PAYMENT POLICY

  • All nightly and weekly reservations require full payment at the time of booking.

  • Monthly reservations require a $200 deposit.

  • Monthly payments are due on the monthly anniversary date of check-in.

  • Personal checks are not accepted at check-in.


CANCELLATION & TERMINATION POLICY

Nightly & Weekly Stays (Less Than 30 Nights)

  • No refunds will be issued after arrival.

  • Cancellations made 14 days or more before arrival will receive a refund minus a $5 cancellation fee.

  • Cancellations made less than 14 days before arrival will receive a 50% refund.

Monthly Stays (30 Nights or More)

  • No refunds will be issued after arrival.

  • Cancellations made 45 days or more before arrival will receive a refund minus a $5 cancellation fee.

  • Deposits are non-refundable for cancellations made less than 45 days before arrival.

Either party may terminate this agreement with a ten (10) day written notice in accordance with A.R.S. § 33-341(B).

Management may terminate occupancy immediately for:

  • Failure to pay rent

  • Criminal activity

  • Violations of the Crime Free Addendum

  • Violations of park rules and regulations

CHECK-IN & CHECK-OUT

RV Guests

  • Check-In: 12:00 PM

  • Check-Out: 11:00 AM

All RVs must be fully self-contained, including:

  • Toilet

  • Shower

  • Holding tanks

Guests who fail to arrive within 24 hours of their scheduled check-in time without prior notice will be considered a no-show and will forfeit their deposit.


SITE REQUIREMENTS

  • Certified RVs are permitted unless limited by site size or restrictions.

  • One tent may be allowed as a secondary unit depending on site size and must be taken down during the day.

  • Dining canopy tents are permitted but may not be used together with a tent.

  • Sites must be left clean and free of trash or debris upon departure.

  • Additional cleaning fees may apply if needed.


OCCUPANCY GUIDELINES

  • Maximum occupancy is 6 guests per reservation unless otherwise approved.

  • The person reserving the site must be at least 18 years old and present at check-in.

  • Additional guests over 2 occupants will be charged $5 per person per day.

RV Age Requirement

RVs older than 10 years are not permitted without prior approval. Reservations made without approval for RVs older than 10 years may be denied without refund.


AMENITIES & FACILITIES

Amenities and facility hours may vary based on weather and season. Management reserves the right to close facilities at any time without notice.

Please follow all posted signs and facility rules throughout the property.


GENERAL RULES

Quiet Hours

Quiet hours are from 9:00 PM to 8:00 AM daily.

During quiet hours:

  • No loud music, televisions, radios, or disruptive noise

  • Generators are not permitted

Guests under 18 years old may not leave their site after 9:00 PM unless accompanied by an adult for restroom use.


Respect Your Neighbors

Please respect the privacy and space of other guests. Do not walk through occupied sites.

Offensive behavior, language, symbols, or disruptive conduct will not be tolerated. Management reserves the right to remove guests without refund for violations.


Smoking & Alcohol

  • Smoking is prohibited in restrooms, showers, indoor facilities, and common areas.

  • Smoking is permitted only at your site if it does not disturb others.

  • Alcohol is allowed only for guests of legal drinking age and must be consumed responsibly.

  • Illegal drugs are strictly prohibited.


Site Safety

Hazardous chemicals and toxic materials must remain secured and inaccessible to children or animals at all times.


PET POLICY

We are a pet-friendly community; however:

  • Pets must not disturb other guests

  • Pets must remain on a leash at all times

  • Pets may not be left unattended outside

  • Owners must clean up after their pets

Aggressive or disruptive animals may be restricted or removed.

The following breeds are considered restricted:

  • Chows

  • Dobermans

  • Rottweilers

  • Wolf hybrids

  • Pit Bulls

All pets must have current vaccinations, and records must be available upon request.


GARBAGE & RECYCLING

Please dispose of all trash and recycling in designated areas.

  • Garbage bins are located along the main road

  • Large dumpsters are located in the northwest corner of the park


SEWER & WASTE WATER

  • Sewer hoses must be undamaged and securely connected

  • Proper drainage slope must be maintained

  • Discharging septic or gray water onto the ground is strictly prohibited

  • Formaldehyde products are not permitted


PARKING & ROAD RULES

  • Each reservation includes up to two vehicles, including one RV

  • Street Parking is not allowed

  • Additional parking is subject to availability

  • Unauthorized vehicles may be towed at the owner’s expense

  • Guests must remain within park boundaries

  • Trespassing onto neighboring properties is prohibited


SPEED LIMIT

Please obey all posted speed limits within the park. Failure to comply may result in removal from the property without refund.


TRANSPORTATION & BIKES

Permitted:

  • Bicycles

  • Roller skates

  • Roller blades

  • Scooters

  • Skateboards

These must be operated safely and quietly.

Not permitted:

  • ATVs

  • UTVs

  • Off-road or large terrain vehicles

Bike riders should wear helmets and must follow all traffic rules. Bikes used after sunset must have front and rear lights.


 

FIREARMS, FIREWORKS & WEAPONS

Guests must comply with all federal, state, and local firearm laws.

  • Firearms are prohibited in buildings and common areas

  • Firearms may remain secured inside locked vehicles if permitted by law

  • Discharging firearms, BB guns, or air rifles is strictly prohibited

  • Fireworks, sparklers, and explosives of any kind are strictly prohibited

In case of emergency, dial 911.
