            Park Policies, Terms & Conditions, SSA (Site Service Agreement)

Westbrook Tiny Home & RV Park (“Park”) is a privately owned park. By entering the Park, occupying a site, paying for a site, or remaining on the property, camper(s) agree to comply with all Park rules, policies, and terms outlined below.

A successful online reservation through CampSpot does not guarantee admission to the park. All reservations are subject to review and approval by park management.Prior to confirmation of any reservation, guests traveling with minors and/or pets are required to provide the following:

  • A signed liability waiver, including acknowledgment for any minors (under 18 years of age) staying on the property

  • Submit up-to-date vaccination records for all pets 

Failure to provide the required information may result in cancellation of the reservation. Management reserves the right to refuse service, cancel reservations, or deny entry to the property at its sole discretion if park policies are not met or if the reservation is deemed unsuitable for the park.

1. Registration & Occupancy

Occupancy of a campsite constitutes a temporary camping arrangement only and does not create a landlord-tenant relationship. Camper(s) acknowledge they are occupying a recreational campsite and not a residential dwelling.

Management reserves the right to refuse service, terminate occupancy, or remove any camper(s), guest(s), vehicle(s), or personal property for violation of Campground policies or conduct deemed unsafe, disruptive, unlawful, or detrimental to the Campground or its occupants.

  • Maximum occupancy per site: 5 people.

  • Each site is limited to 2 registered vehicles.

  • Guest vehicles must park only in designated guest areas or with management approval.

  • Only one RV per site unless approved by management.

  • Guests staying longer than 3 days must register with management.

  • Residents are responsible for the behavior of their guests.

2. Mail, Package Deliveries & Site Identification

Please note that mail service, aside from parcel deliveries, is not provided at the park. If you need regular mail service, please contact a local provider to set up a P.O. Box.

Each campsite within the Park is assigned a designated site number corresponding to the utility hookup location. Camper(s) acknowledge that USPS, FedEx, Amazon, and other mail or package carriers may occasionally experience difficulty locating or successfully delivering items within the Park, similar to deliveries made to apartment communities or multi-unit properties.

To improve delivery accuracy and increase the likelihood of successful package delivery, camper(s) are strongly encouraged to clearly display their assigned site number on the exterior of their RV or unit in a visible location facing Westbrook Lane.

Upon request, Park management may provide a printed and laminated site number placard for display purposes. Camper(s) may contact management directly to request assistance with site identification signage.

3. Monthly & Short Term Payment

  • Monthly payment is typically due on the 1st day of each month although this may vary based on move in day. Campspot payment portal is the only accepted payment form at this time

  • Late payments after 3 days may incur a late fee of $25.

  • Management reserves the right to terminate occupancy for non-payment.

4. Quiet Hours and Noise Policy

Westbrook Tiny Home & RV Park is a multi-shift campground. In consideration of campers who work varying schedules, quiet hours are in effect at all times.

Excessive noise, loud music, disruptive gatherings, parties, yelling, amplified sound, or conduct disturbing other campers is strictly prohibited at any hour of the day or night.

Operation of generators is strictly prohibited unless specifically authorized by management during emergencies or utility interruptions.

Management reserves the right to determine what constitutes excessive or disruptive noise. Repeated noise complaints or violations of this policy may result in immediate termination of occupancy and removal from the Park without refund. Reasonable noise associated with designated common areas and amenities, including pools, playgrounds, community gathering areas, and other management-approved recreational spaces, may be permitted during posted or reasonable operating hours.

4. Speed Limits & Traffic

  • Park speed limit is 10 mph.

  • Reckless driving is grounds for removal.

  • Only licensed drivers may operate vehicles in the park.

5. Parking, Vehicles, and Golf Carts

  • Vehicles must park only in designated areas or on their assigned site.

  • No parking on roads, grass, or vacant sites.

  • Inoperable or unregistered vehicles are not permitted.

  • Golf carts and other management-approved personal transportation vehicles are permitted within the Park provided they are operated safely, responsibly, and in compliance with all posted Park rules and management directives.

  • Vehicles, golf carts, motorcycles, and equipment brought onto Park property must be maintained, registered (if applicable), in good operating condition and shall not leak oil, fuel, coolant, or fluids of any kind at any time.

6. RV Condition Requirements

  • RVs must be clean, well-maintained, and in good working order.

  • Units older than 15 years require management approval.

  • No tarps or makeshift repairs visible from outside without approval.

  • Residents are encouraged to maintain RV insurance.

  • RVs must not overhang beyond the concrete slip in a way that prevents safe mowing; if overhang occurs, the camper is responsible for mowing the affected area or moving the RV forward, and management may require either action at any time.

7. Site Maintenance

Campers must keep sites clean and orderly. Store items neatly. No junk, scrap, or clutter outside the RV. Outdoor structures require management approval. All items must remain off the grass at all times, except dog fencing that has been approved in advance by management. Maintenance will not mow inside any approved fencing; mowing within fenced areas is the Campers responsibility.

8. Pets

  • Pets must be on a leash at all times outside the RV.

  • Owners must clean up pet waste immediately.

  • Aggressive animals are not permitted.

  • Excessive barking may result in removal of the animal.
    For the safety of residents, guests, and pets, certain dog breeds are restricted within the park.

  • All pets must have a current rabies vaccination on file with park management prior to move-in.

  • Camper is solely responsible for providing current rabies vaccination records for all pets prior to move-in, and Westbrook Tiny Home & RV Park is not responsible for any issues, delays, claims, or liability resulting from Camper’s failure to provide accurate and current vaccination records.

The following breeds and mixes of these breeds are not permitted, including pets belonging to visitors:

  • Pit Bull / American Pit Bull Terrier

  • American Staffordshire Terrier

  • Staffordshire Bull Terrier

  • Rottweiler

  • Doberman Pinscher

  • Wolf hybrids

  • Chow Chow

  • Presa Canario

  • Cane Corso

  • Dogo Argentino

  • Any dog displaying aggressive behavior regardless of breed

Management reserves the right to deny or remove any animal deemed aggressive or unsafe.

9. Registered Sex Offender Policy

For the safety and well-being of residents and guests, individuals who are required to register as a sex offender under federal, state, or local law are not permitted within the park. This restriction applies to:

  • Registered Campers

  • Occupants

  • Guests

  • Visitors

Campers may not allow any person who is required to register as a sex offender to enter, remain, reside, or stay overnight within the park at any time. Residents are responsible for ensuring that their guests comply with this policy. Violation of this rule will result in immediate termination and removal from the property.  Management reserves the right to verify sex offender registry status using publicly available registries.

10. Utility Connections & Sewer Regulations

Utility services are provided but may be interrupted due to maintenance, repairs, weather, utility company outages, emergencies, or circumstances beyond the Park’s control.

The Park makes no guarantee of uninterrupted utility service and shall not be liable for damages resulting from utility interruptions. Electrical pedestals and utility connections are provided solely for normal RV and approved site-related electrical usage. Abuse, tampering, unauthorized connections, power redistribution, excessive electrical consumption, cryptocurrency mining, commercial operations, or use of electrical service for purposes other than intended campsite occupancy is strictly prohibited.

In addition to the before mentioned, the following are prohibited:

  • Dumping gray water onto the ground

  • Improper sewer connections

  • Leaving sewer hoses disconnected or unsecured

  • Using non-approved electrical connections

  • Sewer connections must use approved sewer hoses with proper fittings.

  • No dumping of gray water on the ground.

  • Water leaks must be reported immediately.

  • Tiny Home occupants are allotted 2 propane tanks per month. Additional is at cost/responsibility of the occupant. 

Residents are responsible for any damage caused by improper hookups.

13. Site Appearance & Storage

Camper(s) must maintain their sites in a neat, clean, and orderly condition.

The following are prohibited unless specifically approved in writing:

  • Outside appliances

  • Deep freezers

  • Washing machines

  • Excessive storage

  • Trash accumulation

  • Inoperable vehicles

  • Construction materials

  • Hazardous materials

Management may require cleanup of any site at any time. Outdoor items must be neatly stored and limited to normal RV camping equipment such as patio furniture, grills, and small storage containers. Kiddie pools are permitted only with prior approval from Park Management, must be placed entirely on the concrete slip, and may not hold more than 50 gallons of water. Management reserves the right to require removal of items deemed unsightly or excessive.

14. Window Air Conditioners

Window air conditioning units are not permitted.All cooling units must be built into the RV or professionally installed portable units approved by management. Window-mounted or externally hanging air conditioning units are prohibited for safety and aesthetic reasons.

15. Structures & Site Modifications

Permanent or semi-permanent structures are not permitted without written approval from management. Prohibited structures include but are not limited to:

  • Sheds

  • Fences (fencing available for rent upon request)

  • Decks (deck lots for rent if requested)

  • Porches

  • Roof extensions

  • Carports

  • Enclosures

  • Permanent skirting installations

Temporary items such as small steps or outdoor furniture are permitted provided they do not create a hazard or alter the site permanently. 

16. Fire Safety

  • Open fires allowed only in park owned designated fire pits or grills.

  • No fireworks or explosives.

  • Propane use must comply with local fire codes.

  • Grills are allowed with manager approval only

17. Pool Rules & Swimming Facility Use

NO LIFEGUARD IS ON DUTY. USE OF THE POOL IS AT YOUR OWN RISK.

All Campers, occupants, guests, and visitors use the swimming pool and surrounding pool facilities at their own risk. Children under eighteen (18) years of age must be accompanied and actively supervised by a parent, guardian, or responsible adult at all times.

The following are prohibited within the pool area:
• Running, horseplay, roughhousing, or unsafe conduct
• Diving or reckless swimming activity
• Glass containers or hazardous materials
• Intoxicated, disruptive, or disorderly behavior
• Tampering with gates, locks, fences, drains, pumps, safety devices, or pool equipment
• Unauthorized after-hours pool use

Management reserves the right to close the pool at any time for maintenance, repairs, weather, operational needs, safety concerns, or rule violations.

Camper(s) are responsible for the conduct, supervision, and safety of all guests and minors accompanying them.

Failure to comply with pool rules or posted signage may result in suspension of pool privileges, termination of occupancy, or removal from the Park without refund.

18. Dog Park Rules & Pet Area Use

Use of the dog park and pet recreation areas is at the sole risk of the camper(s), occupant(s), and pet owner(s).

All dogs must remain under the control and supervision of their owner or handler at all times. Aggressive, dangerous, excessively disruptive, or uncontrolled animals are prohibited from entering or remaining within the dog park area.

The following rules apply at all times:
• All pets must have current rabies vaccinations and required records on file with management
• Owners must immediately clean up and properly dispose of pet waste
• Dogs must be leashed when entering and exiting the dog park area
• Excessive barking, aggressive behavior, or disturbance of other campers is prohibited
• No unattended pets are permitted within the dog park
• Food, human meals, dog treats, bones, rawhide, feeding bowls, or animal feeding of any kind are prohibited within the dog park area to help prevent resource guarding, aggression, and conflicts between animals
• Owners are fully responsible for any injury, damage, or incident caused by their pet

Management reserves the right to deny access to the dog park, require removal of any animal, or terminate occupancy for violations of pet policies or unsafe animal behavior.

The Park, its owners, management, employees, and affiliates assume no responsibility or liability for injuries to persons, pets, or property occurring within the dog park or pet recreation areas.

19. Stargazing Deck Access

The Stargazing Deck is a restricted-access area and is not open for general Camper or guest use. Access to the Stargazing Deck is permitted only during management-authorized events, activities, or scheduled openings.

Unauthorized entry, loitering, gatherings, climbing, or use of the Stargazing Deck area at any time is strictly prohibited.

Management reserves the right to restrict access, close the area without notice, and remove any person found within the area without authorization.

20. Pond Area Safety & Access

The pond and surrounding fenced areas are used at the sole risk of all Campers, occupants, guests, and visitors.

The pond area is gated for safety purposes. Entry into fenced or restricted pond areas outside of authorized access points is strictly prohibited.

No swimming, wading, diving, climbing, boating, fishing outside designated areas, or unauthorized access is permitted unless expressly authorized by management.

Children must be supervised at all times near the pond and surrounding areas.

Management reserves the right to restrict or deny access to the pond area at any time for safety, maintenance, weather conditions, wildlife concerns, or operational needs.

The Park, its owners, management, employees, and affiliates assume no responsibility or liability for accidents, injuries, drowning, property damage, or loss occurring in or around the pond area. 

21. Trash & Waste

  • Trash must be placed in designated dumpsters located at the front of the park.

  • No dumping of furniture, mattresses, or large items without permission.

  • Sites must remain free of trash and debris.

22. Conduct

The following are prohibited:

  • Illegal activity

  • Harassment or threats

  • Excessive intoxication causing disturbance

  • Property damage

23. Children

  • Children must be supervised at all times.

  • No playing in roadways.

  • Parents are responsible for their children's behavior.

  • A liability waiver for all children and minors must be completed and signed prior to move-in, and it is the sole responsibility of the Camper to request, complete, and submit the required waiver upon booking and before occupying the site.

Camper acknowledges and agrees that Camper is solely responsible at all times for the safety, supervision, conduct, whereabouts, and actions of all children and minors on the property, whether inside or outside the Camper’s RV/site, and Camper assumes all risks related to any child or minor’s presence on the property and agrees, to the fullest extent permitted by Texas law, to release, defend, indemnify, and hold harmless Westbrook Tiny Home & RV Park, its owners, management, employees, contractors, and agents from any and all claims, injuries, death, damages, losses, liabilities, costs, or expenses arising out of or related to any child or minor’s presence, conduct, lack of supervision, use of park amenities, violation of park rules, or accident on the property, including claims arising in whole or in part from the ordinary negligence of Westbrook Tiny Home & RV Park, but excluding any liability that cannot be waived under Texas law.

24. Repairs & Work

To protect the Park’s concrete pads, roadways, and utility areas, camper(s) shall not perform oil changes, transmission fluid changes, coolant flushes, fuel system work, or other vehicle or RV fluid maintenance on Park property.

Any activity resulting in oil, fuel, chemicals, grease, coolant, hydraulic fluid, sewage, or other hazardous substances being spilled, leaked, or discharged onto concrete surfaces, asphalt, soil, landscaping, or drainage areas is strictly prohibited.

Camper(s) may be held financially responsible for any cleaning, environmental remediation, repairs, sealing, pressure washing, or replacement costs resulting from stains, spills, leaks, or damage caused by prohibited maintenance activity.

Major vehicle or RV repairs are not allowed in the park. Minor maintenance must be completed within reasonable hours.

25. Political Signage

Camper(s) are prohibited from displaying political signage, political campaign materials, political banners, political flags, or other political displays anywhere on Park property, including but not limited to RV exteriors, vehicles, windows, yards, fences, common areas, or structures.

Display of governmental affiliations, extremist organizations, or disruptive public messaging deemed offensive, inflammatory, threatening, or disruptive to the peaceful operation of the Park is prohibited.

Management reserves the sole discretion to determine whether any sign, flag, banner, decoration, or display violates Park policies or interferes with the quiet enjoyment, appearance, safety, or operation of the Campground.

26. Management Rights and Right of Entry

Management may enter any campsite at reasonable times for inspections, maintenance, emergency response, rule enforcement, utility service, or protection of persons and property.

Management reserves the right to:

  • Refuse service

  • Enforce park rules

  • Remove residents violating bylaws

  • Update park rules when necessary

27. Rule Violations

Violation of Park rules may result in:

  1. Verbal warning

  2. Written notice

  3. Removal from Park

28. Modification of Rules

Camper(s) acknowledge and agree that not all situations, conduct, hazards, operational issues, safety concerns, or policy matters can be specifically addressed within this SSA.

Management reserves the absolute right, at its sole discretion, to amend, modify, interpret, enforce, create, suspend, or adopt additional Campground rules, policies, restrictions, procedures, and operational requirements at any time, with or without prior notice, as deemed necessary for the safety, operation, maintenance, legal compliance, appearance, or general welfare of the Campground and its occupants.

Any instruction, notice, verbal directive, posted signage, electronic communication, written policy update, or management decision issued by Campground management shall constitute an enforceable Campground rule under this SSA.

Camper(s) further acknowledge that management retains sole discretion in determining whether conduct, conditions, property, guests, animals, vehicles, structures, noise, activities, or circumstances violate the spirit, intent, safety, or operation of the Campground, even if not specifically prohibited within this SSA.

Failure to comply with any current or future Campground rule, directive, or management decision may result in fines, removal of property, termination of occupancy, towing, denial of services, or immediate removal from the Campground without refund.

24. Liability

Management is not responsible for loss, theft, fire, accidents, or damage to personal property. By completing your reservation, you acknowledge and agree to abide by all Westbrook RV & Tiny Home rules, policies, and terms and conditions.
