*** A REMINDER, YOUR GATE CODE IS 2345# ***
GUEST AGREES TO COMPLY WITH ALL RULES, CONDITIONS AND OBLIGATIONS PERTAINING TO THE USE, ACCESS AND OCCUPANCY OF THE FACILITY, AND SUCH RULES CONSTITUTE TERMS AND CONDITIONS OF NOMADLAND. RULES MAY BE MODIFIED, AT THE MANAGER’S DISCRETION, TO ASSIST WITH THE OPERATION, SAFETY AND CLEANLINESS OF THE FACILITY.
Guests must punch in their gate code when entering and exiting the facility. Do not tailgate other vehicles through the gate. Facility entry and exiting is by keypad only.
Do not give the gate code to anybody other than close family members. Management requires that any visitors be escorted in and out of the gate by Guest. Instruct any delivery personnel to come to the office or call you, so they can be met up front. This includes all types of deliveries, including Door Dash or other services.
DISPOSAL OF GARBAGE. For disposal of garbage and larger items, use the dumpster located at the front of the property. Use of the Dumpster is for BAGGED TRASH ONLY.
Children are to remain with, and must be supervised by parents, at all times.
Nomadland is a pet-friendly facility, but pets must be walked on a leash, cleaned up after, and may not create a disturbance to other guests. Pets are the responsibility of the Guest. Management reserves the right to restrict disruptive or aggressive pets. Our DOG RUN is located at the east side of the property. Please refer to the site map.
At Management’s discretion, the location of secondary or tow vehicle parking may be assigned to a location other than the rental space and Guest must abide by such an assignment. Guest accepts that a designated ancillary parking space may not be in immediate vicinity of the rented RV space. Guests or their invitees are not permitted to park in undesignated spaces.
DO NOT EXCEED 10 MPH when maneuvering throughout the facility. The safety of everyone and avoiding property damage is of utmost importance. Exercise caution while proceeding around building corners.
Noise that is considered offensive or disturbing to other guests, or unacceptable based on discretion of Management, is prohibited. Such noise includes but is not limited to yelling, loud music or excessive engine revving.
Do not pour coffee, sodas, fluids, or throw trash or food onto the asphalt or other areas of the premises. Do not throw cigarette butts or discharge chewing tobacco waste onto the asphalt. Do not leave excessive mess in restroom or shower.
Guest must treat Staff and others with respect.
Use of outdoor grills is not allowed in some spaces. Speak with the office to see if outdoor grilling is tolerated in your space.
Repairing, dismantling, or otherwise working on a vehicle while it is parked at the facility is not allowed unless permission is granted by management.
Vehicles operated by Guest cannot discharge oil or other fluids onto the asphalt or concrete. If there is an oil leak, it is Guest’s responsibility to place a cardboard or tarp under such leak, or ask Management to provide a protection barrier.
DO NOT USE TIRE SHINE AND RESTORATION PRODUCTS WHILE STAYING AT OUR FACILITY. THESE PRODUCTS DISCOLOR AND STAIN THE ASPHALT.
The rules regarding the use of the wash bay and dump station areas are posted and must be followed.
DO NOT DISPOSE OF OIL, CHEMICALS OR OTHER HAZARDOUS MATERIALS INTO THE WASH BAY DRAINS. WASHING ENGINES IS PROHIBITED.
Damage to other vehicles or facility structures must be immediately reported to the Manager.
MANAGEMENT RESERVES THE RIGHT TO EVICT ANY DAY USER, GUEST, CAMPER OR GROUP OF CAMPERS FOR ANY CAUSE.
REGARDING LONG-TERM STAYS: If the Guest remains after the 30th day, then this agreement reverts to a daily agreement, unless a new agreement is signed by both the parties. Acceptance by the Landlord of funds in excess of the daily rental amount after the termination of the 30-day period shall not convert the stay to a monthly stay. Landlord can demand Guest to leave and will reimburse any daily charge not incurred within 30 days of the Guest’s departure, to the address designated by Guest. Nothing in this agreement shall be construed as forming a tenancy governed by the New Mexico Mobile Home Park Act or the Owner Resident Relations Act. Stays beyond 30 days shall be exempted from New Mexico gross receipts tax pursuant to NMSA § 7-9-53(B).
This Rental Agreement may be immediately terminated at the Owner's sole discretion if the Guest defaults on any stated rules, terms, or conditions, or remains on the premises beyond the agreed-upon duration without consent of Management. In such cases, Guest retains no holdover rights and must completely vacate the premises and remove their Recreational Vehicle (RV) within 24 hours, or sooner, at the discretion of Landlord. Any outstanding charges or damages must be paid in full to the Owner upon departure. If the Guest fails to vacate, the Owner reserves the right, without prior notice, to remove the RV from the premises using the Owner’s staff or a licensed towing company.
INDEMNITYAND LIABILITY. Guest agrees to defend, indemnify, and hold harmless Nomadland RV Stay Albuquerque as well as the larger facility Albuquerque RV and Boat Storage, Ladera Enterprises, their Manager’s agents, guests, employees, principals, and other representatives, against all claims, demands and lawsuits (including attorney’s fees and all costs) for personal injury, property damage or any loss arising in any way out of Guest’s use of or access to the rented space and facilities, and that of the Guest’s agents, guests, employees, principals and other representatives. Guest acknowledges that Manager does not represent or warrant the safety or security of the leased Space and facility.
