SPIRIT OF RIPLEY CAMPGROUND RULES

1. Arrival and Departure:

  • Check-in: 2:00pm, Check-out: 11:00am

  • Online Check-In Requirement: All guests must complete the online site check-in process through Campspot before occupying the assigned site. Failure to check in online prior to arrival may result in denial of access to the site and forfeiture of reservation. Instructions will be sent via email from Campspot.

  • Early arrivals and/or late departures must be pre-approved by management and may incur additional fees

  • If you do not vacate your site by check-out time, management reserves the right to:

    • Charge a late departure fee (see section 9)

    • Remove and dispose/store property at your expense

    • Deny future reservations

    • If you refuse to vacate, law enforcement may be contacted and trespassing charges may apply

2. Site Use & Modifications:

  • One tent allowed per site, with an RV

  • No digging, planting or construction (decks, sheds, etc) without prior written approval

  • Sheds will be a max of 10’ X12’, and decks 10’ X14’. All structures must be removed by the owner at the end of stay; removal and disposal fees apply if not removed (see section 9)

  • No dumping of waste, gray water, trash, or hazardous materials (see section 9)

  • No for-sale signs or business activities on campground property

  • Keep site tidy, no outside storage of household items

  • Notify management of any guests not listed in your reservation or lease.

  • Deliveries may be sent to the office at your own risk; the office is not staffed full time.

  • If picnic tables are damaged beyond normal wear and tear, a fine will apply for replacement (see section 9)

3. Vehicles & Parking:

  • Speed limit: 10 mph throughout the campground.

  • Park only within your designated site boundaries – this includes any guests

  • All vehicles on site must be licensed and insured

4. Fires & Firewood:

  • Fires are permitted only in designated fire rings; do not move fire rings.

  • If fire ring is damaged beyond normal wear and tear, a fine will apply for replacement (see section 9)

  • To protect our forests and landscapes from invasive pests, the Minnesota Department of Agriculture asks guest not to travel with firewood, but rather buy firewood locally

  • Firewood is available for cash purchase on the rack by the office. Cash can be deposited in the lock box on top of the rack.

  • Do not burn trash or debris

5. Pets:

  • Pets must be leashed at all times (no electric collars/fences)

  • Clean up after your pet immediately

  • Excessive barking or aggressive behavior is not permitted; more than 2 violations may result in removal of the pet from the campground.

  • Any pet bite must be reported to management; the pet will be banned from the campground.

6. Quiet Hours & Conduct:

  • Quiet hours: 10pm-7am (weekdays), 11pm-8am (weekends)

  • No loud music, parties or disruptive behavior at any time

  • Respect your neighbor’s privacy – do not cut through occupied sites

7. Trash, Utilities & Cleanliness:

  • Bag all trash and place in designated dumpsters

  • Leave your site clean upon departure – failure to do so may result in a cleanup fee (see section 9)

  • Do not remove freshwater check valve. There is replacement fee for missing valves (see section 9)

8. Prohibited Activities:

  • Sub-letting or renting your site/camper

  • Charging electric vehicles – a fine will be charged if this occurs (see section 9)

  • No firearms, fireworks or illegal substances

  • No more than 1 tent per site

  • No vehicle washing or watering of grass

9. Fines & Fees:

  • Late departure: One additional night’s rate, or the rate of the next guest’s stay, whichever is higher.

  • Damaged picnic table: $500 replacement fee.

  • Damaged fire ring: $250 replacement fee.

  • Missing freshwater check valve: $50 replacement fee.

  • Trash/cleanup fee: One additional night’s rate, or the rate of the next guest’s stay, whichever is higher.

  • Unauthorized structure removal/disposal: Actual cost of removal and disposal.

  • Improper waste disposal: $250 per incident.

  • Unauthorized electric vehicle charging: $100 surcharge per incident.

  • If you wish to dispute a fee, you must do so within 7 days of your reservation end date

  • All fees are due upon notice/invoice due date. Failure to pay may result in immediate termination of stay and removal from the campground.

10. Enforcement & Termination:

  • Management may terminate your stay for rule violations, non-payment, or illegal activity.

  • Upon termination, you must vacate the site and remove all property within 48 hours, unless otherwise agreed.

  • You are responsible for any expenses related to removal of your RV or belongings.

 

WAIVER OF LIABILITY AND HOLD HARMLESS AGREEMENT

1. In consideration for receiving permission to participate in the Event of camping activities. I hereby release, waive, discharge and covenant not to sue Spirit of Ripley Campground, Jessie or David Rose, its officers, servants, agents and employees (hereinafter referred to as "releasees") from any and all liability, claims, demands, actions and causes of action whatsoever arising out of or relating to any loss, damage, injury, including death, that may be sustained by me or to any property belonging to me, whether caused by the negligence of the releasees, or otherwise, while participating in camping activities, or while in on or upon the premises where the Event is being conducted, while in transit to or from the premises, or in any place or places connected with the Event.

2. I am fully aware of risks and hazards connected with being on the premises and participating in the Event, and I am fully aware that there may be risks and hazards unknown to me connected with being on the premesis and participating in the Event, and I hereby elect to voluntarily participate in the Event, to enter upon the premesis and engage in activities knowing that conditions may be hazardous, or may become hazardous or dagerous to me and my property. I voluntarily assume full responsibility for any risks of loss, property damage or personal injury, including death, that may be sustained by me, or any loss or damage to property owned by me, as a result of my being a participant in the Event, whether caused by negligence of releasees or otherwise.

3. I further hereby agree to indemnify and save and hold harmless the releasees and each of them, from any loss, liability, damage or costs they may incur due to myself, spouse, family or my guests participation in the Event, whether caused by the neglegence of any or all of the releasees, or otherwise.

4. It is my express intent that this Release shall bind my spouse, the members of my family and guests, if I am alive, and my heirs, assigns and personal representative, if I am deceased, and shall be deemed as a Release, Waiver, Discharge and Covenant Not to Sue the above named releasees.

By confirming your reservation, I acknowledge and represent that:

A. I have read the foregoing release, understand it, and sign it voluntarily as my own free act and deed;

B. No oral representation, statements, or inducements, apart from the foregoing written agreement, have been made;

C. I am at least eighteen (18) years of age and fully competent; and

D. I execute this Release for full, adequate and complete consideration fully intending to be bound by same.
