BEAVER RUN RV PARK
TERMS AND CONDITIONS

By making a reservation, completing registration, entering the property, or occupying a campsite at Beaver Run RV Park (“the Park”), the guest agrees to the following Terms and Conditions:

  1. RESERVATIONS AND PAYMENTS

The person making the reservation must be at least 18 years old and is responsible for the conduct of everyone included in or visiting the reservation.

All required deposits, rental charges, utility charges, taxes, and fees must be paid according to the reservation terms. Rates, taxes, deposits, and fees are subject to change until a reservation is confirmed.

Any remaining balance is due by the date shown on the reservation. Beaver Run RV Park may cancel a reservation or restrict access to a site if required payment is not received.

  1. CANCELLATIONS, CHANGES, AND REFUNDS

All cancellations, reservation changes, early departures, no-shows, and refunds are governed by Beaver Run RV Park’s current Cancellation Policy and Refund Policy.

Guests are responsible for reviewing those policies before completing a reservation. No refund or credit will be provided for weather, personal emergencies, mechanical problems, early departure, discomfort with nature, or unused portions of a reservation except as specifically stated in the applicable policy.

  1. CHECK-IN AND CHECK-OUT

Guests must follow the check-in and check-out times listed in their reservation confirmation. Early arrival or late departure requires prior approval and may result in an additional charge.

Guests who remain beyond their authorized reservation period without approval may be charged the current daily rate and may be required to leave the property.

  1. SITE ASSIGNMENTS

Specific site requests are not guaranteed. Beaver Run RV Park may change a site assignment when reasonably necessary because of maintenance, utility problems, safety concerns, operational needs, RV size, or other circumstances.

The guest is responsible for providing accurate information concerning the length, width, slide-outs, electrical requirements, and condition of the RV. The Park may refuse or relocate an RV that cannot safely fit or connect at the assigned site.

  1. RV AND VEHICLE CONDITION

All RVs must be roadworthy, properly registered when required, and maintained in a clean and safe condition. Sewer, water, electrical, and other connections must comply with Park rules and applicable safety requirements.

Beaver Run RV Park may refuse entry to or require the removal of an RV, vehicle, or equipment that creates a safety hazard, leaks sewage or hazardous fluids, is in substantial disrepair, or does not comply with Park standards.

  1. OCCUPANCY, VISITORS, AND VEHICLES

Occupancy is limited to the number of guests shown on the reservation unless management approves otherwise. Guests are responsible for their children, visitors, invitees, pets, vehicles, and personal property.

Visitors must follow all Park rules and may be required to register or pay an applicable visitor fee. Parking is allowed only in designated areas. Unauthorized or improperly parked vehicles may be removed at the owner’s expense where permitted by law.

  1. PARK RULES

Guests and visitors must comply with all posted rules and Beaver Run RV Park’s current Rules and Guidelines. Excessive noise, threatening behavior, illegal activity, unsafe conduct, property damage, harassment, public intoxication, disorderly behavior, or interference with other guests or Park operations is prohibited.

Firearms, fireworks, fires, grills, golf carts, recreational vehicles, pets, and other activities or equipment must be handled in accordance with Park rules and applicable law.

  1. CHILDREN AND PETS

Parents and guardians are responsible for supervising children at all times. Natural areas, roads, ponds, waterways, playgrounds, utilities, equipment, and other features of the property may present hazards.

Pets must be disclosed, supervised, appropriately restrained, and cleaned up after. Guests are responsible for any injury, disturbance, or damage caused by their pets. Management may require the removal of an aggressive, uncontrolled, disruptive, or prohibited animal, subject to applicable service-animal laws.

  1. UTILITIES

Guests must use water, sewer, electricity, internet, and other utilities responsibly. Utility availability and quality are not guaranteed and may be interrupted by weather, maintenance, equipment failure, utility-provider issues, or circumstances outside the Park’s control.

Metered electricity and other utility usage may be billed separately at the rate disclosed by the Park. Guests are responsible for damage caused by improper connections, frozen lines, leaks, electrical overloads, or misuse of utility systems.

  1. DAMAGE AND ADDITIONAL CHARGES

The guest authorizes Beaver Run RV Park to charge the payment method associated with the reservation for unpaid balances and lawful charges resulting from the stay, including metered utilities, property damage, excessive cleaning, missing property, rule violations, unauthorized guests or pets, and other charges disclosed in the reservation or Park policies.

The Park will provide an explanation of additional charges upon request.

  1. PERSONAL PROPERTY AND ASSUMPTION OF RISK

Guests enter and use the property at their own risk. Camping and outdoor activities may involve risks associated with weather, insects, wildlife, trees, uneven ground, water, vehicles, utilities, fires, falling limbs, and the actions of other people.

To the fullest extent permitted by law, Beaver Run RV Park and its owners, members, managers, employees, and agents are not responsible for loss of or damage to RVs, vehicles, equipment, or personal property caused by theft, vandalism, weather, falling trees or limbs, utility interruption, fire, flood, wildlife, accidents, or other events beyond the Park’s reasonable control.

Nothing in these Terms waives liability that cannot legally be waived.

  1. INJURY, EMERGENCIES, AND PROPERTY DAMAGE

All injuries, accidents, utility leaks, hazardous conditions, and property damage must be reported to management promptly. In an emergency, guests should call 911 before contacting Park management.

Guests are financially responsible for damage caused by themselves, their household members, visitors, pets, vehicles, or equipment.

  1. RIGHT TO REFUSE SERVICE OR REQUIRE DEPARTURE

Beaver Run RV Park reserves the right, consistent with applicable law, to refuse service, cancel a reservation, or require a guest or visitor to leave for nonpayment, material misrepresentation, unsafe conduct, illegal activity, substantial disturbance, property damage, or violation of these Terms or Park rules.

A guest required to leave because of their conduct or rule violations will not be entitled to a refund except where required by law.

  1. MONTHLY AND EXTENDED STAYS

Approval of a monthly or extended stay does not guarantee renewal or permanent occupancy. Unless a separate written agreement or applicable law provides otherwise, a reservation is permission to occupy an assigned recreational campsite for the approved period and does not create an ownership interest in the site.

Monthly guests must pay rent, utilities, deposits, and other charges when due and comply with any additional extended-stay rules or written agreement. Any rights provided by applicable law remain unaffected.

  1. PHOTOGRAPHY AND SECURITY

The Park may use security cameras in public or common areas for safety and property protection. Cameras will not be intentionally placed in locations where guests have a reasonable expectation of personal privacy.

  1. COMMUNICATIONS

Guests consent to receiving reservation confirmations, receipts, policy notices, safety information, and other communications relating to their stay by email, telephone, or text message using the contact information provided.

Marketing communications may be declined as permitted by law.

  1. FORCE MAJEURE

Beaver Run RV Park is not responsible for delays, closures, interruptions, or inability to provide a site or service caused by severe weather, natural disasters, government action, utility failure, public emergencies, labor disruptions, or other circumstances beyond the Park’s reasonable control.

When reasonably possible, the Park may offer relocation, a credit, or another remedy consistent with its Cancellation and Refund Policies.

  1. CHANGES TO THESE TERMS

The Park may update these Terms and Conditions from time to time. The version accepted when a reservation is completed will generally govern that reservation, except that guests must comply with reasonable safety and operational rules in effect during their stay.

  1. GOVERNING LAW

These Terms and Conditions are governed by the laws of the State of Georgia. Any legal action relating to the reservation or stay must be brought in a court with proper jurisdiction and venue, unless applicable law requires otherwise.

  1. ACCEPTANCE

By selecting the acceptance box, signing a registration document, completing a reservation, or entering and occupying the Park, the guest confirms that they have read, understood, and agreed to these Terms and Conditions, the Cancellation Policy, the Refund Policy, and the Rules and Guidelines of Beaver Run RV Park.
