Cancellation & Refunds:

  • 0–13 days notice: No refund if you cancel within 13 days of your booking/start date.

  • 14+ days notice: Full refund excluding deposit (if applicable) if you cancel at least 14 days in advance.

  • No show / Early departure: No refund if you don’t show up or leave earlier than planned.

Terms & Conditions:

We are committed to providing a clean, safe, and respectful environment for all our
guests and residents. Our goal is to create a park where people feel comfortable, enjoy
their stay, and take pride in their surroundings.


To help us maintain this standard, we require that all guests follow the rules and
guidelines outlined below. These policies are in place to ensure fairness, safety, and a
positive experience for everyone in the park.


Management reserves the right to enforce all park rules and address any conditions or
behavior that may affect the safety, cleanliness, or overall enjoyment of the property. We
reserve the right to refuse service or require the immediate departure of any guest who
violates these rules or engages in conduct that compromises the safety, security, or
well-being of the community.


We appreciate your cooperation and look forward to having you as part of our

SITE-FEE PAYMENTS: Rent and any other payments (i.e., utilities) are due and
payable each month per the Site Service Agreement. A late fee of $25 will be applied
for after 3 days of non-payment, with an additional $5 charged for each day thereafter
until the balance is paid in full. Unless prior consent is obtained from management,
failure to make payment will result in the need to vacate the premises. 
For monthly stays, a $150 deposit is required upon arrival. This deposit may be applied
to any outstanding balance on the Guest’s account, including but not limited to
electricity charges, rent, late fees, damages, or other fees owed. Each site will be billed
monthly for actual electricity usage. Electric bills are issued on the first (1st) of each
month and are due by the fifth (5th). Electricity rates are calculated in accordance with
applicable Texas utility standards. Late fees will apply to any unpaid balance.
Rates are subject to change. Management reserves the right to reassign lots at their
discretion


MAIL: All tenants must get a P.O. box for their regular mail. Packages may be delivered
to designated sites.

SPEED LIMIT: The speed limit within the park is 10 MPH for the safety of our guests
and employees
Traffic flows to the right and the traffic flow is one way. This is for emergency vehicle
access.
PARKING: Vehicles are NOT to be parked on vacant sites (unless approved by
management), on the grass or on the roadways. 
Vehicles not properly parked are subject to being towed at the owner’s expense.
 Utility trailers, ATVs or non-operational/unregistered vehicles are NOT permitted on
your site. Please contact our office to check our storage availability and to pay the fee.

VEHICLE REPAIRS: Vehicle repairs or service work including oil changes and lubing,
vehicles on jacks and other major repairs are prohibited. 

GUESTS: Guests are permitted in the park at the discretion of management.
Management reserves the right to limit, deny, or remove guests at any time. You are
responsible for the conduct of any guest invited into the park. All guests must abide by
park rules.  
Guests that stay overnight (past 10pm) must be approved by management and an
additional fee may be assessed.

SITES: Your site cleanliness is your responsibility. Your site must be kept clean and free
from any trash or excessive items around and under the RV. Storage under the RV
should only include kayaks, fishing equipment, ice chests, and lawn chairs unless
approved by management. If your site becomes overly crowded with personal items or
clutter, the Management reserves the right to ask you to dispose of it or vacate the
premises
Preapproved non-permanent and temporary structures may be upon permission of
Management for specific sites with the understanding they must be removed and or
taken down at management’s request.

RV MAINTENANCE: The RV must be in good working order, with up-to-date
registration. It should be ready to move at any time and free from broken or missing
windows and exterior leaks. All RV tires and stabilizers must be on pads. The exterior of

your RV must be kept clean, and the RV must be in good condition (roadworthy). We
reserve the right to refuse service to any RV based upon appearance, age and /or
condition. RVs over 12 years of age must receive approval from management. 

SEWER: An air-tight connection is required and must be always closed. Sewer hoses
must be kept off the ground (so as not to interfere with lawn maintenance) Management
will not be held responsible for damage to hoses or cables on the ground. Do not
discard any hazardous materials anywhere on the property. TEXAS LAW requires that a
sewer hose be fastened using a threaded connector or rubber donut. Spills to be
cleaned up by the responsible party. An airtight sewer connection is always required
and must remain properly secured. Sewer hoses must be elevated or positioned off the
ground and must comply with applicable Texas law, including the use of a threaded
connector or approved rubber donut. Do not use any bleach products due to damage to
the septic system.
Black Tank: Only human waste and RV-specific toilet paper are permitted. No feminine
products, wipes (including “flushable”), paper towels, plastics, grease, or any foreign
materials are allowed. No exceptions.
Gray Tank: The disposal of grease, food waste, oils, chemicals, or any solid materials
into drains is strictly prohibited.
Guests are fully responsible for any clogs, backups, or damage to sewer lines caused
by improper use, including actions of their guests. Any repairs, cleanouts, or damages
will be charged to the guest.
Any spills, leaks, or contamination must be immediately reported and cleaned by the
party responsible at their expense
UTILITY CONNECTIONS: All connections must be properly installed and maintained in
safe working conditions at all times. Hoses, cords, and related equipment must be
neatly secured, organized, and routed in a clean and orderly manner so as not to create
a hazard or interfere with maintenance. Management reserves the right to require
correction of any setup deemed unsafe, unkempt, or improperly arranged. Management
is not responsible for damage to any hoses, cords, or connections left on the ground or
otherwise improperly positioned
Management may take immediate corrective action without prior notice if a condition
poses a risk to the property, infrastructure or guests of the park.
Any damage caused by the guest will be the sole responsibility of the guest.

Guests are highly encouraged to use a properly rated RV surge protector or electrical
management system (EMS). Failure to do so is at the guest’s sole risk. Management is
not responsible for any damage to electrical systems, appliances, or equipment
resulting from power fluctuations, surges, low voltage, or any other electrical conditions,
whether such conditions originate from the park’s electrical system.
LAWN MAINTENANCE: The grassy areas need to be free and clear of all items to
allow our lawn maintenance. Lawn maintenance is not scheduled on specific days as,
so these areas need to always be clear. Management is not responsible for damage to
items that are in areas to be maintained. The cutting of trees or plants is not permitted.
Landscaping on your site, including fertilizing, using weed killer, mowing and weed
eating, modifying trees, planting in the ground, or laying pavers or stones is not
permitted.
SAFETY: Charcoal grills and Propane fire pits are permitted when Aransas County does
not have a fire ban in effect and must always be attended to. Guests assume all risks
and sole responsibility for all damages. Open fires are not allowed. All fires should be
extinguished before going to bed. Please check the current fire ban information on the
Aransas County website prior to use. 
Use of fireworks and firearms is prohibited. No hunting or discharging firearms, BB
guns, or fireworks on this property. No public display of firearms allowed on this
property.
QUIET HOURS: are 10:00 pm to 8:00 am. Please respect your neighbors (no loud or
unruly parties). If the police are called to your site for disturbances, violent criminal
activity, or drug-related criminal activity, it is grounds for immediate removal. There will
be no refunds of any rent paid. Exterior bright lights are to be turned off by 10:00 p.m.
Spotlights, floodlights, and high-intensity lighting are prohibited. 
TRASH: Guests are responsible for placing trash in the dumpster. Only household trash
and garbage generated on your site may be disposed of in the dumpster. No cleaning of
fish on the property. Due to limited capacity, large items such as furniture, fixtures,
and/or construction materials are NOT allowed in our dumpster. Please close the lid
after each use and be sure that there is no trash on the ground around the dumpsters,
please don’t use the trash cans throughout the park for household trash.
PETS: All pets to include service animals must be disclosed to and approved prior to
occupancy. No more than 2 pets are allowed per site. * All pets must be on a leash or
tied secured to a lead. Aggressive breeds will require removal from the premises. Pets
must be up to date on their vaccinations and provided to management upon request.
Keep pets from urinating or defecating in landscaped areas and neighbor’s yards. Dogs
are not to be left unattended under any circumstances and must be accompanied by an

adult 18 years or older. Dog waste must be picked up immediately and put into the appropriate containers.
PARENTS OF CHILDREN IN THE PARK: Parents are responsible for the conduct of
their children and must always be supervised. Children under the age of 16 are not
allowed in any facilities without an adult. 
LAUNDRY: Do not overload laundry machines. Remove lint from dryers after each use.
Management is not responsible for lost or damaged laundry. Laundry left overnight will
be discarded. Guests will inform management of any issues with the laundry machines
needing maintenance.
BEHAVIOR: Disorderly conduct, drug use, abusive language, noise disturbances,
confrontations and public intoxication are prohibited. Violators may be asked to leave
immediately without a refund. If police, Child Protective Services, or Animal Control are
called the guest will be asked to leave immediately without a refund. 
SMOKING: No smoking in any of the park buildings. Please do not leave cigarette butts
throughout the RV park, dispose of them properly in an approved container.
SECURITY AND SITE ADVISEMENT: Notice is hereby given that the premises are under 24/7
video surveillance for safety and site management. Guests and their invitees
acknowledge that their presence, vehicles, and personal property are subject to digital
capture and photography while in any exterior or common areas. Management reserves
the right to utilize such records and imagery for security oversight, insurance, and
general marketing or promotional purposes. Occupancy of the site constitutes full
consent to these terms and the use of all imagery for park documentation.
SUBLETTING: Subletting of any kind is not permitted unless approved in writing by
management.
ENFORCEMENT AND PENALTIES: A fine of up to $30 per offense may be imposed
for violations of these rules and regulations. Violations may result in termination of
occupancy, removal from the property, and denial of continued stay without refund of
any prepaid rent, fees, or charges, including any unused portion of the stay.
Failure or delay by management in enforcing any rule, regulation, or provision shall not
operate as a waiver of such rule, regulation, or provision, nor shall any single or partial
enforcement preclude enforcement of the same or any other rule, regulation, or
provision at any time.

LIABILITY AND ASSUMPTION OF RISK

TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, HIDEAWAY
MANAGEMENT LLC, ITS OWNERS, MANAGEMENT, OFFICERS, AND
REPRESENTATIVES SHALL NOT BE LIABLE FOR ANY LOSS, DAMAGE, OR
INJURY TO PERSONS OR PROPERTY, INCLUDING BUT NOT LIMITED TO THOSE
CAUSED BY THEFT, VANDALISM, FIRE, WEATHER, NATURAL EVENTS,
ACCIDENTS, OR THE ACTS OR OMISSIONS OF OTHER GUESTS OR THIRD
PARTIES. ALL GUESTS ASSUME FULL RESPONSIBILITY AND RISK FOR THEIR
USE OF THE PROPERTY AND ARE RESPONSIBLE FOR MAINTAINING THEIR
OWN INSURANCE.

GUESTS ARE RESPONSIBLE FOR ANY DAMAGE OR LOSS CAUSED BY
THEMSELVES, THEIR FAMILY MEMBERS, VISITORS, OR INVITEES. SUCH COSTS
MAY BE CHARGED OR BILLED DIRECTLY TO THE GUEST.

MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE OR OCCUPANCY
TO ANY PERSON TO THE EXTENT PERMITTED BY LAW.

CRIMINAL NOTICE – THEFT OF SERVICES: ACCORDING TO TEXAS PENAL
CODE SECTION 31.04(b), ANY GUEST WHO LEAVES WITHOUT PAYING FOR SITE
SERVICES OR REFUSES TO PAY WHEN DUE IS SUBJECT TO CRIMINAL
PROSECUTION UNDER THE “THEFT OF SERVICES” LAW.

TEXAS LIABILITY WARNING: TEXAS LAW (CHAPTER 75B, CIVIL PRACTICE AND
REMEDIES CODE) LIMITS THE LIABILITY OF A RECREATIONAL VEHICLE PARK
OR CAMPGROUND ENTITY FOR INJURIES OR DEATH OF A RECREATIONAL
VEHICLE PARK OR CAMPGROUND PARTICIPANT RESULTING FROM A
RECREATIONAL VEHICLE PARK OR CAMPGROUND ACTIVITY.

NOTICE ACCEPTANCE: These Rules and Regulations govern all guests and
occupants of Hideaway Management LLC, doing business as The Hideaway RV
Retreat (“Hideaway RV Retreat” or “Park”). All references to “Park” or “Management”
refer to Hideaway Management LLC. By entering, using, occupying, or remaining on this
property, each guest and visitor acknowledges, accepts, and agrees to comply with and
be bound by all Rules and Regulations. Management reserves the right to add, delete,
amend, or revise these Rules and Regulations at any time without prior notice, and all
changes are effective immediately and binding upon all guests and occupants.
