Dinosaur Valley RV Park Rules/Rental Agreement
Check In Time: 1:00 PM/Check Out Time: 10:00 AM (Central Standard Time): If you are a long term rental your reservation is month to month. Please communicate as soon as possible about your next month reservation so your site is not booked by upcoming reservations. Call or text management if questions or concerns upon arrival.
The following terms and conditions apply:
1. Rent is for two (2) people. If additional people occupy the camper and/or RV lot, a fee of $100 per additional person, per month, may be assessed by ownership. This does not include children.
2. Monthly rent is due on the 1st of each month or start of your reservation. A late charge may be assessed by ownership in the amount of $30 per day whenever rent is paid more than five (5) days after due date.
3. Rent is to be paid via credit/debit card online, in person at office, on site or in drop box provided at the office. Non payment or partial payments are grounds for termination of the lease. Park ownership has the right to terminate on these grounds alone.
4. Renter agrees to provide management with a 30-day notice when planning to vacate the RV park. The renter will still be responsible for rent due to ownership up until the renter vacates the property. Refunds or prorated rates are not assumed.
5. Park Quiet Hours: 9 PM- 6 AM (CST). If you or anyone at your campsite is a disturbance to other guest you will be asked to leave the park.
6. Assignment and Subletting: The renter agrees to not sublet the RV lot they were assigned upon moving in. This also includes subletting any part of the premises or assigning this rental agreement to another individual.
7. Children: Ownership of Dino Valley RV Park wants children to be safe and enjoy their time here, but always under the watchful eye of a parent or guardian. Renters are solely responsible for the behavior of their child(ren). Ownership is not responsible for the safety or welfare of a renter’s child(ren), and assumes no liability while renter’s children are onsite. Children are NOT permitted to be on office property unless using facilities. If children are caught using the office or bathhouse/storm shelter/laundry room for recreation they will be given 1 warning. After the 1st warning the renter will be asked to leave the property.
8. Pets: A max of 2 pets allowed at each site upon owners approval. All renters must clean up after their pets. If an owner is caught not cleaning up after their pet or their pet is without proper control the owner will ask you to vacate the premise within 24 hours. This includes cleaning up any waste immediately. Pets must always be kept calm and quiet and must be on leashes whenever outside a renter’s camper. Aggressive pets are not allowed. Excessive barking that is disruptive to park tenants will also be enforced. If a renter’s pet becomes a problem, this lease may be terminated immediately at the discretion of the owner. IF more than 2 approved pets are found at your site, ownership has the right to ask you to vacate the premise. All pets must be up to date on their shots.
9. Parking: Two vehicles are allowed per RV lot, if space allows. Please park parallel to your camper ONLY in the gravel area and out of the main driveways/grass area. If you have a cargo trailer, ownership will help you with additional parking at designated area. A fee of $35.00 a month will be assessed for additional parking
10. Utilities: Water, sewer and electric are included in the renter’s monthly rent. During winter months electric upcharges may be added at management’s discretion.
11. Do NOT park in the grass lots or place area rugs on the grass. This will kill the grass and disrupt the site for the next guest. Excessive lawn items are not permitted and ownership will request each guest to keep a clean and presentable campsite. No deep freezes are permitted outside, no tents or other large canopies. If a site is not meeting the standard, ownership has the right to ask you to vacate the premise.
12. Trash: A dumpster is located in the RV Park for personal use only. All garbage must be bagged and tied, and any boxes must be broken down. Do NOT leave trash outside of your RV. Cleanliness of the RV park is important to the ownership.
13. Electric upcharge in winter months will be at parks discretion. We highly recommend Propane Tanks and discourage use of electric heaters.
14. Winterization: Dino Valley RV Park requires proper winterization of your site during winter months. We will provide proper insulation for the water spigot. Renters must properly insulate the faucet and hose to their camper. We recommend using reserve tanks, disconnecting hose and turning water off for below freezing temperatures. A minimum fee of $200 will be assessed if busted pipes are present at your site.
15. Maintenance: The renter shall always maintain their assigned RV lot in a clean and sanitary condition. Renters are to keep their assigned lot neat and orderly at all times. This includes putting everything under your camper such as small propane tanks, coolers, storage bins, trash cans, etc. At the termination of this rental agreement, the renter shall surrender the RV lot in as good as condition as it was when the renter moved in. Normal wear and tear and any damage by the elements is expected.
16. Responsibility: Dino Valley RV Park and it’s ownership are not responsible to the owners any loss or damage to their property, including, but not limited to, explosion, fire, flood, tornado, windstorms, high water, hail, acts of God, or and other conditions. The ownership is not responsible for damage or theft of trailers, vehicles, contents, equipment, accessories, or any other personal belongings owned by the renter.
17. Liability: Dino Valley RV Park will not accept liability for personal or property damage while the renter is on site. This also includes and family or guests of the renter.
18. Security cameras are throughout the park to ensure everyone’s safety. Any guest/child caught touching, damaging or tampering with these cameras will be reported to the police for criminal mischief.
19. Fire/Fire Rings/Picnic Tables: DO NOT burn fires during burn bands. This will result in a fine. In addition, if you are caught having a live fire without attendance then management will have discretion to ask you to leave the park. Picnic tables are at designated sites, do not remove a table or bring one to your site or another site unless you have discussed with managment prior.
20. Conduct: Disorderly conduct, public drunkenness, illegal drugs use, and/or vulgar behavior will not be tolerated at any time.
21. Services: Laundry Services/Mail Services/Bathhouse are available on site and accessed through the door code. Please inquire about these services by texting 270-696-4710. Codes are NOT to be given to anyone who did not reside at the park
22. Mowing: In summer months we provide mowing for each site on Thursdays. Please pick your site up and have your area clear so we can keep your site tidy and maintained.
23. Pavillion/Playground: children must be watched and monitored at all time. Dino Valley RV Park is no responsible for any injury that may occur while on equipment. Use of grills are permitted, however you are required to clean and leave as you found.
The above rules are for the health and safety of all renters located in the RV Park. Ownership reserves the right to evict or refuse service to any person or persons who break or disregard the above rules without refund. Ownership reserves the right to make changes to the above rules when necessary.
