Your Site

• Park only within your assigned site.

• A maximum of two motorized vehicles is permitted per site, in addition to your RV.

• Please avoid driving or parking on the grass.

• Outdoor rugs may be placed on concrete surfaces.

• Please do  not install stakes, as underground irrigation lines may be present.

• Water pressure is high throughout the resort. A pressure regulator is recommended.

• Sewer connections must have a proper gasket or seal.

• RV washing is permitted only through approved local vendors. Please contact our Guest Services Team for recommendations.

• Resort management reserves the right to relocate site assignments when necessary.

Complimentary Trash Collection

• Place tied trash bags at the end of your site by 9:00 AM for pickup.

• You are also welcome to use the resort dumpster.

• Please do not leave trash outside overnight.

Propane Refill Service

• Place your propane cylinder at the end of your site by 9:00 AM for refill service.

• Casita guests: Your Casita grill will be ready to use upon arrival with one full tank of propane included.

Package Delivery

• We are happy to accept package deliveries during office hours.

• Please notify the office if you are expecting an important delivery.

• Guests are responsible for arranging timely pickup.

Local Recommendations

Our Guest Services Team is happy to recommend restaurants, shopping, golf, wineries, historic Castroville, San Antonio attractions, and seasonal events.

Resort Courtesy

• Quiet Hours: 10:00 PM–8:00 AM.

• Speed Limit: 15 MPH.

• Please help maintain our peaceful atmosphere by keeping music, conversation, & outdoor activities at a respectful volume

Pets

• Pets must remain on a leash at all times.

• Please clean up after your pet immediately.

• Excessive barking should be avoided.

• Pets are not permitted inside Casitas, Club Room or within the pool area.

• Dog pens are permitted on the Classic sites.  Please inquire about size limits & maintenance requirements.

Pool

• The pool is reserved for registered guests.

• Swim at your own risk.

• No diving or rough play.

• Children under 16 are not permitted in the hot tub.

• No glass containers or pets.

Gate Access

• Display your vehicle pass while on property.

• Visitors must register and obtain a visitor pass.

• Replacement fees apply for lost or damaged gate cards.

Campfires & Grilling

• Charcoal and propane grills are welcome.

• Wood-burning fires are permitted only in approved above-ground fire pits on the concrete patio area of your campsite.

• Fires must always be attended.

• Burn only clean, seasoned firewood.

• Comply with all local burn bans and fire restrictions.

Safety

• Children must be supervised while using resort amenities.

• Golf carts must be operated by licensed drivers.

• Bicycles and scooters ridden after dark require lights..

• Please be aware of local wildlife.

• The golf course and cart paths are reserved for golfers with scheduled tee times.

Smoking

Smoking and vaping are prohibited inside all resort buildings.. Please use designated outdoor areas and properly dispose of smoking materials.

Casita Guests

• To help you settle in comfortably, a starter supply of toilet paper and trash bags is provided

• Please clean the outdoor grill before departure.

Resort Policies

• Laundry facilities, restrooms, and the pool are reserved for registered guests.

• Fireworks and displaying of firearms are prohibited.

• Failure to follow these guidelines may result in removal from the resort without refund

Under Texas Penal Code § 31.04 (Theft of Service), a person commits an offense if, with intent to avoid payment, they intentionally or knowingly secure the performance of a service by deception, threat, false token, or other means to avoid paying for services for which payment is required.

Any guest who leaves the property without paying for campsite fees, accommodations, utilities, or other services provided, or who otherwise refuses to pay charges when due, may be subject to criminal prosecution under applicable Texas law. Full payment is required upon arrival unless other arrangements have been made in advance. We reserve the right to pursue all available civil and criminal remedies for any unpaid goods or services.

As a guest of Alsatian RV Resort I FULLY ACCEPT THESE RULES AND OTHER POSTED AND ATTACHED PARK RULES and give permission for images being captured and used by Alsatian RV Resort for marketing purposes.

This agreement does not constitute landlord/tenant agreement.  Payment for sites is entirely for services rendered under a Host/Guest arrangement.

GUEST LIABILITY RELEASE AND INDEMNIFICATION AGREEMENT

GUEST has been given permission to come upon the Alsatian RV Resort (hereinafter referred to as the “Owners' Premises”) and any or all other properties managed or operated by Frio & Beyond LLC, located near Castroville, Texas  (hereinafter referred to as "Owner"). GUEST acknowledges and understands that no warranty, either express or implied, is made by the OWNER as to the condition of the Owner's Premises. This document is to warn GUEST that dangerous conditions and hazards do exist on the owner's premises that can result in injury or property damage to the person/persons involved in these activities. These conditions, risks and hazards, including but not limited to: severe sunburn, dehydration, heat stroke, exhaustion, hypothermia, frost bite, ice fall, rock fall, avalanches, high-altitude illness, lightning strike, adverse weather conditions, animal attack, drowning, and injuries caused by terrain, facilities, equipment, or other people. The many possibilities and sources of injury are acknowledged by GUEST. 

I hereby state that I expressly assume all such dangers, risks, and hazards for all parties staying in property and myself. In consideration for the right to enter the premises, I hereby release and agree to protect, indemnify and hold harmless the Owner, its members or officers and their respective heirs, agents, employees and assigns from and against any and all claims, demands, causes of action and damages, including attorney's fees, resulting from any accident, incident, or occurrence arising out of, incidental to or in any way resulting from the use of the premises and all improvements thereon, whether or not caused by the Owner's negligence or gross negligence. This release shall be binding on my heirs, successors and assigns.  As used in this release, the terms include all parties in/on the property and minors in my care while on the premises. The Guest who brings minors onto the Owner's premises assumes the responsibility for watching and caring for minors’ safety and guarding against hazards at all times. 

Additional Charges:  Owner reserves the right to charge to GUEST directly, or by the credit card on file, for any additional services needed to return the property to the state it was in upon your arrival.  For example: excess garbage or broken/damaged or missing items.

  
BY YOUR SIGNATURE BELOW, OWNER IS AUTHORIZED TO CHARGE THE CREDIT CARD ON FILE FOR THE DAMAGES/MISTREATMENT OF PROPERTY.  

I expressly agree that this Waiver and Release of Liability is intended to be broad and inclusive as permitted by the laws of the State of Colorado and shall be governed by and interpreted in accordance with the laws of the State of Colorado. I agree that in the event that any clause or provision of this Waiver and Release of Liability is deemed invalid, the enforceability of the remaining provisions of this Waiver and Release of Liability shall not be affected. 

CERTIFICATION: I have read each paragraph above and understand the obligations, release, waiver of rights, and legal consequences contained in each paragraph. I have been afforded the opportunity to ask for clarification of any of the statements contained above which I did not understand. I have initialed and signed this document without duress and of my own free will and accord.
