Ozark Canopy Farmington Terms and Conditions:
Arrivals and Departures
1. Check in time is at 1:00pm. Check out time is at 11:00am.
2. There is a maximum of four (4) residents per site. The standard rate is based on 2 adults and 2 children.
3. Payments are due on or before the day of check-in. (Most payments are received on the day reservation was made. Monthly stays are prorated on the move-in but NOT on the move-out. Monthly rent payments are due on the 1st of each month and will be billed additionally for their electric usage. A late fee of $50 will be added to your account if rent is not paid by the 5th day of each month.
5. No refunds for early departure.
6. A Guest/Tenant Information Form must be completed for and kept on file for the duration of stay.
Parking and Vehicles
1. There is a maximum of Two (2) vehicles per site and be used for daily transportation. Plus your RV.
2. Vehicles may not protrude from RV site into the flow of traffic.
3. No type of mechanical repair, whether to vehicle or RV, is allowed.
4. Speed limit in the community is 10 mph. Please watch for children playing in the area.
5. Parking is allowed in designated parking areas only. 6. NO Parking in vacant RV sites PERIOD. This will result in being charged the daily rate and/or vehicle being towed.
7. No parking on the grass.
Rig and/or Site Appearance: Each site can have a small outdoor table and chairs; One (1) grill or smoker; Outdoor rug (placed off of the grass); Potted plants (their are a lot of plants that repel unwanted insects); Storage containers with lids that fit under the camper; One (1) bicycle per person stored neatly away when being unused. 1. We reserve the right to refuse service to any rig based on its appearance and/or condition.
2. Pressure regulators are recommended for your water connection.
3. The Sewer hose should be properly secured to the parks sewer connection and it is strongly recommended that your sewer hose is kept off the ground by placing it in an accordion to prevent sewer gasses from escaping. Tank is to be kept closed, unless dumping.
4. Trash is to be taken to the dumpster. No trash bags are to be left outside of your camper.
5. Your site must remain neat and clutter free.
6. Cigarette butts are considered trash and are NOT to be found on the ground.
7. No storage containers are allowed on your site, unless they are under the rig and maintained in neat appearance.
8. No fences or out buildings.
9. No A/C window units are allowed.
10. No cords, cables or hoses are to be left out on the ground if they are being unused.
11. Ladders are to be stored under your camper. 12. No Clothes lines are allowed.
Pet/Animal Rules
1. All pets/animals are to be on a leash in owner’s hand at all times while outside the rig. Animals are not to be left unattended outside the RV.
2. There is a two (2) pet limit.
3. Clean up after your pet. This means YOU MUST PICK UP YOUR PET's POOP ALWAYS.
General Rules
1. Quiet hours are from 10:00 pm – 8:00 am. Loud noises and loud music coming from your Car or RV is prohibited.
2. You may not assign or sublet your site.
3. There is a $50 late fee applied to your account if payment is not received by the the 5th day of the month.
4. Payments may be made by Debit or Credit Card, Money Order, or Cashiers Checks. Cash payments are NOT preferred but are accepted, However NO CHANGE will be given back b/c we do NOT keep change on hand at any location.
5. Bathhouse keys are $10.00. 6. Mailbox keys are $10.00
7. To keep our sewer lines free, do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, etc.
8. Discharging or displaying firearms, paintball, B-B, pellet, air guns, slingshots or any other type of weapon is prohibited.
9. We are on a year-round water conservation program. Please do not wash campers or vehicles, or waste water at any time.
10. Residents will be held liable for any damage to buildings, grounds, lots or water/electric meters if damage is due to their or their
guest’s/visitor’s/children’s negligence. Onerous, noxious or offensive activity, excessive noise, abusive language, interference with other tenants, disturbing the peace and willful or careless destruction of property in any manner will be cause for eviction. 11. If law enforcement authorities are called for a disturbance at your site for any reason, you will be required to vacate the park immediately. 12. No vehicles are to be washed on the property.
13. By law, Ozark Canopy Farmington is a service-oriented business and therefore does not have a tenant/landlord relationship with any daily / weekly /monthly guests.
14. Owner reserves the right to change the rules and rates without notice.
Management assumes no responsibility for accidents, injuries, or loss from any cause. Ozark Canopy Farmington will not tolerate any obnoxious or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other guests. In the event of obnoxious or offensive activity or violation of park rules, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without a refund.
Customer shall indemnify and hold owner harmless from and against any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and/or customer actions or in-actions (or those of their employees, agents, invitees, or pets/animals), or any other related to customer's use or occupation of the RV site.
Guests and Tenants agree to vacate the premises at the request of management if guest violates these rules and regulations, without refund of any prepaid fees.
Cancellation & Refund Policy:
Daily/Weekly:
Reservations cancelled at least 7 days prior to arrival will receive a full refund.
Reservations cancelled 3 to 6 days prior to arrival will incur a 50% cancellation fee.
Reservations cancelled less than 3 days prior to arrival receive no refund.
No shows and early departures receive no refund.
Monthly:
Reservations cancelled at least 7 days prior to arrival will incur a $35 cancellation fee.
Reservations cancelled less than 7 days prior to arrival receive no refund.
No shows and early departures receive no refund.
