CAREFREE MANOR RESORT RULES & REGULATIONS

Please sign the agreement below to acknowledge receipt of and agreement to the rules and regulations.
Welcome to Carefree Manor Resort. We are happy to have you. It is our sincere pleasure to have you as our guest. We hope you have a wonderful time at our resort!
General Rules:
For service, requests or suggestions, please contact the park manager.
Office hours are posted
Illegal activity is not acceptable. The park follows Arizona law and local ordinances.
Smoking is allowed in designated areas only.
Fires are not allowed on the property except from management during official park events. The county requires permits for having a fire.
The park is 55+, children are not allowed
The campground is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
We reserve the right to evict any person(s) who does not comply with the rules and policies.
All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.
All new permanent trailers, 5th wheels, park models seeking tenancy must be no older than 20 years.
We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
The use of any paint products or chemicals is prohibited.
Clotheslines at rv sites are not allowed. They are available by the laundry room.
All sites are to be kept neat and clean for the duration of your stay.
All trash is to be disposed of in enclosed community dumpsters
Fires and firepits are not allowed in RV spaces..
Grills and cooking stoves are allowed in spaces. Grills in use must be attended at all times.
We encourage you to participate in the Tenants Association and its activities. If there are new activities that you feel the park could do, please advise the Tenants Association, officers or board members, or you can speak with the manager.
The Tenants Association members are responsible for park activities only, not for Carefree Manor Resort business.
MAIL AND MESSAGES:
The post office handles park mail. The park provides personal mailboxes for monthly and annual tenants. Incoming mail should show your site number.
Mailboxes are available for US Mail. Amazon, UPS and FedEx deliveries are delivered at the RV space
SWIMMING POOL:
Pool hours are set by the managers and are posted.
No lifeguard is on duty. Follow the posted pool rules. Minors must be accompanied by an adult in the swimming pool & Jacuzzi.
It is recommended not to swim alone.
Take a shower before entering the pool or spa.
NO GLASS CONTAINERS of any kind, in the pool or spa area
No soap, shampoo, oils or lotions allowed in the pool or spa.
Pets:
2 pets are allowed but must be registered at the office. There is a $10 per pet fee per month.
All guests should ensure pets and are supervised at all times.
Pet waste must be removed immediately.
All pets must be kept on a leash when outside of the tenant’s home or fenced enclosure.
Aggressive breed dogs such as pit bulls, rottweilers, chows, and wolf hybrids are not allowed
No pets are permitted to enter the laundry room, bathrooms, pool room, swimming area or breezeway. Certified service animals are allowed.
RV Sites:
Wifi is not provided by the park. Tenants provide for their own wifi.
Water and sewer connections are provided as part of the site rent.
Electricity for your site is supplied by the park.
Short term rentals (daily, weekly, up to one month) include electric costs.
For stays of over one month, your submeter is read each month and you will receive a bill for electrical usage. Any questions, problems or complaints concerning electricity should be addressed to the park management.
Each lot must be kept neat and orderly. Only outside patio furniture will be allowed on patios or in carports.
All tenants are responsible for the maintenance of their site including weeds and cleanup.
Additional structures such as awnings, any type of outbuilding, such as but not limited to sheds and the like, be it permanent or semipermanent, are required to be submitted to the office at the planning stages, before actual construction begins. Construction cannot proceed until approval is granted. Please submit your plans early. If you have any questions, please reach out to the office for support
Sheds cannot exceed 10’ x 10’ unless approved by the park and office management. A City permit may also be required.
No more than 2 sheds per space in regular spaces, premium spaces no more than 3 and should have prior approval by management.
Sheds may not restrict utility access.
Personal washers and dryers must be kept in a shed. Dryers must be properly vented. Washers must be attached to a sewer line.
If there is an incident within your unit that causes loss of water or damage to the sewer system and/or septic system you will be responsible for the cost of the loss and repairs. (i.e. flushing hygiene products, personal cleansing products, non-bio-degradable products such as Tucks or toilet running continuously or a water leak.) If you find that you have a issue please contact the office immediately to get help fixing the problem. Residents must consult the manager prior to putting up a permanent shed, awning or carport. No wooden structures will be allowed other than authorized sheds that have been approved by management.
No clotheslines on patios or behind sheds. There are clotheslines North of the kitchen.
Skirting is required on permanent units within 60 days of arrival. No lattice skirting of any kind is allowed.
Vehicles:
Maintenance on RV’s or vehicles on property is not allowed.
Do not park cars or any other vehicle on any empty lots or patios.
No parking next to the fire hydrant near the dumpsters.
No overnight parking on the pavement without the approval of the manager.
Two vehicles per lot allowed. Car, truck, motorcycle repairs are prohibited on the tenant sites.
The speed limit in the park is 10 MPH.
Recreation Halls and Kitchen:
The kitchen must be cleaned after use according to the posted guidelines.
All lights and fans must be turned off when leaving the Common areas.
Thermostat is set by management only.
The last ones using the game room are responsible for putting the pool balls & pool cues away and that the pool table covers are on the pool tables.
Turn off the lights and air conditioner when leaving the game room.
No unaccompanied minors are allowed in the game room.
Guests:
You are responsible for the conduct of your guests at all times.
All guests and visitors must register in the office upon arrival.
Two guests are allowed
Guests may stay for up to two weeks.
Tenants and Guests are responsible for any damage or injury caused by themselves, guests or pets.
Sheds, extra campers, trailers & motorhomes may not be used as additional sleeping quarters for your guests as per Apache Junction City ordinances.
Sub-Leasing:
Management must approve any sublease of spaces
No tenant RVs may be rented out
Rates and Reservations:
A reservation does not guarantee that the lot you get is the same one that you had last year. If you wish to reserve a specific lot, you must make prior arrangements with the manager. Management will do its best to accommodate such requests, but specific space requests are not guaranteed.
Stays extended beyond time depend on space availability and require management’s approval.
Peak season stays: Peak season runs from November 1st to the end of March. A five month peak season reservation can be made in advance by sending an $850 deposit which will count as the last month’s rent for the peak season, due at the time of the reservation. Stays shorter than five months during peak season will be put on a wait list and spaces will be rented when available.
Annual stays cannot be booked online. Please contact the office at (480) 982-4008.
Annual payments are due in full within 5 days after the due date. If payment is not received after the 5th day, monthly charges will be applied until the full payment of the annual rent is received. No credit will be given for the monthly charges. If the monthly charge is not paid within 5 days, you will be asked to vacate the park.
Sale of Units:
Rental contracts are not transferrable. Pre-paid rents cannot be part of the sale and rent and new rental agreement will be due upon transfer to new owner.
If an RV unit changes ownership, the new owner must sign a new contract and be approved by management. If not approved the unit must be moved out of the park at the owner’s expense.
Existing homes older than 20 years must be approved for resale by the manager to stay in the park upon sale.
The management reserves the right to approve or reject all residents
Cancellation and Refunds:
To cancel or change reservation call (480) 982-4008 (texts and emails will not be answered).
Returned checks fees are $50.00 per incident.
No refunds will be issued for early check-out
Acknowledgement of receipt: The tenant agrees that they have received and read the park rules and regulations.
Agreement to follow the rules and regulations: I agree to follow the rules and regulations for the Carefree Manor Resort RV park. I understand that residence in the park can be revoked by management and I may be fined if the rules are not followed.
Electronic Signatures:
You agree that your electronic signature, whether digital or encrypted, is intended to authenticate the Terms and Conditions contained herein and to have the same force and effect as manual signatures. Delivery of a copy of this Agreement or any other document contemplated hereby bearing an original or electronic signature by email transmission in “portable document format” (“.pdf”) form, or by any other electronic means intended to preserve the original graphic and pictorial appearance of a document, will have the same effect as physical delivery of the paper document bearing an original or electronic signature.
