Park Policies

1. General Liability
1.1 Guests are responsible for any damage or injury caused by themselves, their visitors, children, or pets. 1.2 The Guest assumes all risks associated with their stay and agrees to hold the Park harmless and indemnify the owner and staff against any resulting claims. 1.3 By agreeing to these rules, you acknowledge responsibility for any damages caused by you or your guest(s) while staying at Smith River RV Park.
2. Check-In / Check Out
2.1 Check-in starts at 2:00 PM and entitles you to your site until 11:00 AM on the day of check-out. 2.2 Early check-in is not permitted. We do not have a waiting area for early arrivals. 2.3 You must check in at the office upon arrival. If the office is closed upon arrival, you will need to finalize check-in on the following business day. 2.4 Late check-ins are allowed at any time; please contact the Park for instructions during normal business hours. 2.5 Check-out time is 11:00 AM. You do not need to contact the office unless you need to return a key fob or pay for an after-hours check-in. A drop box is located on the front of the building where you can return parking passes and/or bathhouse key fobs.
3. Payment
3.1 Smith River RV Park accepts ACH and credit/debit card payments only; no cash sales are conducted due to security risk. Campers staying month-to-month are required to set up ACH during their stay. A 4% convenience fee applies to payments made by credit/debit card if ACH is not set up. 3.2 You are required to leave a card on file to cover any potential damages to the site during your visit. 3.3 Site fees are due when you check in and can be made at the office or online. 3.4 For long-term stays, your site fee is due on the first of every month. 3.5 A $35-per-day late fee will be applied after the first of the month. On the 3rd day, the site's water will be locked, and on the 4th day, power will be locked. On the 5th day, you will be asked to leave the property or be towed. Customers are liable for any towing or associated fees incurred when removing their property after being asked to vacate. 3.6 Any changes to your reservation may affect your rate. Please contact the office with any questions. Prices are subject to change.
4. Cancellation/Refund Policy
4.1 Customers wishing to modify their reservation (changing dates or extending their stay) should contact Smith River RV as early as possible. Changes are subject to availability and may incur additional fees. Cancellations made 7 days or more in advance will receive a 75% refund. Cancellations made less than 6 days in advance will receive a 50% refund. No refund is offered for cancellations within 72 hours of arrival or for no-shows. Exceptional cases (such as medical emergencies) may be considered by management for potential credit options on a case-by-case basis. Smith River RV reserves the right to amend this policy. 4.2 We do not refund for early departures. 4.3 We do not refund if you are asked to leave for failure to adhere to Park policies. 4.4 Guests paying for a full month and receiving the monthly discount will not be refunded any amount of their reservation if leaving before the end of the billing cycle. The monthly discount cannot be used in conjunction with any other discount.
5. Site Changes
5.1 You have been assigned a specific site; if you wish to move, please check with the office, as only staff are authorized to move campers to different locations. 5.2 Due to other reservations and maintenance, moving may not be possible. 5.3 You will be subject to a fine if you move to another site without permission from staff. 5.4 If you have a maintenance emergency, please contact our office phone 24/7.
6. Electrical Use
6.1 You are responsible for understanding the amperage usage of your RV. Amperage usage over the 50 Amps provided can trip your breaker. Customers will be billed for damage to our electrical boxes caused by neglect. 6.2 Please notify the office immediately if you have any electrical issues during your stay so we can notify maintenance. 6.3 Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. 6.4 Circuit damage caused by a violation of this policy will result in you being charged for repair or replacement. 6.5 Only your RV should be hooked up on your site. 6.6 Smith River RV Park has the right to lock out or turn off your power due to an emergency/scheduled maintenance or if you fail to maintain your camper/RV and an issue with your connection arises.
7. Water
7.1 Water usage is for your RV only. 7.2 We do not allow pools, washing machines, or other non-RV appliances at your site or in the Park. 7.3 Please maintain your camper's water connections. Failure to do so will result in a temporary water lock at your site. 7.4 Please do not hook up to neighboring sites. 7.5 Smith River RV Park has the right to lock out or turn off your water due to an emergency/scheduled maintenance or if you fail to maintain your camper/RV and an issue with your connection arises.
8. Washing
8.1 Washing RVs or vehicles is only permitted with a bucket of water, sponge, or brush. 8.2 Pressure washing is not permitted. Damage to property caused by non-adherence will be billed to the customer.
9. Open Fires
9.1 Open fires are not allowed in the Park. Fires must be contained within our designated fire ring, which will be provided upon request. 9.2 Wood fire pits, deep fryers, and tiki torches are prohibited. 9.3 Propane and charcoal grills are allowed for use at your site. Please store them inside your camper or on your concrete pad when not in use.
10. Smoking
10.1 Smoking is allowed only in designated smoking areas. 10.2 Please dispose of cigarette butts in the applicable containers located in designated smoking areas. 10.3 There is no smoking or vaping inside our facilities. 10.4 The use of illegal drugs of any kind is prohibited and will result in the immediate termination of your reservation without a refund.
.11. Alcohol
11.1 Alcohol is permitted in the Park, with the exception of within 100 feet of the General Store and Bathhouse areas. Please drink responsibly. Glass bottles are not allowed in campsites or on the property. Littering will result in additional cleaning fines.
12. Storage
12.1 Storage is not allowed under or around your RV or picnic table. 12.2 Inflatable mattresses, sleeping bags, and cots are not allowed outside overnight. 12.3 Keep all non-permanent camping items stored neatly on your concrete pad when not actively being used. 12.4 During construction/remodeling, camping items are allowed in an 8’x16’ area in front of your camper/RV. 12.5 Bicycles, toys, etc., need to be stored neatly next to the RV when not in use. 12.6 All camping items are subject to approval from staff. Any items left outside must be non-permanent and easily movable so that maintenance or contractors can properly service your site.
13. Permanent Objects
13.1 There are no permanent objects or structures allowed at guest sites. Please do not build any items, or fix or modify any Park structure. 13.2 All items in or around your campsite must be movable/temporary. 13.3 Smith River RV Park has the right to ask you to remove any items from your campsite. 13.4 Handicap/disability items and temporary structures must be approved by the Property Manager/Owner prior to installation. ADA compliance related to entering and exiting the camper is the sole responsibility of the camper. The Park reserves the right to charge an additional deposit for any approved temporary structures or site modifications to cover potential damages or disposal fees.
14. Site and Park Navigation
14.1 Please be respectful of your neighbors and do not walk between sites when navigating the Park. 14.2 Please use the roads and designated public paths to walk around the campground. 14.3 All vehicles should only be operated on designated roadways; driving across the interior of one site to another is strictly prohibited. 14.4 Motorcycles must be kept at idle speed when traveling through the Park.
15. Winter Weather
15.1 Underpinning (skirting) is required during winter months (October 31st – April 1st). 15.2 All underpinning must be approved by staff. Approved materials include color-matched, black, or white heavy-duty vinyl skirting, or inflatable air systems that match your camper's color or are white/black. 15.3 During winter months, a serviceable heated hose is required for connection between your camper and our water faucet. Water splitters and filters are prohibited. Customers will be billed for any damage to the water faucet caused by failure to adhere to this policy. 15.4 Be mindful of any ice or slipping hazards. Do not walk or attempt to cross ice patches. If walking at night, use a flashlight to check for unsafe conditions. Please contact staff if you notice ice forming on walking or concrete areas so that salt can be applied.
16. Rugs
16.1 Only outdoor rugs that fit entirely on your concrete pad (8’x16’ maximum) are allowed.
17. Pet Policy
17.1 Pet owners are accountable for any injury or damage caused by their pets. 17.2 All pets must be registered at check-in upon arrival. 17.3 No exotic or oversized pets are permitted, including all reptiles and large birds. 17.4 Excessive barking is not tolerated as it disturbs neighbors. 17.5 Due to insurance requirements, all pets must be vaccinated. 17.6 We reserve the right to refuse service to anyone whose pet is not considered suitable for the safety or serenity of our guests or the Park. 17.7 Pets are not allowed in the bathhouse under no circumstances.
18. Leash Laws
18.1 Your pets must be on a leash at all times. 18.2 Please do not tie your pet to our trees, doors, posts, or to your RV. 18.3 Do not crate your dog outside and leave them unattended. 18.4 Pets are also not allowed on our playground.
19. Pets
19.1 All dogs must be walked on a leash while on the property, except when inside the dog park with an owner present. 19.2 Do not allow your pet to deposit waste on your site or any other guests’ sites. 19.3 Use pet cleaning stations around the Park to clean up after your pet. It is the guest's responsibility to contact the front office if the pet waste bag stations are empty so they can be refilled. Do not leave pet waste unbagged in any location. 19.4 Pets may not be left unattended in the Park. This includes temporarily chaining your pet outside without remaining immediately next to them. 19.5 Loose or unattended pets are not permitted. Failure to adhere to this rule will result in the camper being asked to leave or a permanent ban of the pet from the RV Park. 19.6 If your pet gets loose, please let us know as soon as you become aware of their escape. 19.7 Staff will attempt to contact pet owners if they recognize an escaped pet. 19.8 If a loose animal cannot be readily identified or we cannot reach an owner, staff will contact animal control to ensure the safety of campers and their pets. 19.9 Damages or injuries to any person or property caused by a pet will be held to the highest degree of the law. Medical fees resulting from pet-related incidents are the sole responsibility of the pet owner.
20. Vehicle Policies
20.1 All motorhomes, RVs, or travel trailers must be in good working order and appearance. 20.2 The only allowed vehicles in the Park are tagged/insured vehicles. 20.3 All vehicles must abide by Park rules. 20.4 Vehicles equipped with loud exhaust systems, stereo systems, or excessive lighting (light bars) are not permitted in the Park. 20.5 All vehicles (excluding RVs on campsites) must have a parking pass while on the property. 20.6 Vehicles will be towed from the property at the owner’s expense without a proper parking pass left overnight. 20.7 Smith River RV Park has the right to refuse vehicle access to our park for any reason. 20.8 Each site accommodates an RV and one vehicle. If your site's gravel pad can safely accommodate an additional vehicle, you are welcome to use it. Additional parking for guests is located along the main road (on the right) and near the front office. 20.9 Parking in the grass is strictly prohibited. 20.10 Please do not drive through the grass. Cars are to drive only on the gravel road. If seen driving through the grass, a violation will be given.
21. Speed Limit
21.1 The Park speed limit is 10 MPH.
22. Parking
22.1 All vehicles inside our park must have valid tags. 22.2 Each paid guest registration covers one RV per site and two total parking permits for your vehicles. 22.3 Additional vehicles/trailers will need to be parked in the additional parking and the fee paid. 22.4 Please do not park on our grass. Ruts caused on your site will result in damage charges. 22.5 Do not park in common areas (e.g., the middle of the road). 22.6 Do not park in unauthorized sites or block the entrance to our garages, bathrooms, or laundry rooms. 22.7 Parking on the grass is not permitted at RV Sites or in tent areas.
23. Off-Highway Vehicles
23.1 Off-Highway Vehicles (including, but not limited to, ATVs, dirt bikes, and golf carts) are welcome on-site for storage but may not be used on the grounds. 23.2 Only persons with a valid driver’s license may operate a motor vehicle in the Park, including golf carts, scooters, etc.
24. Visitors
24.1 Only registered guests are permitted to enter the park. 24.2 All visitors must register at the office, pay a fee, and receive a parking pass (if staying overnight). 24.3 Visitors may not bring pets. 24.4 Smith River RV Park reserves the right to limit the number of people visiting a site. 24.5 Day visitors must depart by 9:00 PM EST. Overnight visitors must depart by 11:00 AM EST. 24.6 Please check with the office before inviting any visitors. 24.7 Registered guests are responsible for ensuring their visitors are properly registered and follow all campground rules. 24.8 All visitors must register, pick up a pass at the office, and park in the designated visitor area. 24.9 Please make sure that you pick up a pass during office hours if you have a visitor arriving while we are closed. 24.10 Vehicle Passes must be visible at all times. 24.11 Any vehicle left overnight without a visible parking permit will be towed at the owner's expense. 24.12 Smith River reserves the right to refuse entry to any guest for any reason.
25. Severe Weather
25.1 In case of severe weather, please see our emergency procedures posted in the bathhouse. 25.2 Seek shelter in the bathrooms/laundry room or General Store. 25.3 Bring all pets with you; please do not leave them in your RV during severe weather warnings. 25.4 Henry County relays all public safety messages through radio station 99.9. Their contact number is (276) 629-9999.
26. Laundry
26.1 The laundry room is available to guests 24/7 via a key fob provided at check-in. 26.2 Do not leave your laundry unattended. 26.3 Dispose of baby wipes, paper towels, sanitary napkins, diapers, and other products in specified garbage bins. 26.4 Smith River is not responsible for accidents or theft. 26.5 Failing to adhere to Park policies regarding laundry usage may result in the loss of bathhouse access. Smith River RV Park reserves the right to remove access to any amenity during a camper's stay 26.6 Failure to return the key fob at end of stay will result in a $10 replacement fee charge to card on file.
27. Restrooms
27.1 Restrooms are available 24/7 via a key fob, with the exception of a temporary closure for cleaning once per day. 27.2 Clean up after yourself when using the bathhouse - Please take all of your toiletries when done with using the shower or they will be thrown away. 27.3 Guests under the age of 18 require adult supervision in the bathrooms and showers. 27.4 Failing to adhere to Park policies regarding restroom usage may result in the loss of bathhouse access. Smith River RV Park reserves the right to remove access to any amenity during a camper's stay. 27.5 Please clean up after yourself after using the bathroom and shower. 28. 5 If there is an issue with a toilet in the bathroom, please notify staff immediately and don’t leave it there clogged or in unsanitary condition. We strive to keep the bathrooms and shower as clean as possible for all of our guests. 28.6 Failure to return the key fob at end of stay will result in a $10 replacement fee charge to card on file.
28. Quiet Time Policies
28.1 Quiet time is from 9:00 PM to 8:00 AM.
29. Trash Disposal and Dumpsters
29.1 Dumpsters are emptied every Monday (except for major holidays) or when needed. 29.2 Please do not dispose of any motor oil, cooking oil, wires, furniture, wood, mattresses, or any toxic or hazardous waste items in dumpsters. 29.3 Do not pile/leave trash outside the dumpsters. 29.4 If the dumpsters are full, please notify the front office so they can be emptied as soon as possible. 29.5 Please tie trash bags completely closed and put your trash completely in the trash container. 29.6 If one dumpster is full, please use another of the available containers. 29.7 Do not sit your trash out at your site; you must keep it inside your RV or place it inside a designated dumpster. 29.8 If you leave trash on your campsite, you will first be asked to clean it up. Failure to comply will result in an additional charge for our maintenance staff to clean the site. 29.9 The pet waste bins are for pet waste only; general trash tears the liners.
30. Children/Recreational Areas
30.1 Children under 18 must be supervised by an adult at all times. 30.2 Riding bicycles without a parent on the main entrance road is prohibited for the safety of children and incoming RV guests. 30.3 The recreational areas (playground, volleyball court, horseshoe pit, cornhole slabs) close at dusk. 30.4 Anyone under the age of 18 must be back at their site by dusk. 30.5 The playground opens at 8:00 AM (after quiet time) and closes at dusk. 30.6 Loud music and rough play are not permitted at our playground.
31. Drones
31.1 Drones are not permitted in the Park; do not fly drones over people or RVs.
32. Temporary Use Items
32.1 Temporary use items (including, but not limited to, bicycles, toys, kayaks, floating tubes, and folding chairs) are allowed around your campsite while actively being used, but must be cleared and stored by the end of the day. 32.2 Clotheslines are not permitted in the Park, as we have on-site laundry.
33. Fireworks and Firearms
33.1 Fireworks and firearms are strictly prohibited. This includes, but is not limited to, sparklers, smoke bombs, aerials, firecrackers, and all types of guns (airsoft, BB, pellet).
34. Repairs
34.1 No major repairs to RVs and vehicles are permitted in the Park. 34.2 Minor repairs, such as replacing hoses or hookup components, are permitted on-site. 34.3 Temporary use of tarps is allowed in emergency situations until the weather clears.
35. Safety and Security
35.1 Management is not responsible for lost, stolen, or damaged articles. 35.2 Please report any suspicious activities to staff as soon as possible. If staff cannot be reached, contact Henry County Sheriff’s non-emergency number: (276) 656-4200. 35.3 In the event of a medical emergency, call 911. 35.4 Guests may provide Emergency Contact Information forms to staff, to be used if we need to contact them or someone on their behalf during an emergency. 35.5 If you observe any activity of concern, call the emergency line: (276) 403-3513 (24/7). 35.6 If you call 911 for any reason, and time allows, please also call the Park emergency phone number. During business hours, you may also contact the office. 35.7 Smith River RV Park uses video/audio surveillance on the property 24/7 for the safety of our staff/guests. Tampering with or modifying any surveillance equipment will result in immediate eviction and prosecution for damages to Park property. 35.8 Smith River RV Park is the sole owner of all video/audio surveillance collected. We reserve the right not to disclose any collected surveillance to campers during their stay. If issues arise that require reviewing footage, please notify staff and we will try to assist. 35.9 Smith River RV Park does not have full-time security or a night watchman on staff. Please keep your property secured at all times. Campers are asked to report any suspicious activities so we may investigate and respond accordingly.
36. Conduct
36.1 Profanity, violence (including aggressive nature, yelling), and obnoxious behavior of any kind are prohibited. 36.2 Vandalism of any kind by anyone in your group, regardless of age, is prohibited. 36.3 Domestic abuse is strictly prohibited. This includes psychological, emotional, physical, sexual, financial abuse, harassment, or stalking toward any guest or occupant. Any domestic abuse actions will be immediately reported to the appropriate organizations, and the campers involved will be asked to immediately leave the campground. 36.4 Report any problems to the Main Office immediately or call our emergency number.
37. Mail
37.1 Smith River RV Park accepts no responsibility for any package delivered to the property for any guest/visitor. 37.2 Please do not harass staff for information regarding a package. 37.3 If you have not received a package after two days, please contact your carrier to inquire about details. 37.4 No one from our staff is allowed to sign for a package for a guest or visitor. 37.5 Please have your packages that require a signature held at the closest location so you may sign for it. 37.6 It is the guest/visitor's responsibility to establish a forwarding address for any mail sent to the Park after departure. 37.7 No one from our staff is allowed to send you packages or request money to do so. 37.8 Please coordinate with your mail carrier before having any items shipped to the Park.
38. Failure to Comply
38.1 Failure to comply with these rules will result in additional fees being assessed or eviction from the property. 38.2 Smith River RV Park has the right to ask any guest to vacate the property. 38.3 Guests asked to vacate due to policy violations will not receive a refund for the remainder of their intended stay. 38.4 If a “Cleaning Fee” is assessed, the camper agrees to pay this fee in full to maintain their reservation. A cleaning fee is a reasonable amount charged to restore the site to its original reserved condition. Common reasons for assessment include leaving dog waste, debris, or building materials around the campsite.
39. Updates
39.1 Park policies are subject to change. Check with management staff for the most up-to-date policies.
40. Assisted Living
40.1 Smith River RV Park offers no assisted living during your stay, as it is set up as a recreational RV park. The responsibility for the care of oneself and others rests solely with the camper. We make no promises, written or implied, regarding assisted living accommodation. Our staff is limited and not trained to provide assisted care. Please do not harass other campers for services as this is not a responsibility of other campers. If you require assisted living, please contact a trained/licensed individual or service.
41. Deposits
41.1 Security deposits are used for month-to-month camping to cover potential damages, trash, or debris left upon departure. Please ensure your campsite is restored to its original reserved condition when vacating the property. Contact the office before vacating with any questions to ensure a 100% deposit return. 41.2 Campers with sub-metered sites are responsible for paying the last electric bill in conjunction with your reservation. Your security deposit will also be used to cover any unpaid final electricity usage.
42. Marketing/Media Usage
42.1 Smith River RV Park reserves the right to use any and all media content collected on the property, including public social media posts or items shared with the Park. 42.2 All campers agree to the Park's use of media content collected on the property for marketing or training purposes during their stay. This consent extends to all occupants and visitors covered by the camper’s reservation. 42.3 If you would like to opt out of this usage, you will need to contact the front office prior to arriving with your reservation. The Park reserves the right to refuse service to protect customers' privacy.
43. Storage Site Reservations
43. 1. Storage reservations for campers require the camper to be completely unhooked from the pedestal, sewer & electric. 43. 2. RV slides must be completely pushed in. 43. 3. There should be no items outside of the camper - picnic table, rug, storage items etc,. 43. 4. Smith River RV Park is not liable for any damages that occur to the RV while in storage.
44. Landscaping
44. 1 . Landscaping is handled by maintenance. Mowing, weedeating, bushhogging, weed spraying, laying grass seed, clearing any river bank and site maintenance is strictly to be handled by maintenance. If there is an issue with the landscaping at your site please make the office aware and maintenance address it promptly. Weedeating around your site is prohibited as well as offering the landscaping services to other campers. We strive to keep the park grass maintained and cut at a reasonable length. Maintenance does try to keep away from the actual camper and rv and the attachments, as in, sewer hook ups, hoses or tubes, due to wanting to avoid damages. Please do not take any rocks from the gravel sites and place them in the grassy areas of the playground areas, this is a hazard to maintenance when landscaping.
