Terms & Conditions

 

For everyone's mutual enjoyment, the resort has policies and rules in place for the consideration of all our guests and for the protection of the property and environment. While some of the policies may seem onerous in isolation, our policies overall are designed for the comfort and better enjoyment of all our guests in aggregate. Failure to abide by our policies may result in eviction without refunds. To avoid any unpleasantries (we don't enjoy rules enforcement any more than you do), please take a moment to review our key rules listed below and be sure to review and obey all the rules when you arrive.

Seasonal Notes

 It is our fall season, with that brings chilly weather. Our pool is closed for the season. It is closed October 1st-May 1st.

Office Hours: Monday-Friday 10am-5:00pm, Saturday and Sunday: 10:30a-3pm.

Check-In: 2:00 p.m.; check-in is in the main park office. *afterhours arrivals will find an envelope located by the office doors in CLEAR boxes attached to the wall.

Check-Out: 11:00 a.m. Unless an extension is previously arranged with management. Late checkout will result in an additional $25.00 charge; late checkouts occurring after 4:00 p.m. will result in a full charge for a night's stay.

Rules and Policies

ALL RV’s are required to be self contained!

NO dumping of bulky or large items, electronics, paint, or chemicals. Trash or other items left in/on site after leaving will result in a $50.00 disposal charge to the card saved on file.

NO alterations or changes to park grounds, property, or infrastructure without prior approval from management

NO indoor furniture in the lawns. Camping or outdoor collapsible furniture is allowed. No floor mats on the grass

Please turn off all lights, heaters and fans at checkout. 

A $25 lost key fee will be applied if you take or lose the key to the cabins.

 

•Absolutely no smoking or alcohol in restrooms, laundry, store, playground or pool area.
•Persons under age 16 must be supervised by an adult and cannot be left alone in the
park.

•Bicycles, scooters, roller blades are permitted, helmets are mandatory when
riding. No gas-powered recreational vehicles on Sundays or from 10a-8pm. Keep off sidewalks and out of buildings, pool area and other guest spaces and lawns.
•Any behavior, including but not limited to physical contact, abusive language,
obscene gestures or provocative actions to other tenants, guests or staff will lead to immediate eviction process. All tenants/guests are asked to communicate with
The Retreat at Redwood Shores staff about any conflict(s) with any other persons. Common
courtesy is expected by all tenants/guests.

Quiet hours are from 10:00 p.m. to 7 :00 a.m. Please respect these hours. You will to be told to depart if you cannot abide by this respectful request and lawful ordinance (Penal Code 415)

  • Your space/cabin must stay maintained in a neat and organized fashion. Picnic tables are not for storage. Dishes, food, trash and unnecessary items that don’t belong outside are not permitted. Storage containers with lids that fit under the RV are permitted but not in excess.

Site Maintenance: RV sites must be kept clean, free of clutter, sanitary, and free
from objectionable odors. No kick matts on the lawns. Keep lawns free of pet waste. All plants and trees of a permanent type must be approved by management. No trees may be removed or pruned
without consent of management. All plants, trees, cement additions must also be approved.

•Furniture must be kept inside the unit. Unsightly items must be kept out of vision
and approved storage containers with lids will be allowed under RV. Outside refrigerators/washer/dryers are not permitted.

•Approved Rubbermaid sheds (only if they fit behind your RV, not on the grass) or concealed under 5th wheel cover or skirting. Nothing is allowed to be stored around the outside of the shed. Storage of items on picnic tables are not permitted. (dishes, ect.)
•No window air conditioners.
•No tents or screen-rooms allowed. No Tarps of any color or style.

SAFETY: When leaving for an extended period tenant must notify management.
Turn off water and electricity. If you leave you must take your pet or pets with you.

NO smoking Absolutely no smoking or alcohol in or within 50 feet of restrooms, laundry, store, playground or pool area. Natural Gas present.

Proper use of campground facilities. Please keep facilities free of hazardous waste. Improper use as defined by this private property will result in the termination of your stay.

Trash and Recyclables: Trash is to be well wrapped preferably in securely tied plastic
bags and placed inside the dumpster. It is not acceptable to put trash outside the
dumpster and cartons must be crushed and/or cut up and placed inside. Management is
not responsible for the hauling away of non-trash items such as tires, furniture, appliances. This includes Toilets & Carpet. Tenant will be charged the disposal cost of
$50.00 handling charge for such items.
• No dumping of excess items: This includes children if they are not tall enough to reach to open dumpster. This is avoiding clutter on the ground.
• Absolutely no salvaging (dumpster diving) allowed.

•No littering of papers, cigarette butts or trash is allowed. Absolutely no trash cans of any type outside your RV. No trash or other materials may be accumulated which will cause hazard or be a violation of any health, fire or safety ordinance or regulation. We have a lot of wild animals that regularly will make a mess of any trash left outside. You are subject to a $25 fine if garbage is left outside and maintenance have to clean up a mess.

Laundry Facilities: Tenants are responsible for cleaning tubs and lint filters after each use. DO NOT use dyes or tint in the washers. Clothes left more than 24 hours may be disposed of without responsibility by the management. Clothes left unattended can and will be removed by the next person needing the machine.

Restrooms Facilities: No alcohol, no smoking and no pets in facilities. Service animals are exempt and must be on leash at all times. Dying hair or the use of any dyes in the showers or sinks are strictly prohibited. Inappropriate use of these facilities, leaving it in hazardous condition or the use of paraphernalia is strictly prohibited and grounds for terminating your stay as well as fines for destruction of private property.
 

POOL RULES AND REGULATIONS: Pool is Closed seasonally from Oct.-May 1st. In Season it is open daily (See hours posted).
Hours are subject to change. Pool is natural gas heated. Pool is chlorinated water. No lifeguard on
duty, use pool at your own risk. Showers are required prior to pool or hot tub use. No
cutoff shorts. Please do not use suntan oil. Please clean up when you leave pool area.
Pool is reserved exclusively for use of registered guests only. A guest of the occupant, can use the pool for a fee, however, must be accompanied by the resident. Persons under 16
years of age must be with an adult. No more than 2 guests of the resident at a time.
Violators will be asked to leave pool area. If you are ill, please do not use the pool.
Absolutely no glass containers, food, or alcoholic beverages are permitted in or near the pool. Running, jumping, or any kind of horseplay, boisterous or dangerous conduct and/or noise disturbing others are forbidden in/or around the pool area. Please be respectful to others in the pool area. Absolutely no diving.

Pets are allowed only with prior authorization from management. Limit is one large dog
or 2 small dogs or 2 cats. Additional pets will ensue an additional charge monthly.
• Tenants are responsible for any damage or nuisance caused by their pets.
• Pets must not be left outside unattended.
• Pet owners are required to use pet walk areas. Tenants MUST clean up after
their pets.
• Dog/cat houses are NOT allowed.

•Leads are not allowed to be tied in excess length. Pets must stay within perimeter of your space and not to be left unattended for any period of time.

PETS MUST BE ON A LEASH AT ALL TIMES. Disruptive or aggressive pets on grounds are subject to removal without refund. Please pick up after your pet - failure to do will result in a notice of violation of park rules. It is against the law in California. (California Penal Code § 597.1, Penal Code § 399: Failure to control a dangerous animal, Penal Code § 399.5: Owning dogs trained to fight, attack, or kill)

No pets; no open containers of alcohol are allowed in the Park office, recreational community facilities, laundry room, or restrooms. Service animals are exempt.

 

Reservations and Cancellations

  • By making a reservation and providing a credit/debit card, and being assigned a reservation number, you agree to our cancelation policy.
  • Cancelations made prior to 72 hours before check-in will be refunded.
  • Cancelations made less than 72-hour notice of your cancelation will result in a 100% charge for your first scheduled night of stay, a cancelation fee will be charged; the remaining balance will be transferred to camp credit.
  • We reserve the right to move you to a different site at no cost or expense to management.
  • We will not issue refunds for weather or indeterminate/unforeseen issues.
  • Site Occupancy: Limit 4 persons per site. You must notify at the time of booking the total persons staying. Regarding a month to month: if a second person moves into a one-person
    site, they must fill out an application before arrival and must be approved. Short-term exceptions must be approved in writing by management.
  • • Visiting Guests: All guests must register at the office. There will be a $5.00 plus
    tax charge per person per night. This is a one-week limit for overnight stay.
    • If your guest stays in your RV, they will pay the nightly weekly rate plus tax.
    Tenants are responsible for any damage caused by your guest. All Rule &

Regulations apply to all guests.
• Tenant must give written permission if someone stays in RV in their absence.

 

Extended Stays

All extended stay guests must be approved by Property Manager. An application for month to month will be required for consideration of stay.

We reserve the right to cancel your stay at any time. This is a vacation facility who accepts with discretion month to month stays with the proper application and information provided.

No let or sub-let is allowed

Anyone over the age of 18 must provide identification and be present on the lease.

SUBLETTING: Tenant(s) shall not sublease or otherwise rent all or any portion of Tenant(s)'s recreational vehicle or the Premises. Tenant(s) shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment,
encumbrance, sublease, or other renting shall constitute a further waiver of the provisions of this paragraph. If tenant(s) consist of more than one person, a purported assignment,
voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph.

Rent and power is due by the 1st of every month. You have until the 5th to pay in full. If payment is not rendered by these above dates, on the 6th a $25 late fee will be added to your bill.

No remodeling of any kind can be done on property.

SAFETY: When leaving for an extended period tenant must notify management.
Turn off water and electricity. If you leave you must take your pet(s) with you.

Speed limit is 5 Mph!

ACKNOWLEDGMENT: Tenant(s) acknowledges that he and/or she have read, understood, and
received copies of this Rental Agreement, together with a copy of the Park Rules and Terms and Conditions.

 

 

Vehicles

  • All vehicles must be well-maintained and in good working order; vehicles in poor repair may be asked to leave the park. Vehicle condition violations include, but are not limited to, tarps, broken windows, excessive rust, and more.
  • All vehicles, boats, trailers, motorcycles or any other type of motorized vehicle must be registered with the office and must be kept within the boundary of your assigned site. You must have current registration and tags on all vehicles listed under DMV requirements.
  • NO PARKING OF ANY VEHICLE, TRAILER, OR MOTORCYCLE ON THE GRASS. Any extra vehicle, boat or trailer is subject to an additional charge.
  • Failure to renew for an overstay is cause for your RV to be towed at owner's expense.
    • Maximum limit is 3, excluding RV, however; management has the right to change this number at any time. This includes boats, trailers, motorcycles ATV's or any other toys.
    • There will be a charge for the 3rd vehicle of $55.00 per month. All vehicles must
    be registered with management and parked in assigned area.
    • Parking of extra vehicles: Vehicles are not allowed to be parked on frontage road. They will be tagged and towed at owner's expense. All vehicles not registered with the park will be towed at owner's expense.
    • Vehicles that are not currently registered or abandoned will be towed at the
    owner's expense. This includes all RV's.
    • Loud vehicles are not allowed in the park.
    • Do not park in vacant sites or on lawn.
    • Auto repairs of any kind are NOT allowed. Any damage to the property; the owner of the vehicle will be charged.
    • There will be a fee of $15.00 to wash autos, boats, or other vehicles. .
  • Speed limit is 5 Mph!

 

CRIME FREE LEASE ADDENDUM

  In consideration of the execution or renewal of a lease of the
unit identified in the lease, Owner and Resident agree as follows:
Resident, any members of the resident's household or a guest or other person under the resident's control shall not engage in criminal activity, including drug-related criminal activity,
on or near the said premises. "Drug-related activity" means the illegal manufacture, sale,
distribution, use, or possession with intent to manufacture, distribute, or use of a controlled substance (as defined in Section 102 of the Controlled Substance Act [21U.S.C. 802]).
Resident, any member of the resident's household or a guest or other person under the resident's control shall not engage in any act intended to facilitate criminal activity, including
drug-related activity, on or near the said premises. Resident or members of the household
will not permit the dwelling unit to be used for, or to facilitate criminal activity, including drug related criminal activity, regardless of whether the individual engaging in such activity is a member of the household, or a guest. Resident, any member of the resident's household or a
guest, or another person under the resident's control shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of a controlled substance as defined
in Health & Safety Code §11350, at any locations, whether on or near the dwelling unit premises or otherwise. Resident, any member of the resident's household or a guest, or another person under the resident's control shall not engage in any illegal activity, including:
prostitution as defined in Penal Code §647(b); criminal street gang activity, as defined in Penal Code §186.20 et seq.; assault and battery, as prohibited in Penal Code §240; burglary, as
prohibited in Penal Code §459; the unlawful use and discharge of firearms, as prohibited in Penal Code §245; sexual offenses, as prohibited in Penal Code §269 and 288, or any breach of
the lease agreement that otherwise jeopardizes the health, safety and welfare of the landlord, his agent or other tenant or involving imminent or actual serious property damage.

 

General Policies

  • No washing of dishes or utensil in the restrooms.
  • No space heaters or hotplates allowed.
  • Use of generators in the park is prohibited, except in the event of an emergency and with the prior approval from park management.
  • The park or its employees are not responsible for lost or stolen items or articles.
  • Tents are allowed in tent sites and certain pre-approved RV sites only; tents placed in RV sites are subject to additional charges.
  • Camp fires are permitted in approved fire rings, BBQ’s and grills. Local firewood ONLY.
  • NO flying of drones or drone photography without approval by park management.

Pet Policy:

  • All dogs must be on a leash in all other areas.
  • Please carry a sanitary bag while walking your dog(s) to help keep our grounds clean
  • Pet Owners are liable for actions of their pets.
  • Please be with your pet when they are outside your RV.
  • Outdoor kennels are not allowed.

 

 

Additionally:

  • Maximum 6 Guests per site
  • Maximum 1 RV per site
  • A resort fee of $2.50 applies to each reservation.
  • Full Hook-ups on pull thru and select back in sites. 30 and 50 amp. sewer, water.
  • Check in time: 2:00 pm (There may be a small fee for checking in early or out late. Please check with front desk)
  • Check out time: 11:00 am
  • $25.00 per hour charge for early check in and late checkout
  • All RV’s must be 100% self-contained (NO Exceptions)
  • $150 Cleaning/Damage Fee for Cabins/Spaces left in unacceptable condition.
  • No Refunds.
  • No drones allowed on premises.
  • * Weekly rates are discounted rates and not eligible for other discounts.

Discounts: AAA, Good Sam and Military/Veteran, First responders receive a 10-12% discount. 

VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE -VIOLATION
OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY.

A single violation of any of the provisions of this added addendum shall be deemed a serious violation
and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for termination of the lease. Unless otherwise provided by law, proof of violation shall not require criminal conviction, but shall be by a preponderance of the evidence. In Case
of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of the addendum shall govern.
This LEASE ADDENDUM is incorporated into the lease executed or renewed this day between Owner and Renter.

We reserve the right to refuse service to anyone, and to terminate your stay without refund for violation of Resort Rules and Policies.

  • Base Site Fee Includes: 1 RV, 4 Adults, 1 Personal Vehicle (additional fee’s applied for additional guests over the age of 7 if exceeding max 6-person occupancy, pet’s and additional vehicle’s, boats, trailers with ATV’s ect)
