These Terms and Conditions apply to every reservation, registered guest, occupant, visitor, and person using Hidden Oaks Campground. The person making the reservation is the primary guest and is responsible for payment, compliance, and the conduct of everyone included in or admitted under the reservation. Posted rules, safety signs, event rules, and written instructions from management are part of this agreement.

BY COMPLETING A RESERVATION OR CHECKING THE ACCEPTANCE BOX, THE PRIMARY GUEST CONFIRMS THAT THE GUEST HAS READ, UNDERSTANDS, AND AGREES TO THESE TERMS.

1 Reservations Payments and Cancellation

1.1. Rates and charges. The primary guest must pay the rate, taxes, deposits, event charges, guest fees, pet fees, golf cart fees, and other charges shown during booking or otherwise accepted by the guest. Rates and available amenities may vary by date, accommodation, season, holiday, or event.

1.2. Nightly reservations. A deposit equal to the first night's stay is required at the time of booking. Cancellations made 7 days or more before the scheduled arrival date are eligible for a refund of the deposit, less a $25 cancellation fee. Alternatively, the guest may choose a rain check for the full deposit amount to be applied toward a future stay. Cancellations made less than 7 days before arrival result in forfeiture of the entire deposit.

1.3. Weekly reservations. A $75 deposit is required at the time of booking. Cancellations made 7 days or more before the scheduled arrival date are eligible for a refund of the deposit, less a $25 cancellation fee. Alternatively, the guest may choose a rain check for the full $75 deposit to be applied toward a future stay. Cancellations made less than 7 days before arrival result in forfeiture of the entire $75 deposit.

1.4. Monthly reservations. A $100 deposit is required at the time of booking. Cancellations made 7 days or more before the scheduled arrival date are eligible for a refund of the deposit, less a $25 cancellation fee. Alternatively, the guest may choose a rain check for the full $100 deposit to be applied toward a future stay. Cancellations made less than 7 days before arrival result in forfeiture of the entire $100 deposit.

1.5. Rain checks. Rain checks have no cash value and may be applied only toward a future stay. A rain check is available only when the cancellation is made 7 days or more before the scheduled arrival date.

1.6. No shows and early departures. No shows, late arrivals, early departures, removals for rule violations, and unused portions of a stay are not refundable except where required by law or expressly approved in writing by management.

1.7. Card authorization. The primary guest authorizes the Park to charge the payment method on file for reservation balances and for documented charges permitted by this agreement, including damage, extraordinary cleaning, missing property, unpaid guest or event fees, and utility or repair costs caused by the guest's party. The Park may provide an itemized explanation when practicable.

1.8. Monthly and extended stays. Monthly or extended stays may require a separate written agreement. If that agreement conflicts with these Terms, the separate agreement controls for the conflicting issue.

2 Arrival Departure and Occupancy

2.1. The primary guest must be at least 18 years old, provide accurate contact and reservation information, and remain present during the stay. Minors may not rent a site or cabin or stay without a responsible adult approved by management.

2.2. Only registered occupants may stay overnight. Visitors must register, pay any current visitor or day use fee, display any required vehicle pass, and wear any required wristband. The primary guest is responsible for all occupants and visitors.

2.3. Event or festival admission is separate from lodging unless the reservation package specifically states that admission is included. Every person must obtain and display the required event credential.

2.4. Management may assign or reassign a site or accommodation when reasonably needed for safety, maintenance, utilities, operations, or accommodation of reservations. Management will provide notice when circumstances allow.

2.5. Late arrival does not extend checkout. Guests must receive written approval before remaining past checkout and may be charged the current late checkout or additional-night rate.

3 Conduct Quiet Hours and Supervision

3.1. Quiet hours are 11:00 p.m. to 8:00 a.m. At all other times, sound must remain at a level that does not disturb other guests. Event sound authorized by management is an exception only within the announced event schedule.

3.2. Anyone age 17 or younger must be at the registered campsite or cabin by 11:30 p.m. unless accompanied by a responsible adult. Parents and guardians must actively supervise children, especially near roads, water, fires, playgrounds, and moving vehicles.

3.3. Threats, fighting, harassment, unsafe behavior, public intoxication, lewd conduct, vandalism, theft, illegal activity, and abusive or disruptive conduct are prohibited. Guests must follow lawful instructions from management and emergency personnel.

3.4. Firearms, fireworks, BB or pellet guns, bows, explosive devices, and weapons of any kind are prohibited on Park property, subject to rights that cannot lawfully be restricted.

3.5. Guests may not enter another guest's site, cabin, vehicle, or restricted Park area without permission. Park property, utilities, equipment, wildlife, and landscaping may not be moved, damaged, fed, harassed, or tampered with.

4 Vehicles Golf Carts and Parking

4.1. The speed limit is 5 miles per hour for every vehicle, motorcycle, golf cart, side by side, bicycle, and other conveyance. Pedestrians have the right of way.

4.2. Only a properly licensed driver may operate a motor vehicle, golf cart, or side by side. Operators must follow roadway signs, carry passengers only in installed seats, and avoid reckless operation.

4.3. Golf carts and side by sides must be registered with the office, remain on designated roads and trails, display lights after dark, and be parked at the registered site by 1:00 a.m. Mud riding is prohibited in wooded areas and throughout the property.

4.4. Vehicles and carts are prohibited in the playground and field areas and in any closed or restricted area. No vehicle may be parked on grass, roads, vacant sites, or utility areas unless management directs otherwise.

4.5. A site may have one RV and no more than two passenger vehicles unless management gives written approval. Boats, utility trailers, large commercial vehicles, and extra vehicles require approval and may incur a fee.

4.6. Vehicles must be operable, licensed, insured as required by law, and free of leaks. Major repairs, oil changes, vehicle storage, and sleeping in vehicles other than an approved RV are prohibited. Improperly parked or unsafe vehicles may be towed at the owner's expense as permitted by law.

5 Campsites RVs Tents and Cabins

5.1. RVs must be safe, weatherproof, properly registered, and in acceptable condition. Management may request current photographs, registration, or proof of insurance. Only one RV is permitted per RV site.

5.2. RV electrical systems must connect through the approved 30 or 50 amp RV cord and equipment suited to the assigned pedestal. Guests may not overload, alter, bypass, or attach extra extension cords to a pedestal. The guest is responsible for damage caused by the guest's equipment or misuse.

5.3. Sewer hoses must be intact, securely connected, and supported off the ground. Nothing other than ordinary RV wastewater and toilet paper may enter the sewer system. Wipes, grease, feminine products, diapers, paper towels, chemicals, and similar materials are prohibited. Black and gray tanks should remain closed until properly dumped; wastewater may never be released on the ground.

5.4. Guests may not dig, drive stakes or rods, change drainage, trim trees, or install decks, fences, storage buildings, skirting, appliances, antennas, or other structures without written approval. Damage to underground utilities, pedestals, plumbing, landscaping, or Park property is charged to the responsible guest.

5.5. Sites must remain neat and free of trash, indoor furniture, appliances, excessive storage, and hazards. Trash must be bagged and placed in the designated dumpster. No outside trash, construction debris, mattresses, appliances, or hazardous waste may be placed in Park containers.

5.6. Tent camping is permitted only in assigned areas. Unless approved and paid for, only the tent included in the reservation may be erected. Each primitive tent reservation is limited to five occupants. Tents may not obstruct roads, utilities, or neighboring sites.

5.7. Cabins are smoke free. Pets are permitted only in designated pet friendly cabins and are subject to current pet charges. Guests must report damage promptly and leave cabins reasonably clean. Extraordinary cleaning, smoke remediation, missing items, and guest caused damage may be charged to the payment method on file.

5.8. Smoking and vaping are prohibited inside cabins and Park buildings and within the pool enclosure, playground, and other posted no smoking areas. Cigarette butts must be extinguished and placed in proper receptacles.

6 Fires Grills and Hazardous Materials

6.1. Campfires are allowed only in approved fire rings or areas, must be attended by a responsible adult, and must be fully extinguished before being left. Burn bans and management fire restrictions apply immediately.

6.2. Do not burn bottles, cans, plastic, treated wood, trash, or hazardous material. Fire size, fuel, sparks, smoke, and cooking equipment must not create a danger or nuisance.

6.3. Gasoline, propane, chemicals, and other combustible materials must be stored and used lawfully in quantities appropriate for ordinary camping. Fuel transfer and unsafe storage are prohibited.

7 Pool Rules

7.1. Pool hours are 10:00 a.m. to dusk unless posted otherwise. There is no lifeguard on duty. Swimming is at the user's own risk. Management may close the pool for weather, contamination, maintenance, crowding, or safety.

7.2. A responsible adult must accompany and actively supervise every child age 12 or younger in the pool area. Nonswimmers and young children require close, direct supervision regardless of age.

7.3. Proper swimwear is required. No glass, pets, food, running, diving, dangerous play, electrical cords, or disruptive music is allowed in the pool enclosure. Posted health and sanitation rules also apply.

7.4. Guests must keep wristbands visible when required, use trash receptacles, and leave furniture in its designated area. Pool privileges may be suspended for unsafe conduct or rule violations.

8 Lake River Beach and Outdoor Recreation

8.1. There is no lifeguard at the lake, Tangipahoa River, beach, pool, or any water access point. Natural water contains changing currents, depths, drop offs, submerged objects, wildlife, bacteria, and weather related hazards. Entering the water is voluntary and at the user's own risk.

8.2. Children and weak swimmers must remain under close adult supervision. Coast Guard approved personal flotation devices must be used when required by law and are strongly recommended around natural water and for all paddling activities.

8.3. Diving, reckless swimming, operating watercraft under the influence, entering closed areas, and using unauthorized motorized watercraft are prohibited. Kayaks and similar equipment may be used only in designated open areas and according to posted instructions.

8.4. The river beach closes when the river level reaches 10 feet on the gauge used by the Park and may close at any other time management determines that conditions are unsafe. A closure does not authorize entry from another part of the property.

8.5. Fishing is allowed only in designated areas and is subject to posted rules. Guests must supervise hooks and lines, remove fishing waste, and avoid casting near swimmers or occupied areas.

8.6. Trails, sports courts, playgrounds, pavilion areas, and outdoor equipment must be used for their intended purpose. Weather, roots, uneven ground, insects, snakes, alligators, wildlife, and falling limbs are among the natural conditions guests may encounter.

9 Pets and Service Animals

9.1. Pets must be disclosed and approved, kept under control, and leashed when outside the guest's RV, tent, or cabin. Pets may not be left unattended outside or allowed to bark excessively, threaten others, enter another site, or damage property.

9.2. Guests must immediately collect and properly dispose of pet waste. Pets are prohibited from the pool enclosure, bathhouses, playground, designated play areas, and other posted pet free areas.

9.3. Under the Park's insurance rules, pit bull type dogs, Rottweilers, and animals that management reasonably determines are aggressive or dangerous are not accepted as pets. The primary guest is responsible for every injury, bite, loss, and damage caused by an animal in the guest's party.

9.4. Qualified service animals are not pets and will be accommodated as required by law. Breed restrictions and pet fees do not apply to qualified service animals. A service animal may still be required to leave if it is out of control and the handler does not take effective action, if it is not housebroken, or as otherwise permitted by law. Requests involving assistance animals or disability accommodations will be handled under applicable law.

10 Restrooms Laundry Pavilion and Common Areas

10.1. Restrooms, showers, laundry, pavilion, playground, sports areas, and other common facilities are for registered guests and authorized visitors during posted hours. Facilities may close for cleaning, repairs, private events, weather, capacity, or safety.

10.2. Smoking, pet bathing, hair cutting or dyeing, vandalism, and misuse of fixtures are prohibited in restrooms and showers. Laundry users must promptly remove belongings, clean machines after use, and may not wash pet bedding or dye items in Park machines.

10.3. Park furniture and equipment must remain in its assigned area unless management approves moving it. Guests must clean their area and dispose of trash before leaving a common space.

11 Internet Utilities and Services

11.1. Wi Fi is a shared courtesy, not a guaranteed utility. Speed, coverage, security, and availability may vary. The Park may restrict devices or uses that disrupt service, threaten security, violate law, consume excessive capacity, or attempt unauthorized access to networks, cameras, routers, devices, or other users' data.

11.2. Electricity, water, sewer, internet, roads, and amenities may be interrupted by maintenance, weather, utility failure, emergency, or circumstances outside the Park's control. Guests must report hazards promptly and may not attempt repairs or alter Park equipment.

12 Weather Wildlife Security and Personal Property

12.1. Camping and outdoor recreation involve weather, flooding, falling limbs, uneven terrain, insects, snakes, alligators, wildlife, and other natural conditions. Guests must monitor conditions, follow evacuation or closure instructions, and take reasonable precautions for their party.

12.2. The Park does not provide security guards and is not an insurer of guests, vehicles, RVs, watercraft, equipment, or personal property. Guests should lock property, secure valuables, and maintain suitable insurance. Report suspected crime to law enforcement and notify management.

12.3. The Park is not responsible for lost, stolen, or damaged personal property except to the extent responsibility cannot lawfully be excluded. Items left behind may be handled under the Park's lost property procedures.

13 Assumption of Risk

13.1. The primary guest understands that camping, swimming, wading, fishing, paddling, hiking, driving or riding in golf carts, using playgrounds and sports areas, attending live events, handling fires, and using outdoor facilities involve inherent and other risks. Those risks may include property loss, collision, falls, cuts, burns, electric shock, illness, exposure, animal or insect encounters, drowning, serious injury, disability, and death.

13.2. The primary guest voluntarily accepts the ordinary and inherent risks of the activities chosen by the guest and the guest's party and agrees to use appropriate judgment, supervision, safety equipment, and personal insurance.

14 Responsibility Indemnity and Hold Harmless

14.1. Each guest is responsible for the guest's own acts and omissions and for the acts and omissions of the guest's occupants, minor children, visitors, invitees, and animals.

14.2. To the fullest extent permitted by Louisiana law, the primary guest agrees to indemnify, defend, and hold harmless Hidden Oaks Campground and its owners, officers, employees, managers, agents, and affiliated entities from third party claims, demands, losses, damages, liabilities, judgments, penalties, and reasonable costs, including attorney fees, arising from the acts or omissions, rule violations, property, vehicles, equipment, children, visitors, or animals of the primary guest or the guest's party.

14.3. This agreement does not exclude or limit liability where Louisiana law prohibits an advance exclusion or limitation, and it does not require a guest to indemnify a protected party for that protected party's intentional act, gross fault, or other legal fault to the extent such indemnity is prohibited or unenforceable.

15 Medical Emergencies

15.1. In an apparent emergency, the primary guest authorizes the Park to contact emergency services and to provide available reservation and emergency contact information. The Park is not required to provide medical care, transportation, rescue, or supervision.

15.2. The guest is responsible for medical, ambulance, rescue, and related costs incurred for the guest or the guest's party. This authorization does not replace a parent or guardian's supervision or consent responsibilities.

16 Enforcement Removal and Charges

16.1. Management may deny entry, suspend an activity, remove a visitor, or require a guest to leave for nonpayment, material misrepresentation, unsafe conduct, illegal conduct, substantial disruption, or violation of these Terms, posted rules, or management instructions, subject to applicable law.

16.2. Removal for a violation does not create a right to a refund. The responsible guest must pay actual costs for damage, extraordinary cleaning, missing property, towing, disposal, utility misuse, or repairs caused by the guest's party, together with any disclosed fee that applies to the violation.

16.3. Management's decision not to enforce a rule on one occasion does not waive the rule or prevent later enforcement.

17 Changes Closures and Availability

17.1. Management may revise operational rules, hours, access, and safety requirements. Current posted rules and reasonable written instructions apply during the stay. A material change to reservation price or cancellation rights will not apply retroactively unless the guest agrees or the law requires it.

17.2. Specific amenities, activities, entertainment, vendors, water access, and natural conditions are not guaranteed. Closures or schedule changes may occur because of weather, river level, maintenance, staffing, safety, government orders, or circumstances outside the Park's reasonable control.

18 Electronic Agreement Governing Law and Severability

18.1. The parties agree to conduct this reservation transaction electronically. The guest's electronic acceptance, typed name, digital signature, reservation completion, or other electronic act made with intent to accept is intended as the guest's signature and has the same effect as a handwritten signature to the extent permitted by law.

18.2. These Terms, the reservation confirmation, incorporated posted rules, and any signed accommodation or event addendum form the agreement between the guest and the Park. If documents conflict, a specifically negotiated or accommodation specific written term controls over a general term for that issue.

18.3. Louisiana law governs this agreement. Any provision found unenforceable will be limited or severed to the minimum extent necessary, and the remaining provisions will continue in effect.

19 Guest Acknowledgment

I confirm that I am the primary guest, am at least 18 years old, and have authority to accept these Terms for my reservation. I have read and understand the rules, cancellation policy, water safety warnings, assumption of risk, payment authorization, and indemnity obligations. I will explain the rules to every person in my party and will supervise minor children in my care.

General Rules

1. Quiet hours are 11:00 p.m. to 8:00 a.m. Keep noise for your ears only.

2. No firearms, fireworks, BB guns, or weapons of any kind are allowed.

3. Anyone age 17 or younger must be at the registered site by 11:30 p.m. unless accompanied by a responsible adult.

4. Vehicle passes and wristbands must remain visible when required. Lost wristbands must be replaced through the office.

5. Campfires must be attended at all times and fully extinguished. Do not burn bottles, cans, plastic, or trash.

Pool Rules

Hours are 10:00 a.m. to dusk unless posted otherwise. There is no lifeguard on duty.

1. A responsible adult must accompany and supervise anyone age 12 or younger in the pool area.

2. Proper swimwear is required. Management may require a person to change attire or leave the pool area when needed for safety or a family appropriate environment.

3. No pets, glass, food, running, diving, electrical cords, or dangerous play is allowed in the pool area.

4. Use the provided trash bins and clean your area before leaving.

Pet Rules

1. Pit bull type dogs, Rottweilers, and aggressive animals are not accepted as pets under the Park's insurance rules. Qualified service animals are handled as required by law.

2. Pets are not allowed in the pool enclosure, bathhouses, playground, or designated play areas.

3. Pick up and properly dispose of pet waste immediately.

4. Keep pets leashed and under control outside the RV, tent, or cabin.

5. Control barking and other disturbances.

6. Do not leave pets unattended outside.

Vehicle and Golf Cart Rules

1. The speed limit is 5 miles per hour for all vehicles, golf carts, and side by sides.

2. Only a properly licensed driver may operate a motor vehicle, golf cart, or side by side.

3. Golf carts and side by sides must be parked at the registered site by 1:00 a.m.

4. Stay on designated roads and open trails.

5. No vehicles, golf carts, or side by sides are allowed in the playground or field areas.

6. Mud riding is prohibited in the wooded area and throughout the property.

ANYONE WHO DISREGARDS THESE RULES MAY BE REQUIRED TO LEAVE WITHOUT A REFUND.

Management may refuse service or remove a person as permitted by law. The Park is not responsible for loss caused by accident, theft, fire, weather, wildlife, or other conditions except to the extent responsibility cannot lawfully be excluded.
