Beautify park and friendly, helpful staff!

Great staff! Great amenities! Awesome hospitality! Close enough to Garden of the Gods and Manitou Springs, but far enough to have some peace and R&R.

Nice campground with lots of trees. The swimming pool and hot tub were very well maintained. All the staff were really friendly. There are lots of flowers at the front entrance and they stock the fishing pond with trout. Witnessed a couple of kids catching fish. The campground was built in the 1970's and staying there was like stepping back in time. The campground needs a lot of TLC. Several gallons of stain would go a long way to refurbish the weathered decks and walkways. The gazebo had a swing that looked like it was 50 years old. The picnic table at our site was also old with splintered wood. The adult clubhouse smelled bad and the carpet looked really old. The putt putt golf course was full of pine needles with more weathered wood. Many of the camp sites have the placement of the electrical boxes, water spigots and sewer lines in the wrong locations for easy access to an RV. We saw one site with a 30 foot sewer hose. There are no fire pits and no campfires allowed. Tents are not permitted.

Friendly workers, scenic area, lots of amenities and programming for things to do. Only drawback was the bathrooms aren’t great. They are clean, but the stall doors are shorter than average, so potentially someone could accidentally catch a peak of you doing your business. Overall, a good campground.

Power was good. Water was good. Some guests were very loud and breaking many rules, fireworks and loud music and general being jerks.

Everyone was so friendly and the site is beautiful. We were only there for one night but really enjoyed our stay.

Absolutely fantastic spot we want to tell everyone about but also keep a secret! We booked same day and went the Sat/Sun of fiesta week and there were so many activities. Bonfires, potluck, pinatas (kid and adult), karaoke, bingo, pancakes. The hosts are great and everyone is so friendly! We were in spot 42 which ended up being perfectly located next to the amphitheater where the events took place. The pool was nice and clean, and the playground was fun. We also walked all around the property and explored the clubroom. Quiet time is strictly enforced at 10, and everyone respects. We quickly made acquaintances with a couple of families but one of the most memorable moments was when our neighbors told everyone at karaoke that it was my husband's birthday and had all of us go over there so we could sing him happy birthday! We then went back to our site and shared cake. Our other neighbor also hand makes kids toys which he gifted to our 1 year old and we also bought a puzzle from him! I am probably missing something but it was a totally unexpectedly great experience!

Very friendly and attentive staff. They even had a guy to help with my RV.

I grew up in this campground as skid ! My parents stayed here every week end in the summer. ! Now having grandkids and being able to come back here and stay ! The staff was amazing ! Met many members and felt very welcomed. Great place we will be back!! Thanks !

The site I requested was changed, the sewer hookup is in a pipe way too low to hookup ( they conveniently sell a riser for $35,),, the campground is on a hill,, not a level site in the whole campground,, way too expensive, snakes around the ponds, no campfire ring, couldn't use the picnic table because it was on a small bank, friendly people though.

Excellent resort - we stayed there one night as we were just passing through, but I could see staying multiple nights on another occasion. The site had plenty going on internally, it was a beautiful location on the side of a ridge in the woods, and great staff. But a lot to do in that area.

Very nice park but full of rules posted everywhere. Store closed at 3:00.

Dog barking pretty much all day right across from 83. Inside tv people gone.
