Cancellation Policy
CANCELLATION POLICIES & PROCESS
Shown below is our policy regarding cancellations and reservation changes. We’ve also included step-by-step instructions and an online blank form to assist you if you’re unable to make changes through your confirmation email. Our policy is no refunds are provided for service disruptions, weather, mechanical issues, booking errors, voluntary departures, evictions, acts of nature, or other uncontrollable circumstances. Booking fees are non-refundable.
DAILY STAY POLICY
Changes and cancellations require a 4 days' notice "before arrival date" or "date you cancel" while here for a refund minus the booking fee. Requests made after 4:00 PM (AZ time) is considered the next day. With less than 4 days' notice, a one-night fee plus the booking fee applies.
LONG TERM POLICY
Long-term (28+ days) & group stays require 15 days' notice for a full refund minus a $25 administrative fee and the non-refundable booking fee. Cancellations within 14 days or during stay incur a $250 fee from your deposit. No pro-rating for monthly stays.
NO-SHOW POLICY
No-show reservations are non-refundable for all missed nights, the date of notification, and the booking fee.
HOW TO CANCEL
We’re sorry to hear you need to cancel your reservation. Open your confirmation email, click Reservation Details, then select Cancel Reservation (right corner). Cancellation is a two step email process. Second email is time sensitive. You may also submit a request through our Request Form at any time.
HOW TO MODIFY
Please utilize our Request Form at any time to avoid incurring additional administrative fees. We do not accept direct emails and do not have voicemail. You must use the provided Request Form above.
REFUND PROCESS
Please allow 5-10 business days for a refund to be processed back onto your "original credit card". No exceptions. Cash refunds are not available for credit card transactions.
