Check in time is 2:00 pm and check out time is 11:00 am, I am willing to flex on this provided the site doesnt have a guest waiting for it. I prefer to meet and greet my guests on arrival but on the rare occasion I am unavailable or guests are arriving late I will send detailed instructions on finding your site.

In the event of Severe Weather the basement of the house will serve as the storm shelter. come to the back door of the house if weather conditions warrant.

All of the campsites are grass with a dirt/gravel path. In times of extremely heavy rain the campsites and roads will get muddy. If this should occur I may request guests to camp or park closer to the barn and firmer ground.

Fires are permitted barring any local fire bans but must be monitored at all times and kept to a resonable size and be only in dedicated firepits or firerings. additionally a few gallons of water will be kept near the fire to extinguish if needed. Fireworks are banned at the campground. visitors can discharge fireworks on the gravel road outside of camp provided they clean up all debris. 

The showers/restrooms are to be shared by all guests. Guests are responsible for providing their own toiletries and towels.  

Pets are welcome but need to be current on their vaccinations. Pets are allowed off leash provided there are no problems with other guests or the resident birds and animals. Pets will need to be leashed if they are causing any problems. In very extreme cases or because of unreasonable or uncontrolled barking you may be asked to leave without a refund.

There are some short walking trails around the back of the property and you are encouraged to utilze them as well as check out the birds and other animals. I ask that you stay out of the pens, cages, and buildings but do enjoy bird watching for a while. Much of the ground here on the farm is uneven and rough in places so watch your step and keep to mowed area's.

Alcohol is permitted provided it doesnt lead to disorderly or disruptive behavior at which point law enforcement could be involved.

Harassment or mistreatment of staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances and violators will be asked to leave without a rufund.

ASSUMPTION OF RISK AND RELEASE: 
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Uncle B's farm, its owner, or agents from any and all liability to me, my children, my invitees/guests, personal represenatatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the camp property or amenitiesand any dangerous and hazards associated with acts of nature such as high winds, lightning, falling tree's or limb's, or other severe weather events. Additionally I agree to Indemnify, Save and hold harmless Uncle B's farm for any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death) damage or loss of property relating to use and occupancy of the camp by me, my children, my invitees/guestsor due to any incidents that may occur during my stay. I understand the Uncle B's makes every reasonable effort to provide a safe environment the security of my person, my belongings, and all persons regestered in my party is my sole responsibility. 
ACKNOWLEDGMENT. By signing below I Acknowledge that I have read the foregoing assumption of risk and release and fully understand its provisions and implications. My execution of the release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
