, pets, vehicles, property, and compliance with all park rules. The term "Guest" is used for clarity and is not intended to create a residential tenancy unless required by applicable law. Occupancy is recreational site occupancy and is NOT a lease for residential housing. No guest may assign, sublet, transfer, or allow another person to occupy the site or RV without written approval from management. Management may require a site change if a site must be taken out of service, repaired, maintained, or used for another park purpose. If a suitable alternate site cannot be arranged, the occupancy period may be ended by either the guest or the park, subject to state law.

Silver Oaks RV Park LLC reserves the right, at its sole discretion, to modify, amend, add, delete, interpret, or enforce these rules, regulations, policies, fees, and occupancy requirements at any time. Continued occupancy of the park following notice of any changes constitutes acceptance of the revised rules and policies. Notice of revised rules or policies are hand delivered and signature is required. If any rule conflicts with state, federal, county, or local law, the applicable law controls only to the extent of that conflict; all remaining rules in effect. Failure by management to enforce a rule on one occasion does not waive the right to enforce that rule later or to enforce other rules.

• Park phone is available 24/7 for urgent issues: 361-717-0090. Non-urgent issues please call or text during normal business hours Monday-Friday 9:00 am to 5:00 pm

• Wi-Fi password will be provided at check-in.

• Check-in time is 1:00 PM Check-out time is 11:00 AM. Late check-out is available with management approval.

• No mail service is provided through the park; Guests must arrange delivery directly to their RV or an approved delivery location. The park is not responsible for lost, stolen, or damaged packages.

1. Maximum of 2 adults and 2 children per site included ($10/day per extra person with management approval).

2. Site users are responsible for guest behavior, damages, rule violations. Visitors must comply with all park rules and may be required to leave the park at management's discretion.

3. Silver Oaks RV Park is under no obligation to renew occupancy for the following day, week, or month. Management may decline renewal of any reservation, site service agreement, or occupancy period.

4. Quiet hours: 10:00 PM - 8:00 AM. Please be considerate of other guests. Loud, obnoxious, disorderly, or unlawful conduct that disturbs or threatens the rights, comfort, or convenience of others in the property will not be tolerated. No loud parties, excessive noise. In addition, any disturbances that warrant police intervention will be a breach of rules and result in immediate ejection of guests involved.

5. Violence or threat of violence, intimidation, aggression towards guests, staff, owners, or contractors will not be tolerated and may result in immediate corrective action, non-renewal, or termination of occupancy. No display or discharge of a gun, knife or any other weapon that may alarm others will not be allowed. The possession, sale, or manufacture of illegal drugs or drug paraphernalia on the RV site or anywhere else on the property is Prohibited. Repeated complaints, excessive demands on management, interference with park operations, or conduct deemed detrimental to the peace, safety reputation, or operation of the park may result in non-renewal, or termination of occupancy.

6. Max 2 pets per site unless approved. Aggressive pets/breeds are not allowed. No dogs that bark excessively. Owners will be asked to leave if pet(s) become aggressive to other pets or persons or become a disturbance due to excessive barking or howling. Pets must be leashed or in approve enclosures. Pets never left unattended, YOU MUST BE WITH YOUR PET AT ALL TIMES. Pet waste must be picked up immediately ($25 fine per incident)

7. Maximum of two vehicles per site. No parking or driving on grass. Remove items as requested for mowing.

8. No boat or vehicle washing. RV washing may be allowed with management approval and a shut-off sprayer. Yearly cleaning is required for long-term guests, unless under water restrictions

9. Mechanical work allowed ONLY with management approval. Mobile RV Technicians are allowed. 

10. Sites must be kept clean, orderly, and free of clutter, trash, cigarette butts, unapproved appliances. Do not make changes to the RV site without prior written consent of the park. No tree or limb trimming, report concerns to management. No clotheslines or drying racks are allowed.

11. No permanent structures, rugs/carpet on grass, unapproved decks, sheds, fences, tarps, NO window units, or other alterations without prior written approval from management.

12. RVs must be clean, operable, and in good working condition at all times. Management must approve all RVs. RVs deemed to be in poor condition may not be allowed to remain in the park. No Fema trailers, broken windows, tarps will be allowed to stay in the park.

13. Use proper sewer hookups. Sewer hoses must be properly connected and kept leak free. Do not dispose of grease, wipes, feminine products, paper towels, chemicals, or improper materials into sewer systems, toilets, drains, or park plumbing.

14. Laundry Facilities are for guest only. Report any issues to management. Do not misuse machines, leave laundry in machines unattended for excessive periods of time.

15. Utility interruptions, internet interruptions, water interruptions, power outages, maintenance shutdowns, weather-related outages, or emergency repairs may occur and do not entitle guests to refunds.

16. Campfires allowed in containers, not during winds >8 MPH and must be in accordance with county guidelines, burn bans, and management instructions.

17. Do not leave grills, fire pits, cooking equipment or open flames unattended or place them under trees or near RVs.

18. Trash pickup is Tuesdays and Fridays. Trash must always be bagged, if not in bags they will not pick up. Please keep lids closed.

19. Common facilities, including community room, laundry facility, bathhouse, and other shared areas, are provided as a convenience and privilege for registered guests only, unless management states otherwise. Management may restrict, suspend, lock, close, or revoke access to common facilities for maintenance, sanitation, safety, abuse of facilities, misuse of supplies, rule violations, or other operational reasons. Guests must leave common facilities clean after each use. Excessive messes, sanitation issues, misuse of toilets, or failing to clean up after use may result in loss of privileges, non-renewal, or termination of occupancy. Do not waste, remove, dilute, damage, or misuse park supplies, including toilet paper, paper towels, soap, or other supplies. Community Room ac can be set no lower than 75 degrees when in use and when finished, please return ac to 85 degrees and turn lights and TV off. Please clean up after yourself. Posted rules for any common facility must be followed. Management may establish separate hours, access codes, locks, fees, or use restrictions on common facilities at any time.

20. During Hurricane Season (June 1 – Nov 30) RVs must be towable and ready to leave on short notice.

21. Full coverage insurance required if staying on-site

22. Guests may not apply pesticides, herbicides, insecticides, rodenticides, or other chemicals in common areas or in a manner that may affect your site or neighboring sites, pets, children, drainage, landscaping, grass, or park property without prior written approval from management. Any approved chemical use must follow the manufacturer label, on safety, amount and application frequency. Hazardous materials, flammable materials, fuel storage, waste oil, chemicals, or other dangerous items may not be stored or used in a manner deemed unsafe by management.

23. Silver Oaks RV Park is not responsible for loss, theft, vandalism, fire, weather, falling limbs, insects, wildlife, utility interruptions, accidents, acts of God, or damage to guest property. Guests expressly assume the risks of loss or damage to their RV, vehicles, personal property, pets, and belongings and are responsible for carrying their own insurance. Damages of any kind caused by a guest may be billed to the registered guest. Guest agrees to promptly report unsafe conditions, leaks, utility problems, accidents, damage, or injuries to management.

24. Monthly Guests are required to pay a electric deposit of $150.00. The deposit will be applied to unpaid electric charges at the end of the stay, final electric charges will be calculated, and any remaining balance will be refunded.

25. Monthly site fees are due on the 1 st day of each month; payments received after the 3rd day of the month after 5pm are considered late. A $30.00 late fee will be added, plus an additional $10.00 per day, up to a maximum late fee of $100.00. If a guest pays late, the guest must pay on time the following month or may face non-renewal, termination of site occupancy. A history of late payments may be cause for non-renewal or termination of site occupancy.

26. We reserve the right to make changes to the rules, regulations and fees as we deem necessary. Failure to comply with All rules will result in the termination of site service agreement and require you to vacate the property immediately. We maintain a strict no refund policy.

Cancellation Policy

Short-term: Full refund minus 1-night fee; 50% refund if cancelled <48 hrs. from arrival. No refund if cancelled 24 hrs. from arrival.

Monthly: 50% refund if cancelled >30 days from arrival; no refund <30 days. The park maintains a strict no-refund policy for rule violations, early departures, evictions, non-renewals, or terminations caused by guest conduct, nonpayment, or failure to comply with park rules, subject to applicable law.

No refunds after arrival or for no-shows.

Acknowledgment

By signing below, making payment, occupying a site, or remaining in the park after receiving these Terms & Conditions, the Guest acknowledges receipt of these rules and agrees to comply with them.
